Housing around-the-clock emergency response personnel, w ho coordinate disaster relief and answer911 calls, the San Diego Transportati on M anagement Center (TM C) must be operati onal 24-hours-a-day, seven-days-a-w eek. The TM C needed a centralized system w ith of f-site monit oring capability, tointegrate control and management of their existing, sophisticated Carrier HVAC equipment, as w ell asmonitor the criti cal and complex safety and security systems that protect t he building. Optimi zing per-formance and effi ciency was a key objective to conserve energy and save taxpayer dollars.
Carriers advanced direct digital controls (DDC) met the challenges, implementing reliable on-site orremote monitoring of more than 90 critical building systems. The Carrier Comfort N etw ork (CCN)with ComfortWORKS optimized HVAC equipment performance saving energy costs and enabledproblem detection and troubleshooting from a centrally-located computer station conserving mainte-nance resources. All of this allow ed TM Cs management to breathe easier, know ing that any alarmconditions w ould be instantly communicated, enabling computerized adjustment or t he immediateresponse of a technician, and maintaining t he buildings essential continuous operation.

So it s essential that all building systems operate flaw lessly andcontinuously, and that emergency personnel have a fully-functioning and comfortable w ork environment.Carriers state-of-the-art direct digital control (DDC) technology was t he perfect solution to the challengesof integrated management, control and monitoring of vit al building systems.
Four Seasons Heating & Air Conditioning installed a complete controls system t hat addressed the need forprecision, reliabil i ty and centralized management. The systems mainstay is t he Carrier Comfort N etw ork
(CCN), an electronic communications system that not only integrates t he control and management of thebuildings Carrier HVAC equipment, but also monitors the TM Cs emergency and l ife-support systems toensure theyre working properly at all t imes.
In addition to m onitoring the chil lers, boilers, pumps, air handlers and variable air volume boxes allactivity that you w ould typically monitor in an HVAC system of this sophistication CCN autom aticallymonitors alarm conditions wit hin the buildings f ire, l i fe/ safety* , door security and electrical distr ibutionsystems, circuit breakers and portable power centers, said Gary Seelinger, Four Seasons managing partner. CCN m onitors more than 90 em ergency systems in the building, including such things as the circuit break-ers, fuel levels in the diesel fuel tanks and the radios and telephones. And you can use CCN to trouble-shoot and diagnose problems, even running an actual physical check to see if t he HVAC system i s doingw hat CCN says it s doing.
Directing CCN and all of this monit oring activity is ComfortW ORKS, Carriers multi-tasking softw are inter-face, which uses M icrosoft Windows NT. The building has tw o ComfortWORKS stations connected to aLocal Area Netw ork. An Autodial Gatew ay III module enables the system to be monitored from off-site
locations, and wil l even direct notif icati on of an alarm condition to a personal pager, enabling immediateresponse to system problems.
Carriers precision controls ensure that t he building operates continuously and that every alert or alarm con-dit ion is communicated immediately t o facil i t ies staff. The Carrier system gives the buildings managementaccess to strategic information about equipment performance, enabling them t o make better, more proac-tive decisions. And perhaps most important, TMC personnel now have added peace of mind, knowing t hatcrit ical building f unctions are being m onitored 24-hours-a-day, seven-days-a-week by the most advancedcontrols technology available.
