HOOK QUAYMy parents fell in love with Hook Quay in the mid 1950s and it has been our family home ever since. The old cottage, built sometime in C17th exudes character and history and though having been updated and modernised over time to satisfy the requirements of present day living still retains many of its original features. The stunning waterside location and surrounding ancient oak woodlands have provided the backdrop for many memorable activities and adventures for generations of family members.

From the moment you turn into the lane leading to The Old Anchor, you are in eager anticipation of what lies ahead and below. The winding driveway through beautiful woodland culminates in the arrival at a spectacle to behold!

Idyllically nestled between the foreshore and rising woodland to the rear, sits a charming four bedroomed cottage. Surrounded by beautiful grounds that include a cottage walled garden and mature specimen trees, planted many years ago by the vendor’s father, the property extends to approximately 40 acres in total including an extended area along the shoreline of The Cleddau river.

An old Weigh House now used as a summer house and cosy winter snug is located on an historic quay, on the very edge of the estuary in which the property has its own mooring off the quay. From here one can enjoy the ever changing views up and down the shore – it’s a perfect haven for boaters, fishermen, wildlife enthusiasts and walkers.

The local village of Hook with a junior school, post office and shop as well as a cricket club, is only few minute’s walk away. The county town of Haverfordwest with a full range of amenities, including supermarkets and large department stores, as well as restaurants is a mere 10 minute drive away.

Cottage:Extensive renovation has taken place to include the lining and insulation of all the floors, providing a warm, damp free environment. There are three ways to provide heating as the cottage is well equipped with two multi fuel log burners, an oil fired central heating system with radiators in each room, and an electric back up with night storage heaters.

The cottage entrance, via a wood and glass panelled door, leads you into the hallway with quarry tiled floor a timber painted ceiling and plenty of space to leave your outdoor coats. The hall provides access to the living room, dining room and stairs to the upper level.

Sitting Room:A spacious room featuring solid wood floors with a quarry tiled surround. It also benefits from a multi-fuel wood burner, exposed stone walls which are part painted to provide a light and airy feel, as well as the warmth of a wood panelled wall where a window provides glorious views out to the garden and estuary. Original ceiling beams add character, and a glass paned door provides access to a handy sunroom – a perfect spot to store ready timber for the log burner and shelter tender plants.

Dining Room:A wonderful room in which to dine and entertain friends and family features an impressive original stone fireplace with an inset multi-fuel wood burner. Wooden sash windows with quarry tile sills are set into the deep stone walls and once again feature views of the garden and shore line. Painted wooden ceilings and part painted walls with exposed stone, provides a bright feel to this cosy room. Inset bookshelves are an added feature and wall lights provide a warm glow for evening dining.

Kitchen:Steps from the dining room give access to a well equipped, roomy kitchen with a lofted ceiling featuring original beams. A Rayburn stove ensures the room is always warm and welcoming with the drying rack above providing a bonus for airing clothes. When it’s too warm for the Rayburn an electric oven and gas hob are a perfect alternative. The fitted cupboards feature granite, slate and wood counter tops as well as built in baskets, and inset shelves. A Belfast sink adds to the country feel of the kitchen as do the practical quarry tiles underfoot. Custom made wall tiles featuring a delicate Heron image are unique and in-keeping above the counter tops. A stable door, three windows and a Velux roof window provide ample natural day light, with LED down-lighters for nightfall.

A few steps off the hallway lead to a small hall with velux window, off which are lower level bedroom, bathroom and shower room:

Seller InsightMy parents fell in love with Hook Quay in the mid 1950s and it has been our family home ever since. The old cottage, built

sometime in C17th exudes character and history and though having been updated and modernised over time to satisfy the requirements of present day living still retains many of its original features. The stunning waterside location and surrounding ancient oak woodlands have provided the backdrop for many memorable activities and adventures for generations of family members.

The gardens and grounds surrounding the cottage are peaceful and beautiful with many specimen trees, mostly planted by my father 50+ years ago. Our most special place in the grounds, in winter and summer, is the weigh house, a little stone building right on the quay with superb views of the estuary from all aspects. From here we can sit and watch the wild life and the tide drift in and out,a wood burning stove keeping us warm in cold weather. Many, many memorable meals, parties and barbecues have been held here the most memorable of which was our wedding reception in 1969.

Although I love both the living rooms with their cosy wood burners my favourite room is definitely the kitchen with the Rayburn at one end and plenty of room for large, informal parties for friends and family – of which we’ve had many!

Most missed? Just about everything to do with living in this magical place. We will certainly miss having such a stunning venue for gatherings of family and friends, also the amazing peace and quiet of boat trips on the estuary looking at the huge variety of wild life.

General supplies can be obtained from the village shop , a ten minute walk away. For more serious shopping Haverfordwest, the county town, is a 15minute drive - or 30minute boat trip- away and offers a variety of supermarkets and department stores.

We have reluctantly decided it is time to move because we feel with our advancing age it is time to downsize and to hand Hook Quay on to a younger generation who will be able to take it on and enjoy all that it has to offer as our family have done over the last 60 years.

My favourite room is the Kitchen. It is large yet cosy, suitable for parties and gatherings. It has an airy and inviting feel; guests have always commented on how lovely it looks.”

Lower Level Bedroom:A comfortable, carpeted room with a window to the rear wall, and French doors out to a patio area, is light and bright. The walls are part stone, part painted and original beams are a characterful ceiling feature.

Shower Room:Under floor heating is a comfort feature in this compact shower room. A curved shower with mains water supply is complimented by a pedestal sink, heated towel rail and WC. A small window plus an extractor fan supply necessary ventilation.

Bathroom:This lovely bathroom with a tiled floor and part wood panelled walls features a nice deep bath, pedestal sink and WC. Two new double glazed PVC windows provide ample natural light and ventilation. The room also benefits from under floor heating.

Further stairs lead to a landing with access to three bedrooms:

Double Bedroom:An enchanting bedroom featuring a vaulted and beamed ceiling, original wood floors, and a window with stunning garden and estuary views, would be a perfect guest room. A wardrobe is built-in, along with an airing cupboard which houses the hot water tank. Stone and painted walls are attractive and the double glazed, wooden window to the front has a deep slate sill. A second side window provides a view of the orchard garden and woodland.

Middle Bedroom: A lovely single room or study features original beams in the ceiling and inset on one wall, as well as an original wood floor. A front facing window provides ample natural light and once again offers lovely garden and estuary views.

Master Bedroom:Lovely old floorboards and a quaint original cast iron fireplace adorn this generously sized bedroom. The deep set window overlooks the front garden and the estuary. A glazed door leads to a beautifully positioned wooden balcony where you can enjoy a morning coffee, or watch the sun set with a tipple as you gaze out on the splendid grounds of the property and the truly unique and wondrous views of the estuary and shoreline. Honeysuckle and roses flourish on the railings and a handy cast iron spiral staircase leads to the lower level and kitchen, where top ups are on hand!

Weigh House and Quay:The stone quay dates back to 1680 and has been restored to provide a lovely area to sit and enjoy the views up and down the estuary as well as provide a safe dock for a sail or motor boat. The remnants of the wooden quay are still clearly visible and date back to 1790.

What was originally a Weigh House used by the coal traders in the area, has now been made into a unique summer house and winter snug. It is stone built and has been restored and converted to make a very comfortable and cosy place to relax, read, dine and relish the unparalleled views.

The first area has large windows on three sides as well as a stable door, which allows you to feel as though you are sitting amongst the wildlife on the edge of the shore. The tiled floor is practical and the part wood panelling compliments the original old stone walls. Off this room is another with a carpeted floor, more windows to enjoy the views, and has the added benefit of a log burner set on a brick hearth, for cooler Pembrokeshire evenings or winter days spent enjoying the cosy atmosphere and ever changing scenery.

From this delightful location, one can watch all the happenings of the river and shore as well as the array of wildlife inhabiting the area. It is also a perfect area to BBQ and entertain providing guests with a venue like no other!

The front garden is beautifully planted with stone wall features, mature herbaceous beds and sheltered and secluded lawned areas. A timber and glass greenhouse is set in a sunny spot alongside a raised vegetable bed.

Around the cottage are lovely areas to walk and enjoy the Azaleas and Rhododendrons – there’s even a large old pig sty in the orchard area which includes an apple and plum tree. Woodland walks are in abundance and there’s an area of interest everywhere you look.

Services:We understand the property benefits from mains electricity, water, an oil supply and private drainage.
