In the three months to the end of September, there were 26,900 buy-to-let loans advanced worth £2.8 billion The rises of 8% by volume and 12% by value on the previous three-month period marked the second consecutive quarterly jump and compared to a year earlier, volume was up 14% and value up 33%. By the end of September, there were 1.29 million buy-to-let mortgages outstand- ing, an increase of 7% from the previous quarter. Though buy-to-let lending remains low by historical standards, lenders do expect the market to continue to show growth into 2011, especially as the demand for rental property will be boosted by the problems being faced by potential first-time buyers. CML director general, Michael Coogan, said: “We would expect buy-to-let demand to pick up further if current rising rental trends continue and house prices remain broadly stable.” He adds: “The bigger question is whether there will be sufficient supply side capacity to meet that demand, as the number of buy-to-let lenders dwindled in the credit crunch after 2007 and is yet to be fully restored.” Nonetheless, buy-to-let lending conditions do appear to be improving, with 43% of mortgage brokers reporting a rise in availability of landlord finance during the third quarter of 2010, according to research from Paragon Mortgages. Looking forward, 35% of brokers surveyed expect the buy-to-let mortgage market to improve during the current quarter, with only 7% expecting a downturn. An increase in the availability of buy-to- let mortgages should hopefully stimulate the private rented sector. The Survey of English Housing showed that over the last 8 years of so home-ownership has declined from 71 percent to 68 percent. PLEA TO BUILD MORE HOMES THE home building industry has urged the Government that more new homes must be built. At present there is an under supply of homes and more needs to be done to address this problem, according to Steve Turner, head of communications at the Home Builders Federation. He warned that the shortfall could result in serious problems to society as well as the economy if steps were not taken now. He warned that there have already been noticeable effects seen in the amount of people in their 30s who are living at home. “We estimate that we have already got a housing shortfall of a million and [for] every year that we are not building 200,000 plus homes that million shortfall is getting bigger,” Mr Turner said. His comments were in response to the new report from the Policy Exchange, which proposed a community-controlled planning system with those who are the most impacted by construction deciding on what should be built. The HBF is the representative body of the home building industry in England and Wales. Last year saw the lowest number of new homes built since 1923. Each new home built creates 1.5 full time jobs plus up to four times that number in

the supply chain. Last month the HSF urged the Government not to abandon fi rst time buyers by axing crucial home-buying assistance in the Comprehensive Spending Review. HomeBuy Direct is a partially Government-backed scheme that has helped 10,000 fi rst time buyers onto the property ladder over the last two years. There is widespread concern

that its funding won’t be renewed after September this year. The Home Builders Federation has today submitted evidence to the Treasury detailing the importance of the scheme and its wider economic value. This comes after the Housing Minister, Grant Shapps, committed the Government to helping young people meet their aspirations to own their own home.

In the current economic climate, saving money by upping your standards and moving home sounds like wishful thinking. It is increasingly hard to come across well-planned, well-refurbished properties to buy or rent. Priory Estates have recently managed to quash that by adding a Feng Shui, fully eco refurbished property to their books, the only property and refurbishment of it’s kind in Liverpool, saving some £600.00 per annum in gas bills. The property, in Dewsbury Road, Liverpool, has undergone a real back to brick refurbishment to the highest specifi cation, with the interior designed under the principles of the Chue style of Feng Shui. The properties inherent Feng Shui was good which was one of the reasons for selecting it but the energy needed improvement. After assessing the property using traditional Feng Shui methods the energy in each room of the house was looked at, using colour and layout to balance each area. The ground fl oor had an entrance hall and there was a partition between the front and rear room. Opening this up has improved the energy fl ow. Feng Shui has been incorporated into the kitchen design, in particular the position of the cooker and sink. Upstairs the bathroom was moved to the centre of the property, as the centre needs cooling and draining. To achieve this the staircase was moved improving the Feng Shui of the whole house. This also created additional space for a third bedroom. Sarah Higbid, who designed the interior of the property and is also the property owner, is a fully qualifi ed Feng Shui practitioner who has some 10 years experience, with her lineage from the Grand Master Chan Kun Wah. It is a practice of an original body of learning with its roots in the imperial palaces of ancient China. Sarah has carried out numerous

assessments of other proposed purchases and consultations for private clients, all with great results. Sarah knows that the feel good factor in a property supports a happy, prosperous life for the occupants and makes the house very attractive. This can only be benefi cial for landlords and tenants. Robert Tiffi n, a quantity surveyor and expert in damp related defects in domestic buildings and eco warrior, carried out the refurbishment. The improvements in the specifi cation ranged from 400mm of loft insulation, in-sulated external walls, new up to date con-densing boiler and tadpole tank, Quattro panel radiator refl ectors, TRV’s and heat recovery ventilation to the bathroom. This produced a massive saving of £579.00 per annum on the gas bill.

Nicholas Leigh, of Homes In Harmony, who provides sustainable consultancy to the domestic market, and not to forget our builder Chris Moores, both worked closely with Robert Tiffi n to achieve these energy savings. The savings are even moreimpressive given the recent news of impending gas price rises of up to 7%. Priory Estates, who are managing the property, are based in Priory Road in L4. They have been established for twenty years with some 400 properties under management and have been active members of the community to increase standards for many years. Sheila, in their main offi ce and in charge of lettings, says “It has been very hard to encourage land-lords / property owners to spend that extra amount when refurbishing, for both the sale and buy to let markets, but with

these impressive savings it’s a win / win in these diffi cult times for both the tenant and property owner.” Sheila says, “The overall effect of this recent refurbishment is fantastic, it is the very best. The soft colour tones are perfect and fi nish is a very high standard. This really does set a new standard for others to follow”.
