East Kochi is the area bound by NH-47, NH-

49, MC Road and Perumbaoor-Puthencruzroad. It is anchored by the Industrial parks,

viz CSEZ, Infopark and Smart City. The

western end of this area is highly

developed, almost to the level of saturation,and the potential for the development to

grow eastward is enormous.

Smart City and Infopark 2nd stage are

imminent.

The feeder area is already saturated Links to the west is already choked

The only way is to grow further east.

Where?

The area bound by the Kumarapuram Road,Karimugal Road, and Seaport/Airport road

is the immediate vicinity of the IT parks.

This will become high density residential

area, as the feeder to the IT development.

Already a lot of residential developments are

coming in the region.

The mini-industrial areas of Synthite Park,Rubber Park, and Mudickal are just beyond

this area.

Then?

As the demand for the feeder area increases,

the development will grow to the east,

slowly reaching the PP Road and beyond. Naturally, shopping/commercial also will

grow in the area.

A new suburban city will get created to the

east of Infopark/Smart City.

Why Another City?

The new feeder area is far off from the

current city

The arteries are choked. People dont wantthe trouble of going across the choke point

of the IT city.

There is no space in the city to grow.

Do We Want Another Nightmare?

Do we want a haphazard development?

Do we want to first make buildings, then

tear them down for roads?

Do we want all the land acquisitionproblems?

Do we want all the trouble of building

without road infrastructure?

I guess not! We should act NOW!

The Ring and Radial Roads

I propose a ring and radial road system for

East Kochi.

This is based on the current main roads. Provides ample grid coverage to the area, so

that no point will be more than a few

kilometres from a main artery.

Modeled on similar systems used

worldwide

Two ring roads, Inner Ring and Outer Ring.

Four radial roads. Radial 1,2,3 and 4

Centred at the Infopark Area

Fans out from south-east to north.

Addresses future needs.

Inner Ring Road.

The Inner ring road starts from NH-47 at

Aluva, and follows existing roads to

Choondy, Pukkattupady, Kizhakkambalam,Pallikkara, Karimugal, Ambalamugal, NH-

49 and joins back NH-47 at Kundannoor.

Outer Ring Road

The outer ring road starts from Angamaly,

follows MC Road, Perumbavoor-

Puthencruz road, and joins NH-49.

If the Expressway gets realized in the same

alignment, then it can be the Outer Ring

Road.

First Radial Road

The first radial road starts from HMT, and

proceeds via NAD to Asokapuram, reaching

Inner Ring Road.

Second Radial Road

The second radial road starts from Edapally,

anf follows existing roads to Pukkattupady,

onto Chembarakky to Perumbavoor

Third Radial Road

The third radial road starts from Kakkanad,

follows the proposed Kakkanad-

Kothamangalam highway, to meet OuterRing Road at Pattimattom

Fourth Radial Road.

The fourth radial road starts from

Chithrapuzha Bridge, goes via Infopark,

Brahmapuram, Pinarmunda, Morakkala,Parakode, Pazhamthottam and meets the

outer ring road at Pulinchode.

This is the least developed of the roads.

Radial Extension

The radial roads should be developed into

arteries leading into neighbouring towns.

The proposed Kakkanad-Kothamangalamhighway already serves that purpose.

It is proposed to extend Fourth Radial road to

Muvattupuzha via Kadayiruppu-Mazhuvannoor-Mangalathunada-Nellad.
