after a decade of steady property value increases, 2006 was a year when our

local residential real estate market was beset by numerous challenges; rising

interest rates, substantial increases in the resale home inventory, and diminishing

consumer confidence subdued the momentum in our marketplace. despite what

many believe, our coastal region made it through these tough months without

cataclysmic declines in property values.

A plethora of negative press throughout 2006 compounded the effects of these challenges, sidelining

prospective buyers with legitimate interest and means. Without substantial market information to review

and analyze, these prospective buyers experienced a dissonance between the desire to acquire new property

and these same negative media reports. The good news is that the reality of strong buyer demand appears

to be winning out over the effects of the media’s negative press spree. At year’s end, the marketplace

experienced a surge in activity atypical for a fourth quarter.

What awaits us in the 2007 market-year remains to be seen. While we are not anticipating a year of dizzying

property value escalations, initial activity indicates 2007 has the necessary attributes for a more active and

balanced marketplace.

with the first detailed and comprehensive year-end market review ever prepared for our coastal marketplace.

information covering thirty-six specific neighborhoods within newport Beach, laguna Beach, newport

crystaL cove Historic districtcrystal cove alliance

since 1999, crystal cove alliance, a non-profit public benefit cooperating

association, has been working tirelessly with california state parks to preserve,

restore and protect the unique cultural, historic and natural resources within the

crystal cove state park historic district. by rescuing the cottages for public use,

and by raising awareness of and funds for the park, crystal cove alliance has

played an integral part in the preservation of the historic cottages in the

crystal cove historic district.

restoration has been completed on 22 of the 46 original 1920’s–1930’s cottages,

as well as the reconstruction of the majority of the infrastructure within the historic

district. more than $14 million has already been invested in the restoration of the

historic district, raised through public and private resources. the balance of the

master restoration plan includes the restoration of the remaining 24 cottages and

necessary infrastructure and will require an additional $20 million to complete.

the centerpiece and #1 funding priority for cca is the completion of the outdoor

educational commons where classrooms and public programs will be offered.
