estate agency Centaline Property said, betting the luxury residential sector to be outperformed.

A continuous wave of money flooding into Hong Kong from the mainland would buoy the local property market, real estate agency Centaline Property said, betting the luxury residential sector to be outperformed.

“Money from the mainland will boost up the luxury residential market in 2010,” said Louis

Chan, managing director for residential at Centaline Property Agency, a major property agent in the city.

The booming capital flow created by the central government’s easy monetary policies allow the mainland investors to seek luxury residential in Hong Kong. In 2009, the average price of second hand luxury properties in 30 major estates jumped 33.4 percent year-one year, a research by Centaline Property show.

The upward trend in luxury market is likely to continue in the first half on the back of hot money from China, Chan said. The residential prices are expected to go up by 15 percent in 2010 and a 10 percent growth will be achieved in the first half, he said, tipping that the upbeat in luxury market

should be outperformed.

A few renowned luxury residential projects, such as Sun Hung Kai Properties’ The Cullinan and Hang Lung Properties’ The Harbourside, atop Kowloon station are popular among the mainland investors.“The prices of these properties have already been pushed up, but I still see room for a further rise,” Chan said.

“For many mainland investors Chinese, owning a property in Hong Kong is something they see as a real mark of prestige, and it’s in a place that is familiar to many of them,” he explained.

They don’t worry about the Hong Kong property market to turn sluggish due to government policies or worries about

asset bubble as they can afford to hold the properties for the long term but not for speculation, Chan noted.

A pricey 6,158 sq ft duplex unit at Henderson Land Development’s 39 Conduit Road in West Mid-Levels fetched a stunning HK$71,280 per sq ft in October, setting a new world record.

Chan said he would not be surprised if the record is broken in this year. “Mainland buyers are willing to pay a premium for rare and unique units,” he noted.

Houses in traditional areas, such as the Peak, are likely to attract hot money and even have their prices doubled in 2010 from a year earlier, Chan added.

The Centa-City Leading Index, a gauge of Hong Kong’s secondary property prices

developed by the Centaline and the City University of Hong Kong, rose around 30 percent to 73 points as of the end of December 2009 compared with a year early.Chan said there are still come properties that lagged behind in terms of price despite the strong rebound in 2009.

For local investors, Chan recommended properties in Tai Kok Tsui near the Olympic station. “The prices of the Kowloon station properties are too high driven by the hot money from China,” he said, “the Olympic station properties are still lagging behind compared with the Kowloon station ones.” He named properties in the area such as Harbour Green, Central Park and Park Avenue.

Some traditional residential estates in Hong Kong island are also suitable for end-users, he said, adding that property prices of

Kornhill Plaza and Taikoo Shing in Quarry Bay haven’t picked up yet.

Chan, who expects the interest rates to remain low in the first half, noted that the rental yield of these traditional estates could reach up to 4 percent.

“Properties are more lucrative while the interest rates are low,” he said, “I don’t recommend owners to sell their units but hold them for rental use.”

However, Chan warned potential buyers to be cautious about the interest rate hikes in 2010.

He noted that the current debt-to-income ratio stays at 40 percent. A “risk signal” would be seen when the ratio rises to 50 percent or above following the interest rate hikes, Chan added.

Peter So advises the investors should keep an eye on the properties in southwest Hong Kong island and Kowloon West.

Peter So Sees Calm Market in Year of Tiger

Hong Kong’s property market can expect stable times ahead in the year of Tiger, said feng shui master Peter So, who sees chances for bargain hunters as he expects the property market to enter a “six-year downside track.”

“The property market is in a downside track for the six years from 2010 to 2015,” So said.

Property market is normally in a 12-year cycle, So explained, noting that a downside track was seen in the six years from 1998 to 2003, following by an upbeatin the years from 2004 to 2009. Another property market cycle has been started in 2010 entering a new downside track, he said.

So sees timing for bargain hunters to seek suitable properties, “it could be a test of the buyers’ insight.”

Peter So, a renowned feng shui master as well as an investor, bought some properties after the downside of the previous 12-year cycle had ended and a rebound had started. He acquired a few shops during the period from 2004 to 2006 for long term investment.

Potential investors should not be too shortsighted, So warned, noting that the property prices are unlikely to see substantial ups and downs in one-year time. “It is risky for investors to too concern about the short-term property price movement unless that are cash-rich investors.”

The luxury residential sector may not be able to outperform the mass residential sectors this year though the luxury sector saw a strong upbeat in 2009, So said.

“The luxury residential price trend will be in line with the mass residential,” he noted.He said buyers should be cautious when considering properties in southwest Hong Kong island as the property prices would be volatile. “The prices may climb and fall rapidly,” So added.

Central and western Hong Kong island, which refers to the western side of D’Aguilar Street, as well as Pok Fu Lam and Kowloon West are districts that So recommended investors to keep an eye on.

The years between 2010 and 2015 are years dominated by “Wood” and “Fire”, he noted, explaining that this translates into a stable

economy in the year of Tiger.

Regarding the stock market, So noticed that the market is usually in a two-year cycle. The stocks would rise in spring and summer but drop in autumn and winter during odd-numbered years, whereas, the shares would plunge in the first two quarters but surge in the remain of the year during even-numbered years, So noted.

In 2010, Aug. 8 will be the date marks the dividing line of first and second half. He forecast the stock market to retreat in the first half, which in spring and summer, but an uptick will be seen in the second half, which is autumn and winter.

In the months April, May and June are suitable for buying stocks in even-numbered years, and investors could buy shares in January, February and March when odd-numbered years, So said.

He advised investors to cash in on stocks starting from April, 2010 and they could pocket their profits in the second half. The benchmark Hang Seng Index is expected to hit up to 26,000 points in 2010 but unlikely to break through the 30,000 points level.

“Buy low and sell high” is always a crucial investment strategy. It is a common practice for investors for to set a target price for their properties in a bid to make reasonable profit. However, they may still fail to find a buyer though the market prices,or condition, are already good enough for them to sell the properties.

Feng shui master Peter So said a geomantic formation namely “hastening wealth formation” could help sell the property at a target price in a right time. The vendor have to put a small bowl of water, in which with a small piece of black stone, a water plant and a black coloured fish, at the east corner of the flat. So said the formation could help the vendor sell the properties in three months.

會同步發展,不會出現只有豪宅樓價上升

如以地區區分,香港西南區樓價將會升得

急、跌得快,是投資者值得注意的區域,

從玄學上的定義,港島德忌立街以西的中

西區、薄扶林,以及西九龍一帶,都是虎

年樓市當旺的地區。

至於股市方面,玄學上則以兩年為一個循

環,蘇民峰表示,單數年份的恆生指數表

現大多是「先升後跌」,雙數年份則是「

先跌後升」,所以虎年股市以西曆八月八

日為分野,春、夏季股市下跌,秋、冬季

股市上升。根據蘇民峰的統計,在過去十

年內,有八年的恆指都依循了這個規律。

此外,他預期今年運勢,有利屬「木」的

行業,當中包括時裝、家具、藥材、紙張

行業等。

四月入市 年底收成

另外,從玄學角度分析,單數年份應在

一、二、三月入市,雙數年份則在四、

五、六月入市。蘇民峰建議今年四月起可

則是收成期,預計全年恒指高位在二萬五

千至二萬六千點左右,至於能否如投資大

行預測,最樂觀上破三萬點,他認為此機

會則不大。

當物業價格到達心目中水平時,投資者都希望盡快放售,但萬一物業久久不能售出 應該怎麼辦?蘇民峰建議,如果急售物業,就要設置「急趨財局」,在單位的正東方向,放置一小魚缸,裡面放一顆小黑石、一棵水草和一尾黑色的魚,可望三個月內帶來急財,促成交易。

蘇民峰認為香港西南區樓市當旺,當中包括港島中西區,以及西九龍一帶。

玄學家對來年樓市表現審慎,但業內人士

則仍然樂觀。中原地產董事總經理(住

宅)陳永傑指出,內地去年經濟發展強

勁,再加上世界各地熱錢流入香港,其財

富效應除了帶旺香港股市,物業市場也成

為得益者,特別是豪宅市場。

中原陳永傑:樓價全年升15%

對於虎年樓市表現,陳永傑預計全年樓價

將有一成半的升幅,升浪集中於第一、二

季,單單這兩季的升幅便有百分之十,特

別是國內買家較為熟悉的九龍站上蓋物

業,例如新鴻基地產的天璽以及恒隆地產

的君臨天下,升幅均看高一線。

去年貴重豪宅成交一枝獨秀,其中西半山

天匯頂層特色單位,更以每平方呎七萬一

千二百八十元,創下全球豪宅呎價紀錄。

陳永傑形容今年投資市場為「資金市」,

特別是內地資金持續湧入,國內富豪買家

對於具有獨特性的豪宅物業情有獨鍾,他

認為,天匯的紀錄今年亦有機會再被打

破,罕有的山頂區豪宅地段、獨立屋,造

價有機會再拾級而上。

陳永傑又指,明年的樓市不會讓豪宅專

美,在低息環境下,大型屋苑同樣受惠。

他指出,相對銀行零利率及股票市場波

動,物業現時仍為理想投資工具,陳永傑

本身持有物業收租,租金回報率高達三、

四厘以上,所以現階段他採取只租不賣的

策略,坐享不俗回報。

現時部分香港人很擔心國內同胞來港「掃

貨」,導致樓價格被搶高令置業脫離可負

擔心平,陳永傑就向一般用家派定心丸,

因為據他的觀察,國內人士大多喜歡購入

一手及高檔物業,所以一般中下價物業被

搶高的機會不高,置業人士亦宜避開國內

買家「鍾情」的地區,好像九龍站一帶物

業,反之鄰近的奧運站屋苑樓價相對落

後,是用家的理想選擇。

用家宜留意大型屋苑

市場普遍預期今年第一、二季借貸利率仍

然低企,讓一般買家可以輕鬆入市,但陳

永傑亦提醒投資者,要留心利率走勢。他

指出,全球央行因應金融海嘯,將利率調

整至極低水平,普遍業主的按揭供款佔入

息比例低於四成,但若今年經濟基調回

穩,息口調升,業主供款比例升至五成以

上,就會成為樓市危險信號。

對於外間有批評現時發展商對一手物業訂

價過為「進取」,陳氏認為這是無可厚

非,因為不少實力內地買家志在擁有,遇

到心儀物業,便對價格不太在乎,所以發

展商亦採取此高價策略。

虎年運勢

屬牛、羊、兔最佳

十二生肖中,蘇民峰分析,屬牛、羊及

兔今年的運勢最好,三個生肖今年分別

會遇上「鴻鸞桃花」、「天喜桃花」及

「咸池桃花」。

三個生肖有桃花眷顧,不僅可促進與愛

侶之間的感情,桃花亦有助工作上交際

的人緣運,尤其是要經常與人接觸的行

業。蘇民峰笑言,萬一今年經濟發展放

緩,公司裁員,老闆覺得你順眼一點,

被裁的機會較低!

除了上述三個生肖,「寒命人」也會在

今年行好運,「寒命人」是指在西曆八

月八日至十一月六日之間出生(即立秋

後、驚蟄前),這些人在2010至2015

年運勢都會逐步向上。

至於要特別注意運勢的是屬虎、蛇和猴

的人士。

屬虎的人今年犯太歲,即使屬於行好運

的寒命人,但運勢仍不會太好,當中二

十四歲的肖虎人士易有感情變化、損傷

等疾病,特別要注意肝膽、肋骨、手腳

及呼吸系統。

化解方法是「一喜擋三災」,婚嫁、生

育都有利趨運;此外在今、明年的農曆

一月出外旅遊亦有所幫助,在秋冬季出

生的人,宜往東南方出發,春夏天則宜

到西北方旅遊。

屬蛇的人今年刑太歲及害大歲相迎,是

非特別多,凡事要忍讓,宜多外出及讀

書:此外腸胃和皮膚容易有問題,要注

意飲食。化解惡運方法是在家中西北方

放置一件豬形擺設,或在身上佩戴豬形

吊飾。

屬猴的人士衝太歲,容易遇上交通意

外,或受金屬傷害,運氣也兩極化,

秋、冬天出生的人,今年整體會行好

運,春、夏天出生的則要事事留神。

內地買家較少進駐奧運站屋苑,價格相對落後,是自住人士理想置業地點。
