what’s on your wish list when searching for a home to lease?
I did an informal survey with a small group of past and present renters to see what people look for, and the results are in.
In the top spot – without a doubt – are actually two key items that go hand-in-hand: clean and quiet. A building with reliable security system was also near the top of the list in many cases, as was a property manager that responded quickly to issues, and a laundry room that was readily available and fully functional.New appliances and new paint were also in demand and in one case, a home that offered lots of natural light was a request.While your “Top 10” list may read differently, make sure you do in fact have a list handy so that you can compare apples with apples when shopping for a space to lease. It’s important for property managers to know what you’re looking for when you’re shopping so that they can help you find what you’re looking for or can offer alternatives if they have access to other locations.The more locations you have to compare, the better the chances of finding just the right one that tops your list.

is renting better than owning? How can renting be better if you never develop an asset? Isn’t the money you pay in rent being lost every month?
The answer is a resounding no. That’s not how it works. Monthly rental expenses are much lower than owning. Bank the difference over 30 years, manage and invest it, and you’ll end up with a sizable amount of money. Owning is a forced savings, but a large part of a mortgage payment goes directly towards paying interest. Mortgages are amortized. The amount of interest you pay on a 30-year mortgage is assessed by the bank – a standard calculation upon purchase – and a payment schedule of principal and interest is created. More of the payment is put towards interest at the start, so the actual loan is reduced very slowly.
After 15 years of paying a 30-year mortgage you might think only half of the original loan would remain, but you’d be wrong. You still owe a lot more than half of the initial amount, but as you move through the life of your mortgage, a greater part of each payment is put towards the principal loan and a smaller amount towards interest. You pay off the interest first, loan second.
While a mortgage is eventually paid off, you will always pay rent. But additional costs, taxes, utilities and upgrades never stop for owners while they’ve never existed for renters. Something breaks, your landlord fixes it. The building needs work, the landlord pays for it. Property taxes get hiked, renters can just ignore that news, while owners will be paying more without getting more. When you rent, you have the same monthly fee, guaranteed. If you stay in one place long term, your rent can only be raised by such small increments annually, that eventually your monthly payments are well below market. Inflation can add a huge cost to a mortgage as interest rates rise.

THERE IS A POINT IN THE LIFE OF SOME RENTERS WHICH IS EXTREMELY UNCOMFORTABLE FOR BOTH THE RENTER AND THE LANDLORD: EVICTION. This can be as a result of: fi nancial diffi culties that a renter has encountered, sometimes as a result of misbehaviour by the renter and/or his guests causing damage to the unit or the building, it can also be as a result of interference with the peaceful enjoyment of the other tenants in the building, to name a few. All these reasons can be categorized as “fault issues”. It can also be due to what can be described as a “non- fault issue” of the tenant, such as: the landlord needs the rental unit for his/ her own use or for a member of the landlord’s close family who wishes to move into the unit, or sometimes due to a major renovation or conversion of the building to a condominium.In all these situations, there may be a need for the tenant to be evicted. However, the Residential Tenancies Act, 2006, outlines the procedures and steps to be followed in each of these scenarios. In each of the above situations, before the landlord applies to terminate a tenancy, a specifi c form (which varies depending on the reason of termination) will be required to be issued by the landlord, which in effect, will be the commencement of ending the tenancy.
The notice will spell out the reason for this action, and with “fault issues,” will explain how to remedy the situation. The most common eviction notice is for non-payment of rent
(N4). It is important for me to state here that, despite the impression out there, landlords are not heartless. Everyone understands that fi nancial diffi culties can happen to all of us. I would recommend that in such circumstances to approach your management company or your landlord immediately when you become aware, and advise them of the fact that you will not be able to pay the month’s rent. You should consider what fi nancial arrangements you can make and advise him/her at the same time.
You should not be surprised that a good landlord will show an understanding and will try his best to work with you. However, if you have chosen to ignore it, and you just do not pay rent which was due, or the landlord is unwilling to cooperate with you, the eviction process will begin.
The landlord will have to wait a specifi c number of days, which are set in the notice, to allow the tenant
to correct the issue. It is important for the tenant to read the notice to see what the grounds
for eviction are, and if there is any room for discussions with the landlord and if the
matter can be corrected. The tenant can also call the Landlord and Tenant Board
or a legal specialist like a lawyer or paralegal to learn more as to what can be done.
It is only at the end of this period given in the notice, and if the tenant has not yet corrected the issue or did not
move out, that the landlord can open an application for eviction with the Landlord and Tenant Board. Once the application is fi led, a hearing date will be set by the Landlord and Tenant Board. If the Landlord does not attend the hearing or send a

If you can learn to stay on top of cleaning and organizing your home, you’ll give yourself more time to enjoy the weather and your family and friends.CHANGE THE SETTINGIf you can’t seem to get started when it comes to sorting through your piles of paper, gather them up in a box and take them outside. Choose a beautiful day and sit in your yard or on your balcony, and go through them. Or take them to a friend’s house and keep each other company over a glass of iced tea as you each go over your paperwork. Changing the environment where you do your organizing may make it less of a chore.
QUICK CLEAN-UP ROUTINE FOR THE WHOLE FAMILY Provide a personalized bin for each member of the family for things that don’t belong in the common rooms. Determine a regular time to do a quick tidy-up daily (perhaps just after dinner or before bed). Each person is responsible for picking up their own things and placing them in their bin. Once a week (or when the bin is full), each person empties his or her bin by returning things to their rightful home. When the job of keeping the home tidy is shared by all and spread throughout the week, it frees up family time on the weekend and everyone benefits.
LISTEN TO SOME TUNES Listening to music makes tasks feel like less of a chore, relieving stress and increasing enjoyment. Put on your favourite high-energy tunes while you clean and organize. Some people even
pay their bills while listening to music – they report it takes their mind off financial stress and makes the job less daunting. Challenge yourself to finish the task after a certain amount of songs to increase your efficiency and make it more fun.
TAKE A WALK Getting outside in nature can be extremely relaxing. Going for a walk with a friend makes it even more beneficial to both our emotional and physical health and well-being. Rather than going out for lunch, consider going for a walk together instead. You’ll be nurturing your friendship and relieving stress at the same time.
FRESHEN YOUR WARDROBE Now is a great time to evaluate last season’s wardrobe. Were there any clothing items you didn’t wear? Why didn’t you wear them? If it was because they needed dry cleaning or repair, put them in your car right now and deliver them to the cleaners. If it was because they didn’t fit, didn’t work with your lifestyle or felt uncomfortable, take them to charity today. If you didn’t wear them last year, chances are you won’t wear them this year either. Weeding out your wardrobe now will make you feel lighter and create some breathing space for your summer clothes.

If you can learn to stay on top of cleaning and organizing your home, you’ll give yourself more time to enjoy the weather and your family and friends.CHANGE THE SETTINGIf you can’t seem to get started when it comes to sorting through your piles of paper, gather them up in a box and take them outside. Choose a beautiful day and sit in your yard or on your balcony, and go through them. Or take them to a friend’s house and keep each other company over a glass of iced tea as you each go over your paperwork. Changing the environment where you do your organizing may make it less of a chore.
QUICK CLEAN-UP ROUTINE FOR THE WHOLE FAMILY Provide a personalized bin for each member of the family for things that don’t belong in the common rooms. Determine a regular time to do a quick tidy-up daily (perhaps just after dinner or before bed). Each person is responsible for picking up their own things and placing them in their bin. Once a week (or when the bin is full), each person empties his or her bin by returning things to their rightful home. When the job of keeping the home tidy is shared by all and spread throughout the week, it frees up family time on the weekend and everyone benefits.
LISTEN TO SOME TUNES Listening to music makes tasks feel like less of a chore, relieving stress and increasing enjoyment. Put on your favourite high-energy tunes while you clean and organize. Some people even
pay their bills while listening to music – they report it takes their mind off financial stress and makes the job less daunting. Challenge yourself to finish the task after a certain amount of songs to increase your efficiency and make it more fun.
TAKE A WALK Getting outside in nature can be extremely relaxing. Going for a walk with a friend makes it even more beneficial to both our emotional and physical health and well-being. Rather than going out for lunch, consider going for a walk together instead. You’ll be nurturing your friendship and relieving stress at the same time.
FRESHEN YOUR WARDROBE Now is a great time to evaluate last season’s wardrobe. Were there any clothing items you didn’t wear? Why didn’t you wear them? If it was because they needed dry cleaning or repair, put them in your car right now and deliver them to the cleaners. If it was because they didn’t fit, didn’t work with your lifestyle or felt uncomfortable, take them to charity today. If you didn’t wear them last year, chances are you won’t wear them this year either. Weeding out your wardrobe now will make you feel lighter and create some breathing space for your summer clothes.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.” Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.
Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.
Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.
Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.
If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.
When your lease expires, you may sign a new lease, or you might shift to a month-to-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. Despite all meDia warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spend-thrift bunch.We haven’t always been. We saved ten per cent or more for twenty years, from 1973 to 1993* - more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (In our enthusiasm, did we overdo a good thing?), we bounced around the ten per cent mark for about a decade, and then in 1993 we began our great slide. By 1999 we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.
Negative 1.4 per cent is a long way off ten per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income.
You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities - what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.
Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999. income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt?
These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40’s and 50’s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history.
So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save.
Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria - they’d have to have a job, for example - students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of.
Why save
Saving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities - we can take pride in our sense of discipline and increased ability to weather a storm.
The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial

We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque.
hoW to save
This is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent.
People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make.
The you-don’t-have-to-think-about-it way of saving is to use an automatic debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving. But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals.
Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your expenses you’ll be justified in not saving because you won’t have much left. That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will.
This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s
little to motivate your child to develop this life-long habit. So start talking about it.

One of the most effective ways of motivating a child to get into the savings habit is with a savings-matching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own. “Molly, here’s the deal. If you can save $60 by the end of the summer, I’ll match that amount so you can begin investing.”

Despite all meDia warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spend-thrift bunch.We haven’t always been. We saved ten per cent or more for twenty years, from 1973 to 1993* - more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (In our enthusiasm, did we overdo a good thing?), we bounced around the ten per cent mark for about a decade, and then in 1993 we began our great slide. By 1999 we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.
Negative 1.4 per cent is a long way off ten per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income.
You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities - what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.
Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999.
