Our teamwork has you covered

Relax, Calgary, history is on your side

We are always looking for stories

and news about real estate for our

magazines and website.

While the team here at New Home

Guide and YPNextHome.ca attends

events across the country, we also

have a team of talented freelance

writers who help us cover all the bases.

The team’s focus over the last

12 months has been profi ling and

collecting data, photos, videos

and text for some of Canada’s top

neighbourhoods so our readers and

users can get an in-depth view at the

local level. You’ll fi nd data for almost

3,000 di erent neighbourhoods

across the country that includes

information about the type of

housing available and the people

who live there.

Check out one of our team

member’s personal journey through

a key neighbourhood in this issue.

There’s plenty more to see online at

YPNextHome.ca

Check out our search tool online

and discover new properties and

neighbourhood details.

It’s been an amazing experience to

develop this content, and we’re thrilled

with the results. New neighbourhoods

are being added every week. Please let

us know what you think – and if you

have a favourite neighbourhood you’d

like us to profi le, drop us a line.

We love hearing from you.

It would be foolish to pretend that

all is rosey in Wild Rose Country.

The economy and housing markets

in Alberta are feeling the pinch of

a prolonged slump in oil prices –

plain and simple. It does no good to

think otherwise.

But, now more than ever, it pays

to keep things in perspective.

All the talk about Canada’s hottest

real estate markets currently involves

mostly Toronto and Vancouver.

But would you believe, if we take this

discussion to a more historical level,

Alberta, in fact, is a stellar performer?

Indeed, according to data from

ReMax, Calgary is second only to

Edmonton as the top market in

Canada in terms of annual rate of

return over the last 20 years. Calgary

has yielded 6.61 per cent from 1996

to 2015; Edmonton, 6.64 per cent.

Those “hottest” markets of Toronto

and Vancouver – 6.21 and 6.16 per

cent, respectively.

Relax, Calgary, history is on your side.

Showhome Review | SHANE HOMES

cover story

Shane Homes meets families’ needs with the

SHANE HOMES KNOWS what families want as seen with the

newest 2,882 sq. ft. version of their popular Tofino series –

the Tofino III showhome in West Grove Point.

“The reason the Tofino models are so popular is because

they can easily be customized with several standard

options, but also homeowners can make changes to the

plan to completely personalize the home to meet the exact

needs of their family,” says area manager Jack Kushner.

“With this showhome, we’ve upped the wow factor;

it’s larger and more luxurious,” Kushner adds. “It features

a very open floorplan and has been designed in a classic-

contemporary theme; it’s light and bright with high

ceilings and lots of windows, creating a very spacious,

open feel.

“People come into this home and say ‘Wow!’ They love

the incredible ensuite – it really has a spa-like feel – the

kitchen with the exotic granite and the spaciousness of all

the bedrooms – all of which come with walk-in closets

and built-in shelves.”

The Tofino III impresses right from the front door with a

grand foyer featuring a towering open to above ceiling, a

dramatic open-rail staircase and nine-ft. ceilings.

Off the foyer, double french doors open to an IT zone

with a built-in desk and cabinets, as well there’s a half-

bath and huge mud room with built-in lockers, shelves

and a functional bench.

The gorgeous chef’s kitchen is highlighted by an

upgraded granite-topped island with breakfast bar seating,

a chimney-style hood over the cook top range that blends

into the cabinetry, built-in appliances, ceiling height

cabinets and a walk-through pantry with built-in shelves

and an upright freezer.

The kitchen’s eye-catching style continues in the

adjacent dining area with a built-in hutch featuring a wine

fridge and wine rack, while the great room presents a

fabulous feature wall around the fireplace.

Upstairs, the grand owners’ suite offers an inviting private

retreat featuring a lavish ensuite with a free-standing

soaker tub, super-sized walk-in shower and granite-topped

his and her vanities plus a large walk-in closet.

The upstairs also has an expansive bonus room with

a vaulted ceiling and a built-in entertainment unit, two

generously sized bedrooms with walk-in closets, a full

bathroom and large laundry room.

This showhome features an oversized double garage,

however, because of the larger lots, Shane Homes can

build models with triple and quadruple tandem car

garages. Buyers also have a great selection of lots to

choose from, including walkouts and those backing

onto greenspace.

West Grove Point is a pristine parcel of land located in

the heart of Calgary’s coveted west end in the community

of West Springs off 10th Avenue east of 73 Street S.W.

“The west end has all the conveniences people desire

in a quiet natural environment,” Kushner says. “The area,

which is known for its quality of schools, shopping,

entertainment, recreation centres and greenspace, make it

a great space for your family.

“It’s a natural continuation of West Grove Estates,

accommodating single-family homes mostly backing

onto a natural ravine, linear parkway and walkway,”

he notes. “The community draws upon the natural

environment and amenities using traditional architectural

elements, which create a contemporary lifestyle using

modern building and design.

“The architect design guidelines not only protect the

homeowner’s investment with a definitive high end of

architectural detail and creativity, but also ensures an

esthetically-pleasing building and landscape form to

promote and enhance natural views and amenities,” he

explains. “It offers luxury of estate living at an affordable

price with homes starting at $900,000 including house,

lot + GST.”

For more information, visit the Tofino III at 38 West

Grove Point S.W., Calgary, open Monday to Thursday,

2 to 8 p.m., and weekends and holidays, noon to 5 p.m.,

Advice | CONDO PRO

THIS IS THE SECOND of a two-part

message that explores a typical new

home-buying experience and factors

to consider.

Once you’ve decided on the

priorities for your new home, the

next step in the process is to visit

showhomes and sales centres to see

what’s available.

The key to successful house hunting

is to take your time, take a thorough

look at the models and don’t be afraid

to ask questions.

The sales reps will have information

available on the communities they

build in, lots available and the di erent

models they build. Keep in mind that a

builder’s showhome is just one model

they o er, but it’s a good starting

point to gauge quality, details and

standard features.

While visiting the showhome,

drive around the community and ask

yourself if the location meets your

needs. Does it have a good feel?

Can you see yourself living there?

Ask about development plans for the

community, such as parks, pathways,

roads, schools and retail.

When touring showhomes, take a

close look at the quality of each model

home; compare layouts and sizes.

Find out which specs are standard or

upgrades and note the features that

appeal to you. Review the available

layout options; some builders o er

several such as larger ensuites, IT

THIS IS THE SECOND of a two-part

message that explores a typical new

home-buying experience and factors

to consider.

Once you’ve decided on the

priorities for your new home, the

next step in the process is to visit

showhomes and sales centres to see

what’s available.

The key to successful house hunting

is to take your time, take a thorough

look at the models and don’t be afraid

to ask questions.

The sales reps will have information

available on the communities they

build in, lots available and the di erent

models they build. Keep in mind that a

builder’s showhome is just one model

they o er, but it’s a good starting

point to gauge quality, details and

standard features.

While visiting the showhome,

drive around the community and ask

yourself if the location meets your

needs. Does it have a good feel?

Can you see yourself living there?

Ask about development plans for the

community, such as parks, pathways,

roads, schools and retail.

When touring showhomes, take a

close look at the quality of each model

home; compare layouts and sizes.

Find out which specs are standard or

upgrades and note the features that

appeal to you. Review the available

layout options; some builders o er

several such as larger ensuites, IT

centres or a fourth bedroom.

CALGARY, EDMONTON and other markets already

experiencing a cooling are expected to be among

the cities hardest hit by the federal government’s new

minimum down payment requirement.

Finance Minister Bill Morneau on Dec. 11 announced

changes to the rules for government-backed mortgage

insurance, intended to contain risks in the housing

market, reduce taxpayer exposure and support long-

term stability.

E ective Feb. 15, 2016, the minimum down payment for

new insured mortgages will increase from fi ve per cent

to 10 per cent for the portion of the house price above

$500,000. The fi ve-per-cent minimum down payment

for properties up to $500,000 remains unchanged.

The move represents a graduated approach to

increasing the down payment requirement proportionally

to the cost of a home. Canadians who already hold

mortgages will not be a ected by this announcement.

“The actions taken prudently address emerging

Trending

vulnerabilities in certain housing markets, while not

overburdening other regions,” Morneau says.

“This measure will increase homeowner equity, which

plays a key role in maintaining a stable and secure housing

market and economy over the long term,” he adds.

For those in Calgary and Edmonton, the move could

have the unintended consequences of imparting additional

cooling on already chilly markets.

CIBC Deputy Chief Economist Benjamin Tal says the

largest impact will be felt in Calgary, due to the large share

of high-ratio mortgages. In this city, the new measures are

estimated to impact about 10 per cent of new sales, while

in Toronto the fi gure is fi ve per cent; in Vancouver, just

2.5 per cent.

“The response has been

“Everyone is also really impressed

with the high standard of features we

and the fact that with a fenced back

shanehomes.com. Urbana now

has an Aldyn showsuite open with

a Turin and Deco opening in the

near future.

“What’s unique now is that because

the remainder of the homes have

been built, we can accommodate

immediate possessions,” she notes.

About half of these homes have

been fi nished with high-end

upgraded specifi cations that include

maple or white cabinets with granite

or quartz countertops, while in the

other half, buyers can still choose

their colours.

Urbana’s interior fi nishes off er

exceptional standard features such as

nine-ft. main fl oor ceilings, popular

laminate fl oors, granite countertops,

stainless steel appliances, upgraded

tile backsplash, choice of two

diff erent cabinet styles, upstairs

laundry with full sized washer/

dryer, owner’s suites with ensuites

and walk-in closets – and all at

an aff ordable price starting in the

$390,000s including GST.

There are fi ve diff erent models

including the 1,368-sq.-ft. Aldyn,

which features a dual owner’s suites

plan and an L-shaped kitchen with a

peninsula. “This home is quite lovely

and ideal for two roommates because

of the design, and it off ers the

aff ordability for a fi rst time

buyer to get into homeownership,”

Gearey says.

Other models available are: the

Turin, similar to Aldyn, but with three

bedrooms; the Ardis, 1,463 sq. ft.,

boasts a large kitchen island and

pantry plus one of the secondary

bedrooms has a sitting area; the

Deco, 1,510 sq. ft., has a unique front

entry with closets on either side and

niches that fl ank the entry in the great

room; the Milan, 1,553 sq. ft., has an

awesome front lifestyle room, a rear

great room and corner walk-in pantry

in the central kitchen.

“People especially love the Milan

because they can have a formal living

room and a family room in the rear of

the home giving them two separate

areas where they can entertain,”

Gearey says.

The homes are attracting broad

interest “from fi rst-time buyers

to families and downsizers,” she

says. “It’s an ideal place to raise a

family; we’re steps away from a

playground and walking paths that

lead to a pond, and we’re within

walking distance to neighbourhood

conveniences, including a Sobeys,

restaurants and services.”

Urbana’s outstanding location

means residents are minutes

away from the Symons Valley

Ranch Farmers’ Market and a new

Walmart Supercentre, and a short

drive from great shops, services,

groceries and more at Beacon Hill

and Creekside Centres.

“We also have great access in

Gearey adds. “It’s really the only

has an Aldyn showsuite open with

a Turin and Deco opening in the

near future.

“What’s unique now is that because

the remainder of the homes have

been built, we can accommodate

immediate possessions,” she notes.

About half of these homes have

been fi nished with high-end

upgraded specifi cations that include

maple or white cabinets with granite

or quartz countertops, while in the

other half, buyers can still choose

their colours.

Urbana’s interior fi nishes off er

exceptional standard features such as

nine-ft. main fl oor ceilings, popular

laminate fl oors, granite countertops,

stainless steel appliances, upgraded

tile backsplash, choice of two

diff erent cabinet styles, upstairs

laundry with full sized washer/

dryer, owner’s suites with ensuites

and walk-in closets – and all at

an aff ordable price starting in the

$390,000s including GST.

There are fi ve diff erent models

including the 1,368-sq.-ft. Aldyn,

which features a dual owner’s suites

plan and an L-shaped kitchen with a

peninsula. “This home is quite lovely

and ideal for two roommates because

of the design, and it off ers the

aff ordability for a fi rst time

buyer to get into homeownership,”

Gearey says.

Other models available are: the

Turin, similar to Aldyn, but with three

bedrooms; the Ardis, 1,463 sq. ft.,

boasts a large kitchen island and

pantry plus one of the secondary

bedrooms has a sitting area; the

Deco, 1,510 sq. ft., has a unique front

entry with closets on either side and

niches that fl ank the entry in the great

room; the Milan, 1,553 sq. ft., has an

awesome front lifestyle room, a rear

great room and corner walk-in pantry

in the central kitchen.

“People especially love the Milan

because they can have a formal living

room and a family room in the rear of

the home giving them two separate

areas where they can entertain,”

Gearey says.

The homes are attracting broad

interest “from fi rst-time buyers

to families and downsizers,” she

says. “It’s an ideal place to raise a

family; we’re steps away from a

playground and walking paths that

lead to a pond, and we’re within

walking distance to neighbourhood

conveniences, including a Sobeys,

restaurants and services.”

Urbana’s outstanding location

means residents are minutes

away from the Symons Valley

Ranch Farmers’ Market and a new

Walmart Supercentre, and a short

groceries and more at Beacon Hill

and Creekside Centres.

IF YOU KEEP UP with the news, then

you likely already know that Calgary

has been no stranger to critical

acclaim from research institutions and

media companies from around the

world over the past several years.

With awards such as the “fi fth

most livable city in the world” by the

Economist Magazine under its belt –

for fi ve consecutive years, I might add

– it’s probably no surprise to any of us

that YYC was also named the “World’s

Cleanest City” in 2015 by Mercer

Global Financial.

You see, many indicators used

in these reports are quite similar.

For example, those used by Mercer

include the quality and availability of

drinking water, waste management,

pollution, sewage systems and tra c

density to name a few. Some of these

have to do with infrastructure relating

to water and transportation which is

also something that the Economist

Magazine weighs in heavily on to

determine its own statistics for the

most livable cities.

Without a doubt, the quality of

infrastructure can be directly linked

to the success of Green initiatives

a city has that act to reduce poor

health and unsanitary conditions.

Because without large sewage drains,

big landfi lls and public facilities

to manage and deal with waste

accordingly, issues would arise for

such a place as large as Calgary.

And as a matter of fact, our city

was ranked the cleanest in the world

because of its Green initiatives, not

to mention bylaws such as $1,000

fi nes for littering. Simply dropping a

cigarette butt on the street can get

you stuck with one of these.

But it really is Green initiatives

such as Alberta’s Too Good to Waste

program, which aims to divert as

much waste as possible away from

landfi lls, items like recyclables and

other reusable parts, as well as other

municipal programs such as Green

Calgary that really make Calgary shine

as the cleanest in the world.

On a municipal basis, the Green

Calgary program is just one of the

initiatives that o er tips for all to living

a Greener lifestyle such as packing

a less-litter lunch for the kids or

improving the compost for the yard.

One of the long-term goals of this

program is to be diverting 80 per

from landfi lls. The Green Calgary

organization has been operating

for nearly four decades – since

1978 – and also seeks to help locals

feel empowered in creating healthy

communities and homes within

through educating residents on the

Being born and raised in Calgary,

I would always be the fi rst to

is a very clean place to live. But hey,

Advice | MORTGAGE MOGUL

IN THE GOVERNMENT of Canada’s

continuing e ort to reduce the

default risk of Canadians who are

purchasing homes, it is again making

changes to the down payment

requirements. E ective Feb. 15,

2016, Canadians who are looking to

purchase homes with less than 20 per

cent of the purchase price as their

down payment, could be looking

at increasing their down payment

portion based on the purchase price

of the property.

Under the new rules, if you are

purchasing a home for $500,000 or

less, you can still put down fi ve per

cent. If you are purchasing a property

for $500,000 to $1 million, you will

can put down fi ve per cent on the

fi rst $500,000 and 10 per cent on the

balance of the purchase price. For

example, if you were to purchase a

home for $750,000, your total down

payment requirement would be

$50,000 (up $12,500).

When purchasing a property,

there are many acceptable forms

of down payment.

Firstly most common is personal

savings. You are required to have

a minimum down payment of fi ve

per cent of the purchase price. So

whether it’s taking a chunk of your

monthly income and transferring

these funds to a separate bank

account, or selling an asset and

depositing the money into your

savings account, these funds may be

used to purchase a home. Lenders

require you to provide a detailed

history of your bank account for

the previous 90 days, showing the

accumulation of such funds. If there

are any deposits that exceed $1,500,

you will be required to provide a

paper trail for that deposit. This

documentation will also be required

for any investment accounts, such as

stocks, bonds, mutual funds and tax

free savings accounts that you may

want to draw from.

RRSPs are another source of funds

Down payment requirements change

MORE ADVICE ONLINEypnexthome.ca/news/advice

– if you are a fi rst time buyer, RRSPs

will be treated di erently from a tax

perspective. As a fi rst time buyer, you

have the option of withdrawing up

to $25,000 tax free from your RRSP

portfolio (assuming the investment

vehicles you hold inside your RRSP

are fully liquid or will be maturing by

the time you require the funds). The

funds must be paid back to your RRSP

over the course of 15 years.

If you don’t qualify under the

First Time Homebuyers Plan, you

may still use your RRSPs for the

down payment, but these funds

would be subject to withholding

tax( usually fi ve to 15 per cent of the

amount withdrawn), and you would

be responsible for claiming this

withdrawal as income towards that

year’s personal income taxes.

Another source of down payment

is a gift from an immediate family

member (parents, siblings or

grandparents). For most lenders,

all that is required to verify a gift is

a letter signed by the recipient and

donors, and to provide confi rmation

of the gifted funds being deposited to

the recipient’s bank account.

If you already own a home, and

have built up equity in your property

over the years, and you are planning

to sell your property in order to

move into the new one, you may

transfer this existing equity from one

property to the next. If you are taking

possession of your new home prior to

your existing property being released

to the new buyers, you will likely

need to arrange interim or bridge

fi nancing until the funds from the

sale are received. If you are looking

to purchase a second home or a

revenue property, you may qualify to

arrange a Home Equity Line of Credit

(HELOC for short) that may be used

as a valid down payment since you

own the equity in your home.

Today’s “Buyer’s Market” Could Mean Timely Savings

On A New Home

The Canadian Real Estate Association (CREA) is

projecting that Alberta’s real estate market will favour

buyers more in 2016 compared to 2015. Specifically,

the CREA believes this year’s buyer will benefit from

greater choice and, thus, more negotiating power on

price.

In January, Intelligence House (IH) noted media

coverage on this situation as it pertains to the

Edmonton regional resale market where active

listings began this year up 66% over last year (+28%

across the Calgary region). These media stories

mentioned households who have recently reduced

their asking price in order to sell their home faster in

today’s “buyer’s market”.

Stories like this highlight the interesting process by

which this market will eventually find a new balance

between initial listing prices and what buyers are

willing to pay. Eventually, the prevailing motivations

of this year’s sellers and buyers will bring the number

of active resale listings back toward more historically

sound levels, at which point any buyer advantages

that exist today will begin to deplete.

We believe the positioning of this process can be

statistically tracked by watching how current active

listings compare with a rolling seasonal average

over five years (Edmonton and Calgary regions’

active listings were 45% and 54% above this average

respectively, at the end of December 2015).

Currently, buyers in the Edmonton or Calgary

markets can rest easy as it remains a good time to

buy! However, if you are considering purchasing a

new home later in 2016, hindsight may reveal that

right now is the best time to buy.

IH has come to expect new home builders to be

more price flexible when inventories of unabsorbed

housing (yet ready for occupancy) is high by historical

reference amidst high levels of inventory in their

regional resale markets. In December 2015, the total

amount of new housing units ready for occupancy

in the Edmonton and Calgary regions were 18% and

12% greater than their respective five-year rolling

seasonal averages. IH believes these increases are

more temporary, rather than long term.

Unsurprisingly, we noticed a number of timely

promotions being marketed in showhomes and

sales centres across these markets in January that

were specifically, and in some cases aggressively,

designed to move units that were ready for or nearing

occupancy (the remnants of which might be viewed

throughout the pages of this publication).

That said, the key descriptor of these promotions

is “timely”, as many were tied to specific units or a

specific number of sales in 2016. Regardless, these

promotions signal that new home builders are taking

action to reduce any negative price pressure that an

overabundance of move-in-ready homes might have

on their market throughout 2016 by addressing this

situation at the beginning of the year.

With all of this in mind, the fact remains that the level

of choice for buyers has increased, along with their

negotiation power. If a new home is on your radar, it

may be wise to make that decision sooner rather than

later.

Real Estate Marketing Agency with a focus on strategic

market intelligence which includes full research, marketing

and sales / leasing services for the real estate industry.

Q & A

Q&AAsk An Expert

Q: Do you have any advice for maintaining your home during

the winter?

A: Whether you’re in a new or older home, there are certain

things you need to do to maintain a warm, healthy home

environment in the winter, says Ron Heggs, director of special

projects for Shane Homes.

“First, I recommend you check the furnace filter,” he says.

“The furnace will have been working hard for the past couple of

months, so you’ll want to change or clean the filter. Also check

the humidifier if you have one; you may need to clean or change

the evaporator pads.

“It’s important to watch the humidity level in your home,” Heggs

says. When the temperature drops below -15 C the humidity level

shouldn’t be higher than 25 per cent.

By Heather Ryan

Tips for maintaining your home during the winter

“On those cold winter days, open your blinds to help prevent ice

build up on the windows and give the air a chance to circulate so

warmer air can get to the windows.

“We also recommend people turn on vent fans in the kitchen and

bathroom to get rid of excess moisture, and maybe run them longer

than usual,” he says. “Also make sure to check these fans and clear

them of any build up of lint, so they will run efficiently.”

Homeowners should run their hands around exterior doors and

windows to check for any drafts and, if necessary, repair the weather

stripping, caulking or door sweep.

“It is also a good idea to drain some water from your hot water

tank, especially if it’s a few years old, to remove some of the

sediment from the bottom. The more sediment in the tank the

less efficient.”

Heggs also recommends checking the dryer vent to ensure it’s

clear of lint, so that it will close and help keep cold air out. As well,

if your furnace and hot water tank vent come through the side

wall, it’s important to keep those vents clear of snow, frost and ice.

“More and more homes have a heat recovery system (HRV), so see

if it needs to be cleaned; it’s simply a matter of taking the filter out,

washing it and putting it back.”

videos can be viewed on Shane Homes’

New home landscapingIT IS IMPORTANT to understand that quality landscaping

requires substantial investments of time and money.

Thus having a budget and planning around that budget

will be crucial.

Landscaping your new home will require breaking

your project into categories and allocating your budget

accordingly. The first category should be your home’s

hardscape. Your hardscape will include major focal

points of your yard such as decks, retaining walls, patios,

walkways and task specific areas such as fire pits and

BBQ stations. Your hardscape will determine your yard’s

function, boundaries and overall flow. This is done first in

the project and will have a large influence on what is left

in your budget to finish the yard. This is by far the most

expensive part of your project but it is what defines your

home’s exterior.

Your next category to consider is your landscape

amenities. This will include irrigation, lighting and other

nonessential options that make living in your home more

comfortable and luxurious. Landscape amenities are

typically installed mid project and can add great value and

function. This category can get costly and because it is

somewhat nonessential many people pass on investing

into these options. Many homeowners describe these

aspects of their yard as some of the most important

additions they made.

Landscape 360 has had good feedback about lighting

and irrigation, and we feel it is important to consider if this

fits into your new home landscaping budget.

The last category to consider is your softscape. This

includes trees, shrubs, perennials, garden beds and turf.

These horticultural elements bring everything together,

create life, colour, personality and create the overall vibe

of your home. These options are essential and are done in

the final stages of your project. There is a lot of variance in

cost amongst your softscaping options. The cost of trees

and shrubs vary depending on size and number. Garden

beds can include decorative rock, mulch or be finished

with fresh garden mix or loam; therefore the budget can

usually be accommodated.

Turf is typically the most budget friendly part of your

project and is usually a basic need for every new home.

Addressing these categories separately will help you and

your landscaper to work within the budget. A clear plan

and open communication will provide the foundation for a

successful landscape project.

A consultation with a reputable landscaper is the

best place to start when planning your outdoor project.

Here, you can essentially interview your landscape

contractor and become familiar with their ideas,

company procedures and overall vibe. Hiring the right

professional landscaper is the most important step of

your project. It is beneficial to do your research. Ask to

see their portfolio, view their website, talk with previous

clients and look into some of the products yourself. Most

importantly, ask lots of questions.

Landscape construction can be done very differently.

Hire a company which uses quality equipment, utilizes

the best products available and installs everything

professionally. It is important to hire someone who has

extensive experience in the industry, and is a full service

landscape company. Once a professional is selected a

conceptual landscape design can be established. This will

allow the homeowner to help visualize their yard before

construction begins. Professionally landscaping your

property provides a sanctuary for your family, friends and

pets. Landscaping improves your quality of life, increases

the value of your home and adds a little personal flare

to your home’s exterior. The key to enjoyment and the

longevity of your yard is quality craftsmanship. A locally

owned and operated Calgary based company, Landscape

360 specializes in residential, estate and acreage

landscape construction. Our philosophy is based upon

professionalism, quality, trust and respect. Brad Jackman

and Brian Smith lead a team of friendly, knowledgeable

and hardworking staff.

MCKENZIE TOWNE is a picturesque

neighbourhood in the deep

southeast of Calgary. It was one

of the fi rst newer developments

to introduce the concept of a

“new urbanist” community. A

hub for young professionals and

families, McKenzie Towne is a great

community not only because of its

a ordable prices but also thanks to

its variety of homes available.

Lifestyle

McKenzie Towne has a great visual

presence with the picturesque High

Street and wide open park spaces.

The neighbourhoods have beautiful

variations – one of the most popular

spots is rows and rows of Brownstone

townhouses complete with a scenic

gazebo in the park in the middle.

A beautiful neighbourhood that

functions as its own tiny small town.

McKenzie Towne

Vibe

Just brimming with youth, McKenzie

Towne has been known as a great

place to raise a family since its

inception in 2000. Plenty of wide

open spaces and playgrounds, this

is the perfect neighbourhood for

anyone who has craved more space

and their own backyard. An active

community, it is not unusual to see

residents jogging, cycling and walking

dogs at all hours of the day.

In the area

Mckenzie Town presents average

suburban living expenses and features

the typical array of chain stores such

as Starbucks, pubs that are a ordable,

easy to access and very friendly. You

can expect to pay average prices for

drop-in at gyms and yoga studios

which give an added benefi t to living

in this community.

Planes, trains & automobiles

Accessed via Deerfoot Trail,

commuting from downtown will

leave you with a quite a drive to and

from work. There are also rapid transit

commuter buses leaving downtown

during rush hour, a ording McKenzie

Towne residents a swift route home.

The neighbourhood also has quick

access to Calgary’s bike trail system

to ride to Fish Creek Park and beyond.

The good, the bad & the rest

An almost entirely self-sufficient

neighbourhood, this main street

shopping area contains multiple

dental and medical offices, banks,

grocery stores among many

other amenities that help to keep

residents satisfied. It is only a quick

11-minute drive to the new hospital

in Auburn Bay. Plenty of schools in

neighbourhood, this main street

shopping area contains multiple

dental and medical offices, banks,

grocery stores among many

other amenities that help to keep

residents satisfied. It is only a quick

11-minute drive to the new hospital

in Auburn Bay. Plenty of schools in

this area, too.
