“Going forward, the first phase
of growth will happen in thestretch between sectors 37 and 99
and 102, where a motorable roadexists. This stretch is already con-
nected to Gurgaon and has socialand physical infrastructure that

etc and opens up new optionsin the mid to high-end hous-
ing. It is perhaps the only areain this part of town where one
can find projects in the rangeof `5,000 per sq ft compared to
other parts of Gurgaon such asGolf Course and Golf Course
Road where prices start upwardsof `10,000 per sq ft. This stock
helps balance the city’s housingsupply. There are around 10,000
units along this stretch out of atotal of 40,000 units currentlyunder construction in Gurgaon,
which means that they consti-tute around 20% to 25% of the
total stock in the city,” addsAshutosh Limaye, national
director research, JLL India.It is interesting to note that
some projects near the Delhiborder, close to the proposed
Diplomatic Enclave were soldfor an amount as high as `11,000
per sq ft, with prices expected to
appreciate to`15,000 per sq ft inthe near future. But that story
will have to wait until Delhitakes a decision to acquire land
first and then finally constructthe remaining 1.5 km stretch.
Prices in this market almost dou-bled in 2012-2014, much ahead of
their time. Price consolidation,which began last year, is still on.
The last 12-18 months have actu-ally seen a price erosion because
of the long wait regardingcompletion of the main driver- Dwarka Expressway. A project
retailing in the primary marketat `8,000 per sq ft can actually
be bought for `6,200 in the sec-ondary market today, say realty
experts.“With properties available at
just the right price, it is perhapsthe right time to buy a property
in the area now,” real estateagents say.

K ochi has emerged as the
top Tier-II city in Indiadue to increased housing
demand and project execution.
Regionally, southern cities areat the top followed by western
and central cities. Jaipur in thenorth is at number six.
The city, along with Indore,achieved the highest sales in the
year of project launches amongall Tier II cities in the country,
according to the annual reportby PropEquity on the top 19 Tier-
II cities in India.Kochi, proposed to be one
of t he smart cities, is fastbecoming home to emerging
software companies. Kochi hasalso pipped the state capital
Thiruvananthapuram, whichfinished at number five in the
PropEquity report.Kochi bagged the top posi-
tions because of its superiorconnectivity, economic act ivity,
project delivery track record and
low inventory, the report said.The city also saw the highest
absorption in new launches.Overall, the top six cities have
achieved very close cumulativenumbers (in the range of 12.3 to
13.6), based on which rankingshave been calculated.
On a regional level, it is not jus t Koch i, whic h has done
well from the southern region.Vishakapatnam is at number
three, Thiruvananthapuramat number five, Mangalore at
number seven, Goa at number
nine and Coimbatore at number
ten. Kochi is followed by Nashikat number two and Vadodara at
number four, both from westernregion.
The top 10 rankings consist of six cities from south India, two
from west India, and one eachfrom central and north India.
Only one city from north India,Jaipur, stood sixth.
The 10 parameters on the basisof which the cities have been
selected include price, supply,absorption, inventory, and new
launch trends. The study lookedat execution delays and the size
of the market in value terms.
The study also found that the
total market size of the 19 TierII cities in terms of annual sales
stood at `32,600 crore, which is20% of the total market size of
14 Tier-I cities. Overall, the newresidential supply in the top 19
Tier-II cities has fallen by anoverwhelming 64% in the last
two years, as against a fall of 40% in top 14 Tier I cities, in
the same period.Residential absorption in the
19 Tier-II cities has fallen by 17%in the last two years, as against
a fall of 32 % in the top 14 Tier-Icities, in the same period. TheTier-II markets are clearly end-
user driven, says the report.
The launch prices of Tier-IIcites increased at an annual rate
of 9% over a period of two yearscompared to 10% for Tier-I cities.
“Kochi has done relativelywell on several parameters
including absorption in newlaunches, construction, commit-
ted to construction completed,and CAGR of absorption. These
reasons helped the city get thetop rank in our study. Although
Tier-II and Tier-III cities haveperformed well, they too have
been affected by the slowdown,”says Samir Jasuja, MD andfounder of PropEquity said.
