SC Asset Corporation 1QFY16 net profit seen remarkable growth of 177% y‐y THAILAND | SET | PROP | COMPANY PREVIEW BLOOMBERG SC TB l REUTERS SC.BK  1QFY16 presales represent 18% of full‐year target Total presales declined 3% y‐y to Bt2,631mn  in 1QFY16, which accounted for 18% of SC full‐year target of Bt15,000mn. SDH/TH presales increased 18% to Bt1,763mn, equivalent to 20% of home presales target of Bt8,600mn. The significant growth was largely attributed to strong response from the opening of two projects worth a combined Bt6,000mn (at Ratchapreuk and Sukhumvit) and inventory sale. As for condo segment, presales dropped 29% to Bt868mn on an absence of new opening and  inventory sale, and  thus  the condo presales accounted  for 14% of full‐year target of Bt6,400mn. According to guidance, SC plans to open a Bt6,500mn condo project at Chidlom targeting high‐end market in 4QFY16, which we expect to help drive presales to meet its target.  1QFY16 net profit to jump 177% on strong revenue outlook, FY16 profit seen up 4% Backlog,  including 1QFY16 presales, was Bt10,721mn at end‐1QFY16. Of which Bt3,318mn  is likely to be recognized  in 1QFY16k, compared to Bt1,866mn  in 1QFY15. Gross margin would remain  flat but SG&A expense would  increase slightly on the opening of two projects. With strong revenue outlook, we expect net profit to jump 177% y‐y to Bt443mn.  We forecast a 9% y‐y growth in FY16 revenue to Bt14,529mn. About Bt6,554mn out of which has  been  secured with  the  current  backlog.  The  remaining  Bt7,954mn would  come  from SDH/TH projects over course of the year that we expect SC to recognize revenue as much as Bt6,500mn  out  of  Bt6,800mn  presales,  and  condo  inventory  of  roughly  Bt1,175mn. Gross margin  is expected to stay  level and SG&A expense would climb slightly. As such, net profit would grow 4%.  ‘BUY’ rating We are optimistic about FY16 earnings growth while SC shares trade at undemanding P/E of 6x vs 9x historical average and dividend yield of 6%. Combined with strong 1QFY16 earnings outlook, we keep our ‘BUY’ rating with a Bt4.00 target price.
