Dear Friend,

Iwant to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding.

Before I talk about my confession, though, let me say a few other things first.

Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the right.

Twenty years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more…

A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened!

Special Needs Families Have Special Night Out

W hen Stu Krane goes out to dinner with his family, he is used to stares and comments from other patrons in the restaurant. His sixteen year old daughter is autistic and it is not unusual for her to create a commotion. Last

month, he was able to enjoy an Italian dinner with his family at Davie’s Pizza Loft without worrying. The restaurant dedicated a night to families with special needs children in celebration of Autism Awareness Month.

Krane came up with the idea for the event when he and his wife, Marlane, learned of a similar event at a Baltimore restaurant. “Many of these families do not dine out,” said Krane. “They prefer to eat at home rather than endure the stress of people staring at them or asking them to control their children.”

Krane contacted Brian Roselione, director of the Center for Autism Research and Development in Davie. Then, he approached the owner of Pizza Loft, Jeff Cohen, who agreed to host the event on April 26. Krane spread the word by sending out emails to friends, therapists and psychologists; handing out flyers at a walk for autism; contacting the ESE departments of local schools and more. The response was overwhelming. More than 150 people attended the event. “It was so touching to see Jeff Cohen and others in the community reaching out to special needs families,” said Krane.

Cohen is used to having special needs families in his restaurant. He has several friends and regular customers who have children with special needs. When they come into the restaurant, he seats them in a separate area so they can dine in peace.

“I was thrilled to provide a night out for these families,” said Cohen. “They were in a safe, secure and fun atmosphere and did not have to worry about what others were thinking.” Cohen is hoping to do it again next year. Cohen covered costs for a few

of the needy families. If the economy turns around, he may consider sponsoring the entire event.

Davie Town Councilmember Caryl Hattan attended the event. “As a teacher who specializes in teaching children with special needs, I understand the need for this sort of event and wholeheartedly support it,” stated Councilmember Hattan. “This is a wonderful expression of Mr. Cohen’s commitment to our community. I would like to thank him personally.”

Wish Comes True for Nine-year-Old at Triple AAA Ranch By DEBBy TEiCH · PHOTOS By JACkiE STEvENS

F or 30 years, the Make-a-Wish Foundation has granted the wishes of children with life-threatening medical conditions. The hope is that the “wish come true” will provide a special kind of magic that will help sustain these children

through extremely difficult times, until a miracle can be achieved. Last month, nine year old Daniella’s wish came true at a barn in Southwest Ranches.

Daniella suffers from Vater Syndrome, a pattern of related birth defects. Her leg is paralyzed, limiting her mobility. Many of Daniella’s friends are involved in gymnastics, cheerleading and soccer and she wanted to find an activity of her own. She turned to horseback riding, frequently used as a form of therapy for the disabled. The ability to control a horse as well as one’s own body often inspires self-confidence, responsibility and teamwork. Daniella’s wish was to sponsor a horse, so she could enjoy the fun of owning a horse without the long-term responsibilities.

The Make-a-Wish Foundation contacted Steve Oppenheim, who boards two horses at the Triple AAA Ranch in Southwest Ranches. Steve is a recent cancer survivor and was thrilled to help. “I have been blessed with good fortune and health,”

said Oppenheim. “Any day that I have an opportunity to make a difference in someone’s life, especially someone as special as Dani, is a good day.”

In March, Oppenheim introduced Daniella to his wife’s horse, “Shiloh,” a 4-year-old Rocky Mountain Spotted Walker. Shiloh immediately brought her head down and started giving Daniella kisses. It was a perfect match. “Shiloh is warm and affectionate with many people, but she knew right away that Dani was special,” said Oppenheim. “They fell in love with each other.” Daniella spends most weekends with Shiloh and has brought several of her friends to the barn to meet her. The entire barn community has pitched in to teach Daniella how to ride safely, as well as how to groom Shiloh and take care of her stall.

Last month, the Make-a-Wish Foundation celebrated Daniella’s success with a wish party. They provided music, food and lots of gifts. Knowing that Daniella’s favorite color is pink, they put pink sparkles on Shiloh’s hooves and in her mane and presented Daniella with a pink cowboy hat. “Dani told me that this was the best

day of her life,” said Shea Novakovic, her mother. “I wish I had the words to express how grateful I am to everyone. Dani talks about Shiloh all the time and really looks forward to seeing her on the weekends. Shiloh has helped her strengthen her back and muscles and has given her so much freedom. Shiloh has completely changed her life.”

The Southern Florida chapter of the Make-A-Wish Foundation grants a wish every 17 hours and has granted more than 7,000 wishes since its inception 27 years ago. Children wish for a variety of things. They want to travel to Disney World; see snow or meet their favorite celebrity. They want to be a firefighter or baseball player for a day. Some just want something simple like a puppy. “Every wish is unique and special,” said Richard Kelly, Vice-President/COO of the Make-A-Wish Foundation of Southern Florida. “In Daniella’s case, we were able to find great partners, wonderful volunteers and lots of family and friends who made it even more magical.” The average cost of a wish is $5,000. Flamingo Elementary Students Celebrate Arbor DayBy DEBBy TEiCH

S econd grade students at Davie’s Flamingo Elementary have been learning about plant and animal

life in class. On April 26, the Town of Davie and other community members donated their time and services to help the curriculum come alive in celebration of Arbor Day, a nationally-celebrated holiday that encourages tree planting and care.

“We try to enhance the curriculum as much as possible through field trips and hands-on experiences like this one in an effort to help the students make a real life connection,” said Jo-Anne Misiewicz, assistant principal. “We are thankful to the Town of Davie and other community members for supporting our school.”

More than 100 second graders participated in small learning groups led by Town of Davie Landscape Division staff members. Jim Aucamp of Aucamp’s Nursery donated a Red Maple tree and all of the students had an opportunity to shovel some dirt as they planted it on the school grounds, leaving behind a legacy.

Scott Weinstein of Somerset Soil Company Inc. and Naugles Nursery Inc. donated Pond Apple trees for each of the students to pot and take home. In another group, the kids acted out the role of each of the parts of a tree. Smokey the Bear made a surprise visit and talked the students about fire safety.

Davie’s Mayor Judy Paul and Vice Mayor Susan Starkey attended the event. They helped the children plant the maple tree and worked with the children on some of the other activities. “When we foster relationships with the children in our schools it is a win-win for everyone,” said Starkey. Starkey understands the impact this can have on a child. Sixteen years ago, each of her four children received a free plant at an Arbor Day event. They have watched the plants grow from saplings into 25 ft. trees.

“Something as simple as a small plant can help the children learn responsibility and the importance of being good stewards of the environment,” said Starkey. “After they

plant the tree, they must water and nurture it in order for it to grow properly.”

T hree students from Saint Mark the Evangelist Catholic School in Southwest Ranches received

the 2010 Pinnacle Award. The Pinnacle Award is presented to exemplary students who are nominated by their schools based on the example they have set for others to follow, including their actions in the home, school and community. Sagemont Star Destined for Greatness at Syracuse

F abricio “Fab” De Melo only attended The Sagemont School for two years, but in that short time he left a lasting impression. The seven-foot-tall basketball star brought national notoriety to the school and earned the respect and

admiration of students and faculty alike. Fab was the “big man on campus” both literally and figuratively.

At seven-feet and 250-pounds, Fab towered over his teammates and classmates. But it’s not just his size that turned heads. It was his skills as well. Fab was ranked as one of the top 20 high school basketball players in the nation and was selected to be a 2010 McDonald’s All-American. Courted by college recruiters from coast to coast, Fab has signed to play for basketball powerhouse Syracuse University next year.

That’s pretty impressive for a kid who has only been playing basketball for a few years. Born and raised in Brazil, Fab grew up playing soccer. “I got too tall so my soccer coach introduced me to the basketball coach,” he explains, noting that he is still a huge soccer fan.

He left his home and family in 2008 to perfect his basketball game here in the United States. He selected The Sagemont School because of its stellar academic and athletic programs, as well as the success of its international student program. He lived with a Sagemont host family.

“It was hard to leave my family but I knew that coming to the United States would give me the opportunity to get a much better education that would give me better opportunities in life,” explains Fab. “At Sagemont there are kids from all over the world, so I felt very comfortable.”

Despite the homesickness, Fab felt at home on the basketball court. Sagemont Basketball Coach Adam Ross says he recognized Fab’s potential the first minute he saw him play. “Fab is an incredibly talented, very mature young man. He embraced our school and our team and was a pleasure to have here.”

As starting Center, Fab led his team to the District title. Along the way, he set many school records. “I think I hold the school record for rebounds and blocks, but records aren’t important to me,” says the understated student.

Instead, he is looking toward the future, namely playing college basketball and representing his country when Rio hosts the 2016 Olympic Games. “Right now, playing in the Olympics is my number one goal.”

So be sure to remember his name. Coach Ross says he wouldn’t be surprised to see Fab playing in the NBA one day. “Fab has all the tools to play professionally. As long as he’s healthy and he continues to work like he’s working now, I honestly believe that he has a professional basketball career ahead of him.”

He’s not the only one making predictions about Fab’s future. Sports Journalist Daniel Poneman wrote in First Look Basketball, “The Syracuse recruit is one of the most physically dominant prospects around, and has all the physical tools to one day be an NBA all-star.”Sagemont basketball coach Adam Ross congratulates player Fab De Melo after he signed a

I sn’t it frustrating that no matter how hard you exercise or diet this

“cottage cheese” look pops up first on the backs of thighs, shows up later on the buttocks and eventually even on the backs of your arm and calves? What ever the case, I have

never met a patient that is not bothered by this.

WHAT IS CELLULITE?Cellulite is a common skin condition known for its dimpled appearance caused by enlarged fat cells trapped in an inflexible network of fibrous septae located in the subcutaneous layers of skin. It affects 85-98% of post-pubertal women. For years it was thought that cellulite occurred primarily due to obesity, excessive weight gain, lack of exercise and poor diet, but in actuality, this is not the case. The formation of cellulite is due to several genetic and physical factors that include hormones, vascular changes and connective tissue changes.

The first studio opened six weeks ago on 17th St. Causeway in Ft. Lauderdale.

F or the second consecutive year, the last Sunday in April saw Davie’s Bamford Park turned into a colorful

festival, filled with young girls playing softball.

Approximately 2,300 people attended the 2010 USSSA Rodeo fastpitch tournament as the number of participating teams grew from 42 in

2009 to 46 in 2010.Bamford’s 11 fields, expertly

manicured and decorated by the town’s Public Works department, saw action from

8 a.m. until 9 p.m., when four champions were crowned: the Pembroke Lakes Bandits in 8U, the

Coral Springs Panthers in 10U, the Miami Wildcats in 12U, and the West Pines Diamond Dusters in 14U.

And, just like last year, at the tournament’s midpoint, the Davie Broncos’ 14U girls’ team was met on the field by Davie Mayor Judy Paul, who threw a ceremonial strike.

“It’s always a thrill spending time with our talented athletes,” said Mayor Paul. “I am proud of their efforts.”

The Davie Broncos girls, for their part, made it to the championship game for the second consecutive year, falling 10-9 in extra innings.

T hree students from Archbish-op McCarthy High School in Southwest Ranches were re-

cipients of the 2010 Pinnacle Award. The Pinnacle Award is presented to exemplary students who are nomi-nated by their schools based on the example they have set for others to follow, including their actions in the home, school and community.

AMHS students Bridget Bambenek a senior, Kevin Andrew Valdes a sophomore, and Stephanie Woolley a senior were honored at the 13th Annual Broward County NonPublic School Association Luncheon held at Signature Grand in Davie. The students all Davie residents heard an inspiring speech from Dr. Bob Barnes, the founder of Sheridan House Family Ministries

and received their award. “This award recognizes the “unsung

hero” who has made a contribution to our school and community,” said Dr. Richard Perhla who attended the awards ceremony along with Assistant Principal Dr. Arlene Valdes and the recipients’ families.

W e often think of estrogen as a women’s hormone. It is not alarming that most men are not only unaware of having estrogen and the important consequences of having an

estrogen imbalance. Doctors have known for years that men with either too low or too high estrogen (and often low testosterone) have a significant increase in atheroscierosis, stroke, coronary artery disease, benign prostate enlargement, prostate cancer, osteoporosis, and bone fractures. With this in mind, 99% of men

today have no idea what their blood estrogen and testosterone levels are, which helps explain the epidemic of age-related disease that is affecting men’s health, families, and pocketbook.

Top medical journals (i.e. Journal of the American Medical Association and The Journal of Clinical Endrocrinolody & Metabolism) have documented and published these findings. Why then are these test not performed during your annual physical? Below are some key points to known medical facts on the effects of estrogen/testosterone imbalance.

Stroke is the third leading cause of death and leading cause of disability. Abnormal blood clotting in the cerebral blood vessels is the most common cause of stroke. Excess estrogen promotes abnormal blood clots.

In a recent study of 3,014 men, those men with low estradiol and testosterone levels had a 96% increase in mortality rate compared to men in the optimal ranges of testosterone and estradiol.

According to research, men with coronary artery disease had low testosterone and high estradiol levels as compared to the healthy age- matched control of men. Thus showing a significant positive correlation between low estradiol levels and the promotion of atherosclerosis in men.

High estrogen levels have been related to an increase proliferation of stromal cells in the prostate gland causing the many urinary discomforts associated with Benign Prostate Enlargement.

In men with low estradiol levels, hip fractures were more than three times higher to occur than compared to men with normal levels. In addition, men whose estradiol and testosterone levels were both low these men were 6.5 times more likely to have a hip fracture.

Men produce estrogen by a process involving an enzyme called aromatase that transforms testosterone into estrogen. Unfortunately, older men have a higher aromatase activity, therefore reducing the already low testosterone into a high harmful estrogen.

Fortunately no matter what the underlying cause, aging men (greater than 35 years old) can easily achieve optimal testosterone and estrogen levels.

As an Anti-aging/Wellness physician, I feel that it is important to treat the whole individual, addressing what is required in order to live an optimal life. A Heavy issue - The Western lifestyle

O ver 70% of the US population is overweight and over 30% is considered obese. Obesity and sedentary lifestyle is now the number 2 preventable cause of

cardiovascular disease, second only to smoking. Many believe that it will soon become the number 1 preventable cause of heart disease. Cardiovascular disease is a leading cause of death in our nation.

In my last article, I emphasized that in order to find a lasting solution to being overweight, one must do a root cause analysis to determine what has gotten us overweight and what keeps us this way. I alluded to the fact that Asians who live in their native country do not typically gain weight as they age but when they adopt a Western lifestyle, they do. Thus, adopting a Western way of life, as opposed to genetics, plays an integral role.

What is it about our lifestyle that leads us to gain weight and ultimately predispose us to become obese? First, we are sedentary. Technology, computers, cell phones, cars, boats, trains and planes etc., have helped facilitate us to become sedentary in addition to the economic demands driving us to be more efficient and productive both professionally and personally. Many of us work and are either in single adult households or have a significant other who also works. After a hard day at the office, many of us don’t have the time or the inclination to prepare a well balanced healthy meal, not that we truly know what that is. If there are any doubts about this, just gaze at the parking lots of the local fast food restaurants around mealtime. You will witness that many of us don’t expend an ounce of energy as we use the drive thru to get a meal and are tempted to “Super-Size It” for an additional 99 cents, ‘Filling Up’ with excess calories which unknowingly take many of us down a path of no-return. We adults set a poor example for our children who are spending more of their lives online, watching TV and playing video games as opposed to being physically active. Did you know that some kids take P.E. class online at school?

There are a variety of things that trigger us to eat even when we are NOT hungry. Many of us eat to soothe ourselves or because we are bored. Stress and how we cope with stress often affect what we eat and how much we eat. On a personal note, when I was watching the Miami Dolphins play the Indianapolis Colts on Monday night football this past season, the Dolphins were ahead with approximately 2 minutes left in the game. Peyton Manning, the Colts quarterback then got the ball; a wave suddenly came over me. I felt extremely stressed that Manning would pull it off and win the game in the last minute as he so often has done in the past. I then proceeded to eat 2 bags of plantain chips, but to no avail, the Dolphins still lost!

The 3rd and probably the most complicated piece to the puzzle is, certain foods are TRULY addicting. The things that we crave affect us like drugs. I contend that the manner in which we respond to and ingest certain foods substantiates that they are both physiologically and psychologically addicting. Because of our connection to certain foods and our desire to ingest them, we are NOT able to see the reality clearly. The foods that we think are our friends are not.

My next article will focus on some of the specific components of our diet that are truly addictive and how they are so. It is only through the awareness and our acknowledgement of this paradigm within ourselves that will enable each of us to employ the tools that will ultimately empower us to gain control over food as opposed to food having control over us!

AAs a child, Marissa Zoldan was an original TAG athlete and Elite gymnast. Now, as owner of TAG USA Gymnastics, she is helping

to develop three and four years olds into the next generation of Elite gymnasts. Marissa is well on her way, as this year, the gym has developed National Qualifiers, Regional Champs, and State Champs within the girls and boys gymnastics and trampoline teams. That’s quite an accomplishment, especially considering Marissa and her husband Michael have only owned the gym for about a year and a half. In that short time, the Weston couple has totally revamped its gymnastics program, coaching staff, and reputation. But, their biggest changes are coming over the next few months and they promise that people will flip over it.Q: This has been a banner year for the gym. Can you share some of your achievements?A: Our accomplishments this past year have given us state and national recognition, that perhaps, no other local gym has experienced. We boast a TOPs National Team Qualifier for girls gymnastics, a Regional and State Champ in boys gymnastics, and a Regional Champ and National All Star in boys trampoline. In 2009, the girls compulsory gymnastics team had 5 all around State Champs, 15 individual event State Champs, and 93 first place trophies in their six competitions. Also, the coed trampoline team has six athletes competing in the National Championships in June.Q: That’s quite impressive. To what do you credit these accomplishments?A: These are huge accomplishments for a gym of this size and only being in business for one-and-a-half years. It speaks volumes for the hard work and dedication of our gymnasts and our coaching staff. Q: How do you get such skilled coaches?A: TAG USA is already considered to have the best recreational program and girls compulsory team in South Florida. Our ultimate goal is to create the only true high level Optional and Elite program in Broward. Michael and I travel and actively recruit top national coaches from successful programs throughout the country. We desire coaches that have a true history of developing top gymnasts. Many local coaches have a habit of jumping from one gym to another every year or so. Most gyms will then recycle coaches, most of whom have no true successful credentials.Q: Is there really a difference in gymnastics programs in other parts of the country?A: Absolutely! Coaches from gyms in Ohio and Texas develop multiple champions at the National and International levels. That type of coaching success is not found among Broward gyms. In evaluating a coach, a parent can ask or research the past accomplishments of these coaches. Top coaches will have trained National Team and International competitive athletes, as well as developing multiple college athletes. In our

travels out of state, we have met owners from these top gyms, along with their renowned coaches, while

learning about these high level models of training. It is those types of gymnastic programs that we have already established at TAG USA and it is those types of coaches who we continuously recruit from around the country to come to TAG USA.Q: What are the upcoming new changes planned at TAG USA?A: First, we are pleased to announce our move to a brand new state-of-the-art facility in Weston. The new gym is triple in size and will accommodate our amazing growth and expanded programs. Second, we are expanding our cheerleading team to a full size, multi level, competitive travel team. The third major addition will be our Athletic Training Center for middle and high school athletes. Our program will have professional coaches from football, track, baseball, soccer, and basketball train young athletes with performance enhancing conditioning programs in their own section of the new gym.Q: What can people expect to see at the new gym?A: Most important is the 100 convenient spaces for parking! The gym itself is built from the floor up where every inch of space is designed to create the ultimate beginner to elite gym. Each of our programs will have separate sections of use. There is a large separate area for our Mommy & Me and Preschool classes with added special sized equipment. The parents will love the easy parking, optimum view seating area, and the

toddler open play area. The boys gymnastics team, trampoline team, and beginner gymnastics classes

will each have separate training areas from the girls gymnastics team. Also, we are adding a rod floor, three vault runways, and a spring floor runway for all tumbling athletes.Q: Will you be adding anything else?Q: The new facility will have a large open bonded foam floor for martial arts and tumbling classes and a full sized dance studio. We are also excited about the Athletic Training Center for middle and high school athletes..Q: With so many classes and kids at the gym, will there be space for parents?Q: The parent will love the parking area with two separate entrances for their convenience. We will have a spacious quiet lobby for parents who want to read, converse, or wifi. The open interior viewing area runs 100 feet in length so parents can watch their child train and see how they interact with other children and coaches. As parents with a lot of kids, Michael and I know what is important to a parent and took it all into consideration when designing our new gym.Q: TAG USA has an amazing reputation for hosting the best birthday parties and open gyms. Will you still offer them in the new gym?A: Absolutely! Our new gym will have three large and comfortable party rooms and even more activities for the kids. The added trampolines, bounce houses, rock wall, and game room just

adds to our already action-packed parties..Q: All of this sounds like a huge undertaking. What made you and Michael take on this enormous project?A: When we bought TAG USA, we committed ourselves to offer the best gymnastics experience possible at every level. We don’t follow other gym’s ideals, rather, we have our own goals of success and will continue to progress until we get the expected results. It is our customer satisfaction, commitment to our athletes, and our continuous improvements that voted TAG USA as Best of Weston!

TAG USA Gymnastics offers recreational classes for children from ages 12 months and up. Classes are offered in ten-week sessions. mortgage lender myths They Want you to Believe

M ost mortgage lenders and servicing companies are taking advantage of the public’s sense of desperation and lack of information to strong-arm homeowners into signing one-sided loan modification agreements. Prior

to signing any loan modification agreement or making any other significant decision affecting your home loan, it is critical that every homeowner be fully aware of the following “myths” that most mortgage lenders want you to believe. Myth No. 1: If I signed for a bad loan, I have to suffer the consequences of that decision.In reality, federal and state laws impose severe penalties on lenders that engaged in predatory lending practices. These penalties include cancellation of the entire loan and/or a refund of all payments made by the borrower, including any down payment. More importantly, these penalties and remedies related to the original loan transaction may even be available against the current mortgage company.Myth No. 2: Once a foreclosure is filed, the bank can immediately seize your bank accounts, garnish your wages and repossess any vehicles you own to satisfy your mortgage debt.Florida law prevents any lender from seizing any of your assets until after a final judgment of foreclosure, and only after authorization from the Court is obtained to satisfy a “deficiency judgment” (i.e., the difference between the amount owed to the bank and the amount for which the property sold at the foreclosure sale).Myth No. 3: If you are negotiating a loan modification with your lender, they cannot proceed with a foreclosure of your home.Actually, lenders can and will use the foreclosure process, especially during a loan modification application, as a means of coercing the homeowner to accept a one-sided loan modification agreement that may even contain a provision where the homeowner gives up all defenses, claims or counter claims he/she may possess against the lender.Myth No. 4: Your lender is entitled to review all your financial information (assets, tax filings, pay stubs, etc.), even during a foreclosure.The law in Florida is crystal clear and it states that a party to a lawsuit may not obtain financial information from its opponent at any time prior to a final judgment. Despite this clear principle, most homeowners who are already in foreclosure willingly provide their financial information to their lender under the guise that this information will be considered by the lender as part of a loan modification application. By doing so, the homeowner provides its adversary (the bank) with all the information needed to identify and seize any of the homeowner’s assets if a foreclosure final judgment is obtained. Myth No. 5: The lender will take into account your best interests and act in good faith to offer you the best terms possible during a loan modification.In actuality, the lender’s only concern is their “bottom line.” If the deal does not make sense financially to them, they will force you to accept a one-sided loan modification agreement, or attempt to force you out of your home through a foreclosure process.

The Housing Crisis and Divorce

T he biggest investment a couple will make is usually their home. These days, more often than not, the amount owed on a home exceeds the actual value of the property. This is

often referred to as the home being “upside down”. If there are no plans to sell the property it may not be of immediate concern, unless a couple does not wish to continue to contribute to a mortgage for a house which has no actual value. When a couple is going through a dissolution of marriage, the issue of the marital

home often becomes the main focus of the parties. Due to the housing crisis and the substantial decrease in property values in Florida,

the issue of the marital home and how it will be resolved has often times become a difficult task. Is the house going to be sold? Is there any equity in the home? Will the parties actually lose money by selling the home? If the home is sold, where will each of the parties live? This issue becomes even more difficult if there are minor children who are attending public school. Most parents would like to keep their children in the school they are already attending. A dissolution of marriage is difficult enough on children without the added stress of having to move away from their friends.

Unfortunately, these days the parties going through a dissolution have limited options. It is often best to have one of the parents and the children continue to reside in the home. This can continue until the youngest child graduates from high school. This is an attractive option, especially if the house has no equity and a sale would not accomplish anything. Of course, this can only be a successful option if the party remaining in the home has the financial ability to afford the monthly expenses. I have had several clients successfully renegotiate their mortgage and modify their monthly payment to an affordable amount.

The problem which often surfaces if one of the parties is going to remain, is the disposition of the existing mortgage. If both parties are obligated on the existing mortgage, then even after the parties are divorced, they will both remain obligated. This is true even if one party deeds over his/her interest in the house to the other spouse. The title may be transferred, but the financial responsibility will remain. This could present a problem to the spouse who is leaving in that it would remain a financial obligation on his credit and could prevent him/her from securing additional funding for the purchase of a new home. Often times, the spouse remaining in the home does not have the financial ability to refinance the loan in his/her name. The only option often becomes the sale of the home so that the mortgage can be paid off.

Of course some couples are simply walking away from their home and allowing foreclosure proceedings to take place. Clearly, this result has long lasting effects on both parties.

Embassy Creek Students Experience the Arts

I dalmy Sanchez, second grade teacher, is working hard to keep the arts alive at Embassy Creek Elementary in Cooper City. She sponsors the school’s drama club, which recently presented three nights of “Charlie and the Chocolate Factory: A

Play” on the school’s stage. The students performed for a sold out crowd. Sanchez has always been intrigued with theater. Her daughter, Marlyn, 27, studied theater in high school and college and Sanchez admits to being a back stage mom. She has tried to integrate her passion into her teaching. Whenever her students complete a novel in class, she has them role play to help bring the book to life. Last year, she started a drama club in an effort to reach out to the entire school. The goal of the

club is to provide students with opportunities to develop their creative talent, self esteem, communication skills and teamwork through real life experiences. “We have so many talented kids at the school,” said Sanchez. “They should not have to wait for high school to experience drama and follow their artistic dreams.”

The club has been well received at the school. Last year, approximately 70 second through fifth graders auditioned for the club by reciting monologues. A panel of four theater professionals judged the performances and selected 20 students. This year, Sanchez doubled the size of the club so more students could participate. Thus far, Sanchez has focused her efforts on two Roald Dahl’s books – James and the

Giant Peach and Charlie and the Chocolate Factory. She says she chose Dahl because his books inspire a fantasy where characters come to life and are full of entertainment. She has worked closely with the parents, teachers and sponsors who have helped with sets, costumes, lighting and props. She has tried to create an atmosphere where the actors feel like they are part of professional theater performing on Broadway. She wants the club to be a rewarding experience for the kids that is filled with lasting memories. Sanchez has not asked for compensation for her efforts. She says she has spent countless hours working with the kids throughout the year and on the production because she believes in it. “I am rewarded when I see the kids perform,” she said. Sanchez is hoping to continue her efforts next year, with or without budget cuts.

Once the foliage is selected, customers can visit the new garden center to choose from a large selection of gift and decor items to add to the landscape. The center has fountains, statues and bridges, as well as ceramic and glazed contemporary and traditional pottery in many colors. It also has other garden related accessories like wind chimes,

fertilizer, mulch, pesticides, planters, ornaments and more. One of the many ways that DynaServ sets itself apart from its competitors is

through its commitment to customer service. The staff is friendly and knowledgeable and available to offer professional advice on anything they sell. Many customers bring in photos or specifications and the staff helps them solve their landscaping problems. After they leave the nursery, they can call or email with any questions or concerns. Barry Sanders, owner, has been in the insurance business for nearly 15 years. After working for a major insurance company, he bought Knight Insurance, located at 1259 S. Pine Island Road, just north of I-595. The full service independent agency specializes in auto, home, business, life and umbrella insurance policies. It works with many companies so it is able to provide customers with the best coverage at a fair price. “We make sure that our customers are always covered properly for any unforeseen event; not only for today, but for the future as well,” said Sanders. “This allows them to focus on what is really important to them – their security.”

When customers need auto insurance, for example, agents examine a number of factors to determine the best company. They consider the assets the client must

protect; the value of the vehicle; the amount of money they can afford to pay out-of-pocket and their risk tolerance. They also review the customer’s driving history. Next they use an online rating system to search among eleven companies to find the one that fits the customer’s needs and coverage requirements. The list includes big brands like Progressive, Mercury, GMAC and Travelers, as well as some smaller companies.

Knight’s goal is to provide the highest level of customer service and build long term relationships with its clients. “We get to know our customers so we can understand the best way to protect them, as well as their families and businesses,” said Sanders. “We make sure their needs are handled correctly and efficiently.” Once agents are familiar with their client’s personal history, it is easy to revise policies or change companies if customers are unhappy or have a life changing event that may

alter their insurance needs. When there are changes or issues with a policy, agents work directly with the insurance carrier, saving the client valuable time.

Knight’s Commercial Lines department provides a variety of different insurance lines to cover specific types of businesses. The experienced staff evaluates each business and develops a program to meet its individual needs. It has programs for every size business, from sole proprietor to large corporations.

Barry Sanders has a CPIA (Certified Professional Insurance Agent) designation. Sanders is on the board of the LAAIA (Latin American Association of Insurance Agents) in Broward and a member of the Ft. Lauderdale Chamber of Commerce. The company is also Approved Green Business Certified.
