This month, the look at the local stats includes a look at all of North Texas, not just the counties covered in our magazine. The counties covered in the statistics this month cover from far West Texas to the border, to far East Texas to the Border, to Far North Texas to the border, and south down to about Hillsboro.

The median sales price is up slightly over last month by 7.9% to $192K. In comparison, Hood County for the same time period, sales price is up 15.6% to $184,250.

Days on Market for all of North Texas is down slightly by 1.8% to just 50 days on market! This proves if a home is priced right, it will sell. In Hood County, for the same time period, the days on market is slightly longer at 91 days and shows an increase from the previous month.

The great news for Hood County is that, while the overall North Texas closed sales market is down 7.3%, the Hood County market is up by 3.9%. This is an indication of a consistent market holding its own.

New Listings overall for North Texas are down slightly by 2.8%. However, Hood County is seeing a strong increase by 13.6% in listings hitting the market.

Probably the number one question mortgage professionals get asked is “What is the current rate?” It is usually followed with some type of question as to what the rate will be in the month or two to come. There are a lot of factors which determine the mortgage rate. Some are outside the borrower’s control and some the borrower can directly impact. This month we will focus on those that are outside of the borrower’s control. In general, the mortgage rate is set by the mortgage bond market known as Mortgage Backed Securities (MBS). Each day rates are published and can change throughout the day based on MBS. Here are some of the general factors that can influence rates: 1. Inflation – Rates will increase and decrease based on the overall cost of goods and services. The higher the cost of goods and services, the less valuable the money being made in the bond market becomes. Therefore, the rate will increase to help cover the higher cost, and vice versa. 2. The Federal Reserve – Since 2008, the Fed began to purchase mortgage bonds to create confidence after the housing market crash. This has helped keep rates at historic lows over the past several years. NOTE: The Fed has announced that it will end its bond purchase in October of 2014. There should be an increase in the interest rate over the next few months. 3. Unemployment – Inflation tends to counteract the unemployment rate. When the unemployment rate goes up, inflation and rates tend to go down. When unemployment goes down, then rates tend to rise. Keep in mind that unemployment rates do not always factor in those working part-time jobs who desire a full-time job. 4. Gross Domestic Product (GDP) – The GDP measures the economic output of the country. To encourage people and businesses to borrow money, the Federal Reserve slashes short-term rates when GDP slows. When GDP gets too hot, there might be too much money floating around, and inflation usually picks up. So, high GDP ratings warn the market that interest rates will rise to keep inflation concerns in balance. 5. Geopolitics – Major events around the world can also have an impact on the interest rate. Global conflicts, political events, and natural disasters tend to lower rates. Investors tend to move more of their funds to more stable investments such as bonds.

All of these can have an impact on the rate. When these factors seem to be at odds, rates can become volatile. Trying to hit the market at the right time can be a bit tricky. Being aware of these few external items can help determine the best time to lock. In general, “playing the market” tends to have little advantage with rates being near all-time lows. With the change coming by the Fed, finding a house and locking now tends to be the prevailing opinion.

OPEN HOUSES A THING OF THE PAST? NO WAY!

Are open houses an old fashioned, ineffective way to market a

home? Not in my book! By combining online advertising, directional

signs and yard signs, I am able to call attention to my open houses and

get results, real results that allow me to bring contracts to my sellers in

short order.

How does one know if his/her property is a good candidate for an

open house?

1. Consider the location. Is the home remotely located? Is it in

a gated community that limits accessibility to the general

public? Many home owners associations limit entrance to guests

of the property owner. If these are your challenges, an open

house may not be the right way to market your property. But,

don’t give up just yet! Your agent could host a broker open house

and invite agents from the area to view your home.

2. Show Ready Home. The property must be show ready

inside and out. Be sure your property is super clean, decluttered

and in excellent repair. Remove all pets, their food and water

bowls, toys, and beds from the home. Also, pay attention to curb

appeal. Colorful flowers, fresh mulch, and a freshly painted front

door are easy ways to grab a buyer’s attention and make them

want to see more.

3. Understand market statistics! Review market statistics with

your agent to determine the right price. Overpriced homes do not

sell--no matter how many buyers walk through them.

Successful open houses are just one point in a targeted market plan

to sell your home. I use a 10-point marketing plan that has proven

successful over the last 10 years. If you are

thinking of listing your home, consider open

houses. They work if done correctly!

Hood County is at an all time high for commercial real estate

growth. Within the last forty years there has not been a time that the

development of new business and construction of new facilities has

reached the level we see it now. Hood County is growing, and there

seems to be a new business springing up in every direction. Highway

377 East is the hotbed of new growth, but there is opportunity in

every direction.

The great part of the new growth is the fact that it is a

diversified growth with many types of development seeking out the

best properties for their plans. We have new car dealerships, grocery

store chains, new restaurants, new office buildings, and real estate

developments that are going to hit their stride in 2015. A new Stripes

convenience store is also in the works for South Morgan Street.

Some of the existing businesses are planning on a move to larger

facilities for 2015. There is opportunity at this time for real estate

investment to meet the future demands for that next commercial

project. The addition of the new LOOP 567 connecting East Pearl

Street/ Business 377 to Hwy 51 North opens up a number of raw

land locations for new development. Some of these properties have

great lake frontage tracts that will work for many different types

of development.

The continued Loop West of Hwy 51 North to Highway 377 West

is wide open for new development. There are many types of

properties - - both residential and commercial properties - - available

in this area. The existing Industrial development complex is reaching

out for new businesses. Expansion opportunities abound in Granbury,

so present your client’s plans to the city.

In addition, the extension of the Granbury Airport runways and the

updated plans for the airport facilities will be a real plus for bringing

new business to Hood County. Many smaller industrial businesses

depend upon private airplanes for quick travel to other parts of Texas

and adjacent states rather than commercial airlines.

the property? Problems with the title can limit a homeowner’s use and

This is an additional benefit provided by the title insurance industry. An

Owner’s Policy of Title Insurance remains in effect for as long as the

policyholder (or their heirs) owns the property that is insured. A claim

could actually be filed 50 or 100 years after the policy was issued. And

an Owner’s Policy covers legal expenses involved in defending the title

on behalf of the homeowner.

Let’s face it — a homebuyer certainly has more than enough to

think about during the closing process when purchasing a new home.

An Owner’s Policy provides peace of mind that comes from knowing

their investment is protected.

about title insurance so that they can better understand their choices

We property managers are a pretty smart bunch. If we’re any good

in the business, we’ve learned about (read: internalized) the typical

events between landlords, tenants, and property managers that may

come up on any given day. We have rules, and we stick to those rules,

or we risk watching our businesses crumble. The property manager

who survives for more than 5 years in the business knows what to

expect, and how he’ll react to it, when it shows up.

For example, the tenant who can’t pay rent. It’s a one-time deal.

Just a glitch, in an otherwise-perfect payment record… until it’s not.

3 days late last month, and 4 days this month. What’s going to happen

next month? Odds are, we’ll have to serve notice, before we get the

rent money.

Or, how about the owner who hates to pay for stuff? Have you ever

had one of those? You know, the one who doesn’t think it’s really nec-

essary to inspect the chimney every now and then. After all, it’s never

been a problem before. Why invite trouble? As savvy property manag-

ers, we know the owner’s failure to keep up with routine maintenance

is a pretty strong indicator of future behavior. This will be an owner

who will fight you on every expense.

WE’RE RIGHT, RIGHT?

Maybe. But, instead of assuming we know what’s coming next,

it might be worth taking a closer look at the situation. Perhaps, the

tenant just lost his job, but has a new job in the wings. It might take

him a month or two to get back to on-time payments. We know that,

should this $1,200/month property become vacant, it’ll cost our owner

at least $1,200 in expense. Even if the property is occupied again

within a month, we still have lost rent, advertising, leasing, and likely

cleaning expenses. That’s $100/month, over a 1-year period. Does it

change the way we deal with the in-place tenant? It might.

Perhaps, the owner who doesn’t want to pay for work on the prop-

erty simply doesn’t realize the importance of preventive maintenance.

Have we explained it in a way she can understand? Have we compared

the cost of chimney cleaning and inspection to the cost of a major

repair, or worse, a fire? Our owners rely on us for our expertise

and guidance. If we’re not guiding, can we reasonably assume the

owner/client refuses to be led?

ASSUMPTIONS

Those of us property managers knows what a challenge it is to

avoid making assumptions in the day-to-day business of property

management. Taking just a moment to open our minds to possibil-

ities beyond our knee-jerk assumptions will often result in positive

outcomes – outcomes we ordinarily would not have expected!

10THINGS YOU NEED TO KNOW ABOUT BUYING FORECLOSURES

The appeal of a foreclosed property is often found in the hidden potential that a home is thought to possess. The fact that it can be purchased at a price that is often far less than the current market value is an equally attractive incentive to most buyers. While foreclosed properties can and often do produce a profitable return, it is important to keep the following in mind: • Not every foreclosure is open to inspection. This means that you may or may not be able to view or evaluate the property. Your decision might have to be based on nothing more than a visual and any information provided in the foreclosure listing. • If a foreclosed property is open to inspection, it will be up to potential buyers to hire an inspector for the purpose of recommend- ing necessary repairs or improvements. This will aid investors in the decision as to how much money they wish to pay for a property by giving them an indication of the work and cash needed to restore it. • If you plan on buying foreclosures while they are still inhabited, either by previous owners or renters, you will be responsible for removing them. In some cases, eviction may even be necessary. • Buying foreclosures means purchasing a property “as is” with no guarantee as to its condition. • Investors who plan on buying foreclosures from HUD are permitted to enter the bidding process if no person(s) wish to bid as an owner-occupant. The initial phase of a HUD foreclosure auction is open only to those who wish to live in the home. • Each state handles the process of buying foreclosures differently. Most states offer a redemption period allowing former owners to regain control of the property by catching up on payments and inter- est. Buying foreclosures means that you need to be aware of local laws and how they may affect the ownership of a property. • If you require financing, it is important to check with a lender to arrange for a mortgage before placing a bid on a foreclosure. Buy ing foreclosures is similar to the purchase of other real estate in that the failure to complete the transaction may result in the loss of any earnest money provided. • Prior to buying foreclosures, or any other type of real estate investment, do your homework. Homes built before 1978 may contain lead paint, which is why it is important to learn as much as possible about the home’s age and condition before signing on the dotted line. • Successfully buying foreclosures as an investor means knowing the current market value for comparable properties in the area. If you plan to restore the home, you will need to figure in the cost of repairs and calculate a reasonable selling price in order to deter- mine a feasible profit. • Investors considering buying foreclosures can find local listings through realtors, lenders, the U.S. Department of Housing and Urban Development (HUD), the Department of Veterans Affairs (VA) and various other public auctions.
