SUCCESS PLAN FOR MARKETING YOUR PROPERTY

GOAL:1. To sell your property for top dollar.

2. To sell your property as soon as possible.

3. To ensure the sale process of your property will be a pleasant and rewarding experience.

PRICING:Pricing the property accurately is extremely crucial.

It is a mistake to price too high above market and hope someone will “go for it” or at any rate will make an offer - this is the biggest mistake made by ill-informed sellers.

“A home well priced is already half sold”.

STAGING:Walk through the home with you to make suggestions that prepare your property for a faster sale and more money. Suggest and advise as to positive changes that you may want to make to your property to maximize marketability.

PREPARATION AND MARKETING:1. Submit your property as a listing to the Multiple Listing Service, to receive maximum sale-ability by all member realtors in the GREATER VANCOUVER REAL ESTATE BOARD. You should also tell me some key selling features of your property, this maybe added to the comments on the MLS listing.

2. Offer attractive Commission to the Buyer’s Agent to get all realtors to work harder to selling your property for top dollar and faster. (A BONUS Commission for the Buyer’s AGENT is recommended).

3. Submit high-quality photographs of your property to the Multiple Listing Service to be advertised 24 hours a day until it’s SOLD on high-traffic sites: • www.rew.ca • www.mlslink.mlxchange.com • www.melissawu.com

4. Your property will be on available on all the above Internet sites, with detail description, features, photos, as well as maps, mortgage calculator etc.

5. A photo tour is always available. Upon request, an online video tour is may be available; we will need 1 week in advance for booking and preparation.

6. Incorporate other marketing methods unique to your property.

7. Continual marketing and showing of your property to all potential buyers until your property is SOLD.

8. Help arrange financing for prospective purchasers.

11. Ensure exposure through a professional SUTTON GROUP REAL ESTATE for SALE sign.

12. Distribute a flyer to every home in your postal walk. This custom made flyer will feature a photograph and the important features of your home and will be a tremendous promotion of your property.

13. Check with the Land Titles Office of the provincial government to obtain a copy of and personally review your Certificate of Title on your home.

14. Promote your listing at weekly SUTTON GROUP – WEST COAST REALTY sales meetings, and group text message service.

SHOWINGS AND SELLING:1. Ensure keys are available to licensed member realtor who may be interested in viewing the property for prospective clients. Advance notice will be given.

2. My personal assistant and associates will call you to arrange each showing. Under my direction, they will provide you with some feedback of the showings.

17. Highlighting the features that would appeal to potential buyers. The information on your home and photos help buyers remember your home and its important features.

27. Professionally represent you upon presentation of contracts by the cooperating brokers. Assist in negotiating the highest price and best terms for you.

FOR A QUICKER SALE, MAKE SURE YOUR HOME IS EXCITING!We don’t get a second chance to make a good first impression. Most buyers look for homes that are well cared for and bright. In general, clean and spiffy.

CHECK LIST FOR FASTER SALES❏ Lawns and yard- remove clutter, cut grass, edge walks: trim hedges, weed gardens.

❏ Front of house-paint, fix or wash railings, steps, storms, screens and/or front door.

❏ Other exterior-paint, fix or wash side or back door, gutter, wash windows.

❏ Garage - straighten up, paint; fix or wash doors & windows.

❏ Plumbing - repair dripping faucets, leaky toilets.

❏ Heating/cooling - clean exterior of unit. Lights - replace all burned out bulbs, faulty switches.

❏ Halls and stairs - remove any clutter to give wide appearances.

❏ Hardware - oil hinges, tighten door knobs, faucets.

❏ General condition - dust, wash, paint and fix defects, as required.

❏ Consider feeling of spaciousness - store unneeded items to “enlarge” room size.

THESE ITEMS ARE SUPER CRITICAL❏ Kitchen - stove, refrigerator and sink should be spotless, all work space clear.

❏ Bathrooms – neat, spotless and fresh. Repair broken seal around bathtub.

❏ Closets - untidy or over-crowded closets suggest inadequate storage space

HOW TO HELP YOUR SALES AGENT❏ Children, pets and adults can keep buyers from feeling at ease while they look through a home. For showings, please be out of the house, if possible.

❏ Tell us which rooms benefit from sunshine or cooling breezes.

❏ Tell us what you like about the house, the yard, the location. We’d like husband’s and wife’s feelings separately.

❏ Turn on all lights or let us turn them on, for the entire showing. Open drapes in the daytime, close them at night.

❏ Strong cooking or smoking odors can ruin a sale. Make sure your house is fresh for showings.

❏ Small signs highlighting the special feature of your home will make sure buyers see all the benefits. We’d appreciate your ideas and cooperation!

7 TO 8 WEEKS BEFORE YOU MOVE:• Organize through your possessions and decide what items you no longer need. Donate or discard items that you don’t need.• Have your antiques, fine art and other valuables appraised for insurance purposes.• Request estimates from professional movers or truck rental companies. • Set a date for the agent to visually survey your home and prepare an estimate. Contact your accountant to find out if any moving expenses are tax deductible.• Start a file of paperwork related to the move (contacts, receipts, estimates).• Make any necessary travel arrangements (hotels, airfare, etc.).• Notify Canada Post or any Postal Service, publications, creditors, banks and others of your change of address. • Prepare a list of friends, relatives, business firms and others who should be notified of your move.• Look for sales on packing boxes and buy them, and start packing items that you won’t be needing in the next 2 month. • Have a “garage sale” or use an online auction service to dispose of unwanted items.

5 TO 6 WEEKS BEFORE YOU MOVE:• Donate unwanted clothing or household goods. Obtain receipts showing the items’ approximate value for possible tax deductions if applicable.• Begin to use up supplies of canned goods, frozen foods and other household items. Buy only what will be used before moving.• Contact the utility companies at both your new home and your current home to set up/cancel service.• Designate an out-of-the-way area in your home as a holding area for packed items.• Begin packing non-essential items.• Consult with your insurance agent to determine how your property is insured while it is in transit.• Make your reservation with the moving company.

3 TO 4 WEEKS BEFORE YOU MOVE:• Arrange to close accounts in your local bank and open accounts in your new city.• If driving, have your car serviced for the trip (check tires, brakes and windshield wipers, fluids, belts, etc.)• Arrange for local charities to pick up unwanted items (be sure to get a receipt for tax purposes).• Return any borrowed items and retrieve anything you’ve loaned to friends or neighbors.• Make arrangements to have school, medical, dental and veterinary records transferred.• Have rugs and draperies cleaned. Leave both wrapped when they are returned from the cleaners.• Do not clean your upholstered furniture before moving. Moisture could cause mold if furniture must be placed in storage.• If you’re moving out of or into an apartment or condo, contact building management to book an elevator.

1 TO 2 WEEKS BEFORE YOU MOVE• Confirm your reservation with the moving company.• Place items you plan to move yourself in a separate area to avoid confusion.• Pack a suitcase with clothing, toiletries, medications, first aid kit etc. for the first night in your new home.• Set aside a box for essential items like toilet paper, paper towels, trash bags, etc., that will be needed immediately after you move in.• Disconnect, defrost and prepare any appliances that will be moved.• Drain lawn equipment and power tools of gas and oil and drain garden hoses of water.

MOVING DAY• Make sure that you or your representative is present at your old residence to answer the mover’s questions.• Read the bill of lading prepared by your mover carefully before signing it.• Check your possessions as they are brought into your new home, noting any damage.• Expect to pay your mover with cash, a certified check unless you have previously negotiated another arrangement.
