● WITH the housing marketcontinuing to struggle and

property sales flat, morehome-owners are consideringrenting out their home becausethey cannot find a buyer.

But there is evidence, too, thatpeople inheriting property afterbereavement are preferring torent, rather than sell, for the samereason.

Over the coming year more andmore of these ‘reluctant’ and‘accidental’ landlords could findthemselves taking on tenants forthe first time, indeed recentresearch suggests one in threehome owners are now consideringthis as an option.

But local lettings specialist,Belvoir, is warning anyone new toresidential lettings to be aware ofthe pitfalls, including strictregulatory requirements,insurance considerations andtenant reference and checkingprocedures.

Paul Rice, who runs the Belvoiroffice in Liverpool city centre,says: “We are seeing an emergingtrend in the market, with manyhome owners becoming landlordsfor a variety of different reasons.

“Some do not want to sell theirproperty until the marketrecovers. Others need to keep ahouse occupied and maintainedbecause it is lying empty.

“But becoming a landlord,almost overnight, is quite adaunting task and that’s why weurge people to seek out initial freeand impartial, independent advicebefore attempting to go it alone.”

In addition to strict regulationscovering compulsory gas,electrical and fire safety checksthere are many other specialistrules to consider.

For instance, if a property isrented to three or more unrelatedtenants, a HMO (Houses inMultiple Occupation) licence maybe required. Rules vary from onecouncil area to another.

If you are letting out a propertyyou will also need to take outspecialist landlord insurance,which is different to householdinsurance cover.

“It can be a minefield for thenew and inexperienced landlord,”says Paul. “It is important toconsider what kind of tenant youwant to attract, to ensure the right‘fit’ with the property. Are youtargeting families, young couples,single dwellers, or retirees?

“If furnished, you will need tocarry out a full inventory checkbefore anyone moves in, as well asextensive credit checks and tenantreferencing.”

“The first step for anyoneconsidering letting out their ownhome for the first time, is to gothrough all of the options open tothem,” adds Paul.

Belvoir predicts that propertyrents will increase between 5 and10% throughout 2011 and thenumber of private landlords in theUK will increase by a further 50%in the next few years.

EstherMcVey,ConservativeMPWhere was the family home you grew upin, what was it like and what is yourclearest memory of it?Stoneycroft Crescent Liverpool 13. This is thehouse I remember as our first family home. It’sa semi detached in West Derby and I drovepast it only a few months ago to take a quickpeek.

My mum and dad were young and funky andthe house fitted the look and feel of a youngfunky couple of the seventies, swirly wallpaper– oranges and greens if I recall – with afabulous clashing purple twist carpet.

It was open plan too with wooden foldingwhite doors and when the doors were open,my dad would chase me round and round incircles out of the living room into the hall andback around again, fit to drop and squealingwith delight when almost caught!

The back garden was wonderful too. The oldgentleman who’d owned the house before uscouldn’t keep up with cutting the grass so he’dbought a donkey to chew it away. There was agiant (well to a four-year old) baking apple treein the corner which I loved to climb and in thesummer pick all the apples off.

Where was the first house you boughtyourself and what did it cost?A one bedroom flat at the top of a GeorgianHouse in Shoreditch, London £61,500. It wasrun down at the time on the edges of the city –it’s now a hub for the urban trendies! Therewere lots of up and coming artists anddesigners there including Alexander McQueenand Mathew Williamson.

What made you want to buy it?Rents were so expensive in London that Idecided to buy. I then worked double shifts at arestaurant in Covent Garden to enable me tocover the bills.

What are the most important featuresyou look for when buying a house?Location for sure, and added to that I want aplace that I feel at home in. Somewhere thatfeels calm and secure. I want a place I feelhappy being in, so I like there to be shopsnearby and a park if possible.

Are you a DIY trier or do you leave it tothe experts?I’m happy to have a go at what I can do, but Ileave the rest to those who are properlyqualified.

What's the one thing you love mostabout your current house?The kitchen and den area. It’s spacious, cosy,opens up onto the garden and has under floorheating which I adore. It’s also a very ecofriendly house, I have a rain harvester and solarpanels that heat the water. I haven’t had waterheating on for more than three years.

RADIATORS, once theugly ducklings of thehome and usuallyignored unless theydidn’t work, have

undergone a transformation.“Radiators used to be the

forgotten element of interiordesign and there was noalternative to the standard, whitepanels that dominated ourhomes, but that’s no longer true,”says Barbara Payne, head ofproduct development at Bisque,which specialises in the funkythrough to the functional.

Company founderGeoffrey Ward formedthe company in 1979after displaying afancy, but damaged,radiator he’d pickedup on holiday inEurope in his shopwindow.

Within weeks, tohis astonishment,he was beinginundated withpeople wanting tobuy it.

“Bisque beganimportingsculpturalradiators fromSwitzerland,which combined‘wow’ factor andperformance andfound itself at thecutting edge of awhole newmarket.”

Textured slabs,coils, ladders,poles, mirroredradiators, and evenwooden radiatorsare just a few of thechoices offered bytoday’s radiatorcompanies.

And radiators are nolonger only made in metal,points out Marcus Orchard,managing director of TheRadiator Company.

“Different materials beingused, including reconstitutedstone and granite as well asceramics and new finishes, arebeing applied to metal to createstunning effects.”

So if you still have clunky,clanging radiators, surely it’stime you joined the radiatorrevolution.

Designer DivasThe cost of sculptural radiatorsmay make you go hot under thecollar, but will speak volumesabout your taste and designawareness.

“Radiators often occupy primelocations in rooms so it’s

surprising that they’reoften overlooked aspotential elements toenhance or complementa style,” says Orchard.

“You should considerthe design of furnitureyou will be putting inthe room and how theradiator willcomplement it.

“They can have theimpact of a piece of artand you may want themto be a feature, orsimply want one to bean under-stated,functional buthandsome addition to aspace.”Red hot rads: AMetacrylic radiator,from £2,068.65 from TheRadiator Company, withits black box frame,

Turn up theheat

Colour’s takenrooms by storm, andthere’s no reason

why radiators can’tfollow the trend.

match walls andfurnishings and

blend seamlesslyinto a scheme,while others have a

kaleidoscope of colour choices forindividual models.

“Colour remains a strongfeature for the designer market,with traditional, conservativecolours still the main choice,”says Orchard.

“Mottled copper and textureddark greys are a favourite formore conventional, periodsettings, but we’re seeingrequests for more dynamiccolours and special finishes.”

If you’re stuck with existingradiators, give them a makeover.Hammerite’s Radiator Paint costsfrom £9.99 for 500ml.

It’s possible to match aradiator to walls if you paint itwith emulsion and then applyInternational Radiator Clearcoat,which prevents emulsioncracking when put under stressfrom the radiator heating up andcooling down. It costs from £9.49for 500ml.Red hot rads: If all that DIY isjust too tiresome, and you wantto make impact with colour andshape, look no further than aslim, horizontal Tif radiator,from £831.90 from The RadiatorCompany. It’s available in 22shades including a punchy red.

Alternatively, La Scala, from£2,262 from Bisque, iseye-catching with its geometriczigzag shape and has a dazzlingcolour choice including a zingylime green.

Shapely additionsIf you’re after a sleek, steely,slightly industrialised look,there’s plenty to satisfy you bothfrom specialised companies andon the high street.

Choose your shape to suit yourspace, advises Orchard.

“Use tall, narrow radiators tomaximise a small space. In mostcases, double or even tripleoptions are available to increaseoutput without using up moreroom.

“If you have more space, long,low radiators look sleek whilsttall, vertical options provide astronger, visual statement.”Red hot rads: B&Q’s range hasreal ’va-va-voom’ appeal. AnAccuro-Korle Focus radiator is avertical pole of brushed stainlesssteel, £699, while a Larachrome-plated radiator, £499,resembles an African warrior’sshield.

Frontline Bathrooms’ rangeincludes a boldly curvedAnthracite Pajero DesignerRadiator, from £385. An Arigato,£591 from MHS radiators, madefrom solid tubular pipes, can behung vertically or horizontally.

Having just launched the Ideal HomeShow’s first garden design competitionto celebrate the best examples ofsustainable practice in garden designand support young and emerging UKstudents in the field, he’s expecting arush of eco-awareness.

“There will be a generation ofstudents who grew up in a time whengardening was manic on television. I’mexpecting big eco-awareness. Thatgeneration will know how important itis in terms of sourcing materials,saving water and making compost.

“I would hope for a refinement of allthe madder ideas that have been aroundfor years. The wheel is turning back tothe craft of gardening.

“ People’s first love is plants,understanding the soil and theenvironment. That’s the very trendything, which is healthy.”

Fruit and vegetable growing willcontinue this year and in thelonger-term future, he predicts.

“The big trend will remain‘grow-it-yourself ’. Companies will comeout with kit forms of raised beds madefrom wood, compost mixes and seedmixes, along with manuals on how togrow basic vegetables to educate yourchildren and feed your family.

“In terms of materials and plantingschemes, it’s back to the style of gardenwe remember from our childhood. Thegrander, more old-fashioned style (and)colour in terms of herbaceous plantsand a kind of appreciation of tradition.

“A lot of natural stone will be usedand salvage material will beappreciated. There will be lessconcrete.”

He is currently having his gardenin Co. Wicklow completelyrefurbished and says it will allcentre on herbaceous borders, witha folly at the end.

After two harsh wintersgardeners will need to reconsiderwhich species they grow.

“Dicksonias (tree ferns) havetaken a bashing. We used to useCordyline australis everywherebut many have been killed off, ashave lots of hebes. We have todecide whether our ambitionshould be to continue to go forthe exotic if we don’t live in aprotected area.

“Perennials are the basis forthe English cottage garden. “People want to be comforted andindulged. They want to see the qualitiesof tradition for which Britain is wellknown.”

But for people who have smaller towngardens and not much time formaintenance, minimalist will always bein vogue, he says, while the popularityof low-maintenance plants is surging.

“The arrival of ornamental plantssuch as grasses, mass planting oflavender and Buxus sempervirens in amore contemporary way works verywell, so keep it simple. For mostgardens the palette of plants isrelatively limited because you have toacknowledge how people live.

“There will be more evergreens andpeople will appreciate grasses likecarex. If you planted bronze carex a fewyears ago, people thought you wereplanting something that was dead.

“Now there’s a more naturalistic feelthrough an appreciation of foliage anddifferent hues, supplemented withbulbs. It’s uncomplicated butwonderful.”

LANDLORDS can still expect to earn more than£3,200 a year on each home which is tenanted, saysa new survey.

This call comes despite private sector rentsfalling in December, and rent arrears surging to£276 million – the highest figure for a year.

LSL Property Services says an investor buyinginto the market today can expect to earn £8,200a year in rent, while the capital value of theirhome could fall by around £4,950.

That leaves a ‘paper’ profit of£3,259 – although landlords who arerepaying a mortgage won’tnecessarily see it as cash in theirbank account.

LSL, a nationwide agencyincorporating brands Your Move andReeds Rains, believes that bricks andmortar remain a sound investment -despite rents falling 1.2% to anaverage £684 per month inDecember. This was the first fallrecorded since January 2010.

David Newnes, LSL estate agencymanaging director, says: “Landlordshave seen an end to the post-crunchbounce-back in annual returns, andmust view their portfolios aslong-term investments.

“As months of strong house price inflation fallby the wayside, the prospects for short-termgains are slender.

“But with rents remaining historically veryhigh and tenant demand set to increase,buy-to-let provides very good investmentprospects over the long-term.

“This year, added problems of Arctic weathertemporarily dampened demand, deterring manyrenters from hitting the streets and viewing

properties.“But the recent slowdown in

rents is down to landlords’ pricingstrategies. Landlords offeringproperties during the holidayseason often lower the asking rentto avoid a costly void period.

“If a landlord cuts the rentalprice by 5% to fill a propertyimmediately, they can save £275over the year rather than seeingtheir property vacant for theduration of the month.

“Nevertheless, with the supplyof mortgage finance to bothfirst-time buyers and would-belandlords still constrained, we arelikely to see rents restart theirupwards march before the spring.”
