June represented another solid month of real estate sales activity and some improving performance indicators. As anticipated, Single Family Residential (SFR) inventory declined in June to 4,724 homes, a 6.3% decline from prior year levels. It is anticipated that the inventory will continue to decline throughout the year. Distressed SFR inventory fell for the third consecutive month. Although SFR sales were flat to prior month and prior year levels, Year-to-Date (YTD) sales are up 8.7% as compared to 2011 levels. Offsetting solid sales activity, the median sales price fell to $164,000 in June. Year to date, SFR median sales price is down 3.1% versus 2011. This decline is anticipated as it is forecasted that 2012 median sales price will be down 3 – 5%. Condo inventory continues to decline as June was the third consecutive month of declining inventory. As compared to prior year levels, inventory is down 11% and almost at a 24 month low (since tracking began). Additionally, distressed condo inventory fell for the third straight month and the lowest level since tracking began (over 24 months). Similar to 2011, June condo sales fell from May to 352 units which is flat to June, 2011. Year to date, condo sales are up 2.2% from 2011 while the median sales price is $106,000, a 3.6% decline from 2011. Residential lot sales continue to outpace 2011 levels as they are up 62%. This increase in sales activity is at the expense of sales price with an YTD median sales price of $30,000 which is a decline of 19.4% as compared to 2011.

We’re halfway through 2012, and what a year it’s been. Residential real estate has finally taken some meaningful strides toward recovery, and they’ve all been self-powered without divine (or governmental) intervention. Yes, there have been some head fakes in the past, but there's real reason to believe that market turnaround awaits us. Beyond home prices, key metrics to watch include Days on Market, Percent of List Price Received and Months Supply of Inventory. Locally, a few indicators showed improvement. Let's see what the rest of our local data has to say.
New Listings in the Coastal Carolinas region were down 1.8 percent for detached homes and 17.8 percent for condos. Pending Sales increased 44.4 percent for single-family homes and 34.9 percent for condos.
The Median Sales Price was down 11.2 percent to $158,000 for single-family properties and 6.4 percent to $110,000 for condo units. Months Supply of Inventory decreased 28.0 percent for single-family units and 22.0 percent for townhouse-condo units.
We seem to be at a critical inflection point in our attempts to spur more hiring. Job growth provides the dual benefit of stimulating new household growth as well as relieving distressed homeowners. There's also the positive feedback loop of housing creating jobs and jobs creating housing. Keeping the affordability picture afloat, the Fed has vowed to keep interest rates around 4.0 percent through mid-2013.

Coastal Carolinas region were up 5.1 percent overall. The price range with the largest gain in sales was the $150,000 and Below range, where they increased 12.2 percent.
The overall Median Sales Price was down 5.1 percent to $137,625. The property type with the smallest price decline was the Condo segment,where prices decreased 5.7 percent to $107,000. The price rangethat tended to sell the quickest was the $150,000 and Below range at 168 days; the price range that tended to sell the slowest was the $300,001 and Above range at 210 days.
Market-wide, inventory levels were down 16.5 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 15.8 percent. That amounts to 10.5 months supply for Single-Family homes and 12.2 months supply for Condos.
