    Many people are beginning to look at their

    homeasaretirementasset.Thereare tworea-

    sons for this: firstly the average person near-

    ing retirement is under-funded, in somecases

    their homes are their only assets. The second

    reason has to do with the boom in property

    and current value of homes. .

    Retired people are looking at ways to un-

    lock the value in their homes to provide for

    income. Themost common approach is to sell

    the home in a sought-after area in favour of

    down-scaling to another less expensive ar-

    ea. This allows the retiree to realize the differ-

    ence between the sale price and the purchase

    price on the new place to provide for income.

    A variation to this plan would be to rent in-

    stead of buying, thus having the full capital

    available from the sale to provide for an in-

    come.No fancymathskills required for calcu-

    lating the financial benefit of this option.

    In fact, if youcanviewyourhomeasa finan-

    cial asset in your portfolio and ignore all the

    emotional issues around owning your own

    property, it would make sense to sell your

    home and rent it back from the buyer. You

    can rent a R2 000 000 property for R80 000 per

    year. Assuming you invested the R2 000 000

    at 6% (money market rate), you would earn

    R120 000 per year with the benefit of no rates

    and taxes and no maintenance costs. This is

    a very simplistic calculation in order tomake

    a point. Usually someonewould consider this

    plan if they intended drawing down on their

    capital over the remainder of their life.

    I am told that in the UK it is quite common

    to sell yourhomeandretain the rightof enjoy-

    ment or usage until your death. The value of

    theproperty is split between the baredomin-

    ium and the usufruct. On the death of the

    usufructory, the full rightsofpropertyowner-

    ship revert to the bare dominium holder and

    he/she can deal freely with the property. The

    mechanics would be to calculate the value at-

    tached to the right of use and subtract this

    from the market value to determine the sell-

    ing price.

    Avariationof theabove is the reversemort-

    gage plan, which allows the homeowner to

    borrow a monthly amount against the value

    of thepropertywithouthavingtopaythemon-

    ey backuntil the property is sold or the home-

    owner dies. The advantage of this plan is the

    homeowner gets to stay in their home whilst

    accessing the equity in the property to live

    from. The risk is that the property value does

    not keep upwith that of the debt and the bank

    ends up owning the property before you in-

    tended it to.

    What stays andwhat goes?

    Unfortunately for buyers and sellers, there

    are many disputes regarding fixtures and fit-

    tings and whether or not they are included

    in the sale of a property.

    As a general rule, if they are fitted to the

    property they stay, and if they are not, then

    they go. But there are some exceptions.

    Keys and remote controles, for example,

    arentphysically fixedto theproperty.But the

    door-locks and garage auto-motors are and

    its implied that, in order for these to operate

    properly, the keys and remotes are supplied

    as well. So all keys and remotes would be in-

    cluded in the sale.

    Curtain rails and rods, and window blinds

    are also fitted to the property so thesewould

    not be removed. The same applies to satellite

    dishes andTVaerials and their associated ca-

    bles.Thiswouldapplyto fittedgasappliances,

    like a gas fireplace or cooking hob. The gas

    bottles would stay with the property as they

    arecritical to theoperationof thehobandfire-

    place.

    Strange as it may seem, weve encountered

    sellers that have removed the globes from all

    the light fittings when they move out. But

    globes go with the light fittings, otherwise

    they would not be operation-

    al.

    Bydefault bar stools are in-

    cluded with a fitted bar, un-

    less specifically excluded.

    Alarm systems and irriga-

    tion systems are also includ-

    ed if they exist, and it is as-

    sumed they are in goodwork-

    ing order. If not, then a seller

    must disclose this, or they

    will be liable to have these re-

    paired at their cost for the

    purchaser.

    What if the seller intends to

    remove a valuable chande-

    lier, or a family heirloom

    light fitting? This needs to be

    disclosed to the estate agent

    and the purchaser and specifically excluded

    from the sale in the sales agreement. The sell-

    er would have to replace the light fitting at

    their cost within a price range which would

    need to be stipulated in the contract.

    As a general rule it is best to specify which

    fixtures are included in the sale, and which

    are specifically excluded. If necessary, type

    a list as an addendumand include this as part

    of the deed of sale, signed by both parties. The

    fewergreyareas, the less thepotential forcon-

    fusion and conflict.

    Sometimes a sellermay sell a property that

    is rented out, and a buyer views and purchas-

    es the property with certain fixtures that the

    tenant may have fitted and owns. Its impor-

    tant to exclude fixtures from a sale that a ten-

    antownsandwillberemoving, ifhe isentitled

    to do so. It sadly does happen that a seller has

    to replace the fixtures at his cost so that the

    purchaser receives what he purchased as

    viewed.

    If indoubt, specify it in the contract. Its bet-

    ter to raise the issue before a contract is con-

    cluded, then hope the problemwill disappear

    later. Ive seen many a sale end in messy dis-

    putes where exclusions are not specified. If

    you are a buyer and youre

    not sure whats included,

    then ask the agent dont as-

    sume.

    Even better, be sure to dis-

    cusswithyour estate agent at

    the time of listing exactly

    what is staying and what is

    going, and list these in your

    sole mandate agreement. A

    professional agent has an ob-

    ligation to then disclose this

    toapurchaserandspecify the

    exclusions and inclusions in

    the deed of sale.

    SA Home Loans, South Africas largest

    non-bankmortgage financeprovider, an-

    nounced its entry into the fast growing

    market for affordable housing last Tues-

    day, a move that spells good news for

    house hunters earning less than R18 000

    per month.

    said affordable housing is a major seg-

    ment of the South African housing mar-

    ket, with properties valued between

    R250 000 and R500 000 making up more

    thanaquarterofallregisteredresidential

    properties.

    Despite this, there remains a massive

    shortage of decent affordable housing.

    This demandhas not beenmatched by

    a similar appetite in the provision of end-

    user finance by home loan providers, so

    were confident that our entry improves

    not only the scope, but also the quality

    the vehicle it replaces, thanks in part to the

    VWAGGroupsnewMQBplatform (Modular-

    erQuerbaukasten=modular building block).

    This versatile platform also hosts the new

    Beetle and Audi A3, receiving slight tweaks

    for each model and allowing the Golf to im-

    prove its shape, space and packaging. A new

    generation of direct-injection turbo-charged

    engines take care of power and efficiency in-

    creases.

    Our local range includes a 1.2 TSi

    (77 kW/175 Nm), two 1.4 TSi (90 kW/200 Nm

    or 103 kW/250 Nm) and a 2.0 TDi

    (110 kW/320 Nm). Most are available with a

    six-speed manual gearbox while the 1.4 TSi

    and 2.0 TDi can be ordered with DSG double-

    clutch automatic shifters.

    Amazingly, almost every enginedipsunder

    the 120 g CO2/km emissions mark, while the

    beefier 1.4 tips that scale by just one gram.

    Claimed average fuel consumption is just as

    unbelievable with most figures hanging

    around 5 L/100 km, thanks to BlueMotion

    with brake energy recuperation and a stand-

    ard stop/start system.

    Fitted with 50 L tanks, we tested this

    claim and all other attributes of the im-

    portant newcomer on lengthy drives

    around Port Elizabeth. Even with lead-

    footed journalists driving, most Golfs

    returned consumption figures in the

    low sevens and high sixes a remarka-

    ble achievement.

    journey to Cape Townwhere I shunned

    a crop duster plane at the last minute

    and jumped aboard a new Golf 7 1.4 TSi

    (90kW)Manual bound for our friends at

    CAR Magazine in Pinelands. The

    750 km journey turned out to be highly

    enjoyable.

    My 1.94 m frame spent the entire trip

    on a rear seat and I can attest to theGolf

    7s impeccableroadmanners. Itsasqui-

    et, comfortable, refined, spacious and

    well-made as you would expect from

    Volkswagen. On top of that, we rolled

    into themother city just as the fuel light

    illuminated

    Although shy of 1 000 km range, our

    Golf carried three adults plus luggage

    and travelled at the posted speed limits

    for most of the trip. The sound system

    andair-conditioningarebothexcellent,

    the (non-Xenon) headlights are suffi-

    cient and the cabin shows impressive

    build and material quality.

    The interior is also a quality-driven

    evolution which features real metal de-

    tails and revisions to most controls, in-

    formation and entertainment systems. A

    crisper on-board computer between themain

    instruments is complemented by a touch-sen-

    sitive monitor in the central dashboard sec-

    tion.

    Depending on model and options, this unit

    can be from five to eight inches in diagonal

    width with standard features like RDS radio,

    CD player with mp3 capability, auxiliary

    socket and SD card slot. The bigger systems

    offer Bluetooth, hard-drive navigation, DVD

    player and USB port.

    Other comfort features in any Golf 7 are

    front power windows and mirrors, power

    steering, electronic park brake, eight speak-

    ers, some leather and silver trim, heat-insu-

    lating glass, chilled glove compartment, mul-

    tiple cup holders and storage options, air con-

    ditioning and adjustable multi-function

    steering wheel.

    Bigger models have climate control, cruise

    control with speed limiter, rear power win-

    dows, more storage points, adjustable front

    seat lumbar support, automatic wipers and

    headlights, more shiny trim and some colour

    coding.

    Optional extras are sunroof, Xenon lights,

    high beam assistant, towbar, dual climate

    control, rear-view camera, Park Assist with

    parallel park feature, leather and/or sport

    seats, ipod cable, front seat heating and the

    big 8-inch multimedia system.

    Standard safety kit includes six airbags,

    ISOFIX anchors, side impact bars, remote

    central locking, alarm, immobiliser, ABS

    brakeswith electronic assistance, ESP stabil-

    ity control with traction control, electronic

    differential, hill hold and a new multi-colli-

    sion brake assistant.

    So thenewGolf is better in everyaspect and

    will obviously be more expensive, right?

    Wrong. Prices are equal to or lower than be-

    forewhile specifications are better. EachGolf

    is also soldwitha3-year/120 000 kmwarranty

    and a 5-year/90 000 km service plan.

    Prices start at R 233 800 for the 1.2 TSi and

    climb towards R 334800 for the 2.0 DSG TDi.
