When an Act of God strikes a cruel

blow such as that delivered in

Fort McMurray, Alta. recently, one

immediate concern – after personal

safety – is home insurance.

Quite literally, when residents

are allowed to return, they have no

idea what they’re going home to.

Will my home still be there? Does my

home insurance cover fire damage?

Does it cover smoke damage? Are

our living expenses covered, having

been evacuated?

And though Prime Minister Justin

Trudeau promises “total support” to

the residents of Fort McMurray –

and Canadian Red Cross raising $30

million and the Alberta government

pledging $100 million in aid –

countless questions remain for

all parties.

Even if you personally are not

affected by the events in Fort

McMurray, they serve as a painful

reminder – check your insurance.

Do you have the right policy? Do

Challenging questions, indeed,

First there’s the straight calculation

that compares the cost of carrying

interest payments and property taxes)

with the cost of renting one.

Renters aren’t responsible for

maintenance. Homebuyers also

need to consider closing costs which

include legal fees, land transfer tax,

and other miscellaneous expenses

that you avoid by renting. First and

last months’ rent is also a ways

smaller than the typical down

payment on a home.

Of course, when you own, no

matter how small the principal

portion of your mortgage is (and it’s

minuscule in the early years), as long

as the market is stable, and you’re

not looking to make a quick sale,

homeowners are building equity and

increasing their net worth with every

mortgage payment. And when you

sell your principal residence one day,

the money earned is tax free.

or a year to get a feel for the area. If

you like living there, you’ll feel more

comfortable buying a home.

Your employment prospects should

be stable before you consider buying

a home. Homeownership requires

a number of regular payments —

mortgage, property taxes, utilities,

maintenance and insurance. Missing

any of these payments can trigger

dire consequences.

There are a number of fi nancial

factors to consider when it comes

to buying versus renting. But the

decision involves much more than

just running the numbers. You’ve also

got to look at the emotional rewards

and challenges of each alternative.

innovation and excellence in Calgary

and area’s residential construction

industry at the 29th annual SAM

Awards held April 16 at the TELUS

Convention Centre.

This year, more than 1,500 people

attended the SAM Awards gala that

drew more than 830 entries – on par

with the record set last year – and

fi nalists competing for 58 awards in

10 categories.

After close to 30 years, the SAM

Awards are proof that CHBA - Calgary

Region members have the drive and

ability to create outstanding homes,

renovations, marketing collateral

and so much more, even in the

face of economic adversity. This

perseverance shows the dedication

and determination of the industry,

which is call for celebration in itself.

The quality of submissions for

the 2015 SAMs was outstanding and

the competition was tight as the

home-building industry showed its

commitment to developing unique

designs and innovative building

practices.

Calgary’s SAM Awards program

is the largest of its kind in Canada,

and the number of entries and

new companies entering from year

to year is a true testament to the

passion that drives achievement in

the local industry. SAM stands for

Sales and Marketing and all aspects

of the industry are recognized in the

awards program.

SAM Awards honour excellence in the local home-building industry

CHBA - Calgary Region presented

the SAM Awards in various categories:

New Home Awards, Renovator

Awards, Developer Awards, Multi-

Family Awards, Partner Awards,

Advertising & Marketing Awards,

Industry Achievement Awards, Sales

& Information Centre Awards and,

of course, the most prestigious of

them all – the Grand SAM Awards.

Winning a coveted SAM (a silver

goose fl ying high above its rock base)

is an award that companies strive to

achieve and there are many previous

and fi rst-time winners every year.

Grand SAM Awards are presented

to those who have demonstrated a

superior achievement in design, sales,

advertising and/or service.

The judging process has been fi ne-

tuned over the course of 29 years and

all entries are judged by peers in the

industry and receive equal treatment.

Judges have to qualify fi rst and are

selected for each category specifi c

to their industry experience and

understanding.

The CHBA - Calgary Region also

ensures there is not a confl ict of

interest; for example, judges may not

be employed by any organization

that has entered a category they

are selected to judge. The judging

process and results in all categories

are then audited by an outside fi rm to

ensure authenticity.

During the judging process points

are awarded for each entry; awards

are given based on point totals. The

top fi ve in each category receive

additional placement points that

help determine the Grand SAM

winners. Companies must enter a

set number of categories in order to

qualify and should win at least one

of those categories in order to be

considered for a Grand SAM.

So, when you consider the

judging process each entry goes

through, to be named a fi nalist in

any category is an achievement

in itself.

Without a doubt the SAM Awards

have contributed signifi cantly in

raising the bar year after year in

residential housing as so many

home builders, developers and

other industry experts work

diligently to improve each year. As

a result, Calgary and its surrounding

communities are home to some of

the most innovative products found

anywhere in Canada.

Congratulations to not only the

winners and the fi nalists, but to all

the companies that submitted an

entry for the 2015 SAM Awards and

strive to make the industry better.

WHEN THE FORT MCMURRAY and

surrounding community was left

reeling from the recent wildfire

disaster, it wasn’t just Alberta

communities, governments or the

Canadian Red Cross that pitched in to

help out. The home building industry

immediately stepped up.

“We have only preliminary

information, but direct cash

contributions by CHBA members in

Alberta have topped the $200,000

mark already, and many fundraisers

are planned in the next few days,”

Paul Cashman, spokesman for the

Canadian Home Builders’ Association

– Alberta, told New Home Guide.

“Members are also collecting

donations for relief agencies at

showhomes, helping to distribute

emergency supplies to evacuees,

matching employee donations and

pledging to make a contribution to the

Red Cross for each new home sold.”

“To the people of Fort McMurray,

our hearts go out to you, and our

hands will help you rebuild,” says

Crystal Creek Homes, a builder in

Edmonton, Calgary and Airdrie, Alta.

The recovery may take weeks,

months or even years, but the

contributions and efforts will come

from home building associations, the

member companies and even their

employees.

Alberta building industry lends a hand to Fort McMurrayBy Wayne Karl

hosted a fundraising barbecue on May

13, as well as collected new items to

donate to the Edmonton Emergency

Relief Services Society.

“The full extent of damages in Fort

McMurray won’t be known until officials

gain control of the dangerous wildfire

but we already know that it will be a

major job to rebuild the community

and replace lost homes,” says Jim

Rivait, CEO, CHBA – Alberta. “We have

reached out to municipal and provincial

officials to offer any assistance needed

after the immediate danger has passed.”

“The community is still subject to

a mandatory evacuation order and

residents have been told it will be a

couple of weeks before they learn

when they can return,” Cashman says.

“Insurance adjusters are supposed to

begin assessing properties next week.

So we don’t have a handle yet on how

much work will be done but it will be

significant.

Winning a coveted SAM (a silver

goose fl ying high above its rock base)

is an award that companies strive to

achieve and there are many previous

and fi rst-time winners every year.

Grand SAM Awards are presented

to those who have demonstrated a

superior achievement in design, sales,

advertising and/or service.

The judging process has been fi ne-

tuned over the course of 29 years and

all entries are judged by peers in the

industry and receive equal treatment.

Judges have to qualify fi rst and are

selected for each category specifi c

to their industry experience and

understanding.

The CHBA - Calgary Region also

ensures there is not a confl ict of

interest; for example, judges may not

be employed by any organization

that has entered a category they

are selected to judge. The judging

process and results in all categories

are then audited by an outside fi rm to

ensure authenticity.

During the judging process points

are awarded for each entry; awards

are given based on point totals. The

top fi ve in each category receive

additional placement points that

help determine the Grand SAM

winners. Companies must enter a

set number of categories in order to

qualify and should win at least one

of those categories in order to be

considered for a Grand SAM.

So, when you consider the

judging process each entry goes

through, to be named a fi nalist in

any category is an achievement

in itself.

Without a doubt the SAM Awards

have contributed signifi cantly in

raising the bar year after year in

residential housing as so many

home builders, developers and

other industry experts work

diligently to improve each year. As

a result, Calgary and its surrounding

communities are home to some of

the most innovative products found

anywhere in Canada.

Congratulations to not only the

winners and the fi nalists, but to all

the companies that submitted an

entry for the 2015 SAM Awards and

strive to make the industry better.

WHEN THE FORT MCMURRAY and

surrounding community was left

reeling from the recent wildfire

disaster, it wasn’t just Alberta

communities, governments or the

Canadian Red Cross that pitched in to

help out. The home building industry

immediately stepped up.

“We have only preliminary

information, but direct cash

contributions by CHBA members in

Alberta have topped the $200,000

mark already, and many fundraisers

are planned in the next few days,”

Paul Cashman, spokesman for the

Canadian Home Builders’ Association

– Alberta, told New Home Guide.

“Members are also collecting

donations for relief agencies at

showhomes, helping to distribute

emergency supplies to evacuees,

matching employee donations and

pledging to make a contribution to the

Red Cross for each new home sold.”

“To the people of Fort McMurray,

our hearts go out to you, and our

hands will help you rebuild,” says

Crystal Creek Homes, a builder in

Edmonton, Calgary and Airdrie, Alta.

The recovery may take weeks,

months or even years, but the

contributions and efforts will come

from home building associations, the

member companies and even their

employees.

“The full extent of damages in Fort

McMurray won’t be known until officials

gain control of the dangerous wildfire

but we already know that it will be a

major job to rebuild the community

and replace lost homes,” says Jim

Rivait, CEO, CHBA – Alberta. “We have

reached out to municipal and provincial

officials to offer any assistance needed

after the immediate danger has passed.”

“The community is still subject to

a mandatory evacuation order and

residents have been told it will be a

couple of weeks before they learn

when they can return,” Cashman says.

“Insurance adjusters are supposed to

begin assessing properties next week.

So we don’t have a handle yet on how

much work will be done but it will be

significant.

were honoured at the Canadian Home

Builders Association - Calgary Region’s

29th Annual SAM (Sales and Marketing)

Awards on April 16.

The SAM Awards recognizes the

outstanding achievements by the

home-building industry’s finest from

builders and developers to marketing

and sales professionals, and this year

there were 830 entries and finalists

competed for 60 awards in 10

different categories.

In the Developer Awards category,

the Show Home Parade of the

Year award was won by Hopewell

Residential for Mahogany Island.

Mahogany’s Lakeside Living was also

a finalist for the Community of the

Year – City of Calgary award.

Q: Can you give us some advice on spring maintenance for

the home?

A: Now that the snow is likely gone from your yard a good place to

start your spring maintenance is outside, says Ron Heggs, director of

special projects for Shane Homes.

“One of the most important things, especially for those with a new

home, is the grade around the house may need to be brought back

up to the proper height,” Heggs says. Homeowners generally should

check around the foundation after the snow disappears to make

sure the grade drains away from the home and fill any settlement

that may have developed over winter.

Make sure down pipes are clear of debris so rain water can drain

properly and that they’re lowered so water funnels away from the

foundation of the house. You will also need to check the pipes and

replace any that have been damaged over the winter.

“Calgary’s weather is hard on decks so maintenance is needed,”

Heggs says. Clean the dirt off your vinyl deck with warm water and a

mild soap solution – he cautions using a pressure washer as it may

damage the vinyl. With wood decks secure any loose boards and

inspect to see if it needs sanding and re-staining.

Also, turn the main water valve back on for the outdoor taps

and clear away any debris from around any outdoor vents or air-

conditioning units.

Inside, change the furnace filter and clean the humidifier then

turn it off for the summer. “If you have a heat recovery ventilator

(HRV) take the filers out and clean them with soap and water and

usually there’s a plastic heat exchanger that should also be cleaned,”

Heggs says.

While you’re there, pour water down the basement drain if it

hasn’t been done for a while and check dryer vents to ensure

they’re clear of lint.

“If you have a gas fireplace, it’s a good time check it, clean the

glass and, if it has a pilot light, turn it off for summer,” he adds.

Looking ahead, many economists have predicted that a Chinese led foreign investment “craze” will likely continue, as further woes are expected to plague China’s investment sector.

In our opinion, all of these points represent a marketable opportunity for agents and developers of Alberta’s real estate markets to attract more of this investment their way.

As a point of encouragement, consider that Juwai.com, a popular online listing service where Chinese investors can look for international real estate, recently reported that inquiries about specific properties in Alberta increased 70% in 2015 (Bloomberg News, April 2016).

Q: Can you give us some advice on spring maintenance for

the home?

A: Now that the snow is likely gone from your yard a good place to

start your spring maintenance is outside, says Ron Heggs, director of

special projects for Shane Homes.

“One of the most important things, especially for those with a new

home, is the grade around the house may need to be brought back

up to the proper height,” Heggs says. Homeowners generally should

check around the foundation after the snow disappears to make

sure the grade drains away from the home and fill any settlement

that may have developed over winter.

Make sure down pipes are clear of debris so rain water can drain

properly and that they’re lowered so water funnels away from the

foundation of the house. You will also need to check the pipes and

replace any that have been damaged over the winter.

“Calgary’s weather is hard on decks so maintenance is needed,”

Heggs says. Clean the dirt off your vinyl deck with warm water and a

mild soap solution – he cautions using a pressure washer as it may

damage the vinyl. With wood decks secure any loose boards and

inspect to see if it needs sanding and re-staining.

Also, turn the main water valve back on for the outdoor taps

and clear away any debris from around any outdoor vents or air-

conditioning units.

Inside, change the furnace filter and clean the humidifier then

turn it off for the summer. “If you have a heat recovery ventilator

(HRV) take the filers out and clean them with soap and water and

usually there’s a plastic heat exchanger that should also be cleaned,”

Heggs says.

While you’re there, pour water down the basement drain if it

hasn’t been done for a while and check dryer vents to ensure

they’re clear of lint.

“If you have a gas fireplace, it’s a good time check it, clean the

glass and, if it has a pilot light, turn it off for summer,” he adds.

lenders to get a better rate and save —

a fact which is much more prevalent

for bankers than brokers. And because

from multiple lenders, as opposed to

bankers who o� er only the products of

their own institution, the market share

held by brokers is growing notably,

particularly among repeat buyers.

6. Research, research, research

Sarah has let us step into her

home both on TV and in her

gorgeous new design book, At

Home: Sarah Style. Room by room,

home by home – from city home to

farmhouse and cottage getaways –

we get to explore the spaces Sarah

has created to enjoy with her family.

It’s not a designer putting favourite

projects forward, it’s a designer

living her design, showing the way

she embraces these elements and

executes them to meet her family’s

needs. From furniture to art, from

colour palette to material choices,

little details, big design elements and

the view, Sarah has put her expertise

to work to create the perfect project

for an especially important client –

her family.

After looking at these beautiful

spaces and wonderful escapes, we had

a chance to ask Sarah about her sense

of luxury.

“I haven’t said ‘luxury’ as many times

in the past month as I’ve said in this

interview,” Sarah remarks halfway

through our discussion. It’s quite a

significant comment, and clarifies her

perspective in one concise moment.

Sarah explains that she isn’t about

labels or grandeur or “bling” or big

shows of ostentation; and too often

that’s what we envision when we

think luxury.

“I believe in little luxuries,” Sarah

says. “I’m not into luxury for the

sake of luxury.” Art is a favourite

item she feels is a luxury. “Art is all

encompassing,” she says. It’s not the

price point, but the intrinsic value that

makes it a luxury. “Something that

speaks to you, created with passion

and purpose. Regardless of budget,

the biggest investment in luxury is

the art.”

Not just big canvases, “it can be a

vase – handmade by an artisan,” she

says. Supporting the arts and those

that create these beautiful objects

is important, “not disposable, mass

market items.”

When looking at our homes, where

we put our money, she explains, from

a project perspective is “big ticket

living – investing in kitchens and

baths.” But when it comes down to

luxury, those rooms don’t define a

home. It’s the way you complete the

home that brings in that luxury.

One of Sarah’s favourite spaces

is the living room of her city house,

“because I was able to find some

really great vintage pieces. A Milo

Baughman chaise and chairs, and a

Willy Rizzo coffee table. It’s a luxury

to be able to score unique pieces.”

One other luxury Sarah feels

benefits everyone is the luxury of

having somewhere to get away.

“Having another place to go,” she

explains, is important. While Sarah

really appreciates her home-away-

from-home escapes, she also views

1. Stealing some quiet time on a weekend afternoon beside a crackling fire to dive into a new issue of a design magazine with my feet up while I’m covered in a cosy throw, (I’m adding some beautiful loomed cotton throws to my product line for early summer).

2. A steaming hot giant Nespresso latte in a mug that was hand painted by one of our daughters. Beautiful form mixed with great function has made me the owner of a Nespresso in every kitchen; work and home, city and country.

3. Thoughtfully made and passionately crafted decorative arts. In every room of our house, there are sentimental handmade pieces that are sculpturally beautiful but not necessarily decadent or expensive. Investing in pretty little affordable luxuries and supporting talented artisans makes me happy.

4. Candlelight. Nothing is more calming and relaxing at the end of a busy work day than a room bathed in the glow of candlelight. Candles aren’t for special occasions in our home. They are a daily necessity. It’s the little things that matter.

5. Fresh flowers. The finishing touch to any well-designed room is something lovely and living. I don’t have time to get to the flower store and treat myself often, but I always have potted orchids to brighten up my rooms. Whether you get them at the grocery store or the florist, potted orchids are an inexpensive floral choice that will bloom for about four months!

WHETHER YOU have just recently

purchased a home, or you are in

the process of fi nding your future

property, for most people, having

house insurance in place and installing

a home security system is usually the

only protection one arranges.

Granted, if you have a mortgage,

you don’t have a lot of choice in the

matter, as house/fi re insurance is

mandatory. And while many home

security systems o� er peace of mind

against theft, fi re, carbon monoxide

and fl ooding, they also help reduce

your home insurance premiums.

Let’s be honest, when it comes

to the purchase of a home, we are

bombarded with what seems like

endless decision making. So when

you think it’s just about over and

homeownership is now in sight, you

are asked by your mortgage broker

whether you have considered taking

life or disability insurance. At this

stage, many people are prone to

waiving any type of coverage due to

the additional cost they will incur. But

is this the right decision?

I am not an insurance sales

representative, nor am I licensed

to sell insurance. However, I

am mandated by RECA (Real

Estate Council Of Alberta) and

AMBA (Alberta Mortgage Brokers

Association) to present clients

with the most basic of protection

options for their mortgage, in the

event that the unthinkable should

happen. Having a fi nancial planning

background, I feel that this a value

added service that I can o� er my

clients if they feel this is something

they want to explore further. If a

client does wish to look at any of

these options, I complete a basic

application with them and forward

it to an insurance company. A

licensed insurance professional

then contacts the client to continue

through the process.

Protecting your investment

So, why does one need insurance

for a mortgage? Why would anyone

want to protect such a huge debt?

The simple answer is – to protect

you and your family as well as your

asset. More often than I care to

admit, there have been life changing

circumstances that have resulted

in clients losing their homes due to

a signifi cant reduction in income,

not allowing the continuation of

mortgage payments to take place,

thus resulting in either being forced to

sell your home, or worse yet, the bank

forecloses on your property.

In the event that a death should

occur, wouldn’t it be nice to know

that you have an insurance policy in

place to either pay out the remaining

balance of your mortgage, or perhaps

a term policy that provides the

benefi ciary with a lump sum payment

that they may use to either manage

the mortgage payments or pay o� the

mortgage in its entirety.

Imagine that you get injured in

a freak accident, and this change

in circumstances doesn’t allow

you to go to work and earn your

regular income. For many folks, their

employer o� ers a disability insurance,

whether it be short or long term. On

the surface, this sounds encouraging.

The problem is, with many disability

policies, you get only a percentage of

your income while you are recovering.

So the question that one must ask

themselves is… Can I meet all of my

fi nancial obligations if I am receiving

anything less than 100 per cent of

my regular income. For many people,

the answer is a resounding no. One

alternative is to obtain additional

disability coverage for such situations.

It is always my goal to offer

clients the most comprehensive

service possible, and while many

people don’t like discussing the

topic of insurance, it is my mandate

to at least make them aware of the

types of coverage available and how

they might apply to them.

occur, wouldn’t it be nice to know

that you have an insurance policy in

place to either pay out the remaining

balance of your mortgage, or perhaps

a term policy that provides the

benefi ciary with a lump sum payment

that they may use to either manage

the mortgage payments or pay o� the

mortgage in its entirety.

Imagine that you get injured in

a freak accident, and this change

in circumstances doesn’t allow

you to go to work and earn your

regular income. For many folks, their

employer o� ers a disability insurance,

whether it be short or long term. On

the surface, this sounds encouraging.

The problem is, with many disability

policies, you get only a percentage of

your income while you are recovering.

So the question that one must ask

themselves is… Can I meet all of my

fi nancial obligations if I am receiving

anything less than 100 per cent of

my regular income. For many people,

the answer is a resounding no. One

alternative is to obtain additional

disability coverage for such situations.

It is always my goal to offer

clients the most comprehensive

service possible, and while many

people don’t like discussing the

topic of insurance, it is my mandate

to at least make them aware of the

types of coverage available and how

they might apply to them.
