    tural finish. The rough stippled

    plaster finish demands an enor-

    mous amount of paint. To be able

    to provide a cost effective solution,

    we had to be precise in our calcula-

    tions of the paint requirements.

    The rough stipple can reduce the

    surface paint spread by up to 50%.

    The waterproofing of the roof is

    also a complex project on its own.

    Existing concretepavershave tobe

    removed to expose the old water-

    proofing membrane before remov-

    al and relaying of this layer can be

    done.

    One of the most important as-

    pects of the job is the minimal dis-

    ruption to tenants, including the

    small businesses on theground lev-

    el.

    With South Africas energy prices in-

    creasing faster than the consumer price

    index,homebuyers should considermov-

    ingastoclosetotheirworkplacesaspossi-

    ble.

    Thats the message from Prof Matthew

    Lester of theRhodesSchool ofBusiness, after

    the release of South Africas 2013 budget.

    A guest speaker at Greyvensteins Attor-

    neys Property Forum in Port Elizabeth this

    year, Lester said that South Africa was in an

    energycrisis,evidencedbythefactthatitwas

    paying international prices for electricity

    and petrol.

    It was therefore critical for consumers to

    start relooking at their energy usage and

    what it was costing them to travel, he said,

    adding that transport costs needed to be

    moved to the top of home buyers priority

    lists.

    With the very high cost of fuel, and carbon

    tax coming strongly into South Africa, the

    cost of which would be passed on to the con-

    sumer, people needed to travel less, heurged.

    While location, location, location was still

    the watchword of real estate buying, he con-

    tinued, this real estate truism now had to in-

    clude proximity to work. By living close to

    work, he said, consumers could make a sig-

    nificant impact on their prohibitively ex-

    pensive living costs to ensure that they

    would be able to afford to maintain their

    homes in the long run.

    Propertieswereoftenaffordable tobuybut

    too expensive to keep, he added, hence his

    encouragement of people rechanneling as

    much of the money they were currently

    spending on commuting as possible into pay-

    ing off their bonds and the general mainte-

    nance of their homes.

    Lester also urged people not to rely on the

    government to put a roof over their heads,

    saying it was already supporting the majori-

    tyof thecountrys52millioncitizens in terms

    of social grants. Pointing out that people to-

    day had a life expectancy of 100 years, he said

    manywouldbe retired for as long as theyhad

    worked.

    The time of the six parent family has ar-

    rived can we afford to all live in different

    homes? he asked. To this end, he suggested

    that there had never been a better time than

    now to make structural changes. This was

    particularly pertinent to families able to live

    comfortably on the same property what he

    referred to as bunking up. This is a huge

    opportunity to save a fortune, he said. Pay-

    ing your bond is one thing, maintenance and

    upkeep quite another, so if youre going to

    move, make the move now and dont follow

    the market.

    While a relatively alien concept for South

    Africans who were used to long and congest-

    ed commutes, and who placed a high value

    on location and late model cars, the concept

    of living close to work was gaining momen-

    tum in other countries, says Richard Gray,

    CEO of Harcourts Real Estate.

    The issue of living close to work has been

    thrust into the spotlight by, among others,

    the Chicago-based Center for Neighborhood

    Technology (CNT) and Johns Hopkins Uni-

    versity in Maryland, USA, he says. The

    CNT uses a Housing and Transportation Af-

    fordability Index tomeasure the trueafforda-

    bility of housing based onwhere it is located.

    The ideal according to this index is thathous-

    ing and transport costs, the two largest ex-

    penses in most homes in the US, should ac-

    count for no more than 45% of their budget,

    and this is likely to apply to South Africa,

    too.

    The Live Near Your Work initiative of

    theJohnsHopkinsUniversity furtherunder-

    pins the shift in home buyers minds, he

    maintains. The programme has been de-

    signed to help employees reduce their travel-

    ling costs and times while simultaneously

    building equity in their homes.

    MichelleCarlstrom, senior director of the

    UniversitysOffice ofWork,Life andEngage-

    ment, who oversees the programme, relocat-

    ed and in so doing, reduced her daily com-

    mute fromalmost90minutes to just fourmin-

    utes. Thats not just a huge saving in petrol

    and wear and tear but also in terms of time:

    85 minutes a day multiplied by 22 working

    days amonth equals 31 hours of driving time

    saved in just one month! Multiply this by 11

    monthsandshe is saving341hoursof driving

    time a year. Imagine what you could do with

    that time and the money saved!

    Healthyactivity in the

    local propertymarket

    The first four months of 2013 have seen a

    healthy improvement in the local proper-

    ty market.

    The property market, like all markets,

    works on supply anddemand.When there are

    moreproperties for sale than therearebuyers

    thenthereisabuyersmarketwhichgener-

    ally means that buyers are in control and

    make lower offers.

    When we experience the reverse more

    buyers than there are listings then we are

    in a sellers market, and sellers are in con-

    trol given the increased demand and short

    supply. This is typically when

    we see prices increase.

    Wehavebeen inabuyersmar-

    ket for over four years now, hav-

    ing experienced a flood of prop-

    ertiesonto themarketasaresult

    of the global financial crisis and

    sellers being unable to service

    their bonds.

    In the past sixmonths though,

    we have seen a gradual decrease

    in listings, anda strong increase

    in thenumberof sales. Stock lev-

    els in the SomersetWestmarket

    have, for example, dropped by

    about 20%according to research

    done at Harcourts Platinum.

    At the same time weve seen prices begin

    to creep upwards not dramatically but at

    least there is positive growth. Whilst the ap-

    preciation in property values does vary from

    area to area, as a general average there seems

    to have been an increase of approximately

    57% over the past 6 months.

    The increase in residential sales activity is

    borne out by results from Ooba Mortgage

    Originators,whohaveconfirmed that theval-

    ue of bonds approved in April 2013 was 30,5%

    up over April 2012.

    What does all this increased activitymean?

    It shows that there is buyer confidence in the

    local property market. Significantly, a high

    proportion of purchasers are still moving to

    the Cape from Gauteng. Strong demand for

    local properties will continue to reduce the

    number of properties available. The reduc-

    tion in supply of listings will allow prices to

    continue to appreciate at a slow, but healthy

    rate.

    One of the reasons for the increase in local

    sales volumes is the willingness of the banks

    to grant home loan finance.Where a purchas-

    er is able to put downadeposit of 10%ormore

    the banks have a much greater

    appetite for business. Most

    banks are averse to high-risk

    loans, especiallywhere their ex-

    posure is 100% of the purchase

    price but they will entertain

    applications for low-risk clients

    under the R1 500 000 mark.

    The recent increase in sales

    activity is positive for the local

    market, but it should not be tak-

    enoutof context.Mostof theglo-

    bal economic issues still exist

    and in many cases are worsen-

    ing. Bankswill remain cautious

    in an uncertain world.

    None of us can know what the

    futurewill bring. It is prudent toproceedwith

    soundnessofmindnotover-committingone-

    self, and allowing for interest rate increases

    into the future. Yet, despite the uncertain

    world we live in, its comforting to know our

    properties are in demand, properties values

    are moving in the right direction, and when

    we invest in property locally, our asset is in-

    creasinginvalue.Nowisagreat timeto invest

    The tough Daihatsu Gran Max

    full one-ton pick-up has become

    somethingofacargolegendsince

    being introduced to theSouthAf-

    rican market in 2010.

    This feisty workhorse, with its

    flat, drop-side load bed, willing per-

    formance and impressive economy

    is already a firm favourite among

    small business owners and corpo-

    rate fleets.

    But thisweek, theGranMax is be-

    ing used for a different challenge: to

    transport goods being donated to

    charity. Motoring media from

    across the country converged on

    Gauteng to hand over donations to

    CHOC, aswell as the Childrens On-

    cology Ward at the Steve Biko Hos-

    pital in Pretoria.

    TheGranMaxhas become an es-

    tablished and admired player in the

    one-ton utility market, says Pedro

    Pereira, General Manager of

    Daihatsu SouthAfrica. Its full one-

    ton loadingcapacity, easeofuseand

    functionality are key features, but

    its also an eager performer, while

    its value-added pricing and econo-

    turing variable valve timing for im-

    The result is a maximum power

    output of 71 kW at 6 000 r/min,

    linked to a 134 Nm torque peak. A

    full 90 percent of the torque maxi-

    mum is already available at just

    2 000 r/min

    The lowrunning costs of theGran

    Max are underscored by its com-

    bined-cycle fuel consumptionof just

    7,5 litres/100 km.

    in standard and high-spec versions,

    with retail pricing of R139 995 and

    R149 995 respectively. The price in-

    cludes a three-year/100 000 kmwar-

    French flair: Renaults newClio4

    The French have always been renowned

    for doing everything with passion and

    flair.Justtakealookatwhentheirrugby

    or football teams sing their national an-

    them. The flood gates open and tears roll

    down the faces of athletic, masculine

    men.

    This same passion is fortu-

    nately for us, carried over to

    their car companies as well. De-

    signers of Renault have long

    been known to push the enve-

    lope. They would usually think

    thatanextra lineorcrease isper-

    fect.Addingmore curves andan-

    gular lights is the norm at Re-

    nault, and their new Clio is cer-

    tainly no different.

    Downsizing is themodern day

    it-word and from lighter cars,

    to smaller cars everything is get-

    ting smaller. The new Clios

    main talking point is its brand

    new 900 cc 3-cylinder turbo en-

    gine. Yes, you are not imagining

    things, I said a 900 cc 3-cylinder.

    Power output is rated at

    66 kW/135 Nm. Effectively this

    little petrol mill packs the same

    punch as a modern day 1.4 4-cyl-

    inder. Something one should get

    used to is the sound it makes.

    Theres a certain growl it makes

    that is distinct to a 3-cylinder, a

    noise I enjoyedwhilechasing the

    red line.

    Acceleration is claimed at a

    leisurely 12 seconds, while the

    top-speed is a safe 180 km/h.

    These figures, are also, once again on par

    with 1.4s. Fuel consumption is very good,

    if one drives normally. You tend to drive the

    Clioharder thoughtbecauseof thenoiseand

    the lack of a bigger engine, but when you

    drive as a civilised human being figures of

    around 16 km per litre are achieved. My

    weekend averagewas around 13,5 km per li-

    tre.

    I wasnt at the least bit surprised by Clios

    good handling. If you take a look at the

    French manufacturers previous models,

    prior to thisClio, all of themweregreat little

    handlers. Pin-point turn-in allowedme to al-

    ways know what the front wheels were do-

    ing.Handlingcharacteristics thatwereonce

    only destined toRenaults RS/Sportmodels,

    have now (to a certain extent) found their

    way onto this new Clio. Even rolling on 17

    inchrims, the ridewascompliant andenjoy-

    able. The interior is a revelation. Every-

    thing has been changed and upgraded to ac-

    commodateanewcentre consoleand instru-

    ment cluster. In my Dynamique model the

    dashboard material felt like good quality

    soft-touch plastics. I always enjoyed the

    black piano veneer inserts around the air-

    conditioning vents and the centre console.

    At first I felt lost not having a good old CD-

    player, but soon realised that all my music

    from my phone could now be

    played through the Clios speak-

    ers.Soonmypassengersrejoiced

    as they each had a turn to play

    DJ. Satellitenavigation is also

    standard and is easy to operate

    thanks to a large 18 cm touch

    screen.

    The newClio starts at R149 000

    for the 1.2 Authentique and rises

    toaverycompetitiveR179 000 for

    the topspec Dynamique model.

    Renault sells you the Clio with

    a impressive 5 year/150 000 km

    mechanicalwarrantyanda solid

    3 year/45 000 km service plan.

    The Clio matches up against

    seasoned rivals such as the VW

    Polo and Ford Fiesta. From a de-

    signpointofview, I feel it trumps

    them both.

    The Polo might have the best

    interior but its a rather boring

    looking car.

    Fords new Ecoboost Fiesta

    has a comparative 1.0L 3-cylin-

    der turbo engine, almost the

    same as the Clio. But once again

    I fear that if passion and flair is

    the decider when you are pur-

    chasing a car, the Clio pulls me

    towards its fresh good looks.

    The new Fiesta ST is Fords fast-

    est and most dynamic small pro-

    duction performance car ever,

    employing a precision-tuned and

    driver-focused powertrain and

    chassis todeliver theultimateFi-

    Developed by Ford Team RS, the

    European arm of Ford Motor Com-

    panys Global Performance Vehicle

    group, the new Fiesta ST is

    equipped with a 1.6-litre EcoBoost

    petrol engine to achieve 0-100 km/h

    in 6.9 seconds and offer 134 kW and

    240 Nm of torque. Top speed is 220
