The Home Energy Rating System (HERS) Index is the INDUSTRY STANDARD by which a home’s energy efficiency is measured. It’s also the NATIONALLY RECOGNIZED system for inspecting and calculating a home’s energy performance, similar to Miles Per Gallon for an automobile.
every G.J. Gardner Home comes with a Hers index rating!
The HERS Index MEASURES A HOME’S ENERGY EFFICIENCY and there are a lot of great reasons to have a home energy assessment performed on your house.
It can tell you so much about the home you live in, like how efficiently it’s operating and where you can make modifications for greater energy savings. When you’re selling your home, a low HERS rating can command a higher resale price. And when you’re buying a home you can anticipate the costs of energy bills and efficiency upgrades.
• A certified Home Energy Rater assesses the energy efficiency of a home, assigning it a relative performance score. The lower the number, the more energy efficient the home.
• The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index while a standard new home is awarded a rating of 100.
• A home with a HERS Index Score of 70 is 30% more energy efficient than a standard new home.
• A home with a HERS Index Score of 130 is 30% less energy efficient than a standard new home.

* Results vary by home and local specification, HERS rating is not a guarantee for any specific home.
THE
HERSINDEX Tight Building Envelope
The space between the interior and exterior of your home may be small, but it makes a big difference in how much energy you consume. Your home’s building envelope is the shell separating the inside from the outside. Research has shown that a tight building envelope prevents air leaks, resulting in lower total energy consumption. At G.J. Gardner Homes, we build homes to exact specifications, saving our clients on energy costs and reducing their carbon footprint, for a better HERS score.
Energy costs money. But renewable energy sources like sun, air and water cut down on energy costs by going straight to mother nature. At G.J. Gardner Homes, we look at every possible renewable source when building homes, including solar, wind and geothermal. As a national company, we are keenly aware of the renewable energy sources available in every state, and design each home’s energy infrastructure with the regional climate in mind. Not only does this cut down on your utility bill, it also makes for a more energy efficient and environmentally friendly home.
Renewable Energy Sources
The HERS index doesn’t just factor in utility costs, it also takes into account how much water your home uses. G.J. Gardner homes are equipped with the latest in water conservation fixtures and appliances, so you save money on water without having to cut back on use. While water costs are not normally large, water conservation can affect your home’s resale value, as many modern environmentally-conscious home owners pay a premium for water-efficient homes.
Water Conservation
The appliances in your home have an enormous effect on how much energy you use. But it’s not just your washer and dryer that use energy; many of your home’s internal structures (including the grid itself) are major energy consumers. At G.J. Gardner Homes, we design every home with an eye on how much energy its equipment and infrastructure will use. We also outfit your home with the latest and greatest in energy-efficient equipment, so you save on each individual appliance.
Energy Efficient Equipment
Material & Waste management plays a huge role. Too much lumber in a home’s walls can actually lower the efficiency and effectiveness of insulation. This can cause the heating/cooling system to be oversized and much less efficient and expensive to install. An undersized heating/cooling system can be less expensive to install but more expensive to operate over time. G.J. Gardner Homes strives to find a balance, being careful not to over-build and waste resources while maximizing your comfort in the long run.

Our goal is to produce higher quality, better performing homes that have lower operating costs and greater comfort. To make sure quality standards are met G.J. Gardner Homes uses independent Third Party Inspectors to inspect the building envelope and HVAC systems providing quality assurance to homeowners. Third Party Inspectors assure the initial HERS rating specified upfront will be met after your home is complete.

THE
HERSINDEX Tight Building Envelope
