WITH winter onthe horizon,making yourhome’s centralheating system

as energy efficient as possibleshould be a priority. Replacingan old G-rated boiler (the leastenergy efficient) with asuper-efficient A-rated(condensing) boiler isexpensive (typically £2,000upwards), but could saveyou around £300 a year onrunning costs, according tothe Energy Saving Trust.This is based on replacingthe boiler and heatingcontrols in a three-bed semiwith gas central heating.

If your home’s windowsaren’t double or triple glazed(or have secondary glazing),the heating will bedisappearing out of them.

Again, replacing thewindows is an expensivebusiness, typically costingseveral thousand pounds, butit is worth doing if you canafford to, and you don’t haveto go for period imperfectwindows – double-glazedsashes offer the best of bothworlds, for example. Withlisted buildings and homes on’designated land’, such asconservation areas, there arestricter rules aboutreplacement windows (anddoors), so ask your localcouncil.

To make further savings onyour energy bills, you maywant to consider fittingenergy-efficient glazing, suchas Planitherm. This glass has a

special coating that helps toretain radiated heat in theroom and also captures thesun’s energy to heat the roomfurther.

Your home’s external wallsare another big area of heat

loss. Houses built from 1920onwards usually have cavitywalls and these can beinjected with insulation (ajob for the pros) to keep theheat in and cold out.

Solid walls let throughtwice as much heat as cavitywalls, but insulating themisn’t as straightforward – itcan be done internally orexternally.

Measures like these thatmake your home moreenergy efficient go a longway, but you can go furtherdown the eco route.

Have you consideredgenerating your ownelectricity? This is typicallydone with a wind turbine orsolar panels (a differenttype of solar panels can beused to heat your home’swater). Domestic wind

turbines only work well incertain locations, so solarpanels are the best bet formany of us.

If you’re worried about thecost (usually many thousandsof pounds) of having solarpanels fitted, there are ways tocushion the financial blow,such as special loans and “renta roof ” schemes.

It’s best to clean it the sameday as you use it, so start earlyand you’ll be able to get acouple of coats done and thePPR 250 washed out. This is agreat way to paint!

With large projects, theworld’s your oyster in terms ofmaking your home greenerand cleaner. You could, forexample, install a water-savingsystem for reusing “grey”water, which includes usedwater from showers, baths andthe washing machine. Systemslike this aren’t something mostof will be able to retrofit to ourhomes, but they are the future.

IT’S BEEN a difficult year forfruit and veg, with the coldweather in spring, incessantsummer rain and subsequentdeluge of slugs, snails, blight

and other nuisances.But for those of us who haven’t

suffered from poor pollination offruit crops, tomato and potato blightand slug-infested greens, now’s thetime to think about how you aregoing to store what you have.

Temperatures are dropping andtender veg need to be encouraged toripen before the first frosts. Anyonewith unripe tomatoes shouldn’tdelay in removing leaves from thebases of plants to let in moresunlight to the fruits.

They will need harvesting beforethe first frosts and should continueto ripen indoors if you pick themnow. Cut whole trusses of greentomatoes and hang them in an airyplace such as a garage or sparebedroom.

Long-keeper varieties such as theSpanish “De Colgar” ripen slowlyafter harvesting if kept in a cool,frost-free place and can take threemonths to reach maturity, so they’llbe ready for eating in winter.

Maincrop potatoes should be

harvested on warm, sunny days andleft to dry out in the sun, afterwhich they can be stored in thickpaper sacks (only half-fill them asthis makes it easier to check for badpotatoes) and kept in the dark in afrost-free place. First early andsecond early varieties generallydon’t store well, so use these asquickly as you can. Maincrops,however, should store until afterChristmas and possibly into March.

Bend the leaves of onions andshallots over at the neck and oncethey turn brown, pull the plants upbut leave the bulbs on the ground tocontinue to dry off. After about a

week, lay them in trays or put theminto nets to hang up in the shed.Alternatively, you can make Frenchonion strings (and do the same withshallots and garlic) by keeping asmuch of the straw-like foliage onthem as possible and plaiting ittogether, reinforcing the strandswith hessian twine to make itstronger.

Varieties of early apples generallydon’t keep so they need to be eatenshortly after picking, but latervarieties will keep in the saladcompartment in your fridge forbetween four to six weeks.Alternatively, they can be placed in

wooden boxes lined with newspaper,in a cool, airy shed, where the micewon’t get them. You can wrap storedapples individually in newspaper toensure they never touch each otherand so prevent one bad appleinfecting the whole crop. Applesand pears kept in this way shouldlast for six weeks or more andmaybe even until Christmas.

Be warned, though, that pearsdon’t store as well as apples. If theyare fully ripe, keep them in thebottom of the fridge in polythenebags for up to six weeks. If storingfor longer, pick the pears beforethey are fully ripe and keep them as

cold as possible, laying them out onwooden trays in an airy place.

Root veg including beetroot,maincrop carrots and turnips canbe stored in boxes, but leaveparsnips that you don’t want to eatnow in the ground as frost improvesthe taste. You can also leave hardyvarieties of leeks where they areand you should still be diggingthem up until late February.

Winter salads such as radicchioalso keep well in the shed in boxeslined with plastic, but should bechecked regularly for mouldyleaves, which need removingimmediately.

What’s in store for

Only collect leaveswhich are anuisance, such asthose on your grassor paths. Let them

rest on flower beds as theywill rot down in situ.

BestOfTheBunchAutumncyclamen(C.hederifolium)THIS pint-sized specimen looksso delicate, with its flowers inshades of white, pink, cerise andmagenta appearing in earlyautumn before the ivy-shapedleaves with heavy marbling.

The later blooms appearabove the deep green leaves andlook amazing when the plantsare massed together.

This cyclamen prefers aslightly shaded position andthrives in moist but notwaterlogged soil, doing wellunder mature shrubs or at thebase of a shady wall.

Cyclamen, which aremembers of the primula family,develop corms which help themcope with summer drought.They don’t like being overfedbut if left undisturbed they willmultiply, brightening up autumnand spring every year.

Thingstodothisweek● Keep collecting seed from perennials andalpines and watch out for any tree and shrubseeds you might want to save.● When planting spring bulbs in pots, put plenty ofdrainage material in the bottom to stop thembecoming waterlogged and add potting compostmixed with a handful of grit.● Stop feeding permanent plants incontainers.● Watch out for the first autumn-fruiting raspberries.They should be ready for eating.● Divide and replant large clumps of perennialherbs● Raise the cutting height on your lawnmower as

the growth rate of the grass slows.● Take pelargonium cuttings to overwinterindoors.● Propagate new gooseberry bushes by takinghardwood cuttings from healthy plants before theirleaves drop.● Collect, clean and store away cane supportsas plants go past their best.● Cut down marginal plants around pools that aredying back.● Net ponds to stop autumn leaves blowing in.● Transplant overgrown or badly positioned shrubsand conifers after preparing the new planting sites.

Squashes need to ripen and dry,so when you cut them, leave themoutside so the skins dry in the sun.Then bring them into a warm, dryplace so that the skins harden. Theyshould keep until Christmas in afrost-free shed, although they storebetter in a covered porch or in acool room indoors.

There are certain crops whichdon’t store well, such as sweetcornand French beans. You’ll need toblanch and freeze the surplus forfurther use.

And then there’s all thosechutneys and jams you could bemaking for Christmas...

yourharvest?

IF YOU still have green tomatoes at the endof the season, stick them in a paper bag witha banana and that should help them along. Inthe greenhouse, stop feeding the tomatoplants and cut back on watering, whichshould quicken the ripening time.

Take the tops off cucumber plants and nipoff the tips of the sideshoots a few weeksbefore you want to remove the plants fromthe greenhouse, to coax them into swelling.

Remove any leaves that look dusty, as thiscould be the start of powdery mildew.

Peppers and aubergines are also sensitiveto temperature at night and are unlikely todevelop further fruits at this stage, so focuson what you have by cutting down onwatering and feeding and closing theventilation earlier on in the day to trap theheat inside. PRIVATE rents have soared for the fifthmonth in a row to reach a new high aspressure on the sector continues to beramped up, a study has found.

Typical monthly rents increased by2.9% year-on-year to reach £734 inAugust, surpassing a previous peak of£725 recorded in July, according tolettings network LSL PropertyServices, which owns chains includingYour Move and Reeds Rains.

The study put the latest increasedown to the seasonal effect of a wave ofgraduates starting new jobs, on top ofstrong competition already caused byfrustrated would-be buyers who areunable to raise a mortgage deposit ormeet lenders’ toughened borrowingcriteria.

Rents rocketed to new highs in fiveregions across England and Wales,hitting peaks in London, the South East,the East of England, the North Westand Yorkshire and the Humber.

London saw the biggest year-on-yearincrease at 4.9% while only the South

West and Wales saw rents decrease, by1.9% and 1.8% respectively.

David Newnes, director of LSLProperty Services, said: “The rentalmarket is right in the thick of its peakseason and the demand from graduatesand those starting new jobs has added anew layer of competition on top of theexisting pool of frustrated buyers.

“London and the South East may bethe powerhouses of the national rentalmarket but rent rises haven’t beenlimited to these areas by any means.

“In fact, rents have hit record highs infive regions as tight mortgage financecriteria and large deposit requirementsfor new buyers continue to ramp up thepressure on the limited stock of rentalhomes available.”

Lenders have predicted that arecently-launched £80bn “funding forlending” scheme to unclog the flow ofcredit and a NewBuy scheme, whichhelps people to buy new-build homeswith a fraction of the usual deposit, willhelp people to get on the property

ladder in the coming months.However, much of the recent

competition among lenders has beenconcentrated around less “risky”buyers with larger deposits.

Mr Newnes said: “Some relief fortenants may be found if the funding forlending scheme begins to feed throughinto greater lending to borrowers withsmaller deposits.

“But any improvement to thefirst-time buyer mortgage market willneed to be significant and sustained todent rental demand markedly in thelong-term.”

Despite the squeeze on tenants, theirability to keep up with paymentsimproved for the first time in threemonths in August, with 9% of all rentlate or unpaid at the end of the month,a decrease from 9.3% in July.

Shelter chief executive CampbellRobb said: “At a time when wages arestagnating, this latest rise in rents isanother blow to the millions of peoplepriced out of a home of their own.
