100 Westminster is open to the general public from 7:00 A.M. to 6:00 P.M. Monday through Friday, and from 8:00 A.M. to 1:00 P.M. on Saturdays. Tenant employees with a valid building access card can access the property at any time. Please see “Access Procedures” in the Security Section of this Tenant Manual for more information.

CBRE’s Management office, located on the 3rd Floor, is open from 8:00 A.M. until 5:30 P.M. Monday through Friday, except on building holidays. After normal business hours, please call the Security Main Line, (401) 272-0070, if you need to contact Property Management.

After normal business hours, on weekends, and on the holidays listed above, access will be restricted to only those with valid building access cards, and / or parking remotes for garage access. Any tenant requiring services to be performed on weekends or on building holidays should notify CBRE Management in advance in order to make proper arrangements. Costs for these services will be charged in accordance with the terms of your lease.

The structure developed by Gilbane Properties, Inc and built by Gilbane Building Company, offers 20 office floors, a 115 vehicle parking facility, a beautiful lobby, and spectacular views of the city. Also attached is a historical building of 5 occupied floors, totaling 394,192 square feet.

In order to ensure that all tenant employees, building personnel, visitors and guests are safe and secure at all times, CB Richard Ellis Management asks that all tenants and their employees cooperate with Security Officers and their procedures.

SECURITY SYSTEM OVERVIEW

SECURITY OFFICERS

Uniformed security officer coverage is provided 24 hours per day, 365 days per year. Officers are posted in the lobby and Security Control Center and patrol garage floors at all times. During normal business hours, officers are also posted in the loading dock and inside the freight elevator. A Shift Supervisor is onsite every day, 24 hours per day. Security staff is trained to respond to all emergencies and is authorized to contact the CB Richard Ellis Management Office whenever necessary. Any unusual conditions or activity will be investigated by security and reported to the Management Office. If you need to contact security, please call the Control Center at (401) 272-0070.

CLOSED CIRCUIT CAMERAS

Security cameras have been installed at all building entrances as well as at other important locations throughout the property. Security Officers monitor these cameras at all times from both the lobby security desk and the Security Control Center.

ELEVATORS

Every elevator cab is equipped with two-way communication linked directly to the Security Control Center. If the elevator experiences difficulties, press the call button to signal the Security Control Center. Security will notify the building engineer or elevator service technician for immediate assistance.

STAIRWELLS

All stairwell doors are locked from the inside and are not intended to accommodate travel between floors. Motion detectors and door contact sensors at each stairwell door inform security officers of all activity within the stairwells.

GARAGE ESCORTS

Security Officers are available to escort you to or from your vehicle in the 100 Westminster Garage. The garage is well lit and patrolled 24 hours per day by Security, but should you ever desire the additional protection of a Security escort, please simply calls to arrange one.

ABUSE PREVENTION ORDERS

Should you need special protection from an estranged individual, please alert 100 Westminster Security and they will cooperate to ensure that the individual is not granted access to the premises at any time. You may wish to file a copy of any restraining orders or similar documents with Security for your protection.

SECURITY PATROLS & INVESTIGATIONS

If you ever see or suspect suspicious activity on or near the property, please call the Security Control Center at (401) 331-4050 immediately.

Every precaution will be taken to guarantee that only legitimate tenant employees and approved visitors and guests gain access to the elevator lobbies that service the office floors. To further increase security, CBRE Management recommends that all tenants take the following precautions to help make certain that the building is a safe and secure business environment.

Keep all doors, with the exception of the main entrance or receptionist area, locked at all times. All visitors and guests must clear the security turnstile checkpoint before progressing into tenant space. Nonetheless, never leave a reception area unattended, so that visitors are always met by an employee of your company.

Be aware of all repair and delivery personnel who enter your office. If the person appears suspicious, obtain identification and telephone for his or her verification. Do not be fooled by a uniform. Uniforms are easily obtainable and often used as a disguise.

Institute a check-in/badge policy for all delivery and repair personnel.

Wallets, purses, and all other valuable should ALWAYS be placed in a locked drawer or cabinet. Do not leave valuables in coat pockets on the back of office doors or in plain site within the office.

Never leave a rear or side entry door propped open, including emergency stairwell doors. Immediately close any door you encounter which is propped open and report this information to your tenant representative or CBRE Management.

Report any lost or stolen suite keys immediately to CBRE Management.

Report any lost or stolen articles immediately to Security. A Lost & Found is located in Suite 2100 in the CBRE Management Office.

Always lock your door when working before or after building hours.

When entering the building or your suite, do not allow any unauthorized persons to enter behind you.

ACCESS CARDS

100 Westminster will issue tenant employees an access card that will allow them access through the exterior lobby doors, and into the mid and high-rise elevators.

To activate a new Access Card (new employee, etc), please contact the Property Management Office at (401) 331-4153.

To deactivate an Access Card, please contact the Property Management Office. For security reasons, it is essential that the Access Cards of all terminated employees be deactivated.

LOST OR STOLEN PHOTO ID CARDS

Please notify CBRE Management and/or Security immediately if your Card is lost or stolen. We will issue you a new card at a cost of $15 per card and deactivate your old one.

ELEVATOR ACCESS

During normal business hours, all elevator cars in both the mid-rise and high-rise banks will only allow access to your floors and will not allow free access to any other tenant floors. All Access Card bearing building tenants and employees can only access the tenant floors that they have permission too.

PARKING GARAGE ACCESS

Whenever the lobby is open garage patrons can access the garage elevators without restraint.

If a patron is elderly or handicapped, the Access Card allows them to use the freight elevator. If there is a visitor without an Access Card, they can gain access by stating to the parking attendant that they would like to be granted access to the freight elevator. When returning to the parking garage, patrons must report to Security for the use of the freight elevator.

Access to the parking garage after hours via the stairs requires special access rights on employee Access Cards. Ask Management about this if you have any questions.

100 Westminster is open on Monday through Friday from 7:00 A.M. to 6:00 P.M. and Saturday from 8:00 A.M. to 1:00 P.M. The lobby hours are longer to accommodate those parking in the garage. After 8:00 P.M. Monday through Friday and after 1:00 P.M. on Saturdays, the lobby is closed. All main lobby doors are locked and only those with valid Access Cards or valid Parking Garage Tickets can gain access. There is also access at 30 Kennedy Plaza with a Citizens ATM card. LOBBY ACCESS After 8:00 P.M. on weekdays and 1:00 P.M. on Saturdays, only tenant employees with valid Access Cards and Citizens Bank customers can freely access the lobby through the entrances on Westminster Street and Kennedy Plaza. Individuals attempting to piggy-back into the space, trying to enter a controlled area by following an individual closely that has used a badge to gain access. If you observe someone piggy-backing either ask the person to display their badge or contact the Security Control Center immediately (401) 272-0070. When entering the building or your own floors please be aware of anyPersons using the parking garage can exit the facility through the lobby at will. They will not be granted access to the tenant floors unless they have a valid Access Card or are a registered guest of a tenant employee. ELEVATOR ACCESS Outside of the normal building hours (after 6:00 P.M. Monday – Friday and after 1:00 P.M. Saturday) In order to use the elevator, you will have to swipe your Access Card at the card reader located in the elevator cab just below the floor selection panel. The car will only take you the floors where you have been granted access (usually only the floors of your suite). All elevator cabs allow free access DOWN from the tenant floors to the lobby; access is only restricted from the lobby level upward.

GUEST CHECK-IN PROCEDURES

All visitors and guests must show a valid photo ID to 100 Westminster Security before they will be granted access to the building. Please alert your visitors of this policy so that they can arrive prepared. Acceptable forms of ID include:

Valid State Driver’s License U.S. Passport Similar Photo Identification (Liquor License,

School ID Card, etc)

If the guest is pre-registered, a visitor badge will be waiting for him or her. Upon inspection of a valid ID, security will hand the guest his or her badge and allow access to the appropriate elevator bank.

If the guest is NOT pre-registered, Security will ask for a valid photo ID, sign the guest into their Guest Log, and call the person whom the visitor has come to see. Only upon receiving verbal approval of the guest will security print a visitor badge and allow the person access to the elevator banks. To expedite this check-in process it is strongly encouraged that all tenants pre-register their guests.

AFTER NORMAL BUSINESS HOURS

After normal business hours (weekdays after 6:00 P.M., Saturdays after 1:00 P.M. and all-day Sunday) no guest (pre-registered or not) will be allowed access to 100 Westminster unless escorted by a tenant employee. If you are expecting a guest after hours, please arrange for him or her to call you upon arrival so you can greet them in the lobby and accompany them to your floor.

BUILDING DESIGN FEATURES & SYSTEMS

PROPERTY DESCRIPTION100 Westminster Street was built in 1983-1984 and consists of 18 occupied floors of office space, 1 level of parking below grade, a mechanical room on the 20th floor and retail space in the main lobby. Also attached is a historical building of 5 occupied floors, totaling 394,192 square feet.

100 Westminster Street has a full sprinkler system with an electric fire pump and is equipped with a complete smoke evacuation system. A complete floor-by-floor fire alarm system enables fire personnel to precisely identify and locate a fire. The heating, air conditioning and ventilation system is designed for a state-of-the-art smoke evacuation system.

The emergency system is powered by a diesel operated generator. The system is designed to power emergency lighting, elevators, and the fire alarm system as well as the smoke evacuation system and fire pump.

FIRE ALARMSAudible alarm and visual strobe lights alert building occupants when the fire alarm system is activated. The alarms are heard via the “red fire speakers.” These speakers are located in each tenant’s space, lobby, and all common areas.

The sound of the alarm’s signals evacuation on the floor of incident, and the floors above and below. PLEASE NOTE: Only three floors are required to evacuate during a fire emergency. If the evacuation signal does not sound on your floor, you should consider yourself to be safe on your floor. Remain where you are unless asked to evacuate by the Providence Fire Department either in person or through the public announcement feature of the fire alarm system (if the alarm is not sounding from the speakers on your floor).

PRESSURIZED STAIRWELLSThe building stairwells are pressurized to prevent smoke from entering the stairwells during an evacuation.

EMERGENCY GENERATORThe building has an emergency generator that provides power to life-safety systems only. If the municipal electrical power is lost to this

building, within 10 seconds, the lights and other building safety systems will resume operation. You may find yourself

in darkness for 10 seconds. Stay calm. Be patient and wait for the emergency lights to go on.

FIRE COMMAND CENTERLocated off the common area corridor in the Main Lobby, in the Fire Alarm Command Center monitors all alarm pull stations, sprinkler-flow alarms, smoke/heat detectors and emergency signals to the fire department.

ALARM PULL STATIONS An alarm pull station is located at each of the emergency stairwells on every floor.

SMOKE/HEAT DETECTORS Located in various areas of each floor of the building and in the mechanical room, these sensors detect smoke. They sound the alarm and activate a call to Providence Fire Department.

SPRINKLER SYSTEM Each floor is equipped with ceiling mounted sprinkler heads. When activated, alarms automatically go off, sprinklers begin to operate, and the fire department is notified. Located in the ceilings, the sprinkler system is always full of water and is backed up by the fire pump. Each sprinkler head is activated when its heat responsive element releases at a temperature of approximately 165o F. Each sprinkler head has the capability of delivering approximately 25 gallons of water per minute.

EMERGENCY LIGHTING During a power loss, emergency lighting remains in place on every floor and in each stairwell.

FIRE EXTINGUISHERS Fire extinguishers are located in the vicinity of the emergency stairwell exit on each floor and throughout the building. The extinguishers in 100 Westminster/30 Kennedy Plaza are ABC extinguishers, which means that they can be used on all three types of fires - ordinary combustible material, flammable liquid fires and fire involving electrical equipment. An easy way to remember how to operate these extinguishers is the word PASS:

EMERGENCY EXITSThe building has two stairwells:

Stairwell #1, located on the south side, connects levels 20 to the parking garage. When evacuating, you should exit on the floor of the lobby and then exit the building through the nearest exterior door.

Stairwell #2, located on the north side, connects levels 20 to the parking garage. When evacuating, you should follow the exit signs into the exterior emergency exit hallway, then proceed out the emergency door at the end of the hallway. This will put you on the Kennedy Plaza side of the building next to the loading dock.

Stairwell floor exit doors and tenant entrance doors are normally locked from the stairwell side. Upon any alarm condition, the stairwell doors will automatically unlock on a safe floor. This will allow access onto any floor in case cross-over from one stairwell to the other is required.

ELEVATORSIn an emergency situation, use the stairwells, not the elevators.

Elevators penetrate all floors that they service. By creating this penetration per floor, a vertical shaft becomes established. As heat from a fire rises (chimney effect) an induction is created in the elevator shaft. If you enter an elevator that stops on a floor and the doors open, the fire will enter into the shaft due to this induction and attempt to rise up the shaft. Therefore, the elevator is set to automatically return to the ground floor to prevent spreading of a fire.

Elevators are operated by electricity, and if the fire is of an electrical origin, the power may be cut off and you would be trapped in the elevator. Induction would still occur and the shaft would fill with smoke, eventually penetrating and filling the cab as well.

UTILITY SHUT-OFFS

Main electrical is located on the third floor. Water is located in the garage. Gas is located in the garage.

SAFE REFUGE AREASSafe Refuge Areas are areas inside or outside the building that provide a limit of protection. Any floor three or more above or below the fire floor is usually deemed a Safe Refuge Area.

As of 2012, the designated safe refuge area for 100 Westminster is the South Water Street Boardwalk (Along the water, across from Hemenway’s). To get to the South Water Street Boardwalk, upon exiting the building, walk towards and cross Memorial Blvd and the river, and then proceed to the right. Once you get to South Water Street, the boardwalk begins along the water. See below for the evacuation route map for the building.

It is important for occupants to proceed out of the way of incoming emergency personnel and to stay a minimum of 300 feet from the building. Tenant Floor Wardens will take a head count at each designated Safe Refuge Area.

BUILDING EMERGENCY RESPONSE TEAM

The Building Emergency Response Team includes the Fire/Life Safety Director, Chief Engineer, Chief of Security, and Tenant Floor Wardens.

FIRE/LIFE SAFETY DIRECTORThe Fire/Life Safety Director (the Manager or Assistant Manager- one will perform the duties below and the other will be the point of contact for tenants to check in with) is responsible for supervising and monitoring the fire safety program for 100 Westminster Street and 30 Kennedy Plaza.The Manager or the Assistant Manager will:

Be totally familiar with the Fire Safety Plan.

Organize Fire Safety Plan training for Floor Wardens and their team members, and for engineering, security and maintenance personnel.

Organize Fire Safety Plan and fire prevention training for all tenants.

Assign and maintain an up-to-date list of Floor Wardens.

Conduct fire drills and evaluate the effectiveness of the Fire Safety Plan.

Supervise a sound fire prevention program that includes regular inspections of all storage rooms, closets, mechanical rooms and office areas to keep them clear of any potential fire hazards; regular inspections of fire and life safety equipment; and regular inspections of fire exits to be sure they are passable.

Maintain the Tenant Emergency Information forms.

In the event of a fire alarm, proceed immediately to Fire Control Room, monitor communications and relay changing conditions to Manager. Upon arrival of the Fire Department, brief the officer in charge. From this point, Fire Department personnel are in charge until the emergency situation is resolved. Be available to assist in any way they request.

Make decisions concerning issues and calling an “All Clear” order when the situation is cleared.

CHIEF ENGINEER AND STAFFThe Chief Engineer and staff will be responsible for:

Maintaining up-to-date set of floor plans.

Maintaining up-to-date set of plans and/or diagrams of building mechanical systems.

Maintaining and regularly testing building alarm system.

Maintaining and regularly testing sprinkler and standpipe systems.

Upon notification of a fire emergency, check the following equipment and/or functions:

Fire pump. Ensure that it is operating properly. Emergency generator. Ensure proper operation if primary power

has been interrupted. HVAC system. Ensure that is has shut down on affected floors. Elevators. Ensure that elevators serving affected floors have been

recalled.

Following systems check, report to the Fire Control Room, and be available to assist the Fire Department personnel with any of the building’s mechanical systems.

Monitor emergency radio transmissions for further instructions.

CHIEF OF SECURITYThe Chief of Security will be responsible for:

Ensuring that all security personnel are familiar with the Fire Safety Plan in order to assist the Fire/Life Safety Director during a building drill and/or an actual emergency.

Assuming emergency responsibilities during emergency situations in the absence of the Fire/Life Safety Director (i.e., vacations, weekends, and after normal business hours).

TENANT FLOOR WARDENSThe tenants will assign at least one Floor Warden and at least one Assistant Floor Warden (and alternates for each) per floor, and they will each be responsible for the following:

Being completely familiar with the floor arrangement, the number of floor occupants, and the location of floor exits.

Dividing the floor population into groups and formulating the traffic pattern to use for emergency stair exits.

Inspecting the entire floor daily and determining that all fire doors to stairs are closed and that no doors are obstructed or inoperable.

Maintaining an up-to-date listing of all personnel who cannot use stairs unaided and arranging assistance for them if evacuation is required.

Taking necessary action to prevent panic.

Assuring that all persons on the floor are notified of fire and all are evacuated to safe areas. If possible, searching all lavatories, core offices, conference rooms, etc.

Assigning each person in his or her floor group to a specific stairwell.

Knowing location and how to use firefighting equipment on his or her floor.

Knowing the Assistant Floor Wardens and notifying those people when he/she is away from the building.

Being responsible for fire prevention on his or her floor by periodically checking the fire extinguisher for a current servicing tag and checking daily for fire hazards.

Making new employees aware of the Fire Safety Plan.

Attending training sessions conducted by the Fire/Life Safety Director.

ROLE OF TENANTS

Tenants have a legal responsibility under federal OSHA laws to plan, train and educate their employees. (See www.osha.gov regarding Emergency Action Plans and Fire Prevention Plans).

Every tenant has a right to organize, plan and train their employees in their own way in conjunction with the 100 Westminster Emergency Response Plan. Your plan will supplement ours so that all tenants are coordinated.

Tenants of office buildings must participate in emergency response plans. Depending on the number of employees in your company and the amount of space you occupy, Tenants must designate responsible and dependable employees as the following:

Life Safety Coordinators Floor Wardens Area Leaders/Assistant floor wardens Alternates to those above.

Tenants are encouraged to participate in periodic drills. All employees must be instructed that drills are not to be taken lightly and to cooperate with the instructions of the Life Safety Coordinator assigned to their area.

The Life Safety Coordinator, Floor Wardens, Area Leaders and alternates are to be designated to supervise activity and take responsibility for employees and visitors within your space in the event of an emergency.

RECOMMENDATIONS FOR EACH TENANT’S SUPPLEMENTAL PLAN

Your plan must be supplemental to and consistent with the 100 Westminster Street Emergency Response Plan. We recommend these elements be in your emergency plan consistent with federal OSHA laws, the Rhode Island Fire Code and the Providence Fire Prevention Code:

1. Your plan must be in writing.2. Coordinate your supplemental emergency plan with the Building

Manager to ensure it does not conflict with this plan

3. Create some way your Life Safety Coordinators, Floor Wardens, Area Leaders/Assistant Floor Wardens and alternates can communicate with each other, with your employees and with the Building Manager. Recommended strategies: push-to-talk phones, 2-way radios and CB radios or bull horns. Our building has been specifically equipped to promote the use of 2-way radios. All of these communications devices are inexpensive and readily available.

4. Make your Life Safety Coordinators, Floor Wardens and Area Leaders recognizable to your employees, Building Management, and Providence emergency services. Many companies use luminescent vests.

5. Know how to report a fire. Know what our emergency signals sound like. Audible alarm sirens and visual strobe lights alert building occupants that a fire alarm has been triggered. The alarms are heard via the red speakers equipped with strobes. Both prerecorded messages and special bulletins can be announced using these speakers. If these announcements are followed by an evacuation tone, you must evacuate that floor immediately.

6. Identify an assembly area outside the building for your employees – your rally point. Your rally point should be located somewhere along South Water Street Boardwalk so there is no interference with emergency services deployment of personnel and equipment at the building.

7. Develop a procedure to account for your employees and visitors once your personnel have evacuated your floor(s).

8. Decide if you want your employees to administer first aid and CPR. If so, keep them current in their training and certification.

9. Decide how you want to secure active and stored sensitive documents and records once your space is evacuated. In any case, do nothing that endangers you or any other person.

10. Let your employees know who is in charge of your supplemental emergency plan. Let them know that they may ask for it at any time and review it.

11. Identify any special fire hazards in your space.12. Identify any employee who would be physically challenged during

an emergency, such as anyone who is in a wheelchair, pregnant, on crutches, etc.

13. Educate all your employees annually about your plan. Educate new hires, freelancers, outside contractors, etc. when they start and annually thereafter.

COMMUNICATIONS

In emergencies, communication is vitally important to the success of any plan or procedure.

The Security console in the main lobby will be the control point for all emergencies.

Tenants’ employees are requested not to call the Management Office during an emergency. Only appointed Fire Wardens should confer with the management during an emergency. An alarm should be a signal for everyone to leave.

Directions and other information will be given to the tenants as they evacuate the building through the building public address system.

Specific routine procedures for a safe and orderly evacuation of a building must be worked out with the tenants. Regularly scheduled fire drills will be conducted with the tenants so everyone will know what to do when the alarm sounds. Fire drills will also be scheduled with all personnel who work in the building during nighttime hours.

person, power failure, shelter in place, severe weather, tornado, snow storm, mandatory evacuation and elevator entrapment follow.

FIREIf a fire is discovered in the building, even one of low intensity, pull the fire alarm box as soon as possible and notify Security and the Management Office. Upon arrival, the Fire Department personnel will take charge of the fire control center located in the lobby.

Fire emergencies are put into effect by:

Automatic alarm (smoke detector, water flow alarm). Report of smoke or fire by an individual calling the Management

Office or Security. Report of smoke odor by an individual calling the Management Office

or Security. An extinguished fire reported by a tenant or employee.

EVACUATION PROCEDURE: FIRE

When the fire alarm sounds, the floor of incident—and the floor above and the floor below—will be notified to evacuate via the sound of the alarm. Stairwell doors automatically unlock when the alarms are activated. Tenant employees will be directed to evacuate from the floors where the evacuation signal is sounding. The Building Manager and Security will be in charge of the evacuation until the arrival of the Providence Fire Department.

Each tenant office manager or supervisor must predetermine priorities for the safety of records, classified material and/or securities. Tenant management must also cooperate with Life Safety Coordinators, Floor Wardens and Area Leaders to ensure that all employees are well informed and trained on evacuation procedures.

1. If you smell smoke or discover a fire, IMMEDIATELY:

Activate the nearest fire alarm pull station. There is a pull station at the exit stairwell.

If there is time, dial 911 and report the fire. You MUST tell the dispatcher our address and your exact location in the building.

From a safe location, call Building Management at (401) 331-4050 to report the location of the fire.

Leave the fire area, closing internal doors behind you. DO NOT LOCK!

Evacuate the floor by way of the nearest emergency stairwell. Tenant employees will be directed to evacuate the floor and they should proceed to their rally point. If there is an unsafe condition outside of the building, management will direct you to move to an assigned re-entry floor via the public address system.

Do not use elevators. Remain calm, quiet and alert for additional instructions.

2. The Floor Wardens assume full control of their floor and activate their Emergency Action Plan.

3. Life Safety Coordinators, Floor Wardens and Area Leaders go into immediate action to facilitate the evacuation. For effective evacuation, stay calm and quiet.

4. Before anyone enters the stairwell to evacuate, check the environment in the stairwell. If it is affected by smoke, select an alternate stairwell and notify Security.

5. The loud speakers on the affected floors will continue to sound the evacuation tone. If you evacuate the building entirely, proceed to your rally point/safe refuge area.

6. As each floor is evacuated, the Area Leaders make sure all stairway doors are closed after the last person evacuates the floor.

7. Throughout the emergency, remain calm.9. Floor Wardens distribute the flow of people evenly via both stairway

exits: If a stairway is filled with smoke or on fire, the alternate

stairway can be reached via crossover through the closest tenant floor.

Stairways designated as evacuation stairways are identified by signs on the inside and outside of the door at eye level.

10. The orderly phasing of floor clearance continues until all occupants are evacuated.

11. All employees shall proceed to safe refuge/rally point. Along the way, one designated person from each office should check

in with building personnel (in florescent vests on the corner of Exchange and Westminster and at the corner of Fulton and Exchange) or at the rally point to let them know if their floor is either all clear, or if there is someone remaining on the floor who needs help.

12. Once at the rally point, tenants should line up along the boardwalk by lowest floor to highest floor (as shown in the diagram). Everyone is to remain at the rally point until given an “All clear” by building personnel to return to the building.

13. When the “All clear” is announced, the Life Safety Coordinators, Floor Wardens and Area Leaders will lead their employees in an orderly fashion back to their work places. If available, elevators will be back in service. The “all clear” will not be announced until the Fire Department has arrived and fully investigated the situation. This can take some time, even in a “false alarm” situation. In the meantime, all floors will continue to see hear the alarm and see a visual strobe.

14. NOTE: If you reach the rally point and there is no sign of building personnel, call 401-272-0070 to explain to security that you have evacuated and no one from the building is at the rally point. This can happen if the alarm only signals on a couple floors vs. the entire building. The management staff may not be aware of the alarm immediately, and security would be able to give the all clear providing it is safe to return to the building. If 401-272-0070 is not reachable, you can call 401-524-3948 or 401-484-2380 to reach management on their cell phones to provide further instruction.

BOMB THREATWhen a bomb threat is received, be calm and courteous and obtain as much information as possible (refer to Bomb Threat Information Form, Exhibit -A). At a minimum, try to find out:

Exact location of the device. Time set for detonation. Description of the device. Reason the caller has placed the bomb. Exact words used by the caller.

Once the caller hangs up, complete as much information on the Bomb Threat Information Form as possible and notify the police and the Manager.

The Manager should establish a command center, and overall supervision of the bomb threat response will be coordinated from that location.

In a calm and professional manner, inform the tenant contacts of the threat and the detonation time, if one was given. Direct communication from management to the tenants on a timely basis is necessary.

Unless the location or existence of a bomb is known, evacuation may not be necessary. If a bomb is known to exist, evacuation of the building would be the same as in any other emergency and would continue until either the Fire or Police Department has determined that the building is safe to enter.

If the location of the bomb is not known, the tenant contact person should be instructed to inform employees that a bomb threat has been received. Employees should be asked to examine their work areas for any unusual boxes or items. Since employees know the work areas best, this can save a great deal of time in the bomb search.

If anything suspicious is found, the proper authorities should be notified at once, and the ranking security officer will immediately take charge until they arrive. All persons will be evacuated to a safe distance and doors should be opened to reduce possible concussion. UNDER NO CIRCUMSTANCES WILL PROPERTY PERSONNEL ATTEMPT TO DISARM OR MOVE A SUSPECTED EXPLOSIVE DEVICE.

At the earliest opportunity, the Regional Manager and designated representatives of the owner must be notified.

If a bomb threat is received in writing, all materials must be saved, including envelopes or containers. Once that message is recognized as a bomb threat, further unnecessary handling should be avoided. Every possible effort must be made to retain evidence such as fingerprints, handwriting or typewriting, paper, and postal marks which are essential to tracing the threat and identifying the writer.

1. Security is in charge of prohibiting unauthorized access to this facility. The success of this preventive strategy requires full cooperation from all tenants. All suspicious individuals or situations should be reported at once to Building Management at (401) 331-4050 or to Security at (401) 272-0070.

2. Conduct regular inspections in every suite for suspicious objects. Neat offices, free from clutter and stacked boxes, make a foreign object easier to detect.

3. Encourage all employees to report any suspicious persons wandering about the offices, corridors and restrooms to Building Management at (401) 331-4050.

4. Monitor all delivery people and repairmen while in your office. Do not leave your office unsecured when they are on your premises. All drawers, cabinets, compartments, closets, etc. fitted with locks should be kept locked.

5. Encourage all employees to comply with the building Security access control measures.

6. Reminder: Security will not accept any packages for tenants.

RECOGNIZING A BOMBBombs can be constructed to look like almost anything and can be placed or delivered in any number of ways. The probability of finding a bomb that looks like something on TV is slim.

Building Management and Providence emergency services must gather information from you before they can assess and respond to a bomb threat.

BOMB THREAT CHECKLISTIf you receive a bomb threat by phone, cell, email, postal mail or otherwise, stay calm. Immediately use the Bomb Threat Checklist. Contact the Building Manager for as many copies of the Bomb Threat Checklist as you desire. It’s recommended that all employees keep one within reach, perhaps under their desk phone.

DETERMINING A REAL OR HOAX THREATIt’s the decision of Providence Police Department and Building Management to determine the real from the hoax and authorize the appropriate response.

HOAXIf the bomb threat is declared a hoax, the Building Manager will authorize the search of the facility by tenant Life Safety Coordinators and Area Leaders to confirm. This search is to be conducted as the balance of personnel continues to work. If a suspicious object is identified, the Building Manager will authorize a partial or full evacuation.

REALIf it’s declared a real bomb threat, a partial or full evacuation of the building may be ordered. If the threat is specific to a floor, the Building Manager and the

Providence Police may order the evacuation of the threatened floor, as well as the floors above and below.

IF DECLARED A HOAX:

1. Tenant Life Safety Coordinators and Area Leaders will search their own space.

2. Tenant Life Safety Coordinators and Area Leaders should:

5. If the tenant search confirms the hoax, the Building Manager will communicate this to all tenant Life Safety Coordinator Leaders.

IF DECLARED REAL:

1. Building Management and the Providence Police will decide the best response.

2. Each tenant’s Life Safety Coordinators will notify employees in a calm and deliberate manner.

3. Carefully worded pre-planned statements can convey the urgency of the situation without causing panic. An appropriate statement might be, “Employees are directed to immediately cease work and immediately proceed to (the emergency stairwell or floor [x]). This is not a drill.”

4. Two-way radios, cell phones, hand-held devices and push-to-talk phones may detonate explosive devices. Therefore, these devices should not be used during bomb threats.

5. Close all doors (Do Not Lock) as personnel exit in order to contain any explosion

6. Implement evacuation as described in Evacuation Procedure section above

EARTHQUAKELocal assistance may not be available in the case of a serious earthquake.

PRE-EMERGENCY PLANNINGPre-planning for an earthquake related emergency is as important as planning the actions to be taken once the earthquake is over. The management team will be responsible for the following pre-emergency procedures:

Develop a printed checklist that will ensure that all areas of the property are covered and thoroughly inspected for injuries and damage control and to record the corrective action taken.

Train all property security personnel in basic first aid information (to be used upon paramedics’ instructions only) and cardiopulmonary resuscitation.

Coordinate a training program with the Chief Engineer that assures that all supervisory personnel are thoroughly familiar with the location of public utilities, entry points and the methods of shutting off these utilities in case of emergencies.

Make certain that the command post area is safe and that all items stored above head level are secured or removed.

A portable radio with extra batteries, flashlights with extra batteries, and a well stocked First Aid Kit (including a shock/fire retardant blanket) should always be kept in the Management Office.

Floor Wardens should also receive training, including the following instructions to be issued to their employees at the time of an earthquake.

Keep calm and do not panic.

Take shelter away from windows and seek protection under tables, desks or other objects that offer protection from flying glass and debris. If you are closer to an interior doorway, brace yourself under it until things quiet down.

Do not leave the sheltered area until the quake is over. An earthquake usually lasts less than one minute.

Stay clear of bookcases, file cabinets, windows and similar items.

Turn off electrical equipment

Do not use matches if power fails.

Use the telephone only if there is an emergency.

Wait for instructions from the Fire/Life Safety Director.

Be prepared for aftershocks. DO NOT LEAVE THE BUILDING. You are safer inside the building than outside on the street.

Persons riding in an elevator at the time of an earthquake should stop at the nearest floor and exit the car. If the elevator comes to a stop between floors, remain calm and push the “Emergency Call” button. The intercom system in each elevator car is monitored by the security company. The operator will provide emergency instructions. Do not panic - THE CAR WILL NOT FALL.

DURING AN EARTHQUAKEAt the first sign of an earthquake, all property personnel will take cover away from windows, under tables, desks or other objects that offer protection from flying glass and debris, or in interior doorways.

AFTER AN EARTHQUAKEThe Manager will establish a command center and overall supervision of the earthquake response will be coordinated from that location. Damage and injuries must be reported immediately to the command center.

Members of the Emergency Response Team will:

Turn on their radios for emergency information and avoid using the telephones.

Check for injuries; cover injured persons with blankets or coats to keep them warm, and stop any bleeding injury by applying direct pressure over the site of the wound.

Prevent moving of any injured persons unless they are in immediate danger of further injury.

Inspect assigned areas and immediately report any fires, smoke, ruptured pipes, or any other damage that requires immediate attention.

Whenever possible, correct dangerous conditions that pose a hazard to personnel assembled.

Use the fire extinguishers to put out any fires as soon as possible.

BE CALM AND REASSURING.

Upon the arrival of Civil Defense or local Fire or Police Department personnel, property personnel will assist them as directed.

Depending on the damage, certain areas of the property may need to be cordoned off or even evacuated to prevent further injuries and looting. The ranking security officer at the scene shall rope off an area and station security guards to prevent entry into the area. Evacuation of an area or the entire building will be determined by Civil Defense, Fire or Police Department authorities, or the ranking management person on duty.

At the earliest opportunity, the Regional Manager and designated representatives of the owner must be given a complete verbal report of the situation. A written report, including photographs, will follow as quickly as possible.

MEDICAL EMERGENCYBuilding Management recommends that all tenants keep a first aid kit unlocked and fully stocked in their suite. (One first aid kit per floor is recommended for multi-floor tenants). It is the tenant’s responsibility to make sure that the employees are aware of first aid kit location(s).

Building Management requests that tenants provide a list of any employees who are trained in first aid, CPR and/or defibrillator.

1. Dial 911. Tell the dispatcher your address, floor and suite number, and say that the medical team should go to the loading dock located at 50 Kennedy Plaza as an access point into 100 Westminster. The dispatcher does not know your exact location in the building unless you tell him. You may be asked to describe the condition of the victim and answer many questions. Please be ready to offer as much information as possible to the dispatcher. Do not hang up – let the 911 operator hang up on you.

2. Call Building Security at (401) 272-0070. They will direct the arriving medical team and have an elevator ready, if necessary.

3. Do not move the person. If you have been trained, and you desire, administer first aid.

4. If a private physician has been called, please let the Building Manager and Security know so that the doctor will be escorted to your office.

5. Keep the person warm and comfortable while awaiting medical help. DO NOT LEAVE THE PERSON ALONE.

6. Post one person in the elevator lobby to vector the medical team to the exact location of the person in distress.

7. Building management recommends that no employee ever take responsibility for the health of another employee, visitor or contractor by driving or escorting the injured to a clinic, hospital or home.

8. Building Management or Security personnel are strictly prohibited from driving or escorting any person to an outside medical or other facility of any kind. Call 911 and let the professionals tend to the injured.

SUSPICIOUS PACKAGESuspicious packages must be reported, even if it is likely to be a false alarm. When a package or envelope appears suspicious:

1. DO NOT APPROACH OR TOUCH.2. DO NOT CARRY OR MOVE.

3. DO NOT OPEN.

6. Isolate the immediate area by closing doors.7. Isolate yourself to contain contamination.8. Do not carry a suspicious package to any supervisor.9. Do not carry a suspicious package into or through offices.10. Do not clean any powder up. Keep others away.11. Shut off ventilation if possible.12. Wash hands and exposed skin with soap and water.13. Do not brush off clothes.

CHEMICAL SPILLSOur building has a minimum of hazardous chemicals. Any onsite chemicals are mostly cleaning agents. Nevertheless, spills in and outside the building are possible.

If you smell, see or sense a chemical spill or release in our building or on our property that seems suspicious, contact your Life Safety Coordinator, Building Management and Security.

Do not investigate these suspicions on your own. Get help by dialing 911!

CIVIL DISTURBANCEThe following procedures will apply in the event of a demonstration/riot or a terrorism/hostage situation.

Demonstration/RiotPrior to a demonstration or other type of outburst, all personnel who might be involved will be briefed on the issue of access to private property. Generally, demonstrators must be allowed access to public areas such as sidewalks and

exterior common areas (i.e., plazas where the public is allowed to congregate). Private property is considered to be building and garage interiors and private landscaped areas. Demonstrators should not be allowed access to these areas.

The building will be secured and the elevators and stairs controlled so that no unauthorized persons enter the building. If the situation is volatile, an announcement to the tenants will be made suggesting that they not leave the building until the disturbance is over.

The appropriate local agencies (Police, Fire, Rescue, etc.) as well as the Building Emergency Response Team will be placed on stand-by in case the situation escalates out of control.

If the situation develops into a riot, the Police will be contacted to quell the disturbance. Provisions will be made for heightened security coverage until such time as it is evident that all danger has passed. If a need for extra security officers is anticipated, the appropriate vendor will be contacted.

Fire extinguishers will be made readily available at high-risk locations such as lobbies, retail stores, and parking structures. Window-boarding materials will be purchased, if necessary.

Only the crisis management spokesperson will release information to the media, and it will be kept at a minimum to avoid inflaming the situation.

If the situation escalates into a community-wide problem, it will be up to the property personnel to maintain and secure the property. Local authorities may be tied up handling problems in other areas of their jurisdiction. Care should be exercised, however, by property personnel not to use any more than the minimum force necessary to protect and secure the property and, most importantly, the tenants. This will help minimize any liability problems that might arise.

Terrorism/Hostage SituationsDo not let panic or terror escalate the situation out of proportion. Upon receiving the call, attempt to complete the Threat/Hostage Report form (Exhibit B).

The Police Department will be notified immediately.

The area affected will be secured, and all personnel will be kept out of the area. The building will be evacuated if necessary.

The primary concern will be for the safety of the hostages. There should be NO HEROICS from anyone. The chances of someone being hurt or killed are too great, and the situation will become far worse. Talking and negotiating with terrorists are the keys to a safe release. This is best handled by the authorities.

Talk and time are invaluable. Time allows the terrorists to calm down and helps defuse the situation. It also allows the negotiator time to effectively learn of all demands and to respond with alternatives. Time grants the negotiator the ability to develop a kind of trust with the hostage takers. Psychologically, people who are desperate enough to take hostages need to be persuaded that someone understands how they feel and sees their point of view before any successful resolution of the situation can occur.

If a situation develops where you are the hostage, the following steps should be remembered:

Stay Calm. Remember that you are in a highly charged, volatile situation. As emotions go up, reason goes down. If you can keep calm, you may help others stay that way.

Pay Close Attention. Learn what you can about your captors by observation. Be careful not to violate their “space.” (This “space” is that psychic area of about a foot or so around each person that they consider as theirs.) With friends, you get closer, but with strangers (especially in hostile situations) this “space” widens abruptly. By violating a captor’s “space” you run a high risk of evoking a potentially violent negative reaction.

Cooperate. Refusal to obey can only intensify the emotional tension of the situation. This is especially true in the first few minutes of the situation, which is especially volatile and emotion charged.

Stay Alert. After the first hour or so, the worst that is going to happen probably already has. If it looks like the situation

is going to continue for some time, attempt to rest as much as possible. Highly emotional situations drain energy at a high rate. You can afford to rest - your

captors cannot. This is one advantage that you have over them. Be sure to use it.

After the situation has been resolved and the hostages are freed, it is important to have some type of post-trauma support available for the victims. Maintain a log and report all events regarding the emergency.

UNKNOWN OR SUSPICIOUS PERSON

Unknown PersonIf a tenant employee encounters an unknown person without any visitor identification in our building, the employee should approach the individual in a friendly manner and politely ask whom they are here to see.

The tenant employee should politely and immediately get the visitor signed in, and either have the person called to come meet their visitor, or escort the unknown person to the appropriate office.

Suspicious PersonIf an employee identifies an unknown person inside our building who is acting suspiciously, the employee is to call Security. Security will go to the vicinity of the suspicious person to determine next steps, which could include:

1. Politely asking the suspicious person for their reason to be on premises

Or2. Calling 911

Security will determine the best course of action.

Armed or Violent Person

Whether an armed or violent person is an outsider, employee or someone known to the observer, the tenant employee will immediately:

1. Move away from the armed or violent person. DO NOT CONFRONT THE PERSON!

2. Move toward a building exit.3. Dial Security to identify yourself, your location in the building

and the description of the armed or violent person.4. Exit the building.5. Do not yell or add to the commotion.6. Do not pull the fire alarm. This may send your fellow employees

toward the armed or violent person.

7. It is correct to let the armed or violent person exit the building. You want that person to leave.

Building Management and Security will:1. Call 911 to confirm police have been notified and are

responding.2. Determine if an evacuation is necessary or appropriate. If so,

order the evacuation.3. Meet police responders for coordination and further action.4. Monitor events and be available to the Providence Police.

POWER FAILUREFirst, see if the power failure affects only 100 Westminster Street and/or 30 Kennedy Plaza or if surrounding properties have also lost power.

Call the emergency number for the electric utility serving the affected building and give them the property address and circuit numbers. (Chief Engineer will have the circuit numbers.)

Check that the emergency generator has started and that emergency power and lighting is on in the building. Implement the contingency plan for additional fuel supplies for the generator.

Verify that all elevators have returned to the ground floor and that there are no entrapments.

An announcement will be made to the tenants explaining that the utility company has been notified, that there will be no - or very limited - elevator service, and to please remain calm.

If the power outage is expected to be extended, notify tenants again so they can make decisions as to their business operations.

After the situation has been resolved and building power restored, restore normal business as soon as possible. Convey the fact that the property is “open and ready for business” to the tenants.

Contact the electric utility company to find out the reason for the outage and let the tenants know.

Maintain a log and report all events regarding the power outage.

SHELTER IN PLACEIf a threat comes from outside our building, the best decision can be to keep all personnel inside, or to Shelter in Place. These types of threats would make it safer to stay inside than to evacuate:

1. Hazardous spill or release on nearby roads, highways and railroad

The need to Shelter in Place can come to the attention of any employee or manager via a phone call from a government official, emergency services or the media. Immediately contact your Life Safety Coordinator, Building Management and Security.

Building Management—in coordination with Providence emergency services—makes the decision whether to Shelter in Place. Building

Management will gather as much information from Providence emergency services, MEMA, FEMA, U.S. Weather bureau, Department of Homeland Security and the media.

Shelter in Place could require:

1. Shutting down HVAC and/or water and other building equipment

2. Moving all people away from windows in case of extremely high winds. Personnel may be asked to secure all objects in their areas and to close all doors (Do Not Lock).

3. The shut-off and securing of some or all machinery and equipment.

4. Shelter in Place could be prolonged. Personnel should be trained for this possibility, and appropriate provisions should be stored.

SEVERE WEATHER Tenants have the choice of evacuating or sheltering in place during a severe weather alert. If a weather emergency with the potential to harm building occupants exists, Building Management may notify you that the building is closed. If the U.S. Weather Service gives an early alert, certain steps can be taken to prepare for the severe weather if the decision is made to Shelter in Place.

Procedure All Tenants:

1. Maintain an inventory of emergency equipment to be used during severe weather:

a. Flashlights and fresh batteries b. First aid kits for treating minor injuries c. Portable radios and fresh batteries, for keeping abreast of

severe weather conditions2. If informed by the U.S. Weather Service that severe weather

with high winds is imminent, follow these steps: a. Clear desks, tables and windowsills of books, papers or

other items and secure them in boxes or drawers

Life Safety Coordinators and Area Leaders

1. Depending on the nature of the severe weather, move all occupants to the core areas of the building (corridors in your space, interior offices, conference rooms, etc.).

2. If your company decides to evacuate the building, notify Building Management

3. Confirm with Building Management and/or Security that your company has totally evacuated its space and the building.

4. Notify Building Management of any severe leaks and structural or other damage during or after the storm.

TORNADOA tornado is a violent storm in which the winds in a whirling funnel-shaped cloud cause great destruction in their narrow path.

Pre-Emergency PlanningPre-planning for a tornado is as important as planning the actions to be taken once the tornado is over. The management team will be responsible for the following pre-emergency procedures:

Seek out and secure outdoor objects that might blow away or do damage to a structure, i.e., trash containers, signs, furniture.

Inspect roofs and catch basins, i.e., remove tools, repair loose gutters, shingles, etc.

Prune trees of branches that might do damage to the property.

During a Tornado:When a tornado has actually been spotted, the Civil Defense sirens will sound an alert, and all building personnel will take shelter until the tornado has passed. The following actions are recommended:

Move away from the perimeter of the building and the exterior glass.

Leave an exterior office and close the door.

Go to an enclosed area in the building core, such as an elevator lobby, corridor, restroom or stairwell. Or take cover in a designated shelter or basement.

Sit down and protect your head.

Do not use elevators; if in transit in the building, take stairwell to the basement.

After a Tornado:Members of the Emergency Response Team must be extremely careful when moving around the property and should watch for live electrical wires, shattered glass, splintered wood, etc. They will:

Care for injured persons.

Open clogged pipes and catch basins.

Prepare for possible flooding.

Contact an adjuster, restoration contractor, and building inspector and get them to the site as soon as possible.

Replenish emergency supplies.

SNOW STORMSEvery fall, the following actions should be taken to minimize loss in the event of severe snow storms:

Install heat tapes where necessary for prevention of frozen pipes.

Replenish snow control supplies such as salt, sand, and shovels.

Prepare winter contracts for snow removal. Be sure they include the time of day, frequency and weather condition under which plowing or snow control should occur.

Maintenance personnel will be kept on call if a storm threatens.

In shopping centers and office buildings, the store and office manager(s) will dictate the procedures their businesses should follow in the event of a severe storm, and the Manager will accommodate those wishes to the extent possible.

Clearing walks of snow and ice will not be started more than one hour prior to the majority of tenants’ arrival or departure from the building.

ELEVATOR ENTRAPMENTPhones and/or intercoms inside elevators will be checked by Security weekly to ensure proper working order and timely monitoring response. These checks will be logged in the Security Reports and any problems will be noted to ensure correction.

Upon receiving a call regarding an entrapment, the Security Officer will obtain the following information:

Building location.

Which elevator is stopped (numbers should appear inside the phone doors or the cab for easy identification by entrapped occupants).

Estimated location of the elevator (what does the floor indicator read).

Condition of people on the elevator.

Number of people on the elevator.

The Security Officer will notify the Management Office of an elevator entrapment and the location of the elevator.

Engineers or representatives of Management or Security who are nearest the elevator will go quickly to the elevator and assure the

occupants that steps are being taken to remove them. Remind them they are safe. Tell them to stand away from the doors.

During working hours, the Management Office will notify the elevator company responsible for the maintenance of the elevator about the entrapment and get an estimated rescue time. The Fire Department should be notified only if a life threatening situation exists. Security is responsible for these steps after working hours.

Communication with elevator occupants should be frequent in order to determine the condition of the passengers, if lights are on, and other conditions inside the elevator. If sufficient support personnel are present, offer to make a phone call for the individual(s) entrapped. Communication should be reassuring regarding their safety and the impending rescue.

Do not open the doors unless the cab is level with the floor. Before opening doors, make sure that the power has been cut off to prevent movement of the cab. Utmost care must be taken to avoid injury to exiting passengers.

If the elevator shaft is exposed when the exterior elevator doors on a stalled or incapacitated elevator are opened, passengers are only to be removed by trained professionals from the contracted elevator company or the Fire Department.

Security will direct the rescue party from the lobby to the elevator location.

MANDATORY EVACUATIONA Mandatory Evacuation is one ordered by the Mayor of Providence, the Governor of Rhode Island, or the President of the United States, or their legal designees.

Legal designees could include the Police Chief, the Fire Chief, Director of the Rhode Island Emergency Management Agency (RIEMA), Director of the Rhode Island Executive Office of Public Safety (EOPS), Commander of the Rhode Island State Police, Commanding Officer of the Rhode Island National Guard, the

Director of FEMA and the U.S. Secretary of the Department of Homeland Security.

Such an evacuation is a radical order that would only be issued in case of an extraordinary city-wide, state-wide or regional event such as a hurricane, blizzard, hazardous/toxic material spill; chemical, biological, radiological, nuclear or explosive (CBRNE) event.

Building Management, in coordination with Providence emergency services, will take charge of a Mandatory Evacuation. Building Management will inform all tenant Life Safety Coordinator Leaders of this decision to close the building.

Building Management will:

1. Order an emergency shutdown of all building equipment.

2. Ensure the facility is empty of all personnel. In coordination with Providence emergency services, the Building Manager may permit the use of the elevators in this kind of evacuation.

3. Ensure the facility is secured and locked.

4. Notify local, state and federal authorities that the facility has been evacuated.

5. Ensure that Security Guards are posted, if this is permitted by the Mandatory Evacuation Order.

6. Monitor events.

7. Return to the facility as soon as local, state and federal authorities permit in order to resume command of the facility.

8. Notify tenant Life Safety Coordinators of Building Manager’s resumption of command.

A full building evacuation rarely becomes necessary, but when the decision to evacuate has been made, it is important to clear the building in a calm and orderly manner.

BUILDING PERSONNELThe Emergency Response Team will be responsible for evacuating the building. It will:

Announce evacuation over the public address system. Provide information to Police and Fire Department personnel. Direct evacuees to refuge. Keep evacuated floors empty until an “all clear” is given by Police

or Fire Department. Notify Regional Manager and owner.

TENANTSProceed exactly as you would in a fire evacuation. (See previous section about fire evacutaion)

TRAINING AND DRILLSEach tenant will receive a Tenant Move-In Handbook that describes the basic procedures a tenant should follow in an emergency.

FIRE DRILLSThe main purpose of a scheduled fire drill is to familiarize the tenants and the property staff with fire evacuation procedures while monitoring the tenants’ response.

Fire drills will be performed annually and will be scheduled in advance by the property management team. All property staff will be assigned different areas of responsibility. Several key personnel will be strategically placed to facilitate the

intent of this fire drill. Details for each drill will be replayed to the Life Safety Director in each tenant office in advance.

Once the drill begins, the alarm will sound and everyone in the building should follow the fire alarm evacuation procedures as

After the fire drill building management staff, engineering staff and security personnel will meet to discuss any issues/concerns that may have risen during the drill so that any concerns may be immediately addressed.

LOSS PREVENTION

The management, engineering, maintenance and security staffs are responsible for 100 Westminster’s loss prevention program which is designed to minimize conditions that could lead to loss, damage or destruction.

BUILDING INSPECTIONS

Building inspections are performed regularly by building management and are kept on file in the management office.

MAINTENANCE

It is the responsibility of the Chief Engineer to assure that all applicable equipment and systems are maintained, repaired, tested and operated according to all national, state and local codes that may apply. In the event that a local code may conflict with CBRE standards, policies or procedures, such code shall take preference and govern the work. If any such conflict occurs, the Chief Engineer shall inform the Manager.

The Chief Engineer shall:

Obtain copies of all codes applicable to the engineering aspects of the property and review them as needed with the Manager.

If necessary, revise current operating practices to comply with local codes. Any changes that conflict with established CB Richard Ellis policies and procedures shall be forwarded to the Manager with explanations and

copies of the codes being conformed to and changes being made to comply with local standards.

Document all correspondence with any agency issuing a code violation notice and establish a dialogue with the agency to ensure a productive negotiating atmosphere. This will allow time for review, compliance or changes to the procedures.

FIRE PREVENTION

The security force will regularly prepare a report that identifies safety and fire hazards, including:

Storage of flammable materials in tenant areas. Materials or furniture that may block emergency egress. Emergency equipment that is not fully operational (for example,

discharged fire extinguishers).

Tenants will be trained to recognize the kinds of fire hazards that can be caused by their employees, including:

Untidy storage of paper products, copier supplies, and darkroom or other chemicals.

Smoking in non-smoking areas. Blocking emergency equipment and egress. Misuse of extension cords and safety devices on appliances.

Building staff and service contractors must be observant for fire hazards so that:

Electrical and telephone closets (particularly for full floor tenants) are kept clean and clear.

Engineers’ materials and equipment are kept safely stored.

Service contractors (especially painters and electricians) keep their materials stored safely, perhaps in fireproof cabinets.

Construction contractors seal all openings created in fire rated floors and walls.

Any hazardous conditions are immediately reported to the Management Office.

All reports will be properly maintained, especially those required by O.S.H.A. or other statutory or regulatory organizations.

The Manager will work with the city’s Fire Inspector, and obtain information from National Fire Protection Agency and other fire prevention organizations.

All fires of any size will be reported to the Management Office or the security console.

FIRE PREVENTION TIPS Never throw matches or cigarette butts into waste

containers. Do not empty ashtrays into wastebaskets or trash chutes

without being sure contents are extinguished. Observe NO SMOKING signs wherever posted. Check for frayed or damaged electrical cords. Do not run electrical cords under carpets or chair pads. Do not overload electric outlets. Turn off or unplug appliances when not in use, especially

coffee makers. Do not let trash overflow in wastebaskets or collection areas. Do not block corridors and stairwells. Do not prop open stairwell, corridor or other fire doors. If

these doors are propped open and there is a fire, smoke can easily spread throughout the building.

Never store anything in the stairwells. There should be nothing in the stairwells that can burn or that can restrict traffic flow. Remember, the stairwells are your means of exiting in an emergency.

Check lighting in corridors, stairwells and exit signs. Report any malfunctioning lights.

Store any permitted flammable liquids, oily rags or combustible materials in Fire Department approved containers.

When you leave your office, keep doors closed. In the event of a fire, closed doors will limit the spread of fire and smoke.

Landlord shall not be responsible for Tenant or to any other person for the non-observance of the Rules and Regulations and Tenant shall agree to abide by these rules as a condition of its occupancy of the Premises.

The following General Rules & Regulations are to be observed at all times:

GENERAL - RULES & REGULATIONS 1. Smoking is NOT permitted in any area of 100 Westminster

Street, including office spaces, common areas, exterior entrances, vestibules, corridors, restrooms, and stairwells. Additionally, smoking is not allowed in front of any entrance to the building. Please inform all of your employees about this strict rule.

2. Gambling and other such immoral or unlawful practices are strictly forbidden.

3. No intoxicating liquor shall be sold in any part of the building. The Landlord reserves the right to exclude or expel from the Building any person who, in the judgment of the Landlord or its employees, is intoxicated or under the influence of liquor or drugs, or who shall in any manner do any act in violation to these Rules & Regulations.

4. No animals, except “seeing-eye” trained dogs, are permitted on the property. Caged or leashed pets may be transported to and from the garage. No animals should EVER be left unattended in the garage at any time.

5. Skateboards, in-line skates or other vehicles shall NOT be allowed in or around the building. Bike racks are located in the Parking Garage for Tenant use.

6. Canvassing, soliciting or peddling in the building is strictly prohibited and each Tenant shall cooperate to prevent these activities.

LOBBY - RULES & REGULATIONS 1. No solicitors

2. No roller-blades, roller skates, or skateboards.

3. No handcarts or 2-wheel carts. All deliveries should come through the loading dock.

4. Shoes and shirts must be worn at all times.

5. No disorderly conduct.

COMMON AREA - RULES & REGULATIONS 1. Tenants are not to obstruct sidewalks, doorways, vestibules, halls,

stairways, and other similar areas. These areas are not to be used by any tenant for purposes other than ingress and egress to and from their respective leased premises, and/or for going from one part of the building to another.

2. Corridor doors, when not in use, should always be kept closed.

3. Nothing shall be swept or thrown into corridors, halls, elevator shafts, or stairways.

4. No consumption of alcohol is permitted in any common areas of the building without the prior written consent of CBRE Management.

5. Tenants shall not use or keep in the building any flammable or explosive fluids or substances.

6. No acids, vapors, or other material shall be discharged into the waste lines, vents or ductwork of the building. The water closets and other plumbing fixtures in or serving any Tenant’s Premises shall not be used for any purpose other than that for which they were designed or constructed, and no floor sweepings or other debris shall be deposited therein. Any damage resulting to the same from misuse by Tenant, its agents, licenses, or guests shall be repaired by the Building Management at the sole expense of the Tenant.

BICYCLE RULES & REGULATIONS Bicycle racks exist in the parking garage for tenant use only. All tenants must adhere to the following:

Bicycle racks are for the use of 100 Westminster Street building tenants ONLY.

Overnight bicycle parking is NOT permitted (11pm- 7am). The building owner and the building manager are NOT responsible for

lost, stolen or damaged property. Bicyclists should park at their own risk.

Management encourages all riders to fully and completely secure their personal property. Building security staff will take notice of suspicious or foul activities near the bike rack but also assumes no responsibility for lost, stolen or damaged property.

Bicycles are NOT permitted inside the building at any time (this includes the lobby, garage and loading dock).

TENANT - RULES & REGULATIONS PER LEASE 1. Landlord agrees to furnish Tenant two keys without charge.

Additional keys will be furnished at a nominal charge. Tenant shall not change locks or install additional locks on doors without prior written consent of Landlord. Tenant shall not make or cause to be made duplicates of keys procured from Landlord without prior written approval of Landlord. All keys to the Leased Premises shall be surrendered to Landlord upon termination of this Lease.

2. Tenant will refer all contractors, contractor’s representatives and installation technicians rendering any service on or to the Leased Premises for Tenant to Landlord for Landlord’s approval before performance of any contractual service. Tenant’s contractors and installation technicians shall comply with Landlord’s rules and regulations pertaining to construction and installation. This provision shall apply to all work performed on or about the Leased Premises, including installation of telephones, telegraph equipment, electrical devices and attachments and installations of any nature affecting floors, walls, woodwork, trim, windows, ceilings, equipment or any other physical portion of the Leased Premises or the Property.

3. Tenant shall not at any time occupy any part of the Leased Premises as sleeping or lodging quarters.

4. Tenant shall not place, install or operate on the Leased Premises or in any part of the Property any engine, stove or machinery, or conduct mechanical operations or cook thereon or therein, or place or use in or about the Leased Premises or the Property any explosives, gasoline, kerosene, oil, acids, caustics, heating source, or flammable, explosive or hazardous material without written consent of Landlord. Tenant shall be permitted to maintain a kitchen facility for its employees utilizing an electric coffee maker and microwave oven.

5. Landlord will not be responsible for lost or stolen merchandise, trade fixtures, furniture, furnishings, personal property, equipment, money or jewelry from the Leased Premises or the Property regardless of whether such loss occurs when area is locked against entry or not.

6. No dogs, cats, fowl, or other animals shall be brought into or kept in or about the Leased Premises or Property, except those utilized by handicapped individuals.

7. Employees of Landlord shall not receive or carry messages for or to any Tenant or other person or contact with or render free or paid services to any Tenant or to any of Tenant’s agents, employees or invitees.

8. None of the parking, plaza, recreation or lawn areas, entries, passages, doors, elevators, hallways or stairways shall be blocked or obstructed or any rubbish, litter, trash, or material of any nature placed, emptied or thrown into these areas or such area used by Tenant’s agents, employees and invitees at any time for purposes inconsistent with their designation by Landlord.

9. The water closets and other water fixtures shall not be used for any purpose other than those for which they were constructed, and any damage resulting to them from misuse or by the defacing or injury of any part of the Property shall be borne by the person who shall occasion it. No person shall waste water by interfering with the faucets or otherwise.

10.No person shall disturb occupants of the Property by the use of any radios, record players, tape recorders, musical instruments, the making of unseemly noises or any unreasonable use.

11.Nothing shall be thrown out of the windows of the Property or down the stairways or other passages.

12.Movement in or out of the Property of furniture or office supplies and equipment, or dispatch or receipt by Tenant of any merchandise or materials which require use of elevators or stairways, or movement through the Property entrances or lobby, shall be restricted to hours designated by Landlord. All such movement shall be carried out in the manner agreed between Tenant and Landlord by prearrangement before performance. Such prearrangement will include determination by Landlord of time, method, and routing of movement and limitations imposed by safety or other concerns which may prohibit any article, equipment or any other item from being brought into the Property. Tenant assumes, and shall indemnify Landlord against, all risks and claims of damage to persons and properties arising in connection with any said movement.

13.Landlord shall not be liable for any damages from the stoppage of elevators for necessary or desirable repairs or improvements or delays of any sort or duration in connection with the elevator service.

14.Tenant shall not lay floor covering within the Leased Premises without written approval of Landlord. The use of cement or other adhesive materials not easily removed with water is expressly prohibited.

15.Tenant agrees to cooperate and assist Landlord in the prevention of canvassing, soliciting and peddling within the Property.

16.During all hours other than regular hours, Landlord reserves the right to exclude from the Property, all persons who are not known to the Property security personnel and who do not present a lass to the Property signed by the Tenant. Each Tenant shall be responsible for all persons for whom Tenant supplies a pass.

17.If any governmental license or permit shall be required for the proper and lawful conduct of Tenant’s business, Tenant, before occupying the Leased Premises, shall procure and maintain such license or permit and submit it for Landlord’s inspection. Tenant shall at all times comply with the terms of any such license or permit.

18.Except with the prior written consent of Landlord, Tenant shall not sell, or permit the sale from the Leased Premises of, or use or permit the use of any sidewalk or mall area adjacent to the Leased Premises for the sale of newspapers, magazines, periodicals, theatre tickets or any other goods or merchandise, nor shall Tenant carry on, or permit or allow any employee or person to carry on, business in or from Leased Premises for the service or accommodation of occupants of any other portion of the Building, nor shall the Leased Premises be used for manufacturing of any kind, or for any business or activity other than that specifically provided for in the Lease.

19.Tenant shall not install any radio or television antenna, satellite dish, loudspeaker or other device on the roof or exterior walls of the Building or elsewhere on the Property.

20.Tenant shall not use in any space, on in the Common Areas of the Building, any hand trucks except those equipped with rubber tires and side guards or such

other material handling equipment as Landlord may approve. No other vehicles of any kind shall be brought by Tenant into Building or kept in or about the Leased Premises without prior written approval of Landlord.

21.Tenant shall store all its trash and garbage within the Leased Premises until daily removal of same by Tenant to such location in the Building as may be designated from time to time by Landlord. No material shall be placed in the Building trash boxes or receptacles if such material is of such nature that it may not be disposed of in ordinary and customary manner or removing and disposing of trash and garbage in the city in which the Leased Premises is located without being in violation of any law or ordinance governing such disposal.

22.Tenant shall not permit the use or the operation of any coin operated machines on Leased Premises, including, without limitation, vending machines, video games, pinball machines, or pay telephones without prior written consent of Landlord.

23.As used in the Lease, “business days” means Monday through Saturday (except holidays); “regular hours” means 8:00 a.m. to 6:00 p.m. on weekdays and 8:00 a.m. to 1:00 p.m. on Saturday; and “holidays” means New Year’s Day, Martin Luther King Day, President’s Day, Memorial Day, Fourth of July, Labor Day, Veteran’s Day, Columbus Day, Thanksgiving and Christmas, together with such other holidays designated by Landlord consistent with those holidays designated by national banks located in the county in which the Building is located.

24.Landlord desires to maintain in the Property the highest standard of dignity and good taste consistent with comfort and convenience for tenants. Any action or condition not meeting this high standard should be reported directly to Landlord. Tenant’s cooperation will be mutually beneficial and sincerely appreciated. Landlord reserves the right to make such other and further reasonable rules and regulations (or amend any of the foregoing rules and regulations) as in its judgment may from time to time be necessary, for the safety, care and

cleanliness of the Leased Premises and for the preservation of good order therein.

25.Tenant shall comply, at its sole expense, with applicable laws, rules, regulations and standards relation to protection of human health or safety or the environment, including, without limitation, the federal Comprehensive Environmental Response, Compensation and Liability Act, the Federal Resource Conservation and Recovery Act.

26.Smoking is prohibited in the Leased Premises, the Building, and the Common Areas. Tenants shall not permit employees, customers, licensees, contractors, agents, or invitees to smoke in the Leased Premises, the Building, or the Common Areas.

27.Tenant is responsible for accounting for the whereabouts of its employees after an evacuation of the Leased Premises and/or Building. Tenant shall maintain an updated list of its employees and shall appoint a contact person, who shall promptly let the Building manager and emergency personnel know, if any, of its employees are unaccounted for after an evacuation.

PARKING GARAGE RULES & REGULATIONS

1. The 100 Westminster Street Garage is a public garage open from 7:00 AM to 6:00 PM Monday through Friday. Entry gates are closed at night and on weekends for security purposes but can be opened with monthly parking access cards or transponders.

2. Transponders are given to monthly parkers to allow access in and out of the garage. Please place the transponder on your windshield in accordance with the instructions distributed with it.

3. If you have any questions about monthly parking, parking rates, or the 100 Westminster Street Garage in general, please contact Urban Parking at the Parking site office at (401) 331-1670.

Parking

Building Access

All construction workers (contractor and subcontractors) must enter the building ON FOOT through the loading dock.

All constructions workers must obtain a Building Access Card from a Security Officer posted in the lobby before starting to work at 100 Westminster Street. This Building Access Card must be carried at all times while on site.

o Note: A more permanent card can be provided for workers here for days / weeks at a time. This card need not be turned in every day. Please call Building Management at (401) 331-4050 to inquire about this option.

The loading dock entrance is located on Kennedy Plaza.

Security

Contractor Check Out

1. Before leaving the site, please return Building Access Card to the Security Officer and sign out.

2. No Contractor Access Cards may leave the premises. 3. Failure to return Access card before leaving the premises will

result in having to surrender a driver’s license or similar photo identification card at the start of each day in exchange for Building Access Card. Photo ID will be returned at the end of the day when Building Access Card is returned.

Contractors must adhere to all building rules and regulations and cooperate fully with Security, Management and Maintenance personnel. Failure to follow these rules and regulations will result in the Contractor, Sub-Contractors and the specific personnel being denied access to the building.

ELEVATORS

Passenger Elevators:

The passenger elevators in both high and low-rise elevator banks are for building tenants and their guests only and should not be used by contractors, unless specifically provided otherwise.

Interior Dimensions: 5’6” deep, 7’0” wide.Door Opening: 7’0” high x 3’6” wide

Freight Elevator:

Security will coordinate use of the freight elevator for material loading and small, routine deliveries. Extended use of the freight elevator for larger, non-routine deliveries should be pre-arranged with the Management Office. Please call the management office at (401) 331-4050.

Interior Dimensions: 5’0” deep, 7’0” wide. Maximum Height: 11’ Door Opening: 7’11” high x 4’6” wide

Maximum Capacity: 3,500 lbs

Building Management must approve any extra long or oversized materials that must be handled or transported in the elevator. Management will coordinate with the elevator company to help with these procedures. There will be a charge to the Tenant and / or Contractor for this special service.

No material or equipment is to be carried underneath the elevators at any time.

Loading Dock

The 100 Westminster Street Loading Dock is shared with 30 Kennedy Plaza. In order to ensure efficient management of deliveries for both properties, the following rules and regulations MUST BE FOLLOWED.

1. MAXIMUM TRUCK SIZE:Max Length (truck & trailer):28 ‘Max Height: 13 ‘ 6 ’’

Larger Vehicles WILL NOT fit into the loading dock and will be turned away.

2. For security purposes, All Deliveries must be scheduled with the Property Management Office. Please see below for procedure.

3. ALL deliveries to 100 Westminster Street must enter / exit the building through the loading dock. The driver MUST first check in with the Security Officer stationed in the main lobby before proceeding into the Loading Dock.

4. ALL deliveries to tenants must be delivered via the freight elevator only, which can be accessed only via the loading dock.

5. NO deliveries will be allowed to enter or exit the lobby area or via the passenger elevators.

6. If a delivery is properly scheduled it will be on the daily list with the Security Officer. NO delivery will be allowed unless the name is on the daily list.

Scheduling Deliveries

Unless prior written approval from the Landlord is obtained,NO deliveries will be accepted

To Schedule a Delivery: All deliveries must be scheduled with and approved by the Property Management Office. Please do not assume that a delivery is scheduled until you have confirmation from the Property Management Office. You may schedule a delivery in any of the following ways:

1. Call (401) 331-4050 and speak directly to the Assistant Property Manager or leave a voice message.

2. Email [email protected] 3. Visit the Property Management Office.

The staff checks messages frequently and will always return messages with a confirmation or to suggest an alternative day and time should there be a conflict.

Materials or debris should NEVER be left unattended in the loading dock.

Delivery Procedures

Protect all finished floor, walls, and doors with appropriate materials, and maintain this protection as needed throughout the entire construction period. Protect doors and walls on material handling routes. Remove all protection when work is completed.

Labor Supervision

1. General contractor must have a superintendent or foreman on the premises at all times when work is in progress. NO EXCEPTIONS.

2. The project and building areas having anything to do with the project shall be policed at all times. Such areas shall be continually kept clean and orderly. If necessary, please vacuum the public lobby / lobbies on the floors where work is taking place.

3. The Contractor is responsible for the cleanliness of all areas in which work is in progress, including the elevators and any affected lobbies. The building will charge the Tenant for any cleaning made necessary as a result of construction activities.

Workers

1. NO SMOKING anywhere on the premises at any time.

2. Workers shall not loiter or eat in the main lobby.

3. Workers should not pass through main lobby if it can be avoided.

4. Workers shall only use the freight elevator when moving between floors or accessing the Loading Dock.

5. Workers shall only use stairwells in the case of a building emergency.

6. Workers shall only use the restrooms assigned.

7. Workers shall be in designated work areas only.

8. Workers shall keep out of all occupied areas.

9. Do not clean paint brushes, tools, or similar items in any plumbing fixtures, with the exception of the sink in the janitor’s closets, and even then only with the explicit permission of building management.

10. Contractor shall make arrangements with building management to obtain necessary security passes for all personnel prior to performing work on the premises.

Housekeeping

1. Work and access areas are to be maintained in broom clean condition.

2. Use of doormats at doorways is required.3. Containers and trash from food / beverages shall be emptied

daily.

Material and Debris

DumpstersConstruction Dumpsters may only be in loading dock area during scheduled cleaning times. Do not leave construction debris in the loading dock for any period of time. Please schedule cleaning hours during Material Loading / Delivery Hours. Dumpster delivery and removal must be scheduled with the Property Management Office.

Other Rules:1. Please schedule all material deliveries and removals with the

Property Management Office. No materials are to be left unattended in the loading dock at any time.

2. All removal of construction debris and/or stocking of materials must be done after building hours.

3. All construction materials must be recycled accordingly, with documentation provided to the management office.

Demolition

Unless explicit approval from the Landlord is granted to do such work at other times, all demolition is to be done from 6:00 PM to 6:00 AM Monday through Friday. Special circumstances may require work to start later than 6PM or end earlier than 6AM.

Air Conditioning / Ventilation

1. All construction areas must be properly ventilated with either temporary HEPA type filters or fresh air, as the weather allows. No odors (i.e. paint, adhesives, etc) shall leave the construction area

2. The permanent HVAC system (PAC units on each floor, VAV boxes, etc) shall not be used until there is no possibility of dust (such as that generated by drywall taping and sanding, sweeping, etc) entering the system.

3. System must be balanced at completion of job.

4. Tenant must furnish a balancing report to the Landlord.

5. All unused ductwork must be removed.

6. All condensate lines are to be insulated rigid copper tubing.

7. As-built H.V.A.C. drawings must be giving to Landlord upon completion.

Plumbing

1. Plumbing risers CANNOT be shut down during Building Hours.

2. Exposed plumbing is NOT permitted.

3. All unused fixtures and piping must be removed and/or capped at their respective risers.

4. Plastic/PVC piping is NOT permitted.

5. Contractor must provide lead or fiber shields between hangers and clamps for copper pipe.

6. Sleeves are to be provided for each pipe passing through walls, partitions, floors or slabs and must be fire sealed if required.

7. All fixtures installed must have a local shutoff valve, and wherever two or more fixtures are in the same area, there must be a valve to control all fixtures as well as a shut-off valve at the riser.

8. All piping exposed to exterior elements or conditions must be insulated and heat traced.

Ceiling

1. All ceilings shall meet all building department requirements.

2. All ceilings are to be installed in strict accordance with the manufacturer’s specifications.

3. Access panels are to be provided wherever necessary for inspection, maintenance, and/or controls relating to air-conditioning, plumbing, or other building services.

Electrical / Telephone / Fire Alarm

1. Landlord will reasonably approve where and how power, telephone, data and other wires are to be installed in the Premises. No boring or cutting for wires shall be allowed without the Landlord’s consent.

2. Under no circumstances will wiring be allowed above the beams or between the deck flutes NO EXCEPTIONS.

3. Access to building electrical / telephone / fire alarm closets will be restricted. Coordinate all access requirements with building management.

Sprinkler / Fire Alarm Systems

Shutdowns of the sprinkler or fire alarm systems shall be coordinated with management and the buildings Fire Alarm Contractor. Please call (401) 331-4050 to schedule. Any overtime work requiring the building systems to be shut down will require Building Engineer to be present. The tenant/contractor will pay the cost of the Engineer at the rates provided in this document. The building’s fire alarm contractors will tie-in all additional devices to the building fire alarm system.

Life Safety System / Fire Alarm Procedure

Construction activity may cause smoke detectors to activate, causing disruptions and a possible false fire alarm fine. Therefore, the system must be disarmed daily when work is being done and then re-armed for the remainder of the day. Contractors should NOT tamper with or bag smoke detectors without the specific permission of

Building Management and a permit from the City of Providence Fire Department.

Forty-Eight hour (two days) notice is required to disarm the system.

Five days notice is required whenever the Life Safety System will need to be tested. This will usually be scheduled after

Normal Business Hours.

Permission to disarm or bag any fire alarm device will NOT be granted unless a copy of a Providence Fire Department Permit is on

file in the Management Office.NO EXCEPTIONS.

All arrangements should be made through CBRE| New England Management and the Building Engineer. Any associated costs for a false alarm will be charged to the Tenant / Contractor.

All shut-downs of the fire alarm and/or sprinkler system will be a direct cost and sole responsibility of the contractor or tenant. Please set up an account directly with Fire Systems Inc prior to starting work in the building.

100 WESTMINSTER SECURITY WILL NOT SIGN FOR ANY PACKAGES OR DELIVERIES.

U.S. POSTAL SERVICE

For information on mail delivery, please see the Postal Service section.

UPS, FEDEX, DHL, ETC.

Personnel from nationally recognized delivery companies are the only delivery persons who will be allowed access to Tenant floors in 100 Westminster Street. During normal business hours, these delivery persons will be treated as general contractors and can go to the office floors to make deliveries and pick-ups from your suite. Please make arrangements with one of these vendors for all of your package and overnight mailing needs.

COURIERS

Courier delivery persons will NOT be granted access to the tenant office floors without permission from the tenant. Heating and air conditioning are provided Monday through Friday from 7:00 AM until 6:00 PM and 8:00 AM until 1:00 PM on Saturdays (unless your lease

specifies otherwise). To request additional hours for these services, please call the CBRE Property Management Office this request must be received at least 24 hours in advance. The cost for additional HVAC will be charged in accordance with the terms of your lease.

LOADING DOCK

Due to limited space and security concerns, all vehicles and persons who enter the loading dock must be pre-cleared by security. If you are expecting a delivery that must come through the loading dock, please pre-schedule it (see procedure under “Deliveries”).

The Loading Dock is open from 7:00 A.M. to 6:00 P.M. Monday through Friday. All deliveries to 100 Westminster Street (other than those listed on the previous pages) must be pre-scheduled and come through the loading dock. Vehicle access to the loading dock is possible via the entrance on Kennedy Plaza only. Security patrols this entrance whenever the building is open and will only allow pre-registered or pre-cleared vehicles into the loading dock.

Chief Engineer Paul McClung and his team strive not just to respond promptly and thoroughly to every tenant request, but to also maintain the building and its systems in such impeccable condition as to prevent any problems that might affect you.

ONLINE SERVICE REQUEST SYSTEM

Designated personnel from each office will be set up by request with access to the building work order system. Once set up, a list of instructions with a username and password will be emailed to each designated person. In any emergency work order situation, please call the management office first and then place the work order.

SIGNAGE & DIRECTORY

Only building standard signage is permitted on any multi-tenant floor in areas that can be seen by the public. All other signage on full-floor tenant floors is left to the discretion of the tenant, but must be approved by the Landlord before installed.

WASTE REMOVAL & RECYCLING

To ensure the safe and orderly removal and delivery of personal property at 100 Westminster Street, please follow the guidelines specified below. The delivery and removal of property will be prohibited without the proper notification to CBRE Management, as described below. Access to the property for the moving contractor will also be prohibited without evidence of proper insurance, as outlined under the Insurance Requirement Section.

NOTIFICATION REQUIREMENTS

To ensure the proper scheduling of the freight elevator and loading dock, CBRE Management requests that arrangements be made with the management office at least two weeks in advance of any tenant moving activity. All moves are scheduled on a first come, first served basis.

Please provide the following information to the management office at least two weeks prior to your move:

1. Date and time of the proposed move and all of its phases (if applicable)

2. Anticipated duration of move and each of its phases (if applicable)

TENANT RESPONSIBILITY

Moves must be handled by a moving company. If you are having difficulty making arrangements with a company, please call CBRE Management and we will assist you.

The tenant is responsible for any and all damage that occurs to the building as a result of the moving company. The tenant is responsible for the removal of all moving boxes and other debris from the building and the site. If necessary, CBRE Management can make arrangements for the disposal of such materials at the sole cost of the Tenant. It is recommended that the tenant arrange for the mover to dispose of all debris.

MOVING COMPANY RESPONSIBILITY

The Moving Company must provide a Certificate of Liability Insurance to the Management Company. Please see the “Insurance” section of this Tenant Handbook for Insurance Guidelines and Instructions for Submitting Certificate.

The moving company is responsible for providing floor protection and other materials necessary to protect 100 Westminster Street during the move. The mover will pad and otherwise protect all entrances and common areas. Damages incurred during all moves are the responsibility of the Tenant.
