The DD phase commenced on 9 July 2011 with the approval of Schematic Design. In order to accelerate the procurement of a Main Contractor, the design was split into several packages for a staggered release of tenders:
Package 1 (TAD3000) Main Works (incl. structure, bldg envelope, VT)Package 2 (TAD6000) MEP Works (incl. Base build and Data Center) Package 3 (TBA) public and shared zones fit out worksPackage 4 (TAD7000) IT, AV, and SecurityPackage 5 (TBA) Tadawul offices fit outPackage 6 (TBA) other tenants offices fit out
This staggered, fast track approach means that the various packages move on separatetimelines and their coordination and demarcation becomes a critical concern. The Main Works package has moved past the DD phase into Construction Documentation with in-progress submissions for review instead of client approval phase gates (i.e. without stopping the development of drawings for client approval).
The Main Works tender was released to the market on 25 January 2012 with bids expected on 8 April, MEP and IT Works are planned for release by End of April.The fit-out of public and shared zones (Package 3) is under design (awaiting Tadawul Design approval at the time of writing) to move ahead) while P.5 is on hold until Tadawul has confirmed their final space program.
Key Design DevelopmentsKey Design Developments
Responding to newly enforced fire code requirements, a Refuge Floor (22F) was introduced into the project as a precondition for Civil Defense approval. An additional office floor could be fitted in to counter the loss of feasibility and leasable area.The area and usage of the LED media faade was refined, resulting in an iconic and elegant lighting solution on the tower envelope and a dedicated media screen on the northeast corner of the first floor, making use of the exposure to this main route of approach into the financial plaza area 1.The Forum grand atrium space was developed and refined in geometry, use and concept.The interior design concept was progressed and finish materials discussed and agreed for key spaces throughout the building.
A review meeting was held with UPTIME Institute to ensure the data center s compliance with UI requirements.
Authority IssuesAuthority IssuesRIC SD approval was obtained on 10 April 2011. DD approval was applied for on 12 August 2011, issues raised were discussed in meetings and correspondence with RIC.RIC requested to revise and resubmit for DD approval due to 2 outstanding issues: The setback utilization issue was settled (no changes required) at a meeting with RIC on 21 Nov; the B1F VIP drop-off was verbally agreed at a meeting MACE/Tadawul with RIC in December, however later written statements by RIC seem to contradict this.
Formal submission has been made to Civil Defense on 18 Sept; no major issues have been raised in the presentation. RIC has indicated that they are in negotiations with RCD for a waiver of the refuge floor requirement and it is assumed that all approvals are on hold until the issue is resolved on higher levels. The design however confirms to all RCD requirements, including the refuge floor. It is also understood that RIC has begun an aeronautical survey of KAFD to serve as a base for submissions top and approvals from GACA, the Authority for Civil Aviation.

The Tadawul Forum
This public atrium rising almost 15 meters from Ground Floor provides a lively and attractive location for gathering for a casual break, in informal meeting or to obtain the latest financial information real-time right from the heart of the Saudi Financial market, the Stock Exchnage itself.
Adressing the wider KAFD public, the Forum presents a unique branding opportunity, benefiting from the exposure to the access on 3 levels (Financial Plaza retail on LGF, the Plaza on GF and the Skywalk network on 1F).
The Forum presents itself and the Tadawul brand to the outside plaza with a media facade and internally with a media wall on the wastern side of the building core, creating endless opportunities for customized content to be broadcast for specific events or for general information related to the activities of the project stakeholders.

at the heart of KAFD from key approaches along King Fahad Road, North Ring
Road and Thumamah Road.
They show clearly how the Tadawul tower works in the context of the 5-tower
ensemble to form an urban crown for KAFD, reacting to and complementing the
