CDD! Projects

Now that our new fitness center is complete, the Meadow Pointe (1) CDD is turning its sights on looking at even more improvements for our community. We have had several requests, and are currently looking into constructing a wall on the tennis courts behind the volleyball courts that can be used for both tennis and lacrosse practice.

ImProvIng the health of our Ponds

The Board of Supervisors has begun a program to make improvements to the community storm-water ponds in an effort to comply with federal and state water quality standards. The improvements will be phased in over the next several years. It is important to understand that the ponds are designed to treat and store storm-water runoff draining from the streets and lots, and that they are not natural lakes or ponds. Since the CDD owns these ponds, it is responsible for the quality of the water flowing into wetlands and other downstream water bodies. The main pollutants that exist in the ponds come from the pesticides, herbicides, and fertilizers of both residential yards and CDD common areas. Residents and commercial lawn care services should be using eco friendly

products and procedures to comply with new state regulations.

The CDD will be planting aquatic plants (juncus effuses, cordgrass, pickerelweed, arrowhead, and water lilies) in the pond flat areas around the outfall structures and the pond perimeter. These plants will absorb some of the pollutants, as well as, help stabilize the pond slopes. The plantings will attract wildlife such as birds and fish.

Although fishing is permitted in the 2 ponds at Clubhouse 1 and at Pinedale Park, please remember, it is not recommended to swim or eat the fish caught from these ponds, due to the pollutants draining into the ponds.

The Grand Opening of the new fitness center was held on Saturday, March 27 during the Spring Community Fair. Pasco County Commissioner Pat Mulieri cut the ribbon with the CDD Board of Supervisors. The fair was a great success with lots of family activities and demonstrations as well as over 60 local vendors. Although the CDD Board normally meets the 1st and 3rd Thursdays of the month (in Clubhouse 1 at 6:30), this month, the second August meeting is scheduled for Thursday, August 26. All residents are welcome.

During the June 3, 2010 CDD Meeting, the Board of Supervisors approved a draft budget for FY 2011 (October 2010 - September 2011). For the third year in a row, the residential assessment will not increase. The final budget for FY 2011 will be adopted after a public hearing to be held on September 2nd at 6:30 pm in Clubhouse One. Property owners will receive the “Notice of Proposed Property Taxes and Proposed or Adopted Non-Ad Velorem Assessments” commonly referred to as the “TRIM” notice mid-August. Please note that the CDD assessment indicated on the TRIM is an estimate, however, the assessment cannot exceed the amount stated on the TRIM notice. Supervisor and current CDD chairman Dennis Smith has been instrumental in keeping the Meadow Pointe budget on track.

The new Fitness Center & Clubhouse boasts of an 800 sq ft indoor racquetball court, an 800 sq ft exercise room, as well as a meeting room and office. The fitness center and office hours are 8 am to 9:30 pm seven days a week. For racquetball reservations, call the Fitness Center office at 973-1671 up to 24 hours in advance.

Your mP1 communItY councIl needs You!

The community council is a group of volunteers that work to make our community a better place to live. Activities include: hosting the annual community fair (March 27, 2010), mail post replacement and/or painting, village entrance decorating at Christmas and working with the CDD board. We are looking for volunteers to help out or fill vacancies in a few of our villages.

The council meets once a month for an hour (August 2, September 6) to discuss new projects and activities in and around our community. Do your part for the Ronald McDonald House (RMH) and save those can tabs. Whether they’re from soda cans, soup cans, beer cans or tuna cans, they are worth money to the RMH. The tabs are recycled and the monies collected goes to RMH to help subsidize the cost of housing for those parents with children in the hospital. The money is also used to help purchase much needed equipment like wheelchairs, crutches and beds for the children.

for most, motherhood is ar-guably the most important job there is. The challenges

are great, the rewards are many, but most of them are not financial. So, just what is motherhood worth on the open market?

Not so Minimum WageIn 2009 Salary.com attempted to answer that very question by poll-ing more than 12,000 mothers. Based on the tasks they perform and time allotted towards each the Salary.com’s online calculator esti-mated the salary of a mother at over $120,000 annually!

Uncovering a Disturbing FactAside from being a really fun tool, the Salary.com calculator uncovered a serious truth; it would be very ex-pensive to replace Mom. Certainly the emotional value of a mother is priceless, but if the unfortunate circumstances where Dad needed a nanny to perform the functions Mom once handled, the expense could be crippling. Yet, many wom-en who work within and outside the home remain uninsured.

Why Mom is Most Likely to be UninsuredStay at Home Moms are the most likely to be completely uninsured, due in part to the perception that life insurance protection is intend-ed to safeguard against lost wages versus lost “value.” In the event of Mom’s death, Dad would still need to work full time to support the family. Think what it would cost to

hire a full time nanny, chauffeur, tu-tor, cook, and personal assistant to run the household in his absence? The younger the children, the more expensive the help could be.

How Much Life Insurance is Needed?There are no hard and fast rules for determining how much life insurance is enough, because no two families have exactly the same needs or resources. As a general rule of thumb, the appropriate amount of insurance protection should equal individual’s annual salary multiplied by the number of years before the youngest child is out of college.

For example, you determine that the financial value of the services a stay-at-home spouse provides for your family equals $50,000 a year. If your youngest child will finish college in 15 years, the appropri-ate amount of insurance protection needed for the stay-at-home spouse would be approximately $750,000.In addition, you may consider in-cluding funeral costs, medical ex-penses, probate fees, estate taxes and inflation determining an insur-ance amount.

did you know that ALL of the runoff from your home, yard, and streets drain into the “lakes” and

wetlands throughout the community? These lakes are engineered stormwater management systems which are designed to treat and store (to prevent downstream flooding) this runoff. So, whatever you spread on your yard for treatment drains into these ponds.

Historically these ponds have contained poor water quality due to non compliance with the design standards and the over treatment of lawns. With new state and federal regulations being studied which will ultimately dictate water quality standards for the community, education programs and pond improvements are being implemented to attempt compliance with them.

It is important that residents understand that the ponds are not typically natural lakes or ponds, and the community will become responsible for the quality of the water flowing from the ponds into the

natural wetlands and other downstream water bodies. Residents should know that the major pollutants that come from lawns can be reduced and possibly replaced with more “green” forms of treatment. New “green” treatment options are evolving, so watch out for such products when you’re purchasing your lawn care products or discussing your options with your lawn care professional.

The installation of aquatic plants in the pond flat areas around the outfall structures and around the pond perimeter will absorb some of the pollutants, as well as, help stabilize the pond slopes. These plantings will also attract/promote wildlife such as birds and fish. Starting this summer, the MPIII CDD is embarking on a multi-year program to install specially selected plants in our ponds that will filter runoff, improving the overall water quality as well as making our ponds more attractive. So, enjoy your community ponds and remember that you can also help make a difference. l

Association (HOA) is responsible for the enforcement of the Master Declaration and Deed Restrictions (collectively referred to as “Covenants” ) for both the Meadow Point III and Meadow Point IV Communities.

The HOA is governed by the community documents, adopted by-laws, and Florida Statutes. Operation is funded through annual assessments on all Meadow Point III and IV property owners.

The HOA is governed by a Board of Directors elected by the membership, which is open to all MPIII and MPIV property owners. Current board members are John Johnson, representing Meadow Pointe III, Diane Horner, representing Meadow Pointe IV, and Mark Sifford, representing the Meadow Pointe General Partnership. Your Board of Directors holds public board meetings on the first Tuesday of each month at the Meadow Point III Clubhouse, 1500 Meadow Pointe Blvd, Wesley Chapel, FL 33543 starting at 6:30 PM. The meetings are open to all members and all homeowners are encouraged to attend and participate in making our communities a better place to live and raise our families.

The management of the HOA is administered by a professional management company per a contractual agreement with the association.

Through various committees, the HOA enacts and administers community rules as required by the Covenants. For copies of the Articles, Bylaws, Covenants and other information regarding the HOA, please either visit the MPIII/MPIV HOA web site at mymeadowpointehoa.com or contact the management company office.

The Board of Directors is the decision maker and policy maker for the association. Additionally, they direct the management company as necessary. Meeting minutes contain the actions of the Board, and along with other records of the association, are available either on the web site or through the management company.

A Board appointed Design Review Board assists with ensuring that home and lot modifications are in keeping with the rules, regulations and community aesthetics. These activities help keep your community standards at their highest levels. Homeowners are reminded that changes to their property require prior approval of the HOA via submission of an alteration request. Alteration information and forms are available either on the HOA web site or from the management company.

The next meetings of the HOA Board of Directors are on Tuesday, August 3, 2010 at 6:30 PM and Tuesday, September 7, 2010 at 6:30 PM at the Meadow Point III Clubhouse located at 1500 Meadow Pointe Blvd, Wesley Chapel. Pool is open everyday unless maintenance or severe weather forces closure and or the Clubhouse is closed.

The pool furniture may not be reserved and is on a first-come basis for usage.

Pool furniture must be kept ten feet from the pools edge at all times.

No glass containers and/or glasses may be brought into the pool deck area.

All swimmers under the age of 14 years old must be under adult supervision at all times. All swimmers under the age of 5 must have an adult in the pool

with them at all times.

No alcohol beverages are permitted on the pool deck and/or clubhouse premises.

No beverages/food may be taken into the pool

and must be kept ten feet form the pools edge.

No balls, Frisbees or toys are allowed unless they are made with soft material.

Flotation devises are allowed provided they are used in a normal and safe manner.

Swimming lanes must be kept open when in use by lap swimmers.

NO diving or flipping into the pool No running and jumping into the pool.

No running or horseplay is allowed on the deck.

No rough housing or splashing is allowed while in the pool.

Foul Language in and around the pool will not be tolerated.

All swimmers are required to shower before entering the pool.

Use of chaise lounges require a towel to be placed to avoid oil stains on the webbing of the chairs.

Loud music is prohibited.

No electronic devises are permitted while in the pool.

Pool and pool deck will be evacuated when severe weather occurs.

Lightning that is observed will force closure of the pool for thirty minutes after each strike.

The lightning detector when showing electrical activity within 8 miles will force pool closure.

Severe thunder or heavy rains will also close the pool.There is no smoking permitted in the pool area.

ACCeSS CArDS requireDWhile visiting clubhouse and outside amenities, all residents are reminded to bring their clubhouse access card or Drivers License. This includes the pool area, fitness room, clubhouse lobby, basketball, tennis and playground areas. Please have it available upon entry into the clubhouse and accessible since we will be doing random checks.

For your pleasure there are tennis rackets(2) and balls, volleyball, basketball, and soccer balls for residents to use while on Clubhouse property.
