    Taking thepainoutofmovinghome

    Whether its down the road or

    across the country, moving

    homes can be a rather daunting

    experience, says Adrian Gos-

    lett, CEO of RE/MAX of South-

    ern Africa.

    Moving to a new home is some-

    thingthatmostpeoplehaveexperi-

    enced at least once in their life-

    time. For some, the move could

    havebeenrather easywith little or

    no problems, while for others it

    could have been enough to make

    them want to stay in their current

    home forever, he says.

    Goslett notes that the difference

    between the two kinds of experi-

    ences is preparation. He shares

    some tips on how to make moving

    a more organised and hassle-free

    experience:

    ) Keep an inventory

    According to Goslett, most mov-

    ing companieswill require a list of

    items that need to bemoved before

    they can provide a quote on their

    services, so homeownerswill need

    to compile an inventory of their

    possessions. This is so that amov-

    ing company can determine the

    amount of space required for the

    move. It isalsohelpful tomakelists

    when packing boxes so that the

    homeowner knows exactlywhat is

    in each box. Having a list with the

    number of boxes and contents of

    each box will make it far easier to

    determine whether items or boxes

    are missing, says Goslett.

    He notes that the more specific

    ahomeowneriswiththeir invento-

    ry and box labels, the easier it will

    be to find certain items when un-

    packing. Using labels on boxes

    such as winter jackets, for exam-

    ple, is far better than just labelling

    the box as clothes.

    ) Allocate an area as a pack-

    ing base

    To avoid frustration through-

    out the packing process, keep all

    necessary items such as a marker

    pen or box tape in an allocated cen-

    tral area, says Goslett. This way

    everyonewhoispackingwillknow

    exactly where to find anything re-

    lated to the pack, such as any lists

    that have been made, scissors, la-

    bels and bubble-wrap.

    )Makesure thereareenough

    supplies

    Rather have too many supplies

    and boxes on hand than not

    enough, as this can delay the pack-

    ing process. More often than not,

    homeownerswill needmore boxes

    than they initially think, says

    Goslett. Moving companies that

    sell boxes will normally take back

    any unused boxes and provide the

    homeowner with a refund, provid-

    edtheyarestill inagoodcondition.

    If a homeowner gets the boxes for

    free from a supermarket, it is sim-

    ply a matter of taking the leftover

    boxes to a recycling bin.

    He notes that as a rule of thumb,

    homeowners should have approxi-

    mately 10 boxes set aside for last

    minute items that can only be

    packedonmovingday,suchasbed-

    ding, clothes and cleaning sup-

    plies. Other supplies that will be

    needed will be the box tape and

    packing paper or bubble-wrap.

    Goslett says that homeowners

    should take care when wrapping

    items in printed newspaper as it

    could stain the item with ink.

    ) Pack unnecessary items

    first

    There is no use in keeping out

    itemsthatarenotusedonaregular

    basis, so thesecanbepackedahead

    of timeandput out of theway. An-

    ything that isnot essentialupuntil

    the day of the move should be

    packed and ready to go. This will

    give the homeowner a good indica-

    tion as to how much more needs

    to be packed and it will save them

    a great deal of time. There is no

    need to keep winter clothes out if

    the move is happening during the

    summer months, and duplicate

    items can be pared down to only

    the bare essentials, says Goslett.

    ) Keep similar or matching

    items together

    Pack items that are used togeth-

    er in one box, such as an appliance

    and its detachable parts or book

    with bookends. If a piece of furni-

    ture needs to be dismantled, place

    all the screws, bolts or small parts

    into re-sealable plastic bags or en-

    velope and tape it to the item the

    corresponding item. Another op-

    tion is label each bag or envelope

    and place them all into one box

    along with accessories such as re-

    motecontrols, extensioncordsand

    Allenkey.Be sure tomark this box

    clearly so that it can be easily

    found, says Goslett.

    )Co-ordinateboxesbycolour

    While the homeowner may

    know which box needs to go into

    which room, it is likely that the

    movers wont. Goslett explains

    that an easy way to resolve this

    problem is by designating each

    roominthenewhomeacertaincol-

    our and marking each box or item

    withastickerof thecorresponding

    colour. For example, all bedroom

    items will be marked in blue and

    kitchen items in red. By putting a

    matching sticker on the door post

    ofeachroom,moverswillknowthe

    destination of each item or box.

    ) Personal and important

    items

    Goslett advises homeowners to

    pack abag for each familymember

    with all of the personal items that

    theywillwant immediateaccess to

    when arriving at the new home,

    such as cellphone, toothbrush or

    pyjamas. It also advisable to have

    aboxorbag thatcontainsallvalua-

    ble items that can be kept with the

    homeowner at all times. This box

    should also include important doc-

    uments such as birth certificates,

    bankingrecordsandidentitydocu-

    ments, says Goslett.

    ) Check your insurance

    According to Goslett it is a good

    idea to phone the insurance com-

    pany and check before the move

    what is coveredbyyourhomeown-

    ers insurance during the move

    and if you require any additional

    insurance from the mover. Also

    find out what is required in case

    of loss, as some insurance compa-

    niesmay need receipts, appraisals

    or photos of valuable items.

    Although moving can be a

    stressful exercise, with the right

    planning and organisation it can

    be a far more bearable event.

    Knowing that youare as organised

    as possible to make the move as

    smooth as possible can make it an

    exciting experience that everyone

    can look forward to, Goslett con-

    cludes.

    There is a lighter side to life for estate agents too!

    Real estate is a really exciting ca-

    reer. While we sell property, what

    we really deal with, is people.

    One of the benefits of a career in

    real estate ismeetingpeoplediffer-

    ent people with different needs. In

    doing this we get into some really

    funny situations that bring out the

    lighter side of life.

    I remember as a green young

    agent of 19 my first sale was to a

    Dutch lady. She was rather elderly,

    and had a younger daughter, per-

    haps in her late thirties. I had an ap-

    pointment to meet them to take an

    offer on a property and when I ar-

    rived at their home, the daughter

    was sun-tanning in nothing more

    than a G-string completely uncon-

    cerned by my presence.

    After stumbling through my in-

    troductions I was

    shown to the lounge

    where the mother

    was waiting. I sat on

    the leather couchand

    tried to complete the

    offer through stutter-

    ingandstammering

    how does one focus?

    The daughter joined

    us half way through

    and sat next to me to

    add her signature. I

    didnt know where to

    look and skin on

    leather makes a

    soundIwillnever for-

    get. It took a few days for my

    blushing to subside. The things we

    endure for our sellers!

    A seller once gave me a mandate

    to sell his townhouse

    and, ashe travelledof-

    ten, he gave me a key.

    His instructionwas to

    always phone first to

    make an appoint-

    ment, but if there was

    no answer and no one

    at home I could con-

    duct the viewing on

    my own.

    Buyers walked in

    one morning and en-

    quired on the listing.

    I could not reach the

    owner on his phone,

    and there was no an-

    swer on the home phone. So we

    jumped into my car and arrived at

    theproperty. I rang thedoorbell and

    knocked hard, just in case. No an-

    swer. We entered the townhouse

    and I showed the buyers in. I was

    so focused on showing them the fea-

    tures on the property and we en-

    teredthemainbedroomandensuite

    at which time I found out the wife

    was at home in the shower!

    Needless to saywebeat ahasty re-

    treat. But we all had a good laugh

    afterwards.

    Agents endure many embarrass-

    ing moments. I recall the time one

    of my colleagues had to climb over

    a fence to gain access to a property

    (with the sellers consent) and split

    hispants.Funny ifyourewatching!

    Or when a dog took a bite out of

    one of my agents backsides! Dogs

    can really be awkward to deal with.

    I remember a Great Dane that was

    being friendly and slobbered all

    over the front of my trousers.

    shades of Mr. Bean. Or worse still,

    when he did the same to my female

    purchaser.

    Selling property is a serious busi-

    ness but whats great about our

    line of work is that its filled with

    moments where we really connect

    withpeople. Itshardtobeat the feel-

    ing of satisfaction when you find

    someone their dream home, or

    when you succeed in selling a prop-

    erty and delighting your seller.

    Why landlords reallydoneed

    professional lettingagents

    About 10% of home sales these

    days are buy-to-let purchases

    by investors who intend to rent

    their properties to tenants. In

    addition, there are already

    thousands of existing land-

    lords who own one or more

    rental properties.

    It has been estimated that there

    are somewhere between 750 000

    and 1 million rented homes in the

    formal property sector, and we

    would venture to say that most of

    those are in private hands and not

    owned by big organisations, says

    Jan Davel, MD of the RealNet es-

    tate agency group.

    However, managing such prop-

    erties and tenants is becoming

    ever more complex, and there are

    not many private investors with

    the specialist knowledge or time to

    do so. They need help from proper-

    ly trained and qualified letting

    agents who also comply with rele-

    vant legislation and regulations.

    Depending on optional services

    and matters related to mainte-

    nance, such an agent is usually

    paid around 10% of the monthly

    rental but, says Davel, most land-

    lords find that this is not a high

    price to pay for the peace of mind

    that comes from having a profes-

    sional manage their leases, ten-

    ants and, if necessary, properties

    in their absence.

    The two major advantages in

    working with a letting agent are

    better tenant selection and better

    rent collection. Professional let-

    ting agents have access to systems

    and information that enable them

    to pre-qualify tenants properly,

    so that there is a much lower risk

    of you endingupwith a tenant that

    is a bad payer or likely to damage

    your property.

    In addition, by hiring a letting

    agent, you put a buffer between

    yourself and the tenant. You dont

    have to listen to excuses, chase

    down rent, or be the bad guy if it

    becomesnecessary toevict theper-

    sonlivinginyourproperty.Agents

    also have an advantage because

    tenants usually realise that they,

    unlike the owner, are just doing

    their job and are obligated to en-

    force the lease terms. In fact many

    agents say that it is considerably

    easier to manage other peoples

    properties rather than their own,

    for this very reason.

    How does one select a good let-

    ting agent? A personal recommen-

    dation always helps, but if you

    have to decide for yourself, you

    should preferably choose an agent

    whoalreadymanagesaportfolioof

    rented accommodation and can

    provide references from other

    landlords. Next you should make

    sure your agent is registered with

    the Estate Agency Affairs Board,

    has a trust account for clients

    money and only takes commis-

    sions from landlords (not fromten-

    ants). It is also preferable that the

    agent or agency is a member of an

    established national real estate

    group, as it improves the chances

    of the agent using tried and tested

    management systems and comply-

    ingwith anumber ofActs andReg-

    ulations thatarespecific toproper-

    ty letting. And of course, the fact

    that there is a big brother with a

    corporate reputation to protect is

    also to your benefit.

    Having chosen an agent, it is

    likely that you will then be asked

    to sign an agency agreement or

    letting mandate that covers the

    agents right to let the property on

    your behalf and manage it during

    the tenancy. Youmustmake sure

    that you read this, and do not sign

    it if theres any part that is unclear

    or that you dont agree with.

    Similarly,youshouldcheckout

    the lease agreement your agent

    will be using. And if there are any

    special instructionsyouwantyour

    agent or tenant to follow, put them

    inwriting, date themandkeepcop-

    ies in a clearly marked file. Re-

    member that the agent always rep-

    resents the property owner (land-

    lord) and cannot and should not do

    anythingwithout theexpressman-

    date of the owner.

    Once youve reached agreement

    and the agent knows what you ex-

    pect, its time to backoff and let the

    agent do his or her job, Davel says.

    An experienced letting agent

    will know how to find a suitable

    tenant and how to check their

    records. He or she will also ensure

    that an adequate deposit is paid

    and react quickly and correctly if

    the rent is not paid promptly or if

    repairs are needed. An agent can

    only take corrective actions in

    terms of your mandate and a good

    agent will keep you informed of all

    relevantmatters. And that is, after

    all, the serviceyouarepaying for.

    The company started off, like

    most, not being trusted or sup-

    ported by brand loyal consum-

    ers.

    Well, that was then, this is now.

    And boy how things have changed

    for GWM. According to reports,

    GWM is one the fastest growing au-

    tomotive brands in theworld.GWM

    now offers buyers a vehicle in most

    segments. Froma small city car, the

    C10 to a full-house 7-seater Hover

    H5.

    I recently drove their top-spec 4x4

    diesel bakkie, called the Steed 5 2.0

    VGT. Lets start with the most im-

    portant part first - the price. At

    R 264 900 this bakkie is really good

    value for money. The Steed uses

    their latest, independently devel-

    oped 2.0 4-cylinder turbo diesel en-

    gine which produces a respectable

    110 kW and 310 Nm. Coupled with a

    adequate 6-speed manual transmis-

    sion, the Steed is starting to make

    more sense.

    There is however a old saying,

    You get what you paid for. This

    is to a certain extent true. You do

    not get the decades of reliability or

    the millions of followers manufac-

    tures like Toyota or Ford have. But

    look rugged on a dirt road. GWM

    have succeeded in not building a

    plastic,noisyorrevoltingbakkie. In

    the front the Steed has traces of the

    legendary Isuzu KB. At the rear,

    break-lights also lookmuch like KB

    features. Chrome mirrors, and af-

    ter-market rollbar, crashbar and

    running boards do look the part.

    Open the door, and this is where

    another few surprises await.

    Full leather seats, leather bound

    steeringwheel,airbags, front loader

    withmp3 and even electricmirrors.

    These are all things that one would

    normally not find inside a Chinese

    vehicle. The front seats offer little

    side bolstering while the rear seats

    are just a bit too upright. Especially

    on those long road trips, I think the

    rear seats could become a problem.

    A multi-function steering wheel is

    a nice touch. The 4-wheel drive sys-

    temisalsooperatedfromthecentral

    dash with three switches. A clever

    systemwhichyoucanoperatewhile

    driving (at low speeds).

    I drove the GWM on various road

    surfaces andwas surprisedwith the

    ride quality.

    The ride was not too firm for my

    liking and after covering some seri-

    ousruttedroads, theGWMsurvived

    with ease. Even while doing hi-way

    speeds thesuspensionsetupworked

    well. No harsh jolts or rattles were

    felt on my journey.

    Fuel economy was satisfactory

    thanks to the availability of the

    sixth gear. Ten kilometres per litre

    was my average consumption with

    12being in reach if driven carefully.

    GWMwill also be launching their

    new Steed 5 single cab, which will

    boast the new diesel engine which

    my doublecab uses. It should be a

    very well priced alternative if you

    are in the market for a singlecab

    workhorse.

    Lets be honest I have a few prob-

    lems with the Steed. The gear-lever

    is to lowdown in the centre console,

    the steering feel is very light when

    turning in.

    Rear headroom and seats will

    take some getting use to. But with

    a three year/100 000km warranty,

    GWM does back their product

    proudly. And at this price, all these

    little imperfections are easy to live

    with.

    Rivals inthiscategoryincludethe

    Mahindra Scorpio, Nissan NP300

    and the Foton Thunda. Amongst

    these the GWM is a very good alter-

    native.

    Racking up a total of 24 523 sales

    since its launch in May 2012, the

    Toyota Etios is now firmly en-

    trenched as a best-seller on the

    South African market.

    To celebrate this one-year mile-

    stone, Toyota has introduced a raft

    of upgrades for 2013.

    There are detailed alterations in

    thefineprint,mostofwhich focus

    ongiving the 2013Etiosamorequal-

    ity feel.Up front there is anewgrille

    design; as before it remains black

    for the Ximodels while the Xs mod-

    els get a chrome finish.

    Other visual tweaks include body

    colour door mirrors and handles

    across the range (currently Xi mod-

    elshaveblackcolourcoding)aswell

    as a new exterior mirror. Not only

    is this feature aesthetically more

    flattering but the new design also

    enhances aerodynamic perform-

    ance.

    The rear end has also been re-

    freshed, courtesy of a new tail lamp

    design for both the hatch as well as

    the sedan.

    Open the doors of the top-end Xs

    model in either hatch or sedan and

    youll notice that substantial im-

    provements have been made in the

    seating department. The front seats

    haveheightadjustment for thedriv-

    ersside,additionalcushioning, lots

    of under-thigh support and feature

    adjustable headrests. (The all-in-

    one front seatswith integrated fixed

    headrests remainon theXimodels.)

    Another nice-to-have feature that

    has nowbeen incorporated onto the

    standard menu for Xs vari-

    ants is the auto up electric

    window function on the

    drivers door.

    Move to the rear and

    again, you are greeted by a

    new-found plushness

    thanks to a re-profiled seat

    design. In addition, the rear

    seats get bigger fixed head-

    rests. Other items that lift

    theambienceonbothXi and

    Xs grades include the icy

    blue back lighting for the

    central instrument cluster.

    Theres also an all-new 2-

    DIN Toyota audio system

    fittedas standard toXsmod-

    els. Its worth noting that Xi

    variants nowget pre-wiring

    for door speakers as well as

    instrument panel speakers.

    An antenna pole is a stand-

    ard fitment across the

    range.

    The ventilation controls

    on the Xs grade have been

    replaced by solid knobs that

    have chrome finishing and

    a pleasantly tactile feel. Dit-

    to thegear leverknobwhich

    is more in keeping with the

    cars character.

    Beneath the finery is the

    same 1.5 F, 4-cylinder mill

    (coupled to a 5-speed manual trans-

    mission) punching out 66 kW at

    5 600 rpm and 132 Nm of torque at

    3 000 rpm endowing the Etios with

    a class-leading sub-11-second sprint

    time to 100 km/h. Fuel economy is

    pegged at 5,9 F/100 km for the sedan

    and 6 F/100 km for the hatch in the

    combined cycle.

    A special focus was given to low-

    ering in-cabin noise and what the

    newEtiosgets is anenhancednoise,

    vibration and harshness (NVH)

    package. This includes a switch

    fromrubber enginemounts tomore

    refined, sound-absorbinghydraulic

    mounts.

    The silencer has been modified

    for better NVH as well, and the

    damper settings have been fine-

    tuned to filter out suspension noise

    and improve ride quality. The net

    result is that the new Etios range is

    a lot quieter than before.

    As Glenn Crompton, Vice Presi-

    dent ofMarketing, points out: Toy-

    otas commitment to engineering

    precisionandkaizen, or continuous

    improvement, is evident through-

    out the Etios.

    The Everest is designed to be the

    The seven-seater SUVboasts bold
