Is it possible to sell your property pri-
vately? Yes it is. Some estate agents may
tell you that you cant do it and that you
dont have the skills to sell your home.

The truth is that there is nothing to stop
you selling your own property. If you want
to sell to any buyer, that is.
The difference is that when you sell with
a professional real estate company that real-
lymarketsyourpropertyyouwill attract the
best buyers and the best buyers pay you
maximum market price.
So thats thedifference
between selling your
property privately, and
selling through a real es-
tate company: market-
ing.
A professional real es-
tate company should be
really skilled at market-
ing your property to at-
tract maximum buyer
interest. When all the
buyersseeyourproperty
well marketed they will
show interest. Thismass
of buyer enquiry creates
buyer competition
where more than one
buyer shows interest in
a property.
The real estate mar-
ket, like any other mar-
ket,works on supply and
demand. So when multiple buyers show in-
terest in your property then they start to
compete against each other for it. And they
do this bymaking really good offers on your
property often paying full asking price
if the asking price represents fair market
value.
Contrast that to selling privately. When
you sell privately, you are very limited in
terms of the marketing that you can do. The
resultant lack inbuyerenquiry leads tovery
low levels of buyer competition and lower
offers.
So if the main difference between finding
the best buyer (whowill pay youmaximum)
and just any buyer (who will make low of-
fers) ismarketing, then justwhatmarketing
are you getting from your estate agent?
Do you have a written marketing plan
with guaranteed advertising? Does your
marketing include print and website adver-
tising? Do you have professional photos?
Does the agency have a database of buyers
they can match to your property? What is
being done to make your property stand out
in the crowd and appeal to buyers? Do you
have access to national and international
buyers?
If the answer to the above is no, then its
unlikely theywill achieve abetter selling re-
sult than you would privately.
However, if you want to achieve the best
price then you need to be exposed to the best
buyers who will compete for your property
and offer you the highest price they can
and isnt that what every seller wants? This
will more than justify any agents fees you
have to pay.

who commits to world-class marketing, and
sell for the most the market will pay.

The power hike allows meaningful gains
in performance. The 0 - 100 km/h sprint time
improves from 9,7 sec to 9,0 sec, while top
speed is 200 km/h.

rain-sensing wipers and auto headlights.
Revised door panel casings allow for im-
proved storage space, while the cabin light-
ing now employs LEDs. These are not only
more energy efficient, but also contribute to

can car passenger market in April 2013 with
the total sales of 8 463 units and a market
share of 24,6%.
In April 2013, 34 346 new passenger cars
were sold in South Africa, an increase of
16,4%whencomparedtoApril 2012sales.The
sales,however,decreasedby8,6%whencom-
pared with March 2013.
To date, the new passenger car market is
5,7% up when compared to the same period
in 2012.
Polo Vivo was the best-selling passenger
car in April with total sales of 2 762 units.
Itwas followedbyPolo,whichsold2 160units
in April.
Since its market introduction in March
2010, Polo Vivo has sold 108 836 units. Polo
Vivo has been the top-selling passenger car
in South Africa for the past three years.
April was another good month for Audi
with the delivery of 1 607 units to customers.
The A4was again the best-seller for the Audi
Brand with 535 units.
Audis year to date premiumsegmentmar-
ket share improved to 24,5% in April.
Volkswagen Commercial Vehicles report-
eddeliveries of 817units in the light commer-
cial vehicles segment in April.
The sales were boosted by Amarok single
and double cabs which sold 589 units, said
Mike Glendinning, director: sales and mar-
keting at Volkswagen Group South Africa.
The car sales inAprilwere partly boosted
by the availability of more selling days. The
selling rate of new cars per day was up 6,7%
in April when compared to April 2012, but
it was slightly down compared to March.
The decline can be attributed to amongst
other things softening demand due weaker
economic circumstances and increase inCO
emissions tax which came into effect in
April.

The all-new Ghibli is set to break new
ground for Maserati.
With its debut at theShanghaiMotor Show,
itmarksthe first timeinMaseratihistorythat
the Italian sports, luxury and prestige maker
will have two four-door sedans on sale at the
same time.
The Ghiblis design ethos emphasizes its
more dynamic driving characteristics by
maintaining visible links with the larger
Quattroporte,whiledeliveringamoreaggres-
sive visual personality.
The outline of the body reflects a coup-like
philosophy for the four-door sedan, while
there are strong feline hints around theGhib-
lis grille and headlights. The grille takes its
inspiration from the current GranTurismo
and it can draw a line back to the classic A6
GCS of the 1950s.
It also maintains Maseratis distinctive C-
pillar treatment, which delivers much of the
coup-like stance and carries the classical Sa-
ettaMaserati logo,carryingonatraditiondat-
ing back to 1963. The side profile is dominated
by a swage line that runs from the traditional
Maserati grille vents behind the front wheels
and finishes in the rear lights themselves.
Inside, the Ghibli sets itself apart from the
Quattroporte with its own dashboard design
that perfectly meets the buyers need for a
sportier and youthful experiencewithout los-
ing any of the luxury expected in a Maserati.
TheGhibliwill have amore focused, sporti-
er philosophy than the larger Quattroporte.
Itwillbeavailablewith twoturbo-charged3.0-
litreV6 gasoline engines, an eight-speed auto-
matic transmissionandbothrear-wheeldrive
and the new Q4 all-wheel drive system.
The most powerful of the V6s will be the
twin-turbounit in theGhibli S,whichproduc-
es 301 kW (410 hp) of power at 5 500 rpm and
550 Nmof torque from just 1 750 rpm. This en-
gine is shared between the rear-wheel drive
Ghibli S and the all-wheel drive Ghibli S Q4.
The all-wheel drive Ghibli S Q4 will reach
100 km/h in just 4,8 seconds, while the rear-
wheel drive version takes just 0,2 seconds
longer. The Ghibli S has a quoted top speed
of 285 km/h, which is just 1 km/h faster than
the Ghibli S Q4.
The second turbo-charged 3.0-litre V6 gaso-
line engine available on the Ghibli not only
has an impressive power of 243 kW (330 hp)
and 500 Nmof torque, but delivers a fuel econ-
omy figure of just 9,6 litres/100 km. It ismuch
more than a fuel saving car, though, because
it is capableofaccelerating to100 km/hin just
5,6 seconds. Both of these engines, with their
parallel turbochargers, were developed by
MaseratiPowertrain inpartnershipwithFer-
rari Powertrain and will be built by Ferrari
in itsworld-leading engine construction facil-
ity in Maranello.
Sharing much of the technology with the
Quattroportes 3.8-litre V8 engine, the V6 en-
ginesuse gasolinedirect injection technology
along with two low-inertia parallel turbo-
chargers, four continuous camshaft phasers
anddeliver their fuelataround200barofpres-
sure. This technology means that while the
Ghibli S V6 has a rev limiter at 6500 rpm; it
still delivers 90% of its torque from less than
1 500 rpm.
TheGhibliwill also become the firstMaser-
ati production car in history to be powered
byadieselengine,witha3.0-litreV6turbo-die-
sel. The 3.0-litre turbo-charged V6 develops
202 kW (275 hp) of power and a crushing
600Nmof torque to deliver 0-100km/h acceler-
ation in just 6,3 seconds. Critically, its NEDC
fuel economy figure is less than 6,.0 litres per
100 km. ItuseshighlyadvancedCommon-Rail
direct fuel injectionwith 2000 bar of injection
pressure and it also features reduced-dwell-
time injectors. This helps it to deliver sequen-
tial multiple injections for highly responsive
performance and cleaner emissions.
The Ghibli is set to reveal a character all
its own thanks to its combination of double-
wishbone front suspension and a state-of-the-
art, multi-link rear suspension with the op-
tion of the active Skyhook system, part-time
all-wheeldrive, firmsuspensiondampingand
powerful braking system.
The Ghibli is the only car in its class to use
a standard mechanical limited slip differen-
tial in all its versions in order to deliver the
best inherent traction in all driving situa-
tions.
Like the Quattroporte, its chassis design is
based around a rigid and extremely secure
steelsafetycell thatemploysanarrayofdiffer-
ent steel and aluminium alloys to deliver pre-
cise strengths andminimal weight. The front
of its chassis is based around an aluminium
casting with a reinforced cross-strut which
helps deliver outstanding rigidity in all direc-
tions, while the rear of the chassis is made
from rolled steel.
The Ghiblis three ground-breaking en-
gines will be fitted into a wheelbase that is
around 20 centimetres shorter than the Quat-
troporte (2,99 metres) and an overall length
that is, at 4,97 metres, 29 cm shorter.
TheGhibliSwillboast 360 mmx32 mmven-
tilated and cross-drilled dual-cast front brake
discs while it has 350 mm x 28 mm ventilated
rear discs. It uses six-piston Brembo fixed
brake calipers on the front and four-piston
units at the rear to help it stop from 100 km/h
to zero in just 36 metres. The Ghibli sits on
18-inch wheels and tyres, while the Ghibli S
models ride on 18 -inch staggered tyres; 19-
inch, 20-inch and 21-inchwheels are available
as options.
