However, Hong Kong’s post-80s generation faces long wait before they can buy their first home due to the rising housing prices. Financial management experts give feasible tips for young buyers to push forward their vision to become homeowners. Chantel Koh reports.

香港樓價在過去一年急升,讓很多香港「八十後」年青人抱怨置業難,究竟如何輕鬆實現「置業夢」?投資界、地產界專家和置業過來人,為您指點迷津。

return could be higher, Ko said.

Ko advised the post-80s group to set aside 20 percent to 30 percent of their monthly income for savings and investments. “But I understand that the young people have to repay the government student loans, support their families and they have other expenses, they should adjust their savings plans according to their ability,” he said.

置業的他,坦言家人的支持十分重要。

「首期對像我一樣初次置業的年青人來

說,是十分重要,因為以我的收入來說,

日後每月供款不成問題,但一般物業首期

動輒數十萬元,並不是每個年青人都負擔

得起,幸好家人給我很大的財政支持,協

助我輕鬆『上車』。」

為了減輕置業負擔,Clayton特別選用九成

半按揭,首期四萬三千元,加上按揭保費

三萬元、以及其他開支,Clayton在作置業

決定前,需要準備約十萬元的現金。

很多年青人抱怨上車難,但Clayton覺得,

如果覺得工作情況穩定,而又不想一下子

付出大額首期,應考慮九成、甚至九成半

按揭。

但欲申請九成以上按揭的年青人要注意,

由於貸款比例高、銀行承受風險較大,所

以按揭證券公司在審批時,會採取更嚴謹

的標準,因此貸款人亦需要有良好的信貸

記錄。

事實上並不是每個家庭都像Clayton的家人

般,可以在財政上全力支持子女置業,也

有不少年青人希望靠自己的實力,達到置

業目標,所以有專家教路,可以先從投資

及儲蓄著手,待手上滾存「第一桶金」,

才作置業這個人生重大決定。

「第一桶金」繳付首期

中原資產管理副總裁高偉林指出,「八十

後」年青人應從小起,按照自己的目標和

承擔能力,定下明確的長遠儲蓄計劃。

Worries among Hong Kong’s post-80s generation members, those were born between 1980 and 1989, have

been arisen that they can’t afford to buy a roof over their head. Frankie Ko Wai-lam, an assistant sales director at Centaline Wealth Management, helped quash their fears.

“It’s not impractical target for post-80s generation to buy a home, but they have to set up a longer term savings plan,” he said. “The plan should be for three years or more.”

Ko suggested young people to set a clear savings target for themselves according to their own affordability. For instance, if they are aimed at buying property that valued at up to HK$1.5 million and mulling to borrow 95 percent of the property value from bank. They are suggested to hold cash of no less than HK$150,000 for the down payment and other expenses such as decoration, legal and agent fees.

Ko said the post-80s group, whose salaries are not high, could consider choosing investment-linked savings plans in a bid to boost the return on capital.

“Young buyers should seek for investments that provide a compound annual return of more than 10 percent,” he said, noting that world equity funds’ return could reach 12 percent to 15 percent.

Investing equity funds could help diversify risks, while cashing in on a single stock could be risky and volatile though the

”Young people should also revise their investment portfolio periodically in an effort to achieve a better return, Ko added.

Dickie Wong, a research director at Kingston Securities, said members of the post-80s group shouldn’t be too hasty in buying their first homes.

“Property is a lifelong investment, it’s unrealistic if they want to achieve that after joining the workforce for a very short period of time,” he said.

Wong advised young people to plan investment in funds that are relatively stable, but warned them to avoid making

money through speculative activities.

Tracker Fund of Hong Kong, A50 China Index Exchange-Traded Fund and Hang Seng H-share Index ETF are Wong’s picks for the post-80s group. The returns of these funds were considerable over the past few years if the prices were calculated under the average costing method, he said.

Wong also recommended shares in MTR Corp. if young people are mulling to join a monthly stock investment plan. “The results of MTRC have never disappointed investors. I would also praise its income from property development and overseas business.”

Young people could accumulate their wealth through savings and investments, while they could accomplish the purpose with the help of family.

Clayton Lau, who bought his first home when he was about 28 years old, hinted young buyers to save up more cash for their planned first-home purchase.

“I got my family’s support when I bought my first home, but I think young people should spare more money for expenses other than the down payment,” he said.

Lau bought a unit in Tuen Mun for HK$860,000 and got a mortgage loan equivalent to 95 percent of the property value. He paid HK$43,000 for the down payment and about HK$30,000 for the mortgage insurance premium. “Adding in the decoration expenses, I spent about HK$100,000, doubled the amount of the down payment,” Lau said.

He suggested young buyers to choose 90 percent or even 95 percent mortgage plans. “If you can afford a higher monthly installment and confident with your job

security, you can spare more cash for other uses,” Lau noted.

His wife Connie Lau added that young buyers who are mulling to use 95 percent mortgage plan to keep good credit references as the Hong Kong Mortgage Corp. is quite strict in approving the mortgage insurance.

Centaline’s Frankie Ko agreed that young buyers to use high-ratio mortgages that they could pay less for the down payment. “Post-80s young buyers are usually in short

of cash, if they can afford a higher monthly installment, they shouldn’t give themselves too heavy burden at the first place,” he said.

Taking young buyers’ limited budget into consideration, Patrick Chow, Ricacorp Properties’ research head, provided some home-hunting tips.

“They could choose large private estates in remote areas and second-hand homeownership scheme flats where they can still find properties that below HK$1.5 million,” he said.

A dozen of units in Tsing Lung Tau’s Hong

Post-80s young buyers are usually in short of cash, if they can afford a higher monthly installment, they shouldn’t give themselves too heavy burden at the first place.

Kong Garden were changed hand for between HK$1.22 and 1.4 million, or average prices of between HK$2,210 and HK$2,667 per sq ft, over the past two months.

Private residential estates such as Kingswood Villas in Tin Shui Wai, Golden Lion Garden in Tai Wai, as well as some estates in Tuen Mun and Sheung Shui also provide apartments for sale at below HK$1.5 million, Chow said.

In Kowloon district, young buyers could consider Tak Bo Garden in Kowloon Bay, which provides small-sized units, while the property prices are relatively low. A 386 sq ft unit was sold for HK$1.48 million, or HK$3,834 per sq ft in recent months, according to Ricacorp’s data.

Chow noted that there are some choices in old districts such as Sham Shui Po within younger buyers’ budget, however, he doesn’t recommend these properties.

“Some of them maybe too old that the maintenance costs could be high,” he said. “The transactions in these old buildings are usually sluggish, it’s not easy for you to sell it for making money even the overall property market goes up.”

Large scale estates with ample transaction volume should be their first choice, Chow said.

Ko said young buyers should plan their investment strategies after buying their properties. “There are some interest-only mortgage plans that allow buyers not to pay for the capitals but only the interests,” he added.

Young buyers could spare some money for investments, while they could still seek for better returns, he said.

「如果想早日達到『儲夠首期』的目標,

年青人可考慮投資相連儲蓄產品。」高氏

指出。

經過「雷曼」事件一役,不少投資者聽到

投資產品都可能心存猶豫。可是高偉林指

出,股票投資產品會視乎種類,分散投資

不同股票類別,可以讓年青人的資金穩定

增長,一般年增長率由一成二至一成五不

等;相反股票股價波幅較股票基金為大,

大幅獲利和大幅虧蝕的機會也較高,如果

年青人並非經常緊貼股市,直接投資股票

市場,可能得不償失,不適合資本有限的

年青人。

「其實年青人的財政壓力也很大,除了一

般日常消費,剛畢業的大學生也要償還政

府助學貸款、供養父母等等,所以建議『

八十後』應將薪金二至三成作為儲蓄用

途,但具體數目亦要按個人實際能力而增

減調節。」高氏指出。

投資有道 勿參與投機

每個人都曾經年輕過,金利豐證券研究部

董事黃德几就以過來人身份提醒年青人,

作置業決定時千萬不要匆忙倉促。「置業

是人一生中最重要的投資,如果畢業後投

入社會工作不久,便馬上要買樓,這有點

不切實際。」

市面上有多種投資產品,可以讓年輕人透

過投資而賺得首期,但他提醒八十後,千

萬不要涉及高風險的投機炒賣活動,隨時

會讓本金化為烏有。

比較各類投資產品,他覺基金價格穩定增

長,適合年青投資者。黃德几指出盈富基

金(2800)、A50中國指數ETF(2823)

和恒生H股指數上市基金(2828),都是

他的心水選擇。

黃氏指如果年青人計劃以月供形式投資股

票市場,他特別推薦港鐵公司(0066)。

「港鐵的股價表現,從來不會讓投資者失

望,她的地產以及境外業務,為公司帶來

理想盈利。」

他又表示,年青人只要投資得宜,不需父

母的協助,仍可以靠個人力量,實現置業

夢想。

慎選「上車」物業

透過投資賺得首期後,年青人在選擇「上

車」物業時,應有何注意之處?利嘉閣地

產研究部主管周滿傑認為,一百五十萬元

以下的物業,是上車的理想選擇,這類物

業集中在市區邊緣的大型私人屋苑、二手

居屋等。

好像青山公路豪景花園最近的成交價,介

乎一百一十二萬至一百四十萬元,呎價僅

為二千二百至二千四百餘元。此外天水圍

嘉湖山莊、大圍金獅花園,以及上水、屯

門等部分屋苑,現時亦有一百五十萬元以

下的放盤。

在九龍區,周氏建議年青人可以考慮九龍

灣得寶花園,此屋苑以細單位為主打,以

一個三百八十六方呎單位為例,最近便以

一百四十八萬元成交,平均呎價為三千八

百三十四元。

部分舊區好像深水埗等,都有低價單位放

售,但周滿傑認為在購入前要仔細考慮,

「部分樓宇樓齡可能太大,以致未來維修

費可能甚高,此外這類物業成交甚少,即

使未來樓價上升,亦易買難賣。」因此對

置業初哥來說,大型屋苑始終是較為穩陣

的選擇。 h

on the street worried that they will not be able to sell their properties if the URA stops acquisitions for redevelopment.

The authority may offer lower prices even if it revives the redevelopment plan later as proprietors may accept lower offers on fears that it could be the last chance for them to sell the properties.

On the other hand, the URA could add the Wing Lee Street’s planned redevelopment floor areas into neighboring Staunton Street, boosting the scale of this project in Central.

Does URA want to preserve Wing Lee Street literally?

Wing Lee Street residents have casted doubt on the Urban Renewal Authority’s intention to preserve the entire street.

The proprietors will lose bargaining power to sell their properties for higher prices if the URA shelves its plan to redevelop the street, one of the residents said.

The authority has proposed to preserve Sheung Wan’s Wing Lee Street, where the award-winning movie “Echoes of the Rainbow” was filmed.

Government to Tighten Rules on Uncompleted Flat Sales

The Hong Kong government is mulling tightening the current regulations on uncompleted flat sales stop developers from inflating the show flat size by using different tricks and providing misleading information.

Secretary for Transport and Housing Eva Cheng said the government plans to roll out measures concerning three areas to stem misleading sales practices involving the pre-sale of uncompleted flats.

The developers should not mislead homebuyers on space by taking out external and partition walls at show flats, while buyers should also know whether the completed flats will include installations in the show rooms, said Cheng, who visited certain show flats of new properties recently.

The government will also require developers to provide actual address and district of the residential project in their publicity materials, she added.

Details of transactions involving the developers’ senior executives should be disclosed, Cheng said, adding that the identities of the buyers could be excluded due to privacy reason.

The government will push forward the work in tightening the regulations to enhance transaction transparency, she said. One measure adopted last year advised

developers to disclose details of sales five days after temporary contracts were signed also aimed at improving transparency. What are the tricks that used in making show flats seem bigger? Using glass walls and taking out necessary furniture such as wardrobes could make the show flats look more spacious. Furniture pieces in show rooms are smaller than normal size, such as narrower wardrobes.

Regarding the claims, one of the developers said floor plans of the units are provided in the show flats to avoid confusions.

Henderson to complete 39 Conduit Road deals by mid-June

Henderson Land said the sales of the 24 apartments at luxury residential project 39 Conduit Road will be completed by mid-June.

The developer, under scrutiny over the uncompleted transactions at the Mid-levels project, has informed the Hong Kong government that it has received written agreements from the buyers of 20 apartments to complete the transactions by then.

The other four buyers of the apartments are likely to agree delay in transactions, according to Henderson Land. The company said it has been updating the government about the 24 uncompleted transactions at 39 Conduit Road.

Henderson Land announced in last October that it had sold the 25 luxury residential units including a top-floor duplex, which

sold for HK$439 million, or a record HK$71,280 per sq ft of gross floor area.

However, only one of the 25 sales had registered until March according to the Land Registry. The Lands Department has written questioning Henderson Land about the delayed transactions.

Smoke-free hotel program in The Upper House

The Upper House, Swire Hotels’ development in Pacific Place, has banned smoking in all of its 117 guestrooms.

The hotel is taking this measure to provide smoke-free environment in the rooms all the times, responding to the growing request from its guests.

“The Upper House provides a unique experience from a design and dining point of view and so it should from an environmental aspect,” said Dean Winter, the hotel’s general manager.

“We appreciate that in today’s world, more and more people are sensitive to this issue,” Winter added.

The Lawn, an outdoor garden in The Upper House, is designated as the hotel’s smoking area. The garden provides sheltered and open-air seating areas where lush greenery and manicured lawn are around.

The smoke-free program fits in with The Upper House’s eco-friendly and paperless measures including wireless check-in service and using energy-saving Lexus hybrid cars. The hotel has also replaced traditional room directories by iPod Touch in every guestroom.

加強規管示範單位設計

為 了 提 高 一 手 物 業 買 賣 透 明

度,政府於去年開始,要求發

展商在簽署臨時買賣合約五天

後,必需披露買賣物業詳情,

而政府下一個目標,就是示範單

位的真實性。

運輸及房屋局長鄭汝樺表示,政府未來有

三大方向去加強規管示範單位及樓花的銷

售。當中包括:

(一)示範單位展示的裝置及設備,不能

讓買家有空間感增加的錯覺,另外,單位

內提供的設備,須與交樓時相符;

(二)樓花的宣傳的資料,須列明正的地

區及位置:

(三)涉及發展商高層相連交易的資料必

須公布,但不一定要公布交易者的身分,

但要公布價錢和單位,以平衡私隱。

長久以來,部分一手樓花物業的示範單

位,被指與出售實物相距甚遠,運輸及房

屋局局長鄭汝樺最近亦實地了解示範單位

的情況;她相信政府的規管方向有助示範

單位展示的細節,「更真實地」貼近物業

情況。

究竟準買家覺得示範單位甚麼地方,令準

買家難以理解?好像當中不少牆身間隔以

玻璃代替,讓單位看來空間感更寬敞,而

即使房間放置了衣櫃,其深度也不足以掛

上一件普通大小的衣服。對於這些批評,

有發展商表示,由於示範單位同時展示了

單位的平面圖,所以不會對參觀者造成混

淆。

天匯售出單位或於六月成交

曾創下每平方呎售價超過七萬一千元的半

山豪宅天匯,發展商恒基在去年十月宣布

售出二十五個單位後,事隔五個月僅有一

伙完成交易,發展商應政府要求覆函,

表示餘下單位可望在六月中旬正式完成交

易。

天匯的天價成交不僅令市民譁然,也引起

政府的關注,要求發展商闡述買賣詳情。

發展商回覆,二十四個未完成交易的單位

當中,已經有二十個以書面承諾,將成交

日期延後到六月中旬。其餘四個早前未能

聯絡上的買家,亦相信作相同安排。

天匯於去年十月開售,吸引大量有中國內

地背境的買家購入,有分析指,由於內地

銀行收緊銀根,壓抑房地產炒賣氣氛,讓

部分天匯投資者在資金調動上出現困難,

因而要求發展商罕有地提供超過半年的特

長成交期。

奕居實施客房全面禁煙

太古廣場旗下酒店「奕居」宣佈,酒店全

數117間客房,即時起全面禁煙。酒店總經

理 Dean Winter 指出,酒店採取全面禁煙,

回應了與日俱增的賓客訴求,「奕居既呈

獻獨一無二的設計及餐飲體驗,當然亦應

Decorating tricks could help create more space for a petite apartment in Hong Kong. Designer Eric Fung made a 1,400 sq ft duplex unit looks like a house through versatile ideas and rearrangements.

The duplex penthouse, in Hong Kong Island’s traditional residential estate Heng Fa Chuen, with both upper and lower floor sized 700 sq ft. Rearranging the living room, dining room, study room and open kitchen on

the lower floor, the designer offered ample living space for the family of three. The upper floor, where the master bedroom, multi-purpose room and sky garden are on, has become the family’s private space.

What were the family’s requirements for the unit?The family of three has chosen a contemporary design mixed with simple style. I avoided dispensable elements when designing the unit to create a plain style. I have left the space under the staircase empty rather than making there a storage space. Residents could feel more comfortable and freer though there is just a small extra space. This is the same as the idea of leaving blank intentionally in painting. Also, I have changed the windows to let in more natural light. The proprietor, who had noticed me from media reports, believed that I could meet the requirements. We could chime in easily in designing the home.

What were the challenges in designing the penthouse? It was challenging as I needed to make a penthouse seems like a real house given that the size of this duplex unit is smaller than a normal house. Previously, when you walked into the unit, you would feel congested as the kitchen and the staircase were alongside. I have changed it to an open kitchen and relocated the staircase, where has become part of the dining room. You could feel relax when walking along the corridor now.

How to create more spaciousness by using designs? From the photos, you can see that the dining and living rooms look bigger than what they really have. It seems that the lower floor covers 1,000 sq ft but it is actually 700 sq ft. I have used glass wall for the study room that could make the living room looks more spacious and transparent.

置,就像一幅圖畫中留白的部分,讓人有「透氣」舒服的空間。其實戶主在媒體中已留意我多年以來的作品,相信我可以做到他的要求,所以兩者在最初商討設計時,便一拍即合。

設計這個單位時,有甚麼挑戰性?

一般室內設計師都喜歡設計獨立屋單位,因為可發揮空間較大,而這個覆式單位與獨立屋的面積比較,相對較小,如何在有限面積做到獨立屋的效果,便很考驗設計師的功力。好像單位在改造之前,一進入大門,兩邊便被廚房和通往上層的樓梯左右包圍著,壓迫感強,於是我將廚房改為開放式廚房,樓梯的重置在電視牆後,讓原有樓梯位置改為飯廳,於是一進入單位大門,便有豁然開朗的感覺。

從相片可以看到,客飯廳的面積,絕對不像每層只有七百多方呎的住宅,與上千呎住宅可以比擬,除了是改動了房間間隔,客廳旁的書房亦採用了玻璃間隔,增加整體通透感。

並不是每一位客戶都善於表達心中的構思,設計師的角色就像一位驗光師,檢驗客戶的視力。我跟客戶討論過平面佈局後,便會展示大量室內設計相片,當中有暖色系、優雅風格、前衛設計等,讓客戶不用理會相中細節下,利用第一直覺從中挑選喜歡的室內氣氛,我們記錄下來後,便會循這個方向,將客戶抽象的想法,轉化為實際的設計。
