At present there is an under supply of homes and more needs to be done to address this problem, according to Steve Turner, head of communications at the Home Builders Federation. He warned that the shortfall could result in serious problems to society as well as the economy if steps were not taken now. He warned that there have already been noticeable effects seen in the amount of people in their 30s who are living at home. “We estimate that we have already got a housing shortfall of a million and [for] every year that we are not building 200,000 plus homes that million shortfall is getting bigger,” Mr Turner said. His comments were in response to the new report from the Policy Exchange, which proposed a community-controlled planning system with those who are the most impacted by construction deciding on what should be built. The HBF is the representative body of the home building industry in England and Wales. Last year saw the lowest number of new homes built since 1923. Each new home built creates 1.5 full time jobs plus up to four times that number in

the supply chain. Last month the HSF urged the Government not to abandon fi rst time buyers by axing crucial home-buying assistance in the Comprehensive Spending Review. HomeBuy Direct is a partially Government-backed scheme that has helped 10,000 fi rst time buyers onto the property ladder over the last two years. There is widespread concern

that its funding won’t be renewed after September this year. The Home Builders Federation has today submitted evidence to the Treasury detailing the importance of the scheme and its wider economic value. This comes after the Housing Minister, Grant Shapps, committed the Government to helping young people meet their aspirations to own their own home.

INTEREST rates will be frozen at their current, historically low, rate for the rest of the year, according to an expert. Last week the Bank of England’s Mone-tary Policy Committee (MPC) announced that the monthly rate would be kept at 0.5 per cent for the 18th month in a row. With infl ation above the government’s two per cent target there had been some speculation that the MPC will raise rates.However, Martin Bamford, chartered fi nancial planner at Informed Choice, claims it would “be a big surprise to see a rate hike now”. He said: “There is a real danger that a higher cost of borrowing could stifl e economic recovery whilst doing very little to combat infl ation, which already seems to be falling.” Interest rates have been unchanged since March 2009, when the rate was halved from one per cent. Andrew Sentance is the only member of the MPC who has publicly advocated for an increase in interest rates. He voted for a rise of a quarter per cent since the meeting in June, “Interest rates in the United Kingdom aren’t expected to go north for the rest of the year. The base rate is at a historical low and is expected to remain for some more time” said fi nancial analyst Charles

Baker. He works as a fi nancial analyst for PPI Claim Company. “Customers should think about other avenues of investment to compensate for the low interest rates that they are getting. It is advisable to seek help from fi nancial analysts with expertise in Finan-cial Service Authority as they would be able to advice customers on profi table avenues of investment,” he added. Last Thursday’s meeting stated that the

£200bn quantitate easing programme was also to continue, amid uncertainty over the course of the recovery. The economy grew by a better-than-expected 1.2 per cent in the second quarter but recent data has pointed to a slowdown since then. Interest rates have been on hold for the longest spell since the Bank took control of them in 1997.

CITY CENTRE residential develop-ment St Paul’s Square is encour-aging residents to “get in the saddle” and cycle to work after launching a free bike scheme to all new residents. The new initiative, which has been launched in recognition of Liverpool City Council’s Year of Health and Wellbeing, has been introduced to encourage city centre residents to ditch their car

and avoid the stress of commuting by taking advantage of the new free bikes. The new bikes will be given to all new residents who purchase an apartment at the development from this month. Pauline Sangster, Residential Sales and Marketing Manager at Muse Developments says: “The new bike scheme is all about encouraging residents to cycle

to work instead of using their car. Cycling is not only good for the environment, but is also fun and helps you keep fi t and healthy. The prime location of the apartments at the heart of the city centre also make them ideal for residents who want to reduce their commuting time.” Matt Chambers, Sales Consul-tant at King Sturge, says of the scheme: “The free bike scheme

ANYONE selling or considering selling their property should ensure they ask for confirmation of their intended estate agents terms of business before making a decision to market the property and then carefully read and ful-ly understand their agency agreement with the estate agent before signing it. Sole Selling Rights – this type of agency means that the seller has to pay the es-tate agent in full no matter who finds the buyer (even if you sold your property

to a member of your own family) to ensure that the agent is being paid for ac-tually selling your property we would recommend this type of agency is avoided and a client should look for a Sole Agency agree-ment whereby the estate agent is only paid for buyers that have been in-troduced as a result of the agents’ marketing efforts. Multi Agency - Some estate agents ask sellers to sign a type of agreement known as a “Multi Agency Agreement” or “Multi Listing Agreement”. These agents persuade sellers to sign this type of agreement

by stating the seller will only have to pay one com-mission to the agent who “introduces” the buyer – sometimes referred to as “winner takes all”.Please beware of a significant problem with this type of agreement. If the even-tual buyer approaches both estate agents prior to making an acceptable offer then the seller can find themselves liable to pay two commissions as both agents can claim that they have “introduced” the buyer.
