every province in Canada has its own Landlord and Tenant website designed to outline the province’s Residential Tenancies Act.

These websites are great resources should you need them. Not only do they outline the specific rights and responsibilities of both the tenant and the the landlord, most offer an easy-to-use FAQ designed answer commonly asked questions. The web is a great resource for info, the key is to ensure that you’re reviewing quality information from a reliable resource, which is why I am mentioning that these specific websites exist. If you search the term Residential Tenancies Act in the province you’re interested in, you should be able to find the government website easily.Don’t rely on websites that feature commentary from third party resources, be sure to use the specific government website to guide you in your search for answers. wwhat do you do when you’ve got the perfect apartment – except for one thing – a bad neighbour?

Most renters have been there at least once in their rental experience. Whether it’s noise issues, clacking around above you in hard shoes, inconsiderately parking in your assigned spot, leaving garbage on the disposal room floor or just being a boisterous busy-body, their own self-absorbed and selfish behaviour is diminishing your comfort and sense of home. So what do you do about it?

Every building has rules. Beyond that, the Residential Tenancies Act defines what is permissible and what isn’t. Depending on your relationship with the offending neighbour and the nature of the problem, you have several ways to handle things. You may feel comfortable about discussing the problem directly with your neighbour, or leaving a polite note. The offender may not realize they are creating an issue. If you’re not comfortable addressing a legitimate issue yourself, your property management company can help. If the issue persists and contravenes the Residential Tenancies, they may be obliged to stop or face the threat of being evicted. Hopefully things don’t ever need to progress to eviction proceedings.

Most people are reasonable and respectful. Remembering to treat others as you want to be treated goes a long way to creating a harmonious rental building. There’s no reason you should have to lose enjoyment of your own apartment – or worse, leave – because of a neighbour. A little bit of etiquette goes a long way.

Peaceful, harmonious aPartment living is all aBout treating others with resPect and consideration. When you act with sensitivity to your neighbours, it’s amazing how others will respond. The following are 10 etiquette tips that make for good neighbours.

1Keep the noise down. Apartment walls are notoriously thin, and at the best of times, sharing walls is bound to

mean hearing your neighbours, so try to consider whether your neighbours really want to hear your activities. Keep in mind that people have different sleeping schedules. Neighbours could be working at night and sleeping when you are awake! Likewise, 10pm is not the appropriate time to vacuum or hang pictures. Avoid loud noise at all times, but particularly late at night and early in the morning, especially arguing, playing music or watching the television at excessive volumes. If you like it loud, consider getting a pair of headphones for your home entertainment. High heels on the floors, bouncing a ball and other repetitive noises will affect the neighbour below, whose ceiling is attached to your floor. The click-clacking of shoes can become quite an irritant.

2Clothing is not optional! Remember to dress appropriately with at least a shirt and sandals when taking

out trash, recycling, doing laundry or getting something from your car.

3Respect and maintain common areas as if they were an extension of your own home. Tidy up after yourself in

the laundry room. After using the barbecue or party room, take out all trash and leave as you found it.

4 Check up on your laundry regularly. Don’t leave it sitting in the washer or dryer after it has finished, it annoys other

people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.

5Be aware of your neighbours but also respect their right to privacy. This means not making their business

– like when they enter and leave the building, where they are going – or who they are with – your business. While some communities are friendly and open, try to avoid the gossip mill.

6When cooking, open your window so that it doesn’t smell up the entire floor. Your dinner may smell

appetizing to you – but not everyone needs to know what’s on the menu. And when several apartments on the same floor share their dinner aromas it can be an unappetizing sensory overload. There is nothing worse than emerging from the elevator to a pungent-smelling hall.

7 Be cognizant of, and promptly report any crimes or suspicious persons in the building. Be aware of your

surroundings, you and your neighbours should be looking out for ear other. It’s your duty to report any signs of domestic disputes, child abuse, or suspicious persons in the building. This is not just a matter of etiquette, but of community safety. Be proactive by maintaining secure practices like locking your apartment door and not letting strangers access your building.

8 Ensure that your pet is a good neighbour, too. To prevent accidents, walk your pet regularly, and make sure

he or she isn’t howling all day or barking all night. The balcony shouldn’t be the doggy bathroom, and any accidents out there should be cleaned promptly

9 Be a model citizen in the parking lot. Keep the music down and drive slowly and carefully, anticipating seniors

and children. Likewise, stick to your own parking space and make sure your guests do the same. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break.

10Waiting for a ride? Honking is just plain rude. Ask your carpool driver to give you a quick ring or text.

Better yet, be waiting in front of the building and be prepared.

Etiquette is just a set of guidelines for acting in accordance with the needs of others. If you treat your neighbours with respect and courtesy, you’ll help to foster a harmonious apartment

community that you too will enjoy.

4 Check up on your laundry regularly. Don’t leave it sitting in the washer or dryer after it has finished, it annoys other

people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.

5Be aware of your neighbours but also respect their right to privacy. This means not making their business

– like when they enter and leave the building, where they are going – or who they are with – your business. While some communities are friendly and open, try to avoid the gossip mill.

6When cooking, open your window so that it doesn’t smell up the entire floor. Your dinner may smell

appetizing to you – but not everyone needs to know what’s on the menu. And when several apartments on the same floor share their dinner aromas it can be an unappetizing sensory overload. There is nothing worse than emerging from the elevator to a pungent-smelling hall.

7 Be cognizant of, and promptly report any crimes or suspicious persons in the building. Be aware of your

surroundings, you and your neighbours should be looking out for ear other. It’s your duty to report any signs of domestic disputes, child abuse, or suspicious persons in the building. This is not just a matter of etiquette, but of community safety. Be proactive by maintaining secure practices like locking your apartment door and not letting strangers access your building.

8 Ensure that your pet is a good neighbour, too. To prevent accidents, walk your pet regularly, and make sure

he or she isn’t howling all day or barking all night. The balcony shouldn’t be the doggy bathroom, and any accidents out there should be cleaned promptly

9 Be a model citizen in the parking lot. Keep the music down and drive slowly and carefully, anticipating seniors

and children. Likewise, stick to your own parking space and make sure your guests do the same. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break.

10Waiting for a ride? Honking is just plain rude. Ask your carpool driver to give you a quick ring or text.

Better yet, be waiting in front of the building and be prepared.

Etiquette is just a set of guidelines for acting in accordance with the needs of others. If you treat your neighbours with respect and courtesy, you’ll help to foster a harmonious apartment

community that you too will enjoy.

We face so many issues and yes, it certainly can be confusing, especially if it is your first time in a rental apartment. It is therefore important to understand the functions and duties of the different personnel associated with the rental apartment. This person is at the front line. The person you will be meeting when you first visit the building. You will be asked when you would like to move in, in order to determine what units maybe available. You will be advised of what size units are available, the floor they are located on, if parking is available the price of rent, with an outlive of what expenses are included or not included in the rental amount: utilities, parking, storage. The leasing agent will discuss the amenities available in the building – perhaps even take you on a tour.

The leasing agent will also be the one to explain to you the rental qualification requirements and to provide you with the rental application. They will be able to guide you in completing the application and what supporting documentation, if any, may be required of you.

The leasing agent will be the one to process your application and will confirm to you later on the status of your application. It would be the leasing agent, who then will invite you to sign the Lease Agreement. You should remember that any presentation made by the agent should form part of the agreement. If you have any questions regarding the building, the rental agent should be able to provide you with the information you are looking for.

the property manager

The property manager is the person in charge of running the day-to-day operations of the building, and depending on the size of the building, he may also be the one to assume some of the administrative aspects (as opposed to the administrative personnel which normally exists in a large building). The property manager is, in effect, the person who the residents will communicate with more often than any other person on staff. The communication may include such things as, booking the elevator, questions regarding repairs, noise complaints, rent payments and getting a fob. The manager will compile all the maintenance issues, either from property inspections or via tenant maintenance requests, and will arrange for a contractor to schedule the work. The manager will inspect the property to ensure that the physical aspect is well maintained, and take all the necessary steps to ensure same. The manager will also be the one (depending on the size of the building) to collect the rent. In addition, the property manager will direct the superintendent (if applicable) as to what their daily tasks are. It will be the manager (or superintendent where applicable) who will schedule and attend to the move-ins and will do the same at move-out time.

The superintendent is the most visible person in the building. He is the one who performs the cleaning and all other work which can be done without the necessity of engaging an outside contractor. The superintendent can be the one who may be contacted for any minor repairs in

your unit. If the superintendent is living on the premises, he will also be on-call most of the time (except on days off).

In some of the more upscale rental apartments, you may find the services of a concierge. This person is usually at the main entrance of the building. They may have various functions: provide only security services, welcoming residents, announcing the arrival of guests to the residents, ordering transportation and accepting deliveries on behalf of the residents, to name a few.
