Reports show that this trend con-tinues, and in some market sectors iseven strengthening.There has been a noticeable increase

in the number of executives relocatingto the area. In many cases these pur-chasersbelieve that the lifestyleofferedin the Helderberg area is so appealingthat they are prepared to commute toGauteng for business in the week.Therehas alsobeenan increase in the

number of out-of-town buyers purchas-ing in developments. Many are puttingpen to paper and are prepared to scaledownin thesizeofproperty inexchangefor the security offered in these estates,and the benefit of moving into a brandnew home.There is particularly strong demand

in the price range of R1,5 to R2,5 mil-lion. In these price ranges there is lessstock available to choose from, and sell-ing times have reduced from over 150days to less than 100 days in some cases.Properties that are correctly pricedwhen initially listed have been knownto sell within a few days of listing.It’s alsoencouraging to see that inves-

tor buyers are re-surfacing and are pur-chasing in new developments off plan.They have seen how rental demand andrentals have increased this year. Thisimproves their return on investment,thus making the investment viable.As estate agents, we’re interested to

know what motivates purchasers mov-ing into the area. There is an over-whelming sentiment that the pace oflife and quality of lifestyle are very ap-pealing, especially to families.Whenweconsider that othersarepre-

pared to uproot their families to relo-cate here, it would be good for us to

“stop and smell the roses”, so to speak.Let’s make time to visit the local winefarms, take a sunset stroll on the beach,or picnic in the nature reserve.With worsening conditions in other

parts of South Africa, it’s most likelythat the trend will continue for pur-chasers to relocate to theWesternCape.One of the negatives that we sometimeshear is that Capetonians can be“clicky”. Top5 tips forholidayhomepurchasesAs the year winds down, many South Af-ricans will be making plans to spendsome time in the country’s top leisuredestinations over their holiday period,says Adrian Goslett, CEO of RE/MAX ofSouthernAfrica. He notes that this is theideal time of year for buyers to get a feelfor the property market in these areas,especially if theyareplanningonacquir-ing a leisure property.

“As the momentum within the propertymarket continues to gain traction, it can beexpected that the demand for holiday homeswill gradually start to increase, whichmeans we are likely to see slow but steadygrowth in the leisure property sector of themarket,” says Goslett. “With the large num-ber of inland holidaymakers visiting thecoastal regionsduring themonthsahead,wecan expect to see the number of propertytransactions within these areas increase.”Goslett notes that areas like the Atlantic

Seaboard in the Cape, the Garden Route andthe KwaZulu-Natal north coast are likely tosee an increase in demand for luxury andleisure properties, as are the Big-5 areas inthe northern regions of the country.“Those who can access the necessary fi-

nance can escape to a second home that isaway from the hustle and bustle of city lifeto enjoy the lifestyle benefits these types ofproperties offer,” says Goslett.He adds that property is considered to be

a strong asset class in which to invest, par-ticularly over the medium to long term. Aleisure property can prove to be a home toenjoy as well as an investment that gener-ates healthy returns. “However, aswith anyproperty investment, when looking to pur-chase a leisure property there are severalaspects that buyers should consider beforedeciding to commit financially,” advisesGoslett.

He notes that buyers need to look at thekey factors that will impact on the proper-ty’s investment potential. Goslett providesthe top five tips that holiday home buyersshould consider carefully:1. LocationThe importance of location should never

be underestimated. “It’s not anything thathasn’t been said before, but location re-mains ever important. Buyers need to en-sure that they research the area and estab-lish the level of property appreciation it hasachieved over the past year. Other factorsto consider are how well-maintained the ar-ea and its facilities are, aswell as the general

market conditions prevailing in the sub-urb,” says Goslett.2. What the future holdsGoslett advises thatproperty should ideal-

ly be viewed as a long-term investment, sobuyers should not just look at the area asit is now, but must take into considerationthe future plans and possible developmentin the future. He notes that where possiblebuyers should find out what infrastructureor development is planned for the region,along with zoning and transport routes ornodes that may affect the tranquillity of thearea.3. Finance position

“A holiday home should provide you witha place to relax, and not be a source of stressand financial strain. Before venturing intoany leisure property investment it is imper-ative for holiday home buyers to considertheir financial position, paying particularattention to the acquisition costs such as adeposit, transfer fees and conveyancingfees,” says Goslett. “Other aspects that alsoneed tobeconsideredare the impactofpossi-ble interest rate increases, ongoingmonthlymaintenance, security and insurance costsas well as the rates, taxes and utility tariffsin the area.”4. From a distanceAccording to Goslett, holiday home buy-

ers should also consider the practical impli-cations of owning and managing a propertyin a different town. “It might be necessaryfor the owner to hire a professional propertymanagement company that can conduct reg-ular inspections and screen, select andplacetenants. These fees need to be added into theoverall budget,” advises Goslett.5. Use it or lose itAlthough it is possible to receive a rental

income from a holiday home during thetimes when the owner is not using it, thereis little point in keeping a holiday home thatis seldom or never used by the owner. Gos-lett says that before purchasing a holidayproperty, the buyer will need to establishwhether the cost of owning andmaintainingthe property is worth their while. It is farbetter to focus on paying off a primary resi-dence, than it is to incur debt on an addition-al property that will not be used very often.“As with any property purchase, a good

investment decision will be based on thebuyer doing all the necessary homeworkand comparisons. Buyers must be sure thatthe investment they aremaking isworth thefinancial commitment they are laying downto acquire it,” Goslett concludes.

thought now that says homeown-ers should not move too often butrather stay put, pay off their homeloans and build up their equity,”

says Richard Gray, CEO of Har-courts Real Estate.“And in keeping with this, we

areseeingmanyyoungpeoplewhomight previously have bought asmall apartment or townhouse astheir first home decide to keeprenting instead, until they can af-ford to buy a bigger property,” hesays.Family homes in older suburbs

are becoming a favourite targetsfor such buyers, says Gray, evenif these needmodernising and area bit big for their current needs.

“The plan these buyers have isusually to spend money over timeon renovating and upgrading aproperty that already has thespace to accommodate a growingfamily or even ageing parents ifnecessary, instead of moving re-peatedly and incurring legal fees,bond registration costs and trans-fer duty each time.”Gray adds that buyers are in-

creasingly conscious of the oppor-tunity they have while interestrates are still relatively low to ac-quire tomorrow’s home at today’s

prices, especially if they are ableto purchase a home in an estab-lished area that is just starting tobe ‘gentrified’ and promises sig-nificant value growth in years tocome.“There is also a growing prefer-

ence for homes that are closer towork, shops, schools and otheramenities so their owners canspend less time and money com-muting, while some buyers wanta property with space for a homeoffice or small business that willalso be central and easily accessi-

ble for clients,” says Gray.“And as a result, many older

suburbs close to city centres arealready enjoying a revival thatpromises good returns for the cur-rent property buyers.”As for security, he says buyers

in these areas have realised livingin a gated complex does not neces-sarily guarantee more securityand that it is sometimes more ef-fective to secure their individualhomes and participate in neigh-bourhood watch and other com-munity-building initiatives.

tive, Foster says the best purchaseis one where the property is be-tween 10 and 15 percent below thehome’s market value. Sometimes I wonder if car re-views are actually read and ap-preciated by the subject’s pro-spectivebuyer.WhereasI’msurethat small hatchback and familysedan shoppers do a substantialamount of homework before hit-ting the showrooms, do the punt-ers of anAudiA8 longwheelbasedo the same?

Surely the boutiquehotels, chauf-feur companies and human re-source directors of this world don’tscour the internetorprintmedia forairbag counts and kilowatt figuresof such cars. In all probability, al-most none of them compare 0-100times or cup holder size of an A8,S-Class,SevenSeries,XJJag,RangeRover or Bentley.

In my humble opinion – and it isjust that – they don’t aspire to thislonger A8 by dreaming of it at nightand saving up for a decent deposit.The biggestAudi limousine ends upon their driveway because theyhave a good relationship with thebrand (or dealer) and it attractsthem onmore emotional, unquanti-fiable levels.

Looking at the hefty white speci-men outside my house right now, Ican determine a few already. Yes,the extra length (13cm) of this A8makes it one of the biggest bargesin the office car park but Audi havedone a phenomenal job of maskingits bulk with clean lines and under-stated details.

Think of theA8 longwheelbase asa beautiful, voluptuous lady in anelegantdress. She’sabiggirl alright

but timeless fashion and tastefulmake-up allow her to waft aroundan embassy ball with confidence.Otherwomenmay have cleavage orturquoise eye shadow but the lady-ship A8 has style on her side.

Another reason to consider thisparticular car is its unbelievablybrawny engine. If you really wantfigures, thisV8Tmodelhasa4,2 litretwin-turboDieselV8with 285 kWora colossal 850 Nm. That last amountwould be more at home in a truckbrochure and thus makes for com-pletely effortless performance.

Delivered to all four 20-inchwheels via Quattro all-wheel-drive,

I even beat Audi’s accelerationclaim by sailing past 100 km/h injust 4,5 seconds; and supreme com-fort. None of the other Germansbring their turbo-diesel V8 sedansto our shores so this V8T’s only realadversaries are the Touareg andRange Rover.

Refreshed in April this year,Audi’s flagship range boasts withall-aluminium bodies, improved in-sulation and better technology tofurther increase efficiency and re-finement. The 8-speed automaticgearbox can get harsh when goingfrom no to full throttle, but otherthan that, it doesn’t put a cogwrong.

Combined with the engine’s im-mense twisting power, theV8T usu-ally cruises at or below 1 500 rpm.Itsair suspensiondoesasterling jobof isolating passengers from roughroadconditions except for the sport-ier settings of the car’s drive modeselection. This also puts the engineand gearbox on heat.

Steering feedback is slightlynumb(as it shouldbe inabig luxurycar) yet very quick, theA8L turningin with verve and not requiringmuch effort to snake around amountain or valet parking area.However, I sense that you may bemore interested in what life’s like

in the back of this R1 545 500 liner.For starters, the rear doors are

just as large as the front ones, so em-barking astern doesn’t feel like asecond class affair. Evenwhen Ihadadjusted what felt like a hundredsettings of the driver’s seat to suitmy six foot plus frame, there wasstill a surplus of legroom availableto any VIP behind me.

Over and above the cosseting rideand opulent space of this vehicle,rear passengers enjoyed individualclimate control, privacy windowscreens and entertainment. I wouldhighly recommend the decadentBang and Olufsen Advanced SoundSystem for R85 000 which, in mymind, has no equal in the market.

Despite a raft of standard fea-tures,youcanstillmakemerrywiththeexpensiveoptions list to individ-ualise your A8L. Our test car fea-tured night vision and clever LEDheadlights, yet the standard A8 fea-tures are just as appealing; like theangled main instruments whichflank a high resolution display.

The MMI infotainment systemscreen rises out of the central dash-board which, in this car, was deco-ratedwith a stunning,matt, deeply-grained and dark-brown wood ve-neer. Other textures, materials andlightingalsomesmerisedme–asdidthe soft-closing doors.

I could go on about the A8L’s self-parking trick, those swooping LEDindicators, the atomic seat heatersor the fact that I once achieved7,8F/100 km with careful drivingbut what you really need to knowis that driving this understated andhighly accomplished car is almostas exquisite as being a passenger.

The testmarks thestart of amajortechnical partnership between Jag-uar and The Bloodhound Project,with the ultimate aim of raising theworld land speed record above1 610 km/handtoassist in inspiringthenextgenerationof scientistsandengineers, which is the overall ob-jective of the project. The currentrecord stands at 1 228 km/handwasset by AndyGreen in Thrust SSC in1997. Andy will drive the Blood-hound Supersonic car.

On the relatively soft surface of

the Hakskeen Pan desert in theNorthern Cape, the stability of theAWD F-TYPE R Coupé and its dy-namic ability – it has a limited topspeed of 300 km/h – enabled the suc-cessfulcompletionofavitalcommu-nications test for the BloodhoundSSC team.

Ian Hoban, vehicle line director,Jaguar said:“Our target with engi-neering the all-wheel drive F-TYPEwas to maintain the engaging rear-drive character that’s so importantto Jaguar sports cars, yet offer evengreater dynamic capability. The re-sult is a controllable, exploitableand blisteringly fast performancecar in all weather and road condi-tions.”

Fitted with the same radio equip-ment as the jet and rocket poweredBloodhound SSC, the F-TYPE wasdriven head-to-head at top speedwith a similarly equipped jet flownat 805 km/h just metres above theground. The combined closingspeed of almost 1 126 km/h enabledthesuccessful test of the systemthatwill allow communications be-tween the ground crew and AndyGreen in Bloodhound SSC, whichwill runfor the first timeontheHak-skeen desert just twelve monthsfrom now.

The addition of all-wheel-drive isone of a number of performance en-hancements to the award-winningJaguar F-TYPE range, which willgrow from six to 14 derivatives in2015.

Honda launches its newCBR300RQUICKPIC

A true sporting lightweight of-fers much of the excitement of abigger machine and more withaccess to every last scrap of per-formance for maximum enjoy-ment.

For the less experienced rider, itoffers a great platform from whichto hone riding skills and is muchmore affordable in every respect.Launched in 2011, the CBR250R

has provided the perfect entry pointinto Honda’s CBR range. Its com-pact size, single-cylinder engine,and CBR family look, underscoredby typically strong Honda buildquality, have earned it a key posi-tion inHonda’s Super Sport line-up.For 2014 though, Honda’s engi-

neers returned to the drawingboard, giving us the all new HondaCBR300R.TheCBR300Rwas conceivedwith

twomajor objectives, to provide therider access to more power andtorque as well as a much strongerCBR identity. Visual echoes of itslarger capacity siblings give theCBR300R a more direct taste of theCBR brand.Firstly, the liquid-cooled engine

is now 286 cc, which is achievedthrough a longer stroke. Increasedcapacity is onlyonepart of theequa-tion and the CBR300R has receiveda series of upgrades to take full ad-vantage of this increasedpower andtorque. Work centred on the en-gine’s throttle response and powerdelivery, while a new CBR500R-style exhaust provides both an aes-thetic and functional upgrade.

The CBR1000RR served as the de-sign inspiration for the CBR300R’snew look. Dual headlights closelymimic the bigger bike and aggres-sive styling for the fairing, fuel tankand seat are unmistakably CBR. At-tention to detail remained impor-tant and theundercowlwas also col-our-matched to add a premium feel.Comparedtolargercapacitytwin-

cylinder machines, the CBR300R isa more compact, lighter and moremanageable package for both newand experienced riders, with signif-icantly lowerpurchaseandrunningcosts complementing its flexible

and accessible performance.The CBR300R’s DOHC 4-valve en-

gine retains its 76 mm bore, butstroke is increased 8 mm to 63 mmto create the larger 286 cc capacity.Compression ratio remains 10.7:1and peak power of 22,7 kW arrivesat 8,500 rpm with peak torque of27 Nm at 7 250 rpm. This is a signifi-cant increase over the CBR250R’soutput readings of 19,4 kW at8 500 rpm and 23,8 Nm at 7 000 rpm.Countering extra vibration re-

sulting from the longer stroke, thebalancer shaft is heavier and the en-gine’s frame mounts are stronger.

The PGM-FI fuel injection with its38 mm throttle bore has been re-mapped to focus on crisp throttle re-sponsethroughtherevrange.AnewCBR500R-inspired muffler designwith larger internal volume addsbigbikestyleandapleasingexhaustnote.The CBR300R’s single-cylinder

powerplant offersmanybenefits forany rider because the number ofmoving parts is kept to an absoluteminimum. The engine is more fuelefficient, and small details like thelow-friction piston rings and iridi-um spark plug help reduce runningcosts.Acceleration is greatly improved

thanks to the larger capacity, andthe six-speed gearbox’s final driveratio has been lengthened for moreefficient highway speed cruising.Returning 30,2 km/l (WMTCmode*), it can cover over 390 km onone fill-up of the 13-litre fuel tank.The mechanical simplicity of the

engine also reduces servicing costs,which is another essential elementin creating a problem-free owner-ship experience. The compact sizealso helps create a bike that is light-erandmoremanageable thanamul-ti-cylinder, and allows it be posi-tioned perfectly within the chassisfor ideal front/rearweight distribu-tion.The CBR250R’s design inspira-

tion combined styling from theCBRrangewith echoes of theSportTour-ing VFR1200F. For the 2014CBR300R, styling cues are taken di-rectly from the Super Sport range-topping CBR1000RR with an angu-lar silhouette and aggressive fullfairing, colour-matched undercowl,

dual headlights and steeply rakedrear seat unit.The riding position has been sub-
