Throughout the years, K . Wah Group is dedicated to seek growth by infusing innovation into businesses and unique elements to its projects. In this issue, K. Wah News features the Group’s two unique and top notch premises - J SENSES and SOHO east. The former is a revitalized historic building in Wan Chai compounded by a hint of modern glamour while the latter is a rare harbour front dining area that has been driving the vibrant development of Eastern district.

Besides, Lawrence Lui, President of US Stanford Hotels Corporation, generously shares the joy and the vision of opening LUMA, a new boutique hotel launched in New York. In addition, Stanford Residences, the Group’s premium serviced apar tment brand, continued to expand by opening two more blocks of luxury serviced apar tments in Shanghai and Hong Kong respectively. KWIH and GEG achieved remarkable performances in a solid yet progressive manner. Fur thermore, KWIH continues to suppor t Opera Hong Kong as the Honorary Patron, with a view of bringing opera to a wider community as well as enhancing Hong Kong’s status as a hub for ar ts and culture.

各位同事:

每年的嘉華集團周年慶典,我都向員工頒發長期服務獎。在集團工作二十年、三十年、甚至四十年的員工比比皆是,當中不少來自集團的起家業務── 建築材料。執筆之時,正值嘉華建材旗下安達臣道石礦場完成53年歷史任務移交政府之際,感受尤為深刻。這個石礦場是嘉華集團的奠基石,亦是眾多同事多年努力付出的傑出成果。

嘉華於1964年取得香港首個採礦牌照,安達臣道石礦場至今為香港的發展提供了三分之一的建築材料。由香港第一個徙置區、啟德機場、紅磡海底隧道、地下鐵路、東區走廊,到青馬大橋、赤鱲角機場、以至香港十大基建等重大工程,嘉華亦有幸參與。實際上,石礦業就是無名英雄,沒有這些基本的建造業,我們的城市絕對不能達到今天的規模。

安達臣道石礦場徹底改變了香港以人手採礦的歷史,經過幾十年的不斷鑽研和實踐,無論在爆破、運輸、破碎和環保措施等方面,都採用了國際先進的管理理念和技術,並發展為一個全封閉式、自動化管理及環保的工廠。53年間,安達臣道石礦場為香港提供了一億噸石料,並建立一站式上下游產業鏈,出產混凝土、瀝青、環保磚、管筒及混凝土預製品等高質素的建材產品。

縱然安達臣道石礦場已被開採大半世紀,整座山形絲毫無改,我們採用「邊開採,邊綠化」模式,種植近23萬棵樹木,將一個已開墾的山頭,還原為一座綠油油的青山。日後,政府更將於這幅40公頃的優質土地上,為25,000人建設一個全新的社區,興建上萬個住宅單位。

事實上,安達臣道石礦場已為業界樹立了一個成功的典範。除了開採量是全港最高,綠化面積和規模亦排列首位,多年來亦為本地市場製造眾多就業機會,為建造業培訓了各種傑出人才。

還記得當年我和同事們,一年之中只會在農曆年三十晚休息一天,翌日立即繼續工作,雖然艱苦,大家卻勞而不怨。我謹代表嘉華向每一位勤奮、盡責、拼搏的員工致以最衷心的謝意。是你們讓安達臣道石礦場一點一滴逐步發展,聚沙成塔,成就這項壯舉。

長遠來看,香港未來的發展仍然需要大量基礎工程設施去維持香港國際大都會地位,例如大嶼山發展、機場第三條跑道和新界東北發展等項目,以及將有更多的公私營樓宇落成,這些項目都離不開石料的建材供應。然而完全依賴進口,不僅

增加成本,亦需面對供應量不穩定以及長途運輸產生污染的風險。我衷心盼望政府未來會支援香港礦業發展,保障本地建材穩定供應。

安達臣道石礦場移交給政府既是一個里程碑,也是一個新的開始。嘉華建材早於六年前,已將安達臣道石礦場多年累積的先進管理、技術和成功經驗應用到廣東省惠東,在當地建設一個全新的石礦場,實現綠色開採,規模媲美安達臣道石礦場,年產能達430萬噸石料,產品更是百分之一百供應香港。今天惠東石礦場已經成為廣東省石礦行業的先進榜樣,經常接待政府部門和業界參觀和交流。除此之外,嘉華建材早於2000年,已開啓跨地域和多元化生產,在內地發展新型環保產品,包括高端水泥和礦渣微粉,年產能分別超過1200萬噸和1400萬噸。

嘉華積累了五十多年的深厚經驗、先進技術和一流管理人才,我衷心盼望能有新機會把我們寶貴的經驗和專長,繼續服務香港和國家。香港是嘉華建材的起源地,未來我們會繼續秉持「紮根香港,胸懷祖國,放眼世界」的精神,更盼望有機會參與「一帶一路」及粵港澳大灣區的建設,在建築材料和優質的石料供應方面,發揮嘉華的優勢繼續貢獻社會,將優良的品牌和信譽一直傳承下去。

Dear Colleagues,

It is always my pleasure to present long service awards to employees at the K. Wah Group’s Anniversary Celebration. Many award recipients are from the construction materials division, the founding business of the Group. It was an impassioned moment when I was writing this letter as the Anderson Road Quarry was undergoing the handover progress to the HKSAR Government after the completion of its historical mission for 53 years. This quarry is deemed as the cornerstone of the K. Wah Group and was an excel outcome achieved through the untiring effort of all colleagues.

Back in 1964, K. Wah was awarded the first quarrying rights in Hong Kong. For over half a century, the Anderson Road Quarry has supplied one third of the construction materials for development in Hong Kong. K. Wah is honoured to have participated in the construction of the first resettlement area, Kai Tak airport, the Cross-Harbour Tunnel, the MTR, Island Eastern Corridor, Tsing Ma Bridge, Chek Lap Kok Airport, and the Ten Major Infrastructure Projects. The quarrying industry is an unsung hero, without which, the developments of our city today could not be made possible.

The Anderson Road Quarry has changed the history of manual quarrying in Hong Kong, applying world class management system and technologies, in terms of blasting techniques, transportation, crushing and greening. A fully-enclosed and environment-friendly plant under automated management has been developed. For 53 years, the Anderson Road Quarry has supplied 100 million tonnes of aggregates and has established an industrial chain to produce premium construction materials such as concrete, asphalt, eco-bricks, pipes and precast components.

Though Anderson Road Quarry has been excavated for over half a century, the overall terrain is kept intact and returned to the Government with 40-hectare of quality land. Under the “green quarrying and rehabilitation” model, nearly 230,000 trees have been planted. In future, the government will develop a brand-new community for 25,000 people with nearly 10,000 residential units on this location.

Anderson Road Quarry has established as an exemplary model in quarrying. Apart from attaining the highest level of quarrying capacity, its greenery coverage has also claimed the top of the list, it also offered numerous job opportunities and trained up various specialists for the construction industry.

I can still remember that in those days, my colleagues and I only had one day off on the Chinese New Year’s Eve during the year. Those days were difficult, but everyone was committed. I would like to express my heartiest appreciation to my colleagues for their hard work, diligence, and perseverance to make Anderson Road Quarry a great success.

In the long term, demand for construction materials remains buoyant. Projects like the development of Lantau Island, the third runway of the Hong Kong International Airport and Northeast New Territories, also the construction of more residential properties require huge supply of aggregates. Entirely relying on imports not only increases the costs but also involves the risks of supply instability and pollution from long-haul transport. I sincerely hope that the Government would support the development of quarrying industry in Hong Kong so as to ensure steady supply of local construction materials.

The handover of the Anderson Road Quarry marks a milestone and a beginning. Back in six years ago, K. Wah Construction Materials ("KWCM") has acquired the quarrying rights in a green mega quarry in Huidong, Guangdong Province, applying the advanced management, technology and successful experiences of the Anderson Road Quarry, with annual production capacity of 4.3-million tonnes of aggregates that are fully supplied to Hong Kong. The Huidong Quarry has become the leading role model in Guangdong now. Besides, KWCM has started cross-border and diversified production since 2000. Environment-friendly products such as cement and Ground Granulated Blast Furnace Slag are manufactured with annual production capacity of over 12 million tonnes and 14 million tonnes respectively.

With over 50 years of experience, advanced technology and the best management talents, KWCM is eager to look for new opportunities to serve Hong Kong and Mainland China. We will continue to uphold the spirit of “serving the motherland with foothold in Hong Kong and eyeing on the world” and look forward to participating in the “One Belt, One Road” and the development of Guangdong-Hong Kong-Macao Big Bay Area. K. Wah will continue to contribute to the society with our vast experiences and pass on the legacy of our premium brand and reputation.

JSENSES新舊交融 灣仔時尚潮流餐飲熱點香港島的灣仔歷經了一百多年的變遷,從填海至高樓林立,新舊融合、中西薈萃。電車路旁莊士敦道60號的百年古樓「和昌大押」始建於1888年,這四幢相連陽臺長廊式的戰前唐樓於2007年被嘉華國際集團有限公司(「嘉華國際」)與市區重建局共同改建發展,開展名為「J SENSES」的項目,以保育及修復歷史建築完成翻新工程,開創了建築文物「活化」的先河。

嘉華國際香港地產發展及租務總監尹紫薇表示:「『J SENSES』是一個具挑戰性和特色的項目。在香港這類位處市區核心地段的活化和保育發展項目非常罕有,在整個發展概念和執行上,我們保留了文物的舊貌並揉合現代化的用途,更為古蹟注入了經濟價值,成功在文物保育與商業運作之間取得平衡,做到真正成功的『古蹟活化』。」

J SENSES 和 SOHO east 已發展成為城中潮流熱點,一處是上世紀早期嶺南風格的三層唐樓,被改建為

特色購物及餐飲娛樂區,另一處是飽覽維港景色的海濱美食區,可謂各顯千秋。

開創建築文物活化先河嘉華國際銳意將灣仔五棟戰前唐樓(包括莊士敦道60至66號四棟古樓和船街18號的古樓)融入現代的建築之中,並結合藝術和美食,將這個面積約3,400平方米、呈L形的地段打造成集高尚餐飲和生活品味於一身的潮流熱點。這五棟唐樓更於2009年,被古物諮詢委員會評為二級歷史建築。

打造潮流餐飲熱點嘉華國際在發展項目時,除了保留建築物舊貌如法式大窗、陽臺長廊,「和昌大押」和「香港余氏宗親會」之牌匾,以保存珍貴的歷史產物外,亦加入創新元素,為古蹟注入經濟價值,發展時尚住宅「嘉薈軒」和引入時尚生活概念店,亦吸引一班本地頂尖藝術家和國際名廚進駐,使「J SENSES」搖身一變成為具品味、富活力、雲集環球美食的潮流餐飲集中地。

J SENSES: a stylish dining rendezvous blending the avant-garde with the nostalgicFrom reclamation to the erection of high-rise buildings, Wanchai district has borne witness to a century’s time of development. At 60 Johnston Road, the house built in 1888 which was once home to “Wo Cheong Pawn Shop”, has been conver ted by K. Wah International Holdings Limited (“KWIH”) in a joint development with the Urban Renewal Authority in 2007, known as “J SENSES”. The completion of the renovation project has set a precedent for revitalising heritage architecture through the conservation and restoration of historic buildings.

“J SENSES has been a unique and challenging project,” remarked Quinly Wan, KWIH’s Director of Hong Kong Proper ties Development and Leasing. “Revitalisation and

conservation projects in core districts on Hong Kong Island have been extremely rare. The idea had been to preserve the old features of the historic buildings while introducing modern-day functions, and to blend the old and the new. And we did just that, creating economic value out of old architecture to strike a balance between heritage conservation and commercial viability in a successful attempt,” she said.

優質商戶組合帶動區內發展進駐「J SENSES」的每家餐廳都是精挑細選,各有特色,裝潢別出心裁。當中有不少景觀開揚、擁有露天陽台的餐廳,讓客人感受到大都會中的閒情逸致,亦令香港餐飲業的形態更多樣化。

尹紫薇透露:「雖然『J SENSES』舖位有限,非常難得的是已有兩間米芝蓮星級餐廳進駐,這裡的經營者都是經驗豐富的業界精英,充滿熱誠,竭誠提供優質的美食佳餚,為消費者帶來非凡的餐飲體驗。我們相信優質的商戶組合,除了能夠進一步帶動『J SENSES』的人流,使其成為灣仔的飲食潮流熱點外,亦吸引了不少高級餐廳進駐附近的街區,逐漸帶動這裡發

展成為一個集高尚餐飲和生活品味的小社區。」

重視租戶質素一個項目能否成功甚至帶動當區的發展,租戶同樣擔當重要角色。嘉華亦深明這道理,因此於選擇租戶時會多重把關。尹紫薇解釋主要會審視商戶營商經驗,還要考慮食物質素和價錢等因素。她指團隊會了解餐廳能否配合SOHO east的休閒定位和食客的要求。「若有心儀的餐廳會安排同事到其分店試食一下,因為食物質素很重要。」

藝術與美食的融合除了享受佳餚之外,若餐廳更有濃厚的藝術氣息,對顧客來說也是另一番的獨特體驗。九年前於SOHO east開始營運的私房菜餐廳梓桐堂,室內部份空間用作餐飲,其餘地方為藝術工作室。顧客可以上一堂陶藝課,而餐廳內的器皿大部份均是陶瓷作品,美食與藝術共冶一爐。負責人李梓良表示:「我希望將藝術生活化,而不是只製作陶瓷後便把藝術品放進飾櫃。」工作室有一幅落地玻璃,不時有途人駐足觀看陶瓷製作的過程。李梓良認為這樣的過程讓陶藝的接觸面變得更廣,社區亦會增添一些藝術氣氛。

電子營銷渠道年送百萬美食優惠尹紫薇指由於SOHO east鄰近大型屋苑,主要客群是本地居民和附近聚居的韓國和日本顧客。現時市場推廣力度集中於提高大眾,尤其是年輕人對該處的認識。針對年輕世代及顧客群使用手機的習慣,嘉華前年特地為SOHO east開發專屬的手機應用程式,定期推廣並與顧客互動,即時收取優惠資訊。尹紫薇表示:「應用程式推出一年已送出價值逾一百萬港元的美食優惠,未來會繼續發展程式,以及利用更多社交媒體的營銷渠道,為顧客提供更多美食資訊。」

Handpicked collection of tenantsThe tenants play an important role in the success of a property project, or even driving the development of local communities. “On top of tenant’s experience, we also consider factors such as the quality and prices of food. The leasing team would determine whether a particular food caterer can tie in with the positioning of SOHO east and whether it is able to satisfy the requirements of patrons,” she said.

Combination of art and diningA mix of art and dining could also be a source of unique experiences for patrons. Gitone started at SOHO east 9 years ago, is a “private-kitchen” cum art studio. Customers may take a pottery lesson, while the crafted pottery works are actually put to use in the diner. “I want to bring art into our daily life, instead of crafting pottery for decoration,” said Terence Lee, the person-in-charge. The studio is separated from the pedestrian walk by a ceiling-to-floor glass window, as people often stop by to watch the pottery-making process. Mr Lee believes this is a good way to broaden the outreach of pottery art and enhance the artistic dimension of the community.

Exemplary precedent in the revitalisation of heritage architectureManaged by KWIH, the “J SENSES” revitalisation project was to blend 5 pre-WWII tenement buildings (4 blocks at 60-66 Johnston Road and 1 block at 18 Ship Street) into a modern architectural complex offering a show of exquisite arts as well as fine food. These 5 tenement buildings were named Grade 2 Historic Buildings by the Antiquities Advisory Board in 2009.

Increasing usage of e-marketing channelsCustomers of SOHO east are mainly locals, Korean and Japanese residents who lived in the nearby housing estates. “Boosting the popularity of SOHO east, especially the young generation, is the key objective of our marketing promotion,” Quinly Wan added. “In order to cope with the new generation and the habit of obtaining dining information through mobile devices, SOHO east has developed an exclusive smartphone software application to support regular promotional activities and enhance interaction with customers, who are able to receive instant information on discounts and concessionary offers. After the launch for more than a year, food coupons worth over HK$1 million had been given away,” said Quinly Wan. “We will continue to develop software application and increase our exposure to the social media, with the aim of providing extra dining information for our customers,” she concluded.

Driving development of the district with a good mix of high-quality retailersAll restaurants at “J SENSES” have been carefully chosen with their own unique features. Many boast balcony seats with excellent views, where patrons can sit back and enjoy the luxury of leisure in a busy city. These feature diners have also enriched variety for the catering industry of Hong Kong.

K. Wah Group Spring Cocktail Reception

K. Wah Group held its spring cocktail reception in Hong Kong to express gratitude to business partners and the community for their long-term support and also to celebrate the advent of the Chinese New Year, as well as the stellar performance of its four major businesses in the past year.

The reception was graced by the presence of top government officials and business leaders in Hong Kong and from Mainland China and Macau. It had The Hon Tung Chee Hwa, Vice Chairman of the National Committee of the Chinese People’s Political Consultative Conference; Ms Yin Xiaojing, Deputy Director of the Liaison Office of the Central People's Government in the HKSAR; Mr Hu Jianzhong, Deputy Commissioner of the Office of the Commissioner of the Ministry of Foreign Affairs of the People's Republic of China in the HKSAR; Mr Godfrey Leung, The then Under Secretary for Commerce and Economic Development of the HKSAR; Professor Sophia Chan, The then Under Secretary for Food and Health of the HKSAR; and Ms Florence Hui, The then Under Secretary for Home Affairs of the HKSAR as the officiating guests, who hosted a toasting ceremony together with Dr Lui Che-woo, Chairman of K. Wah Group; Mrs CW Lui, and other management of the Group.

Dr Lui Che-woo, Chairman of K. Wah Group, said the four principal business divisions of K. Wah Group – property development, entertainment & leisure, construction materials and hospitality – continued to deliver solid results on all fronts thanks

to the unfailing support of all stakeholders and partners. He said in his speech, “I am most proud of the brilliant management team and staff at K. Wah. In today’s business community, we get to hear a lot about corporate responsibility. In my humble view, the fundamental responsibility of a corporation is to make contributions to the society, create job opportunities and maintain stability in business, running it properly and then seeking expansion as appropriate, and making itself accountable to the community, partners, customers and staff.”

Four major businesses reach new milestonesWith a total investment up to HK$100 billion, the major developments of Phases 3 and 4 of Galaxy MacauTM under Galaxy Entertainment Group (“GEG”) had gradually begun. GEG will continue to reinforce its leadership as an integrated leisure and entertainment resort with the most diverse offerings in Macau. On the property business front, K. Wah International Holdings Limited (“KWIH”) secured two land parcels in Hong Kong and Nanjing. And with the closing of HK$8 billion 5-Year Revolving Credit and Term Loan Facility with 15 banks, enabling it to enhance its strengths and expand its business footprint. As for its hotel business, the Group will launch a new serviced apartment project on Hong Kong Island this year. Progress will also be made in the US with four new hotels scheduled to open this year and in 2018. Furthermore, K. Wah Construction Materials Limited (“KWCM”) is undertaking asphalt resurfacing work for the airport’s north runway, a vivid example of its active involvement in major local infrastructure projects. KWCM has over 70% market share in Southwest region and is one of the largest ground granulated blast-furnace slag producers in China, with an annual production volume of over 1.3 million tonnes.

KWIH used virtual reality (VR) technology to let guests visiting its flagship property projects in Shanghai, Guangzhou and Dongguan by themselves, whereas KWCM highlighted its business nature by featuring a special flooring made by recycled glass pavers and it also had a paper-cutting expert at the booth to create different artworks for guests. The hotel business segment invited guests to savour the whisky macaron collection debuted in Hong Kong by InterContinental Grand Stanford Hong Kong, while GEG had a lucky draw and enriched guests with attractive prizes. All these activities made the event fun and colourful.

Giving back to society and helping to foster social harmony and unityApart from growing its businesses, K. Wah Group continued to uphold its belief of “giving back to the society from which it benefits”. LUI Che Woo Prize – Prize for World Civilisation, founded by Dr Lui, was inaugurated and the first prizes were presented last year, recognising outstanding achievements of individuals who have contributed to civilisation and bringing together all sectors in society to promote the love for “truth, kindness and beauty”.

Advocating harmony and innovation and supporting arts for allThe cocktail reception started with a traditional-and-hip-hop mix lion dance, a perfect mirror of the Group's management culture that blends the East and West and its innovative spirit. Followed by an original Chinese opera performance, titled The Master (師公出馬) by the members of the Cha Duk Chang Children's Cantonese Opera Association, wishing to promote the building of harmonious homes.

走進校園以歌聲薰陶學生香港歌劇院於過去四年到訪逾三十間中小學舉辦「小型歌劇」的巡迴演出,至今已有逾萬名學生觀賞。「小型歌劇」是由資深的歌劇演員穿上戲服,演出簡單活潑的短篇故事,向學生教授基礎用語及入門知識,莫華倫指每次到訪學校的活動均非常成功,同學們的反應也很積極踴躍。

莫華倫認為,藝術基礎教育對青少年日後發展影響深遠。因此香港歌劇院除了培訓表演人才之外,對教育與外展的工作一點也不能鬆懈。他說:「學習歌劇並不是要求每個孩子長大後都能成為專業的歌劇歌唱家,而是希望從小培養他們的音樂細胞和興趣,令他們對古典文化、對歌劇有初步認識,陶冶情操,通過表演還可以幫助孩子建立自信心,引導他們樹立正面的人生觀和價值觀。」此外,香港歌劇院亦有到各大專院校推廣,歷年共吸引約三千五百名學生觀賞。

嘉華國際致力於推動香港文化藝術發展,繼2013年成為香港

歌劇院的榮譽贊助之後,今年再續資助。香港歌劇院藝術總

監、國際著名男高音莫華倫感謝嘉華在過去四年中的大力支

持,亦期待未來兩年成果更豐碩。

嘉華國際與香港歌劇院合作,在過往四年中捐款一千萬港元,

開展了一系列的活動支持歌劇發展、培育本地歌唱家以及讓青

少年和社會大眾有更多機會接觸和欣賞歌劇,其中包括支持

歌劇製作、設立獎學金、在30間中小學開設「小型歌劇」巡迴

演出、開辦歌劇夏令營以及在香港各大專院校推廣等,希望為

香港引入更多高質素的表演及擴大歌劇在香港的認知度。未

來兩年,嘉華國際將再捐款五百萬港元,繼續支持香港歌劇

院的工作,冀能將歌劇藝術帶到社區的每一處。

莫華倫表示,歌劇是國際文化中極為重要的一部分,對香港這

座國際大都市未來的發展和發揮國際影響力甚為重要,過往

有不少世界級的大型歌劇節目在香港上演,不僅深受香港市

嘉華國際積極推動本地藝術卓有成效續為香港歌劇院榮譽贊助

專才回流為樂壇增添動力嘉華國際希望通過設立聲樂獎學金,讓有夢想和抱負的本科或碩士學生進修聲樂課程,進一步協助他們踏上更寬廣的世界舞台,過去四年已有20位學生通過申領獎學金到海外深造和交流。

鄺勵齡是第一屆考獲「嘉華國際聲樂獎學金」的本地女高音,如今她已經從歐洲學成歸來,繼續服務於本地樂壇,為推動國際藝術在香港的發展而努力。「音樂是每一個年輕人的夢想,我是幸運兒,獲得嘉華的支持,踏上歌劇的殿堂,成就自己的音樂夢想。」鄺勵齡畢業於中文大學音樂系,之後到英國和荷蘭進修深造,她表示,學習歌劇需要不斷磨練自己的歌唱技巧和表演技能,更要尋求一切機會在歐洲的歌劇院表演,以累積經驗,還要向歌劇大師拜師學藝等,有了獎學金的資助,幫助她消除了資金的後顧之憂。

鄺勵齡於2012年參加奧地利泰利亞雲尼國際歌劇歌唱大賽,勇奪亞軍、最佳女高音及觀眾獎三個獎項,是首名獲獎的香港人,也是入圍決賽最年輕的參賽者。她曾取得嘉華國際聲樂獎學金遊學歐洲,如今學有所成後回到香港,希望投身聲樂早期教育事業,為香港培育更多全能的聲樂家。Louise Kwong won the Grand Second Prize, Audience Prize and Best Soprano Prize at the International Singing Competition "Ferruccio Tagliavini" in Austria in 2012 as the first prize-winning Hong Kong singer in this event, as well as the youngest competitor among the finalists. She studied in Europe with a K. Wah International Vocal Scholarship and has now returned to Hong Kong with plans to engage in early vocal education to train more all-rounded vocalists in the city.

夏令營每天排練感受最深歌劇院每年暑期舉辦「嘉華香港歌劇夏令營」,讓青少年親身踏上舞台體驗歌劇藝術的創作,一嘗箇中的樂趣。全港五至十八歲的青少年均可報名參加選拔,入圍者會接受三星期的歌唱、演出及舞台技巧的訓練,並有機會參與整個歌劇製作,最終進行結業演出。

嘉華國際亦有贊助香港歌劇院兒童合唱團的週年音樂會,冀年輕一代盡情體驗歌劇魅力帶來的樂趣,此後逐漸發展成興趣,為歌劇界提供孕育人才的合適土壤。

Warren Mok, internationally-acclaimed tenor and Artistic Director of OHK, expressed gratitude to KWIH for its vigorous support in the past four years and looked forward to another two years of harvest.

Between 2013 and 2016, KWIH donated HK$10 million to OHK and worked alongside the opera house to roll out different initiatives to support opera development, nur ture local vocalists and provide opportunities for access for the younger generation and the general public. Louise Kwong, a local soprano singer, was one of the recipients in the f irst year of “K . Wah International Vocal Scholarship”. Af ter completing her studies in Europe, she returned to Hong Kong and continued to serve the local music community by contributing her effor ts in the promotion of per formance ar ts. “Studying music is a dream of many youngsters. I am lucky enough to make my dream come true, thanks to the suppor t of K . Wah,” said Louise, who graduated from the Music Depar tment of The Chinese University of Hong Kong before pursuing fur ther studies in the U.K . and the Netherlands.

Studying opera needs to train singing and per formance techniques in the long run, seize every oppor tunity to per form in opera houses in Europe to amass experience, and also to learn under the maestro’s tutelage, Louise said. The scholarship suppor t, however, wiped away all her worries about the money needed to pursue her dream.

Mini opera tours in schools to inspire youngsters OHK organized mini opera tours in more than 30 primary and secondary schools and reached out to more than 10,000 students over the past four years. The “mini-operas” are simple and lively short plays performed by experienced actors in costumes, complemented by an introduction of basic language and knowledge in the culture of opera. Mr Mok said they achieved a great success every time when they

剛剛在香港中文大學音樂系畢業的吳卓欣主修聲樂,對音樂充滿無限熱忱。她已經連續四年考獲嘉華國際聲樂獎學金,每年暑期都有機會到海外向歌劇大師學習,並與當地的學生交流。她表示會繼續申請嘉華獎學金到海外進修,並相信只要再接再厲,終會令人欣賞藝術工作者的付出和努力。Kris Ng is a fresh graduate from Music Major at CUHK and an infinitely passionate musician. Having received back-to-back K. Wah International Vocal Scholarships for four years, giving her the chance to have lessons with maestros and crossovers with fellow-musicians from other countries, she intended to apply for yet another K. Wah scholarship to pursue further studies abroad. Kris is convinced that with persevering effort, an artist will win appreciation eventually.

Mr Mok believed that the fundamental art education could impose a far-reaching impact on youth development. Hence, OHK sees education and outreach programmes important besides nurturing local artists.

“Studying opera doesn’t mean to make every kid become a professional opera singer. Rather, we hope to nurture their musical talent and interest by teaching them the basic knowledge of opera since they are young. Through performing on stage, it also helps children boost confidence and guide them to develop positive values and aspirations.” Moreover, OHK promoted opera at tertiary institutions and attracted approximately 3,500 students to attend the performances.

Intensive and holistic training in summer schools to nurture future talentsThe annual “K. Wah Opera Hong Kong Summer School” is to allow children and teenagers to participate in the production and perform on stage. The school opens to those aged between 5 and 18. Auditions are required and the enrolled will engage in a three-week training in singing, acting and stage performance skills. A final performance is conducted before graduation.

In addition, KWIH sponsors OHK’s children chorus concert every year, with a view of providing opportunities for young people to experience the charisma and develop interest in the performance art, as well as nurturing talents for the opera industry.

Support from corporate institutions deemed indispensableHaving travelled wide and afar to perform, Mr Mok shared his insights into Hong Kong’s cultural policy: “The support from the commercial institutions is of utmost importance in the art and culture industry. Similar practices in many other countries are proven successful. For example, The Metropolitan Opera in the United States runs merely by sponsorships, box office revenue and tax concessions offered by the government.” Mr Mok called on the authorities to reference the relevant policies in order to further enlist social support for the development of culture and art in Hong Kong.

The new joiner also observed the impor tant role of corporate sponsorships in the development of the per formance ar t . “If an opera house didn’t have to worry about the availability of funds, it could dare to adopt an innovative approach or give more chances to upstar t per formers so as to bring a refreshing experience to the audience. In addition, it would be better-positioned and prepared for longer-term planning, fueling the development of the whole industry,” Louise said.

嘉華國際2016年核心盈利大幅躍升113%至28億港元嘉華國際集團有限公司(「嘉華國際」,香港股份代號:00173) 於

2017年3月21日宣佈其截至2016年12月31日止年度之全年業績。

於回顧年內,嘉華國際應佔營業額大幅增長95%至125.7億港元,

本公司權益持有者應佔溢利增長133%至31.82億港元,核心盈利

按年上升113%至28.08億港元。董事會建議派發末期股息每股13

港仙,連同中期股息5港仙,全年派息每股18港仙,貫徹嘉華國際

與股東分享成果的承諾。

應佔營業額錄得顯著增長,主要貢獻來自香港嘉悅及帝景灣、上海

嘉天匯、廣州嘉匯城及嘉都匯、東莞星際灣等項目。投資物業組合

之收入,包括香港J SENSES、上海嘉華中心、尚臻靜安服務式公

寓,以及廣州花都皇冠假日酒店及辦公樓,亦增加8%至逾4.9億

港元。

KWIH 2016 Underlying profit surges 113% to HK$2.8 billion

K. Wah International Holdings Limited (“KWIH”, Hong Kong stock code: 00173) announced its annual results for the year ended 31 December 2016 on 21 March 2017.

During the year under review, KWIH’s attributable revenue increased by 95% to HK$12,570 million. Profit attributable to equity holders of the Company grew 133% to HK$3,182 million. Underlying profit rose by 113% year-on-year to HK$2,808 million. The Board of Directors recommended a final dividend of 13 HK cents per share. Together with the interim dividend of 5 HK cents per share, total dividend for the year amounted to 18 HK cents per share, in line with KWIH’s commitment to sharing its results with shareholders.

Attributable revenue grew substantially, sales of Twin Peaks and Corinthia By The Sea in Hong Kong, Grand Summit in Shanghai, J Metropolis and J Wings in Guangzhou, and Silver Cove in Dongguan accounted for the majority. The income from the investment property portfolio, including J SENSES in Hong Kong, Shanghai K. Wah Centre and Stanford Residences Jing An, Crowne Plaza Guangzhou Huadu and office, also grew by 8% to over HK$490 million.

Dr Lui Che-woo, Chairman of KWIH, said, “2016 was another year of harvest for KWIH. Strong sales were recorded for the key projects launched in Hong Kong and Mainland China with our sound and shrewd strategies, as well as our persistence in excellence and quality. Backed by our proven experience and solid financial strengths, KWIH will continue to launch new projects in Hong Kong and Mainland China, with a view to driving our sustainable, long-term business development.”

Attributable contracted sales exceeded HK$10 billion for two consecutive years to underpin future earningsIn 2016, KWIH is assured of a strong cash flow with attributable contracted sales of approximately HK$13 billion, among which approximately HK$6.3 billion was recognized in the accounts for the year. The remaining amount of approximately HK$6.7 billion is expected to be recognized in the next two years.

Expanding investment property portfolio to increase recurring incomeKWIH continues to expand its investment property portfolio to boost its recurring income and cash flow. In Shanghai, Stanford Residences Xu Hui and Stanford Residences Jin Qiao, will become operational in the second and fourth quarter of the year respectively, and J Town, the commercial portion of Silver Cove in Dongguan, is expected to become operational in the second quarter of the year, upon which the GFA of KWIH’s investment properties will be increased

from 130,000 sqm to 180,000 sqm.

Three premium plots added in prudent yet progressive mannerIn Hong Kong, KWIH acquired Kai Tak Area 1K Site 2 in December 2016. The project is situated at the centre of Kai Tak Development Area with the benefit of various developments in the area. It holds out strong potential for development. KWIH has also acquired a prime land and participated in another premium site in Nanjing, in December 2016 and earlier this year respectively. The first one is a residential / commercial site at G89 Jiangning District sitting next to the Nanjing South Railway Station, a traffic hub which provides convenience in transport. The second one is a residential site at G87 Pukou District, an area designated for hi-tech companies and innovative ventures. The site has an access to strong education resources.

Strong liquidity with gearing ratio at 14%KWIH has maintained a sound financial position. As at 31 December 2016, the Group’s gearing ratio decreased to 14% and its average borrowing cost remained low at 2.7%. Coupled with a HK$8 billion 5-year revolving credit and term loan facility with a consortium of 15 banks in January this year, KWIH maintains sound financial resources to support the stable development of the business. KWIH will continue in selecting premium sites on a highly selective basis, with a view to fuelling its future business development.

審慎進取策略增添三幅優質土地在香港,嘉華國際於2016年12月成功投得啟德發展區第1K區2號地

塊。項目位於啟德發展區之核心地段,連同區內不同建設,發展潛力

優厚。嘉華國際亦於2016年12月及今年年初相繼購入及參與一幅位

於南京的優質土地:第一幅為江寧區G89地塊的商住地皮,該地皮緊

鄰交通樞紐南京南站,交通配套發達。另一幅位於浦口區G87地塊的

純住宅地皮,所處位置為高新創新板塊,周邊教育資源豐富。

手頭資金充裕負債比率僅為14%嘉華國際的財務狀況維持穩健。於2016年12月31日,嘉華國際的負

債比率降低至14%。同時,嘉華國際續享低廉借貸成本,平均借貸息

率僅為2.7%。再加上於今年1月與15間銀行落實了一項80億港元的五

年期循環貸款及定期貸款,嘉華國際備有充裕資金支持業務穩定發

展,並會繼續嚴選優質土地,為未來業務提供堅實的發展動力。

銀娛2016全年經調整 EBITDA 為103億港元按年上升 18%

銀河娛樂集團有限公司(「銀娛」,香港股份代號:00027,為恒生指數成分股)於2017年2月28日公佈截至2016年12月31日止三個月及十二個月期間之業績。

銀娛努力不懈創造盈利收益及主動控制成本,縱使經營環境仍具挑戰,銀娛於2016年做出穩健的業績,更令中場業務持續有所增長。銀娛第四季度經調整EBITDA錄得30億港元,按年及按季分別上升20%和10%,全年經調整EBITDA為103億港元,按年上升18%。旗下的豪華酒店錄得接近100%入住率,非博彩收益達32億港元,按年增長18%,顯示了銀娛支持澳門特區政府朝著經濟適度多元及增加非博彩收益的發展目標。

於2016年,銀娛派發兩次分別為每股0.15及0.18港元的特別股息。銀娛宣佈,於結算日後,派發另一次特別股息每股0.26港元,並於2017年4月28日派發,較2016年4月之派息增加73%,實踐了銀娛對股東的承諾,把資本回饋股東的同時,繼續保持穩健和高流動性的資產負債表,藉此配合發展藍圖以及到海外發展的目標。

銀娛與蒙特卡洛濱海渡假酒店集團建立策略夥伴合作關係

銀娛與摩納哥公國世界著名的豪華酒店及渡假村營運商蒙特卡洛濱海渡假酒店集團(Monte-Carlo Société des Bains de Mer,「S.B.M.」)於2017年3月29日宣佈正式建立策略夥伴合作關係。

有關夥伴合作關係包括承諾提升在亞太地區的業務和品牌上的合作,以及在亞太地區共同發展和營運包括綜合渡假城項目在內的娛樂業務,以及開拓在日本的發展機會。

繼續推動中場業務及盈利收益於2016年,銀娛全年收益528億港元,按年上升4%,經調整EBITDA為103億港元,按年上升18%。股東應佔溢利為63億港元。「澳門銀河™」經調整EBITDA為85億港元,按年上升22%。澳門星際酒店經調整EBITDA為22億港元。「澳門百老匯™」經調整EBITDA錄得3,000萬港元。

年內,由於銀娛博彩業務淨贏率偏高,令經調整EBITDA增加約4.8億港元。淨贏率正常化後,2016年經調整EBITDA為99億港元,按年增長10%。於2016年,集團按管理層基準計算的博彩收益總額按年增加2%至495億港元,其中,中場收益總額按年上升19%至210億港元。

維持資本充足、流動現金充裕集團擁有強健和具流動性的資產負債表。截至2016年12月31日,集團持有現金及流動投資達226億港元及淨現金167億港元。總負債由2015年12月31日的12億港元,增至2016年12月31日的59億港元。

強健的增長及發展藍圖銀娛在路氹擁有最大的相連土地儲備,讓銀娛在把握亞洲、尤其是中國的旅遊及休閒業務的中長期增長方面處於獨特的地位。路氹第三、四期項目令銀娛的非博彩業務版圖得以進一步擴展。銀娛會繼續推進各個項目,項目的大部分樓面面積將用作發展非博彩元素,針對MICE、娛樂和適合家庭旅客的設施。

Q1 2017 Results Highlights

GEG reported selected unaudited Q1 f inancial data for the three month period ended 31 March 2017 on 4 May 2017. The f inancial results continued to show positive momentum over Q4 2016, and the highlights are listed as follows.

GEG full year 2016 adjusted EBITDA of HK$10.3 billion Up 18% year-on-year

Galaxy Entertainment Group Limited (“GEG”, Hong Kong stock code: 00027, and a member of the Hang Seng Index) reported results for the three months and twelve months periods ended 31 December 2016 on 28 February 2017.

Giving the challenging operating environment, GEG continued with its focus to drive profitable volumes and actively control costs which contributed to delivering credible and solid results in 2016, and even to substantially growing its Mass Market business. GEG reported Q4 adjusted EBITDA of HK$3 billion up 20% year-on-year and 10% quarter-on-quarter respectively. Full year adjusted EBITDA of HK$10.3 billion was up 18% year-on-year. Its portfolio of luxury hotels was virtually 100% occupied and non-gaming revenue was reported at HK$3.2 billion, an increase of 18% year-on-year; this demonstrates its commitment to support the Macau Government’s efforts to diversify the economy and grow non-gaming revenue.

In 2016, GEG paid two special dividends of HK$0.15 and HK$0.18 per share, respectively. Subsequently, GEG announced another special dividend of HK$0.26 per share and paid on 28 April 2017, a 73% increase compared to April 2016. This confirms its commitment to return capital to shareholders, whilst maintaining an exceptionally strong and liquid balance sheet to fund its growth development pipeline and international expansion ambitions.

Continues to Drive Mass Business and Profitable VolumesIn 2016, GEG posted revenue of HK$52.8 billion, up 4% year-on-year, and generating adjusted EBITDA of HK$10.3 billion, up 18% year-on-year. Net profit attributable to shareholders was HK$6.3 billion. Galaxy Macau™’s adjusted EBITDA was HK$8.5 billion, up 22% year-on-year. StarWorld Macau’s adjusted EBITDA was HK$2.2 billion. Broadway Macau™’s adjusted EBITDA was HK$30 million.

During 2016, GEG experienced good luck in its gaming operation, which increased its adjusted EBITDA by approximately HK$480 million. Normalized 2016 adjusted EBITDA grew 10% year-on-year to HK$9.9 billion. The Group’s total gaming revenue on a management basis in 2016 was

HK$49.5 billion, up 2% year-on-year as total mass table games revenue was HK$21 billion, up 19% year-on-year.

Remains Well Capitalized and LiquidGEG’s balance sheet remains healthy and liquid. As of 31 December 2016, cash and liquid investments were HK$22.6 billion and net cash was HK$16.7 billion. Total debt increased from HK$1.2 billion at 31 December 2015 to HK$5.9 billion as at 31 December 2016.

Robust Growth Development PipelineWith the largest contiguous landbank in Cotai, GEG is uniquely positioned for the medium and longer-term growth in tourism and leisure throughout Asia in general and Mainland China specifically. Cotai Phases 3 & 4 will provide GEG with the opportunity to expand its non-gaming footprint even further. GEG continues to move forward with its planning. The development will have a significant focus on non-gaming, primarily targeting MICE, entertainment and family facilities.

GEG’s concept plan for the Hengqin project continues to progress. Hengqin will allow GEG to develop a low rise, low-density integrated resort that will complement its high energy resorts in Macau. Further details are anticipated to be announced later this year. GEG is also continuously exploring opportunities in overseas markets, including Japan.

Strategic Partnership between GEG and Monte-Carlo Société des Bains de Mer

GEG and Monte-Carlo Société des Bains de Mer (“S.B.M.”), world-renowned owner and operator of iconic luxury hotels and resorts in the Principality of Monaco, announced the formal establishment of a strategic partnership on 29 March 2017.

The partnership includes a mutual commitment to enhance the respective businesses and brands of each company and to work together on the development and operation of entertainment businesses including Integrated Resort (“IR”) projects in the Asia-Pacific region, including opportunities in Japan.

Dr Lui Che-woo, Chairman of GEG, said: “We are honored to be cooperating as a strategic partner with S.B.M. – one of the most iconic, luxury, hospitality brands in the world. In December 2016, the Upper House of the Diet in Japan approved the “Bill Promoting Implementation of Specified Integrated Resort Areas” – paving the way for the future introduction of IRs in the country, as well as fostering GEG and S.B.M. to announce the strategic partnership. Both GEG and S.B.M. look forward to the possibility of collaborative efforts to design, develop and operate an IR in Japan that would offer the best of what both have to offer.

The Group is also engaged in vigorous expansion elsewhere in the U.S., as large-scale chain hotels in San Francisco and Seattle are scheduled to be opened in the next two years.

Ortzi, the restaurant and bar on the ground floor of LUMA, is specialised in cuisines from Northern Spain designed by Head chef Jose Garces, a rising star in New York’s culinary sector. He was named best chef in the 2009 edition of James Beard Foundation Award, the Oscar of the culinary business, while winning title of “Iron Chef” in The Next Iron Chef, a TV cooking contest of the United States, in 2008.

LUMA is one of the first hotels on the East Coast to employ a servicing robot to deliver room-service catering for guests. Operations of the hotel have been smooth since its opening, according to Mr. Lui, with a strong order book. He hopes to open proprietary LUMA hotels in other large U.S. cities in the future.

諾貝爾獎創辦人Alfred Nobel的家族後人兼高中學者國家協會(The National Society of High School Scholars) 主席Claes Nobel及會長James Lewis造訪嘉華集團香港總部,與嘉華集團主席兼「呂志和獎-世界文明獎」(簡稱「呂志和獎」)創辦人及董事會主席暨獎項理事會主席呂志和博士及董事會成員會面。雙方就教育、和平、資源永續、正能量、改善世界和人類福祉等議題交流意見。

類產品稀少。符合市場需求的優質小戶型稀缺,與大量剛需對於小戶型的需求之間的矛盾,則進一步推高了存量小戶型的成交價格,繼而形成了惡性循環。

另外﹐設計規劃還對建築材料、朝向、窗戶、車位配比等都有諸多限制,例如:住宅要能獲得冬至日連續滿窗有效日照不少於 1 小時、住宅特定空間需向南或南偏東/偏西 35 度等,導致土地使用率受限制。在原本土地資源已漸漸稀缺的情況下,未能按照市場為導向充分利用土地,造成一定的資源浪費。而土地利用率不高將推升供求關係更加緊張,從而進一步推高房價。

目前隨著房價的飛漲,城市的違章搭建將會越來越嚴重,封陽台、佔用公共地方等行為到處可見,這些違章搭建現像恰恰與上海嚴格住宅設計規範背道而馳。在此同時,違章搭建在承重、抗風力、消防上均不符合安全標準,造成各種安全隱患對城市的管理帶來嚴重影響。

3. 舊城改造進展緩慢﹐小地塊開發難度高

舊城改造本應及時補充供應,緩解供應短缺帶來的低價與房價的高企。然而,目前的政策大都是完成較大規模動遷後才開展建設。這樣的建設方式至少存在以下問題,

‧ 全部完成動遷時間漫長,無法緩解短期內的供應緊張。而且,隨著通貨膨脹,土地未來的開發成本將逐步提升,繼而推高商品房未來的售價;

‧ 同時,部分已清理的土地受制於整體拆遷,造成長期閒置的事實,緊缺資源無法有效利用;同時,城市開發建設減緩,城市面貌遲遲得不到改善。

以黃浦區舊城改造為例,在十二五期間,全區共啟動 17 個房屋征收項目,拆除二級舊裡以下房屋 33 萬㎡。目前還有近 350 萬㎡的老舊房屋(240 萬㎡)及舊里(108 萬㎡),預計需要三個五年才能完成整個動遷改造,耗時長久。

建議

基於現有的各類問題,建議從以下幾方面著手改善現狀,

為幫助年輕人口置業,提高土地利用率,加大小戶型供

應,並加快舊城改造的速度。

1. 提高設計靈活性、增加土地使用率

現有的住宅設計規範限制較多,不管在地塊利用率或住宅內部設計方面都帶來局限,若希望滿足巿場對小戶型的需求以及提升土地利用率,可從以下幾點著手﹕

I. 放寬總體設計規劃

放鬆某些設計規範,如不限高,提高容積率,降低樓間距、日照、朝向、車位配比等要求,加

背景

1. 城巿中年輕人對住房的需求

上海是中國重要的經濟中心,隨著城巿高速發展,需要大量具備才幹的年輕人參與城巿建設。本地年輕人步入適婚年齡時亦需購置婚房。年輕人往往在事業剛剛起步,經濟基礎相對不太殷實,在渴望交通便利及環境舒適的居所同時,亦希望尋求總價較低的住宅,以滿足住宅購買需求。

2. 增加中小套型住房供應比例

上海整體的中小套型住宅(80 ㎡以下戶型)比例偏低,2014 及 2015 年間,全巿的中小戶型供應套數均佔全部住宅的 11.3%。而中環內的供應比例更低,2014 年及 2015 年分別僅佔全部住宅套數的 5.9%和 4.1%。為加大商品住房用地的中小套型住房供應比例,上海市政府於 2016 年 2月出台了《關於進一步優化本市土地和住房供應結構實施意見的通知》,規定中小套型住房於中心城區不低於全部套型的 70%,郊區不低於60%。其中,中小套型住房建築面積標準分別為:多層 90 ㎡、小高層95 ㎡,高層 100 ㎡。希望通過是次調整增加中小戶型的供應﹐緩解供應不足的現象。

3. 舊城改造緩解緊張土地資源

與 2013 年的土地供應 750 萬㎡相比,2014 及 2015 年全年上海的土地供應呈負增長,供應的用地面積僅為約 600 萬㎡。緊張的土地供應造成了地價上漲,而房價亦相應受到影響。為緩解緊張的土地資源,上海巿於十三五間發布了城巿中心區內舊城改造的計劃。利用舊城的空間開發新項目,提升區內居住環境並增加商品房的供應。

問題及分析

1. 因居住帶來的一系列生活成本高帶來社會問題

大多數工薪階層,尤其是年輕人,在住房選擇上優先考慮在市中心上下班交通便捷,生活配套設施相對齊全

改善設計規範、有效運用資源從而增加中心城區小微戶型供應,長遠控制房價上漲

的小戶型。如今商品房單價高漲,中環內每平米 6.3 萬,以現有小戶型 80 ㎡為例,購置房款將在 504 萬元,即使按照上海市 2014 年平均工資 65,417 元,湊齊首付(30%)需 23 年。市區(中環內)低總價小戶型房源的稀缺,導致大量剛需向外郊環,同時也帶來的一系列生活成本,例如:因遠離市區造成的上下班時間或購置車輛的成本,不但難以吸引優秀人才到滬工作,亦對社會造成各類影響,如外交環的交通擁堵、社會配套資源不齊全(教育、醫療等)﹐間接影響城巿的長期可持續發展。

2. 中小戶型定義受限、現有嚴格規劃引升各類問題

現有的設計規範對小戶型設計客觀形成各種約束,如對廚房、衛生間、臥室等空間都做了詳細的面積規定,導致中小戶型難以達到高效的設計。以目前的設計規定舉例,主臥室不小於 12 ㎡,起居室不小於 12 ㎡,衛生間不小於 3.5 ㎡等,在此種規定下要設計一套兩房的商品房就必須將住宅定在 80 ㎡或以上,而 50 ㎡則僅能設計為一房的戶型,令房型設計難以更靈活、經濟地運用空間展開。小面積無法做出更好滿足用戶合理需求的戶型,有限的空間無法得到更好發揮和利用,優質的小戶型產品難以實現,市場此

大土地利用率﹐更有效開發地塊。因放鬆規範而影響到的各類居住問題﹐可以用先進的設計及建築技術來彌補。譬如,在土地面積有限的前提下,鼓勵按照國際流行的環保設計,聘請獲得國際級設計獎的建築師來進行設計,同時允許使用國際型設計材料,提高空間利用率,增強功能性,並達到既美觀又實用的效果。

修改屋面綠化折算公式,允許 12 米以上的層面增加空中綠化,作為綠化率的其中一個計算。自 1998 年至 2015 年初,上海中心城區綠化覆蓋率從 19.1%增加至 38.36%,人均公共綠地面積,從 2.96 ㎡增加至 13.38 ㎡。在未來人口持續增漲的情況下,若要保持或增加人均綠地面積,必會需要更多土地進行綠地建設。如果在中心城區鼓勵增加空中綠化,在不需要減少綠化率、甚至可以增加綠化率的情況下,可以更有效地利用土地進行開發。一來增加了土地利用率,二來通過允許打造空中花園,可以突破地塊規模限制,提高綠化率,提升產品的配套質素,城市的整體環境面貌也隨之提升。

II. 允許更靈活的小戶型套型設計

為配合年輕人的居住需求,建設增加 30-50 ㎡的小戶型產品供應。而為了有效地設計此類小戶型,建議在套型設計具體指標上放鬆標準,如不嚴格規定廚房、衛生間、臥室等空間的面積規定、不嚴格規定廚房臥室窗戶、採用科技進步來處理技術問題、鼓勵使用新型建築材料等。允許設計自由發揮,增加創意,提高居住感受和質量,通過設計來從整體上提高小戶型產品的利用率,在有限的供應面積上滿足更多年輕人的階段性居住需求。

III. 有效使用目前的資源

根據上海市 2015 年頒發的關於不再對本市城鎮範圍居民住宅樓內新建餐飲服務經營場所核發《餐飲服務許可證》的通知,住宅裙樓不能做餐飲等配套,會造成現有土地資源的浪費,亦為居民帶來生活不便。原有餐飲配套為住宅樓帶來的不便,如環境污染或衛生問題,建議可在建築餐飲配套時要求運用新的建築技術,減少環境污染等問題的發生,如此一來,便可繼續允許裙樓開展餐飲、健身房、乾洗店、24 小時超市等,滿足年輕人的城市小戶型套型生活方式的需要。

2. 舊城改造邊拆遷邊建造、鼓勵小地塊開發﹐加快建

設進度

為縮短舊城改造的長周期,緩解短期內巿場供應的需求,建議在改造中邊動遷方建設,以小地塊為單位進行改造,鼓勵佔地面積 8000㎡以下的小地塊開發和利用,不但緩解了短期巿場需求,亦可為後續拆遷改造帶來更多資金及幫助。

然而,若是以小地塊為建築單位,則需要注意地塊開發規範及周邊的各類問題。以嘉華在陸家嘴濰坊街道的地塊開發為鑒,該土地面積為 5,665 ㎡,在這樣的小面積上,如果要完全滿足現在的各項規範要求,很難達到各類設計規劃標準。同時由於與周邊居民小區距離過近,在開發建設中,引發各種矛盾,造成社會不穩定。所以,建議在提高小地塊土地供應的同時,亦需從早前提及的規範和政策層面出發作出改善,吸引開發商進行小地塊的開發。

3. 嚴格杜絕各類違章搭建﹐摒除所有在高密度的城市

生活安全隱患的可能性

建議多種方式齊下,充分發揮業主委員會的職能,提倡業主之間進行相互監督,共同維護小區環境。同時需要物業管理部門、城市管理部門、執法部門一起形成共同治理條線。對已形成事實違章搭建的住戶,房管部門應該不予辦理房產證,限制其進行交易,同時建立嚴格的違章搭建記錄系統,對有違章搭建記錄的住宅,在進行房屋交易時,銀行不予提供房貸。從各個方面控制違章搭建現像的發生,提升城市管理。

在目前可建設土地資源愈來愈緊張和寶貴的情況下,上

海需要提高中心城區的土地利用率,合理配置土地資源,

積極促進小規模地塊的開發,增加中心城區住宅供應,望

在未來能長久地緩解供求關係,解決房價高漲的問題。

此提案中提及的兩大建議,是希望能夠通過巿場化的手

段來調節住房問題,滿足多樣化的住房需求。而以上建

議﹐除了政策上的變動外,還需政府的積極推動和助力,幫助巿場調節,以此提升城巿居住感受和質量。

Playing the role as miners in the old days, KWCM staff completed various tasks in the abandoned Ma On Shan Iron Mine and mine village.

In support of the annual Tree Plantation Day, the management and staff of KWIH and the J Metropolis project joined the teachers, students and parents of Jia Hui Cheng School in the charitable tree planting activity. Saplings were being planted and greeting cards with well-wishing messages for the students were hung on the trees. The initiative also symbolized Jia Hui Cheng School’s effort to inspire and educate people to become virtuous as well as skilled members of the society. KWIH has invested RMB100 million to build the Jia Hui Cheng School alongside the residential complex, in order to provide students with a quality schooling environment.

由澳門管理專業協會及銀河娛樂集團聯合舉辦的第六屆「銀娛青少年成就計劃」舉辦了一連串活動和工作坊。本屆活動以「事業發展」為主旨,期望年輕人透過計劃實踐創新思維和擴闊視野,為發展個人事業打好基礎。主辦單位早前於「澳門銀河™」分別舉辦了與職途及團隊合作精神相關的活動,吸引近100名學員參與。

其中一項活動是「澳門銀河神秘見工之旅」,意即讓學員親身走訪「澳門銀河」綜合渡假城部分特別設備的後勤區域,冀學員能透過部門代表的講解,從中了解該職業的概況。

The Macau Management Association and Galaxy Entertainment Group (“GEG”) co-organized the sixth GEG Youth Achievement Program (“YAP”). The YAP aims to help young people create a more solid foundation for their future careers. The two activities hosted at Galaxy Macau™ attracted nearly 100 participants.

The Galaxy Macau YAP Mystery Tour, one of the activities, was a field trip to the back offices of various leisure and entertainment facilities at Galaxy Macau, participants could learn more about the working environment at the integrated resort.

銀娛邀請了合共80名分別來自仁慈堂安老院的長者以及仁慈堂盲人重建中心的會員前往「澳門百老匯™」的「百老匯舞台」觀賞深獲市民和旅客讚賞的「百老匯奇幻秀」。參與是次活動的長者認為節目構思新穎,節奏緊湊,對表演者的表現十分欣賞。

To usher in the Year of the Rooster, GEG organized two community activities, inviting associations from Macau Holy House of Mercy to watch the Viva La Broadway performance and organizing visits to the homes of users of General Union of Neighbors' Association of Macao’s Peng On Tung Tele-assistance Services.

GEG invited a total of 80 elderly citizens and residents of Macau Holy House of Mercy’s Elderly Home and Center for the Blind to enjoy the show Viva la Broadway, a spectacular variety show at Broadway Macau™. The elderly guests expressed admiration for the performers and thought that the show was innovative and upbeat.

銀河娛樂集團與澳門聾人協會在「澳門銀河™」後勤區域合辦「手語聾情推廣活動」,吸引了近120名團隊成員參與,反應熱烈。聾協透過互動遊戲、無聲體驗等方式,模擬聽障人士的日常生活,並播放與主題相關的微電影,讓大眾了解他們所面對的困難。又以輕鬆手法教導手語的應用,讓銀娛團隊成員初步認識與聽障人士的溝通方法,希望他們能應用在工作範疇,以便服務有需要的聽障人士。銀娛希望藉此鼓勵大眾關注「傷健共融」及增加社會包容性,促進社會和諧。

The Macau Deaf Association (“MDA”) installed an interactive booth in the back office of Galaxy

Macau™, attracted around one hundred and twenty GEG team members to join. The booth simulated what daily activities are like for hearing impaired people. The MDA hoped that the simulator experience and the short film they screened would raise awareness of the daily challenges faced by hearing impaired people thus improve social inclusion and harmony. MDA representatives also taught team members basic sign language that they can use when serving customers with hearing impairment. GEG is proud to have been able to work closely with charitable organizations to “make a difference by making a commitment”.

嘉華揚威多項龍舟賽團隊合拍力拼殊榮

嘉華集團於端午節參與多項龍舟活動,一眾健兒落力比賽並發揮出團體精神。嘉華國際及仕德福國際酒店集團組成兩支隊伍參與「赤柱國際龍舟錦標賽2017」,今年除出戰男子組賽事外,亦首次派出八名「女將」與男健兒組成「龍鳳隊」,同赴賽場競技。龍舟隊於男子乙組銅盃決賽獲得優異獎,成績令人鼓舞。

嘉華建材於「2017西貢龍舟盛會賀香港特別行政區成立20周年」男子少青龍公開賽(飛龍組)發揮出超卓實力,勇奪「嘉華建材盃」冠軍。同時亦組隊參與「大埔區龍舟競賽2017賀回歸20周年」的男女混合比賽。

銀河娛樂於5月27及28日率先出戰「澳門國際龍舟賽」並勇奪三項殊榮。「銀河彗星」於二百米小龍賽女子組力壓強敵奪得亞軍,二百米小龍賽男子公開組派出「銀河宇宙」應賽奪得季軍。「銀河明珠」與多支實力非凡的隊伍比拼,最後於五百米標準龍女子組獲季軍,表現優秀。

K. Wah demonstrated strong team spirit by participating in several dragon boat competitions! This year the Group formed two teams comprising staff from KWIH and SHI with eight K. Wah ladies joining the “Stanley International Dragon Boat Championships 2017” for the first time. Apart from a team competing for men’s race, a “Mixed-gender Team” was formed to compete with others. The teams delivered outstanding performance and captured a Merit Award in the Men’s B Bronze Cup Final.

With high morale, KWCM team triumphed over the other competitors and took home a champion title in “2017 Sai Kung District Dragon Boat Racing Gala” ! A mixed-gender elite team was also sent on field to compete in “Tai Po District Dragon Boat Race 2017”.

GEG received 3 awards in “Macau International Dragon Boat Race” on 27 & 28 May, “Galaxy Elegance” won the first runner up in Macau Small Dragon Boat Race 200m. “Galaxy Universe” achieved second runner up in Macau Small Dragon Boat Race – Men’s Category 200m. While “Galaxy Pearl” competed with strong rivals and won the second runner up in the Macau Standard Dragon Boat Race – Women Category 500m.

嘉華集團近期推出內部數碼多媒體平台K-Channel,以多角度呈現企業內部的奇聞趣事、知識分享、與管理層對話等多元化內容,旨在促進內部交流,鼓勵員工互相學習,提升團隊凝聚力。精彩節目陸續推出,請密切留意!

K. Wah Group has recently launched the K-Channel as an internal digital multi-media platform on the K. Wah Intranet. Videos featuring a broad range of topics such as interesting stories from the Group, useful information and interviews with the management will be broadcast on a regular basis. These productions are expected to facilitate internal communication, encourage mutual learning among employees and enhance team cohesiveness. So stay tuned!

為加強員工對體育及健康的關注以及團隊合作精神,銀河娛樂集團員工康樂會舉辦第四屆「銀娛足球賀歲同樂日」,吸引約120名員工及其家屬參與。一整天的活動主要分成四個部分,除了重點賽事「銀娛金雞賀歲四角賽」外,員工康樂會亦安排了「銀娛管理層足球表演賽」、「銀娛足球嘉年華」以及「自由波地」,讓大家共享運動樂趣。銀娛致力於持續推動公司內部的運動文化,透過相關活動促進同事間的交流,提升團隊凝聚力。

With the aim of promoting a healthy lifestyle and strengthening team spirit, the Staff Social Club of GEG hosted the GEG CNY Soccer Fun Day for the fourth consecutive year. Nearly 120 team members and their families and friends, joined the event. The all-day activity consisted of four parts: the GEG CNY Soccer Cup, the GEG Executive Show Game, the GEG Soccer Carnival and Soccer Free Time. GEG will continue to organise a wide array of staff and family-oriented activities on a regular basis, so that participants can bond with their family, friends and colleagues from various GEG departments.

KWCM has been suppor ting numerous major infrastructures and housing developments by providing quali ty construction mater ials . KWCM is fully commit ted to the greening work at Anderson Road Quarr y, and by the end of July, the rehabili tation of the site will be completed. This also marks the new chapter of Anderson Road Quarr y af ter ser ving Hong Kong for more than half centur y.

KWCM specially arranged a staf f fun day before the off icial handover back to the government, to express its hear tfelt gratitude for the colleagues’ enormous effor t over the years. Over 300 staf f and their family members joined this meaningful event and witnessed the restoration of the quarry. Together with the management team, staf f from KWCM formed the logo of KWCM and KWP Quarry, which symbolized the signif icant development of K . Wah and Anderson Road Quarry, and the promise to contribute to Hong Kong.

嘉華國際舉辦自由跑

嘉華國際上海地產業務舉辦員工趣味運動會,旨在鼓勵員工通過健身活動強身健體,同時釋放工作壓力,又能增進員工間的溝通和瞭解,提升團隊凝聚力和榮譽感。

The Shanghai Property Business Branch of KWIH organised a fun sports day for its staff to encourage sports and exercises for health improvement. It was also a good way to relieve the pressure of work, as well as to enhance communication and understanding among employees for stronger team cohesiveness and a greater sense of pride.

嘉華國際過去幾個月舉辦「嘉華‧自由跑」運動,旨在鼓勵同事定時沿北角海傍跑步,培養健康生活模式。

KWIH has encouraged employees to join the “K. Wah‧Free To Run” session in the past few months for jogging along the harbourfront in North Point, with a view to promote the development of healthy lifestyles.
