Request for Registration of Sale (Total/ Partial)
This service allows clients to apply to register the sale or purchase (Total / Partial) of land real property, or real estate unit, subject to satisfaction of the requirements prescribed by the Land Department and Government of Dubai.
The service is provided by the Real Estate Registration Service Department - Special Registration Unit, the Registration Trustee Follow-up Section, and the Auctions Section and External Offices.
Required Documents
1- Original Title Deed2- No Objection Certificate from the developer (in case of sale based
on maps in the freehold areas)3- Sale Agreement (MOU)4- Legible black and white copies of valid Passports of the Seller and
Buyer • UAE Nationals (Citizen File Number + Copy of Nationality
Certificate)• Non-UAE nationals (Copy of the residence permit, No Objection
Certificate and Passport)Where the Seller or Buyer is a company, the following document will be required:
� Sole Proprietorship1- Original and copy of the Commercial License - Original and copy
of the Owner’s Passport 2- Original and copy of the Power of Attorney (The power to sell
must be stipulated) + Copy of the Passport of the Attorney

� Limited Liability Company (LLC)1- Trade license + Page of partners and equities (original and copy)2- Certificate of Incumbency 3- Original and copy of the Memorandum of Association (translated
into Arabic where required)
� If the company is located in the areas related to Jebel Ali (Free Zone).
• If it is outside the Emirate of Dubai, it shall be registered at Jebel Ali Free Zone.
• Commercial license.• Memorandum of Association (translated into Arabic).• Positions Certificate.• Certificate of good conduct.• In case the company is owned by another company, all the
documents of all the companies shall be brought.• In case the company is owned by individuals, a No Objection
Certificate shall be issued by Jebel Ali Free Zone.• Minor (below 21 years old), a No Objection Certificate shall be
required from Dubai Courts or Minors Affairs.• In case of sale of land, the original power of attorney will be
submitted.
Fees
Seller: 2% of the sale price Buyer: 2% of the sale price, in addition to the following :
• 250 Dirhams as Title Deed issuance fees • Map Issuance Fees (based on the type of real property)• Knowledge Dirham Fee of 10 Dirhams (added to each fee)

Registration Fees • 4,000 Dirhams if the real estate property price equals or exceeds
500,000 Dirhams• 2,000 Dirhams if the real property price is less than 500,000
Dirhams• In case of partial sale, the Registration Fees will be as follows:
• If the sale price is less than 500,000 Dirhams, 2,000 Dirhams will be charged
• If the sale price exceeds 500,000 Dirhams, 4000 Dirhams will be charged
Registration Fees will be charged once for each real property irrespective of the number of transactions (provided that all transactions take place on the same working day)
• In case of registration of warehouse sale contract (only): 10 Dirhams per square meter of the plot on which the warehouse is built, provided that the fee shall not be less than 10,000 Dirhams
• In case of purchase at less than the market value of the real property, the fee shall be calculated based on the market value estimated by the Valuation Committee
• Urgent processing fees (For UAE Nationals in non-freehold areas): 5,000 Dirhams
Direct Sale Request2,000 Dirhams as fees for offering real property for direct sale Seller: 2% of the sale price Buyer: 2% of the sale price, in addition to the following :

Request for registration of deferred sale (Total/Partial)
This service allows clients to apply to register the sale or purchase (Deferred) of real property based on a payment plan agreed upon by the seller and buyer. Title Deed is issued only upon settlement of all payments.
The service is provided by the Real Estate Registration Service Department - Special Registration Unit, and the Registration Trustee Follow-up Section.
Required Documents
1- Original Title Deed2- No Objection Certificate (in case of sale based on the map)3- Sale Agreement (MOU)4- Legible black and white copies of valid Passports of the Seller and

each fee)

Request for Registration of Land Addition by Sale
This service allows clients to apply to register the purchase by individuals of land from the government and addition of this land to their own land.
The service is provided by the Department of Real Estate Registration Services - Special Registration Unit.
Required Documents
1- Original letter from the seller2- Original copy of the Title Deed of the amalgamated land3- Original copy of the land map4- Copy of the buyer’s passport or Emirates ID Card
Fees
1- 4% of the sale price to be paid by the buyer 2- 250 Dirhams as Title Deed issuance fee 3- Map Issuance Fees (based on the type of real property)4- 10 Dirhams as Knowledge Fees (added to each fee)

Request for registration of Off-plan Sale (on Oqood System)
This service allows clients to sell real property off-map. The attendance of seller and buyer is a must in this case.
The service is provided by the Special Registration Unit and the Registration Trustee Follow-up Section.

1- No Objection Certificate from the developer2- Sale Agreement (MOU)3- Legible black and white copies of valid Passports of the Seller and
