MEMORIU TEHNIC
1 Generalitati
Pentru un imobil de locuinte apartinand unui ansamblu rezidential se doreste
realizarea calculului termotehnic avand in vedere corespunderea cu cerintele de
termoizolare, precum si conditile oblicatorii a necesarului anual de caldura.
2 Date de amplasament
Ansamblul de locuinte este proiectat pentru un sit din zona pericentrala a orasului Cluj-
format prin modularea unor volume tinand cont de reglementarile urbanistice si de obtinerea unei eficiente de construire (retrageri, aliniamente, POT, CUT, etc). Alternanta de inaltime in cadrul unui volum, de la P+1 pana la P+4, provine atat din reglementarile de inaltime, distante intre cladiri si studiul de insorire, cat pentru a crea ritmicitate, accente si un mixaj de tipologii. 2 Caracteristici
Imobilul de locuinte ales spre studiu este format din 2 tronsoane pozitionate in oglinda, cu regimul de inaltime de P+2 si o suprafata construita de 270mp fiecare si cuprinde 12 apartamente cu 1 si 2 camere. Inaltimea cornisei este de 11.20m iar inaltimea utila a unui apartament de 2.55m.
2 Structura de rezistenta
Structura de rezistenta este de tip cadre spatiale, stalpi si grinzi din beton
armat monolit si cu sistem de fundare de tip punctual cu cuzinet sub stalpi si grinzi
de legatura. Elementele structurale au urmatoarele dimensiuni, placa de beton armat
15cm grosime, stalpii 40x40cm, grinzile 50x30cm. Zidaria este din blocuri ceramice
Porotherm de 25x30cm iar termoizolatia prevazuta poistiren extrudat de 10 cm.
Terasa este necirculabila cu termoizolatie de 15 cm.
