Top Stories Of 2013 Copper Catches Olympic Fever

Copper played a big part in p r e p a r i n g athletes for the recent Winter Olympic games. Teams from all over the globe descended on the East Village in November to take advantage of the Speed Training Facility. The partnership between our resort and the US Ski team offered visitors a unique opportunity to get up close to the action. Also, for the first time ever, the official naming ceremony for the US Ski Team was held in Burning Stones Plaza. We look forward to hosting that event in the future.

It wasn’t just the speed skiing athletes taking advantage of our great early season conditions. Once again Copper boasted the first super pipe in the nation, and the resort hosted the first Olympic qualifying event of the season with the Copper Grand Prix.

On Mountain Improvements

Not one to re s t on our laurels, Copper b o a s t s e v e n m o r e o n -mounta in improvements for the 2013-2014 season. The Mountain Operations team was hard at work all summer installing not one, but TWO new lifts. In keeping withe our resort initiative, “the 12s” both lifts improve access to the the topmost areas of the resort. Replacing the platter lift with a new T-Bar is probably the most appreciated improvement, but the brand new lift connecting the Sierra Chair to Mountain Chief is also a welcome addition!

2013 Continues to Build on Our Success

First off, our apologies for the delay in getting this report out to you. With 20 sales in Q1 of 2014, we’ve been busy helping lots of folks explore ownership here at Copper Mountain Resort! It’s looking like this year will be even better than 2013!

After 2012’s steady improvement, 2013 was a real boost to the Copper Mountain resale market. If you recall, it was the second half of 2012 when things started to take off, and last year saw a continuation of that trend. Of the 42 whole ownership transactions in 2012, almost 2/3 occurred between July and December. While still a far cry from the 159 sales in 2006, it did represent our best year since 2008. Interest rates plummeted to record lows, and most indicators point to rates remaining at attractive levels for the foreseeable future.

Despite the recent ups and downs, now may be the perfect time to buy or upgrade your Copper home. Don’t wait,

as we’ve seen a steady decline in inventory from our 2012 peak of 146. Today there are properties of all sizes available in each of the three villages. Additionally, values have remained stable. This means that today you may “trade up” for less than you think. Call us today to see what we have available for you and your family.

Let’s take a quick look at how 2013 sales compared to 2012. Using the number of sales, 2013 was a HUGE improvement on the prior year. In the whole ownership market we saw a 22% increase, taking the total number of sales to 54. More impressive was total sales volume, which increased almost six million dollars, an improvement of more than 20%.

One segment of sales does require further explanation. While the number o f v a c a n t l o t s s o l d d e c r e a s e d d ramat i ca l l y, t he da ta i s a b i t disingenuous. 2012 saw one transaction in which a developer was able to lay claim to 5 separate lots from a bank. This transaction was for a total of $1.1M (for all five together), and as it was a distressed sale I struggled with how to fairly present it. 2013 saw a return to historical averages, and the average sold price jumped over $500,000 to reflect this.

2013 saw homes of all prices and sizes change hands. While the majority of homes sold were the lower priced ones in any metric, we did see several high end properties sell as well. Perhaps most notably the town home and duplex segment saw significant increases in both number of sales and average sales price.
