FITTING a new kitchen isusually an expensive,lengthy and disruptivebusiness, so it’s essential toget it right.

A nice kitchen will add value toyour home and make it moresellable – it’s a key room for buyers– and while you don’t want to blowyour budget, a new kitchen is areally worthwhile investment.

If you’re starting from scratch,the first step is to get ideas from theinternet, showrooms, brochures andmagazines about the sort of kitchenyou want.

Kitchen-diners (usually withdoors out to the garden) are reallypopular because they’refamily-friendly and fantastic forentertaining, but creating one ofteninvolves knocking two or morerooms together and/or building an

extension, which obviouslyincreases the cost.

Sometimes there’s little you cando with a kitchen other than havethe same layout, but the layout canoften be improved and the expertsat doing this are kitchen andinterior designers.

Many kitchen retailers offer adesign service, so try a few to seewhat ideas they come up with. It is,of course, possible to devise a new

layout yourself, but the experts maythink of solutions you haven’t.

You or the designer will have toconsider things such as the waterand gas supply, drainage, electricalsockets and switches, windows anddoors, etc – making changes to theseis often necessary but can beexpensive.

Takeaway kitchen units areusually cheaper than ones you haveto order and if you’re in a hurry,they’re really the only option.

Some come complete with doorsand handles, while others are justthe shell – you buy the extrasseparately, giving you moreflexibility. Depending on the sizeand shape of your kitchen, takeawayunits may not be ideal becausethey’re a standard size and notmade to fit the space.

Unless you’re a really experienced

DIYer, I wouldn’t recommend fittinga kitchen yourself because it’s oftenharder than you think, especially ifthe room’s not square or you’rechanging the layout.

Many kitchen companies offer afitting service, although this can beexpensive and you may prefer to usea builder or carpenter instead.

The builder should have access toother tradespeople, such asplumbers and electricians, or youcan use your own – the key thing ifyou do is to get the order of worksright.

Just remember that if the workinvolved falls under buildingregulations and the tradespersondoesn’t belong to a competentperson scheme, you’ll have to gettheir work checked by your localcouncil’s building controldepartment.

BestOfTheBunchDahliaTHEY are among theboldest of flowers,their colour rangevarying from sizzlingred and burnt orangeto deep burgundy,yellows and pinks.

While not so longago they went out offashion, now theyhave come right backin, flowering freelyfrom early summeruntil the first frosts.

And there are somany varieties, fromdwarf specimens togiants which producedinner plate-sizedblooms, with curvedor flat petals, single ordouble flowers, spikyor soft florets.

Varieties such as‘Bishop of Llandaff ’have interesting deepbronze foliage.

Dahlias are bestsurrounded by otherplants in the border,where they canreinforce colourschemes and createfocal points.

They are tuberousperennials but inwarm sites most willoverwintersuccessfully in theground if protectedwith a thick strawmulch. But it’sprobably safer to liftthe tubers in lateautumn, store themin a frost-free placeand then replantthem in spring.

Some of thesmaller types makegreat front of borderplants and look greatin pots and othercontainers.

Thingstodothisweek● Pick dried flowerheads and seedheads fromplants including poppies, limonium andhelichrysum. Hang upside down in bunches in adry, airy room.● Trim back laurel hedges and cut privet, beech,hornbeam, yew, box and holly.● Keep celery watered and earth up trenchvarieties to blanch their stems.● Continue to harvest crops including courgettes andbeans.● Take cuttings of shrubs including ceanothus,lavender and berberis.● Summer-prune damsons and gages after the fruithas been harvested, removing all fruited wood.● Pot up clumps of parsley, cutting off theirleaves to encourage new growth for winter use.● Remove suckers from the roots of roses.● In the greenhouse, sow cyclamen seed toraise indoor flowering pot plants.● Continue regular mowing to keep lawns lookinggood and trim the edges each week.● Cover cherries and autumn-fruitingraspberries with nets to protect them frombirds.● Make sure camellias are kept well watered or theflower buds they are forming now can dropprematurely.

Get someautumn

AUTUMN is almost uponus and as the seasonschange, rich foliage andberries become the focusof attention for many

gardeners.While ornamental grasses and

the daisy-like blooms of heleniumsand rudbeckias continue to providecolour, it’s important to have someshrubs in your border which willprovide the link between the end ofsummer and the beginning ofautumn and beyond.

Indeed, you don’t have to have ahuge garden with masses of trees toenjoy a good autumn show becauseshrubs can provide the rich foliagecontrast, fragrance and berries tocreate plenty of interest.

Of course, the most importantthing is to make sure that youchoose shrubs which will be suitedto your soil and situation. Acidlovers such as rhododendrons andcamellias won’t thrive in alkalinesoil, so stick to the shrubs youknow will thrive.

If in doubt, look at neighbouringgardens to see which shrubs arethriving, to give you some clue as towhat will do well in your own garden.

Workhorse shrubs includehydrangeas, which flower in latesummer offering large blooms inshades of pink and blue before theflowerheads change colour to a richstraw-coloured hue, maintainingtheir shape as they dry beautifullyon the stem.

The dried blooms can remain onthe shrub throughout autumn andwinter, providing a structural focalpoint in the cooler months whenmuch else has died down, andprotect the emerging leaves fromfrost damage in the depths ofwinter. They don’t need clippinguntil the following spring.

For continual interest throughoutautumn and beyond, I’d plump formopheads such as H. m. ‘MadameEmile Mouillere’, which has whitegreen-tinted blooms that flowerfreely from the end of summer andturn pink progressively through

autumn. Hydrangeas like asemi-shaded spot and acid soil, soplant them in ericaceous compost.

One of my favourite shrubs is thecastor oil palm Fatsia japonica,with its huge, deep green, tropicalleaves all year round. It is amongthe toughest of specimens, growingin shade where nothing else willsurvive and it even bears greenishwhite flowers in the autumn, whichstand out against the glassy,palmate leaves. Give it plenty ofroom because it grows to around1.5m (5ft) high by 1.25m (4ft) wide.

Several autumn-flowering hebes

are also worth including in theborder, such as ‘Autumn Glory’,which at 60cm (2ft) x 60cm (2ft) isperfect for the front of the border,bearing purple flowers whichwithstand the elements and canflower almost up to Christmas.Hebes need a sunny spot andreasonably well-drained soil but aregenerally not fussy and don’t needpruning.

Another autumn stalwart is thespindle bush (Euonymus alatus), adeciduous shrub known for itsspectacular autumn colour,producing a crimson display of

leaves. When the leaves drop, youcan see corky flanges running upand down the stem which give theplant some winter interest as well.

If you want berries, of coursethere are many obvious candidatesincluding cotoneaster, pyracanthaand holly, but there are others, too,which will keep you in flowers,berries, scent and foliage all year.

Viburnum opulus, a compact90cm (3ft) variety, bears whiteflowerheads in early summer andclusters of glassy red berries andred leaves in autumn.

YOU can have fresh cabbage all year round,but spring cabbage – also known as springgreens – plugs the gap from March to May,between the last of the winter varieties andthe first of the summer ones.

Spring cabbage also occupies the groundonce summer crops are harvested andgrows well in containers.

Sow seeds outside in drills 2cm deep and15cm apart, sowing thinly, aiming for a plantevery 5cm or so, making sure you water thedrill thoroughly beforehand.

Water frequently until the plants are

established and cover with fine meshnetting to keep cabbage whites off them.Hopefully the plant will be large enough towithstand the cold when winter comes, butin particularly cold areas cover them withcloches for an earlier crop.

In February apply a light dressing of ahigh-nitrogen fertiliser as the plants start togrow. The spring greens should be ready to cutbetween March and May. Cut immature plantsas 'spring greens', or leave some to producefirm heads and cut them whole. Good varietiesinclude ‘April’ and ‘Durham Early’.

HOUSE prices increasedlast month across Englandand Wales, but the boostwas driven by Londonwhile more than half ofregions saw prices fall yearon year, Land Registryfigures reveal.

Prices rose by 0.8% inJuly compared with theprevious month to reach£162,900, which is also anannual increase of 0.3%, thelatest report shows.

But a 6.5% annualincrease in London, takingaverage prices to £367,785,helped to mask the dropsseen in many other regions.

Prices fell year on yearby 1.3% in Wales, by 0.8%in the West Midlands, by2.5% in Yorkshire and theHumber, by 1.9% in theSouth West and by 3.8% inthe North East.

The North West recorded

the biggest year-on-yearfall, with a 3.9% decreasetaking typical prices to£109,235.

The remaining regionswhich did see pricesincrease annually sawmuch more modest risesthan those recorded inLondon, which has hadstrong interest fromoverseas buyers. Prices roseyear on year by 0.4% in theEast Midlands, by 0.7% inthe South East and by 0.8%in the East.

A report from propertyanalyst Hometrackpublished this week saidthat prices are expected toremain under downwardpressure for the rest of theyear as growth in thenumber of homes for saleoutstrips potential buyers.

Lenders have also beentightening their borrowing

criteria amid the weakeconomy and several haverecently announced increasesto their mortgage rates.

Nationwide pushed upsome mortgage rates fornew borrowers this weekand Santander has alsoannounced plans toincrease its standardvariable rate (SVR), whichwill see a few hundredthousand of its existingcustomers’ mortgagepayments go up from thisautumn.

The Bank of England andthe Treasury recentlylaunched a “funding forlending” scheme to unclogthe flow of credit, althoughanalysts have said theyhave seen little evidence sofar that this has increasedthe availability ofmortgages for people withlower deposits.

Houseprices fall inmost areasSOME private rents are setto soar by up to 4.5% overthe coming year, but mostmay start to level out, asurvey of landlords suggests.

Fierce competition fromtenants who cannot get onthe property ladder andweak lending levels tofirst-time buyers will keepsome rents on their upwardmarch, according to thesurvey from lettingsnetwork LSL PropertyServices, which owns chainsYour Move and Reeds Rains.

Four in 10 landlords saidthey plan to put up rents inthe coming 12 months, by4.5% on average, while justone in 100 of those surveyedsaid they plan to reduce them.

However, around six outof 10 landlords said theyexpect to leave rentsbroadly unchanged, despitetwo thirds of those across

the survey believing demandfrom tenants will increase.

David Newnes, director ofLSL Property Services, says:“As long as lending tofirst-time buyers remains inthe doldrums, we won’t seerental accommodationdemand tail off.

“In these conditions,while affordability mayincreasingly come into play,rents are far more likely tocontinue to rise than tumblein the coming 12 months.”

The lettings networkrecently found that averagerents in England and Walesreached a new high of £725a month in England andWales in July.

Recent research carriedout by comparison websiteMoneySupermarket foundthat the range of mortgagesavailable to first-time buyersand people with deposits of

10% or less has fallensignificantly over the last sixmonths.

The website says it hasseen little evidence so far thatthe Bank of England and theTreasury’s recently-launched“funding for lending” schemeto unclog the flow of credithas encouraged lenders toincrease the numbers ofmortgages requiring lowerdeposits.

Lenders have also beentightening their borrowingcriteria, making it harder forpeople to take out a deal.

The study also found thatlandlords themselves arefinding it more difficult toget mortgages. Half oflandlords surveyed who haverecently attempted to raisemortgage finance believe itis more difficult to securethan a year ago, while only11% believe it is easier.
